    The first thing was, I had an appointment scheduled but since I was in the area early I called to see if they could fit me in early. No one answered so I decided to pop-up anyway. I arrived and found parking in the parking ramp not realizing that I could've parked near the actual office in which I was not informed of prior to arrival. They should inform prospective interested parties of this important information before hand. I drive in circles for 15 min I arrived earlier than my appointment and told the leasing agent that I tried calling first in which, she was apologetic for not answering the phone. She was nice but a little rushed as she was the only one working so, I understand. When I asked about parking and explained that I parked in the ramp, she advised me to go into frys to purchase any small item to receive up to 2hrs free parking rather than to validate. Really greystar no validation for parking...First impressions are everything! ‍ The leasing agent/ assistant Manager was again, nice. I did ask to see a model with furniture in it that we walked by, which she told me we'd go back to,( after seeing a vacant) but she never took me back to view the model. This could have been a game changer had she shown it to me. The studio is spacious, nice kitchen with stainless steel appliances, and could really be a 1 bedroom if you closed it off, the views were amazing from the studio in which she showed me. The balcony is a bit small but waking up to the view would be the Key for me here. I do admit that, they have great rent specials going on, that actually peaked my interest. The 1 bedroom I wasn't a fan of, perhaps because of the one shown to me. Had I seen one that had furniture in it, may have caught my interest but the one shown to me, definitely ruined my interest for a 1 bedroom. The kitchen was ok in the 1 bedroom, I particularly liked the stainless steel appliances in both units. I really like the studio, but not for almost 3k when competition really close to this area, but up in a bit of a better area, are going for$1500!!! The turn off for me, was walking down the smelly halls, smelling and seeing garbage outside of doors. I am not sure if this is valet garbage pickup but it was not a good look nor smell and I'm definitely not a fan of this. The halls smell and the carpets in the halls could use cleaning. The halls are spacious for moving furniture in though, which was good. The amenities were amazing here, particularly the roof top pool and party room which are all on rooftop with amazing views. I found that "The Ryan" is 100% hotel living. Everything about this place is hotel vibes not "residential vibes" which is good and bad depending on your preference of living. The rates were steep compared to other apartments in the area but the specials could help with monthly cost. I personally didn't think that the rates fit this property even with its location. A studio costing almost 3k is ridiculous even in this market. This part of downtown have major homelessness and shady humans in the area which was another concern of mine. Walking back to the parking ramp, I noticed a unseasoned homeless guy walking behind me and everytime I turned around and looked, as he walked behind me within distance, he'd hide behind a pole, a teeny bush etc. as if, he was playing peekaboo... although funny, it was also disturbing. Sheesh ‍ I was unbothered but walked faster There's restaurants and bars under the apartments, as well as, Frys groceries literally attached to the apartments which was great but again, the area in this part of downtown isn't the best, as far as, living...and compared to other apartments in the area. If the rents were lowered, it may be worth the thought of being mugged. Overall, hotel living in a, not so great area with fantastic views. I'll pass on this one! First impressions were everything in this decision. Parking here as a resident is steep...I believe she said $125per month first car $50 second car(if I remembered correctly). This would be a great place to live if the rents weren't ridiculously high, homelessness weren't so bad and the garbage in the hallways weren't allowed. The area itself doesn't feel safe safe Thanks to Hailey for taking time out of her busy day to show me 2 units.

