Hi, We're current residents of Valencia Townhomes (August 2019). I just read the 2017 negative review and felt the need to provide you with a current review, because nothing about that old review is true today!
We moved to Phoenix just this year. We had come to town a couple times in advance looking for an apartment and didn't find what we were looking for. We ended up seeing our apartment on Zillow first and made contact with Marisa, the property manager now. I don't know who it was in 2017, but I can tell you Marisa is fantastic! We had to make a decision about this place without seeing it in person because our move was happening whether or not we had a place to go to (Job start date!). Marisa was very communicative all along the way! She sent us extra pictures and answered every question we had...not only thoroughly, but quickly too! When we expressed fears about committing to a place that we hadn't seen with our own eyes yet, she accommodated us by giving us a contractual "out" if we got here and didn't like it. After driving a U-Haul cross country, she was there on time waiting for us our first day.
We didn't need to use that "out" though because the place was perfect for us. I have to admit here that we relocated from the Northeast and we brought along much more of our "winter" stuff than we will ever need. So, when we first arrived, it seemed a little cramped with all our stuff. Even the neighbors questioned, "How are you going to fit all that in there?" LOL! But that has nothing to do with the townhomes or the management. That was us.
Let me get to details...If you work or hang out downtown, the location is FANTASTIC!! I drive to work in 9 minutes! Yes! Phoenix traffic...9 minutes! Yet, the surrounding area is full of townhouses, condos, single homes, elementary schools, a few parks, a public golf course, and churches. Easy to get on 51 or 17. We go out to walk and the neighborhood always feels safe and secure! I see other walkers, joggers and pet owners frequently, leaving us with a very safe feeling. The complex itself is the same way. The neighbors greet and wave to each other. There is a good balance of younger, older, and tenants with kids and without. The pool is clean and well maintained as are the grounds, bushes, trees, etc. We never hear anything through the walls from our neighbors! Being a townhome, I think the walls are cinder block. The unit was clean and well maintained when we took possession, with mostly new or newer appliances. The kitchen is big for a place this size and has lots of cabinets! A/C has worked perfectly through the last 65 days straight of 100+ degree days and the bills are not outrageous as I believe the place is well insulated.
We did have a issue with one of the older appliances (clothes washer - and when I say older I mean maybe 3-5 years old, not ancient!), but when I informed Marisa, she responded quickly and had the appliance repair person out the next day, before noon.
We feel safe, happy, secure, listened to, and cared about as tenants! This all comes from the property management team keeping up the property as it should be kept and responding to tenants in a timely way.
I didn't give them a 5 star rating though, and here's why...and it has nothing to do with the management team! It has to do with design issues. Like many places closer in to the city, guest parking is virtually non-existent. There is one garage and one assigned open space for most of the units (The larger units have 2 car garages) - this is awesome...but pulling into either the open space or garage is an exercise in patience and requires some pretty good driving skills. It can be VERY tight, especially if your neighbor has a big truck. Another design issue is that all the units either face east or west. Ours is west facing and the heat of the late afternoon is intense on that side of the complex. Remember, we're from the northeast (snow and cold in the winter and 80 degree summers) so we're still trying to get used to this. I imagine native Phoenicians would not find this to be a big issue. Also, I think it will actually be highly desirable for the beautiful sunsets across the valley during the fall, winter, and spring months (I'm writing this in August!). Lastly, the building walls are so thick (good for sound and a/c!) that cell reception is spotty at best inside a unit. WiFi is a must!
Again, my one star reduction has to do with design, not Marisa or the property management team. They've been perfect!
I do write travel and restaurant reviews on several sites so I want to make this disclosure: I have received nothing in return for this review and I do not have any business or family relationship with the owners or managers of Valencia Townhomes.
P.S. I have no idea why my little picture says I'm from Mt. Hope, KS! (Probably a server thing!). I'm in my Valencia Townhome right now as I write this. read more