    Ground in dog poop that sat for 4+ days

    WARNING: Post contains a lot of graphic detail about dog poop INSIDE the building. Don't bother touring if this grosses you out. Where do I start with The Ryan, a Greystar property? We moved in January 2021 when the occupancy was LOW. It WAS amazing, the gym amenities were a little less than I'd expect for a luxury apartment building. I am not sure why we need additional stationary bikes in the weight and cardio area when we already have an entire room devoted to cycling with multiple bikes. This building started filling up fast in August and September. We could tell by the random pieces of trash we would find laying in our hallway for days. Then the trash chute ceased working altogether for 2 months straight. I emailed them multiple times only to be told they would be "addressing" the situation. BE AWARE, the leasing agents and management say this often and nothing is actually accomplished. They'll also tell you that you live on the worst floor if you complain, insinuating other floors don't experience these issues. I made friends through our mutual commiseration. They've been told the same thing, and they live on the 14th floor. But let's circle back to the trash situation.....the chute contains a button that opens the door automatically. That button would not work due to the trash filling up at the bottom of the chute activating the sensors (likely because they refused to pay more money to have the trash emptied more often). Residents were left with no options other than setting their trash in the Rubbish Room on the floor FOR MONTHS. Despite the leasing office knowing this issue was occurring (I sent emails daily for weeks), they would let it go for days at a time before clearing out the Rubbish Room. At one point, the office indicated they would be removing the sensors and installing handles on the chute doors. It has been 6 months since this communication, and I have yet to see that change. We also have neighbors that simply leave bags of trash in the hallways. The floors only have cameras outside the elevators, and I am positive they are not functional since they never caught the poop bandit who's dog pooped on our floor just outside the elevator. The poop was left there for over 24 hours. This dog also pooped at least 5 other times on this floor on separate occasions over the last few months. Each time the poop is picked up, the carpet is never actually cleaned so the poop is just ground into the hallway carpet. On a recent occasion, there were 4 different areas of poop that were ground into the carpet or left as full piles sitting on top of the carpet from dogs over the course of 2 days. The leasing office indicated there's nothing they can do to prevent it, since they don't know who it is, despite all those cameras. It has been 8 days since my last complaint, and there is still poop ground into the carpet despite their assertions a carpet cleaner would be brought up days ago. Also, I had a cabinet fall off the wall onto my head/shoulder while moving in after placing only my few small items in it. Glass was found in the pool twice forcing a full shutdown for days. The pool had to be "shocked" on one occasion. The hot tub has either been cold or non-jetted for over 6 months. The dog walk was closed 2 weeks ago due to a breakout of Giardia and hasn't reopened to my knowledge. This building is focused on profits PERIOD and cut corners at every turn trying to grow them. Maintenance is amazing, always helpful and always courteous. Housekeeping makes it to each floor maybe once a month at most. They keep the lobby and the amenity floor spotless M-F. Our windows were cleaned twice in one year. I've lived at 3 Optima buildings, The Link and Cityscape Residences and this is the first time I've encountered any of these issues. Every floor of every building was walked and vacuumed daily at other luxury properties, but we are stuck living on a floor full of garbage people, actual garbage and dog poop.

    Bathroom drawer came apart and fell on my foot when I was moving in.

It is a resort style apartment which is obvious when you see the outdoor amenities. The pool is huge and wonderfully up-kept, and the outdoor grills, seats, and rooftop area are beautiful. The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. I would highly recommend anyone wanting to live in old town to take a look at the standard!!

It's never been as close to as BAD as it is right now with Kyndell and co. (aka the clowns) in charge. This place has gone seriously downhill with them and downhill fast!! They focus on the petty things, instead of things that matter to the residents. The apts are nice. But the property isn't well maintained. Dog poop everywhere! Dog pee all over the stairs and landings of stairwells. Newer tenants loud during quiet hours, dogs constantly barking. They'll tell you the train isn't that bad. lol ya ok. ITS A TRAIN!! Not only can you hear it, YOU CAN FEEL IT! Shakes the entire apt. It's bad. Quiet time til 8 am but they have landscapers mowing every Friday at 630am, sometimes earlier sometimes later. If you face the courtyard, every conversation echos, along with kids screaming and dogs barking but it's amplified. Happens at all hours, so you better be a deep sleeper. Parking is an absolute joke. They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that. We had our apt tested for mold and it came back positive. They send Richard in with a moisture monitor he doesn't know how to use. Guy says he's never seen mold either! What is he don't making these decisions for such a large company. Everything about this place is now a joke.

Specifically, Chanda went above and beyond for me helping me even bring packages into my apartment because they showed up a little early. The amenity spaces have been nice and the neighbors have been pleasant. No noise issues at night even on weekends which is nice. Would certainly recommend!

    This place runs an unethical business…read more While moving out, they charged me about $150 "broken door handle". The was a bottom screw that came undone on the patio door handle. I never made a maintenance request to fix it cuz it never really bothered me. Had no idea they would charge me if I didn't get it fixed. I asked them for a refund as I found this highly unethical as they wouldn't have charged me if I had made a request. They told me no! Read the lease agreement carefully as they will scam you further more with bs fees like carpet and cleaning. Even if you cleaned and the carpet is fine. Additionally and probably most importantly, the parking here is a disaster. I'm telling you, you will get towed if you sign a lease here. They hire a tow truck twice a week to just come through and pick residents out of THEIR OWN spots. Emily, please reach out to me if you would like to make things right. Apt 4017. UNETHICAL!!     I moved here in early 2022 when the previous management team was attentive, communicative, and…read moreactually cared about residents. Since the new management took over, this place has gone downhill fast. They increased amenities and trash fees while amenities were closed and trash pickup was inconsistent. They also misrepresented our lease terms and told us a deposit premium would drop off after we renewed our lease. Later they said we would be paying it indefinitely. On top of that, they started charging me $20 a month for renters insurance even though I already had coverage, with no communication about needing to resend documentation. Utility charges for shared amenities have also somehow doubled since new management took over. Parking is poorly managed, gates constantly malfunction, and residents have even been towed from spots they pay for monthly with no accountability. The maintenance team is great, but the front office staff is disorganized and rarely resolves problems. The most concerning issue happened when my husband broke his foot in March of 2025. The elevator in Building B repeatedly broke, forcing him to use crutches down three flights of stairs to get to doctor appointments. For a luxury apartment charging over $2,000 a month, having a working elevator should not be optional. Management also made excuses for themselves and were told they were only then made aware that elevators need routine maintenance and not just maintenance when it broke. We were also displaced for over a week after an upstairs neighbor flooded their apartment and had to fight management just to be reimbursed for the hotel. When we returned, our unit was dirty and damaged, even though we left it spotless. (pictures included) Between the constant fees, poor communication, cleanliness issues, and declining management, this place is not the luxury community it advertises itself to be. It feels more like a money grab. Don't just take my word for it. Look at the reviews from the last few years and you will see the same pattern. I hope management actually addresses these issues instead of continuing to ignore residents' concerns

    I have been living here for a year before I decided it was time to share my experience at Urban…read moreGardens. This complex is almost always full and the turnover is low. I waited for two months to be able to move in here and it was absolutely worth the wait. The lush fruit trees provide shade, the tenants are happy with their affordable rent, and the staff is always on site in case there is an issue with appliances or AC. The complex itself is clean, painted regularly, and the yards out front are immaculate. The inside of the units are a perfect combo of drywall and brick, allowing each resident to have some privacy while keeping the temperature cool in the summer and warm in the winter. My utilities have never been so low in an apartment complex, period. I am a single father, and the neighbors are absolutely wonderful with my daughter. It is important to mention that these units are quaint, are perfect for single working professionals beginning their career, graduate students, single parent of a young child, or dual income/no kids couples. The management does allow pets with a deposit. You will never rent from someone that cares as much as the condition of the place you live as the staff and management of Urban Gardens. They truly go above and beyond to care for the people and your experience. I have lived in complexes near colleges or in arts districts before that cater to a party and BBQ culture, which comes with noise, broken beer bottles, and violence. This complex is quiet and friendly. I have had more restful nights at Urban Gardens than I have had in Tempe condominiums that go for 3 times the rent.

    So I waited to write a review to be able to give some true insight. After living here for six…read moremonths I can truly say that this has been the best experiences renting from an apartment complex or any home overall. I had a blower motor go out on a Saturday night. The maintenance guy Larry showed up the next morning (Sunday) to fix the issue. I can honestly say it was very unexpected to be treated as such a high priority. I'm truly grateful to have such an awesome maintenance team here at UG. I have a pet and this place is the first place where I feel like he (the dog) is really accepted. The staff sees my dog around and treats him like he's a little neighborhood kid. Super pet friendly. The manager lives two units over and is one of the sweetest people I ever met. She's always keeping up with the grounds and does a great job. The owner Robert really makes me feel like being happy in my home is a priority. He has very much helped make this place feel like home. My neighbors are quiet and friendly as well. Everyone is very considerate of one another. (Thanks guys!) The facility is an older place but still keeping up with the times. I waited two months or so to move in as it was being remodeled and it was a great decision. Rent here is affordable, facility is clean and energy efficient. There isn't a lot of turn over so getting in is kinda tough but well worth it if you can make it happen. The location really can't be beat with all the shops/bars/restaurants around. 10/10 would recommend.

    I rarely write reviews, but this one is truly from the heart…read more The entire team made an incredible effort to process my application quickly, and I will never forget the support they gave me during a time when I really needed help. While other luxury apartments kept delaying my application and making the process longer and more stressful, the team here showed genuine care and understanding. Soltra Kierland was actually the apartment I liked the most from the beginning. However, because of my son's school district, I initially had to prioritize another complex. Unfortunately, that situation became very difficult and left me in a stressful position. In the end, after finally being able to enroll my son in school with special permission, I was welcomed warmly at Soltra. Tracie, in particular, was truly exceptional. When I explained my situation, she didn't just treat it as part of her job. She listened with empathy and understanding to a single mother who simply needed a home for herself and her child. Her kindness, professionalism, and human approach made a huge difference for us. Before and after moving in, she continued to help in every possible way, and we are very grateful. The community itself is wonderful -- residents are respectful, the environment is clean and well maintained, and my son absolutely loves the pool. Everything is always taken care of. I would warmly recommend this community to anyone looking for a place with trustworthy and caring management. On top of that, the location is fantastic, with amazing dining and shopping just across the street. Thank you again to the entire team for making such a difficult moment in our lives so much easier.
