I've been living downtown for about 9 years now. Dorothy helped me find my first apartment downtown at The Vue and I loved it! The process was very simple and everything went smoothly. I then moved and rented with a management company for about 7 years. It was a great apartment, but the building started to go downhill and the people living there were not my cup of tea. I wanted to move out ASAP! Dorothy came to the rescue again! I've been wanting to live in The Sanctuary for years, and it is a tough building to get into. When units come up for rent (which are few and far between) they go really quickly. I checked Urbanista's site every day for about a month and one day a unit popped up. I called Dorothy and she got me in to look at the unit 30 minutes later, as she knows those units are a time sensitive matter. I met with her partner Jeremy, who was just as great! He showed me the apartment (which was treated poorly by the previous tenant and wasn't my style) and he quickly showed me another unit in the building that I was unaware of and I loved it! I asked to put an offer in the next day and Dorothy quickly got to work. I gave them a move-in date of the following week, so everything had to be done fast. Since Urbanista was not the listing agent of the apartment, we had to deal with another realtor from a different real estate company as well and I was unimpressed with his performance on getting this all together once it was handed over to him. He promised me a lease to sign within a couple hours and I still did not have one until the following day over 24 hours later (a day before my move-in date) and I still had to do orientation at the new building before I could be allowed to move in. Everything was down to the last minute. I kept in contact with Dorothy during the whole process and she was able to act as a middle man and make sure the other realtor did their job and got things done for me. She definitely made them hustle when she heard that they were not doing their job timely. I'm now moved into my new apartment and I absolutely love it! DO NOT USE THIS COMPANY TO RENT!! We were good tenants that paid on time for years and our rep Dorothy Williams would try to get fast ones by us all the time. Examples: - When we renewed our lease we agreed to pay $50 more since the market had gone up and she tried to get us to sign a lease to increase our rent by $80. I caught it in the paperwork. - She is hard to reach and if you reach her there is a good chance that she will not remember what she told you the night before. - YOU WILL BE CHARGED $350 WHEN YOU MOVE OUT NO MATTER WHAT CONDITION YOU LEAVE THE UNIT. I should have put this first since I heard this was a risk in dealing with this company but I took a chance anyway. 2 good friends before me renting from her and they cleaned and were still charged. They are claiming the side of the fridge was dirty and the windows were dirty so they charged $350. Hire a cleaner yourself to save the money. STAY AWAY AND DO NOT WORK WITH THEM!!! Not only did Dorothy not fix our broken stove for months but she charged us for not "self cleaning" it when we left. When moving out, Dorothy did the final walk through and commented on how great it looked. Later she billed us over $1400 for such things as ripping blinds down, dust in the closet where the air conditioner was housed, and $50 for a dead light bulb. After hiring an attorney she agreed to alter the bill and refund some of our damage deposit but has never followed through. She is one shady lady whom I have reported to the local realtors association. If give her negative stars of that were possible. read more

Once again I asked Lianna to assist me in my search for a home, this time to purchase a condo downtown (prior it was for a rental and a home sale). She was, as expected the same pleasant, attentive, and focused realtor I already knew. We had some external challenges and she handled them in the most professional manner. I have and continue to refer Lianna to my friends, family and even random strangers who happen to ask me about downtown life! Zero complaints. read more

Initially I found the apartment complex while coming to visit a friend, and had a terrible run-in with the security guard who behaved so inappropriately to me as a single woman that even though I've been looking to move downtown I would never consider 420 East. I pulled into the guest parking garage and had to park in the dark far corner of the garage because all the other spaces were taken. While sitting alone in my car about to get out, a large, burly guy came storming up to me and stood right outside my drivers' side door- effectively trapping me in my car- and shouted at me, "Why are you here??" I responded by saying, "First of all, who are you?" and he continued demanding to know why I was there as if he had some right to know anything about me. His aggressiveness was unprofessional as well as threatening, and absolutely inexcusable. When I refused to give him any answers until he identified himself, he sourly said he was the security guard and insisted that I had to come in for a parking pass IMMEDIATELY or he would have my car towed. At this point it was clear the guy was just on a power trip because I had challenged him. No other car of the 60+ cars in the guest garage had parking passes on them. I was already on the guest list, but went through the inconvenience of getting the pass anyway. At no point did the guy tone down his aggression. In fact, he required the same hoop-jumping on my second visit to the complex the following week, although again no one else had any kind of parking pass. Regardless of what 420 East's guest requirements may or may not be, my position is this: I would never pay money to live anywhere that treated me or people visiting me in that way; and no man on earth has any right to approach a single woman in that manner, least of all one employed by the place she is visiting. No way in hell would I rent or buy from 420 East! read more

I rented a unit at the vue from Dorothy Williams, paid 2600 security deposit as well as first and last months rent. A few months later I decided it wasnt for me literally 2 months into the lease. I asked her if she had someone else to move in lined up because if not i would finish the lease out. She did so I moved out early. Not only did the dryer NEVER work. she fixed it after I moved out. She has repeatedly ignored me after I moved out and gave me a guilt trip about being sick to avoid paying me my security deposit back. I never even moved in and the place was professionally cleaned when I "moved out" which I never even really moved in. She is extremely unprofessional and will get your money then dodge you for any needed work. DO NOT waste your money or time with such unprofessional people that are just money grabbing and have no long term professionalism. I have warned all my friends not to rent with them for downtown condos. I STILL HAVE NOT RECEIVED MY $2600 SECURITY DEPOSIT FIVE MONTHS AFTER THE LEASE ENDED WHEN I NEVER LIVED THERE. read more

What a wonderful experience Paul Jimenez creates for his clients! He went above and beyond to fulfill everything I needed, and I could not be happier with the condo I have ended up with! I will be moving to the Orlando area, and unfortunatly only had two days to find a place to live. Talk about pressure! I found Paul at Urbanista online, and saw the vast selection of downtown rentals that were available. His website is great, and very detailed regarding each unit that is available, with lots of good pictures, which is necessary when choosing a place to live. I phone Paul on a Thursday late afternoon, to try and setup showing for the next day, as I had to drive up and find a place that weekend. It was late so I left a message, and he immediatly called me back. He listened to my needs for the condo I wanted, and said that he knew exactly what to show me, and was available the next day to show me the units. Orlando traffic actually made me slightly late for the appointment, and Paul was very kind and understanding. He then showed me multiple condos in multiple locations, while driving between them and describing the local area, and pros and cons to each location. We went into public and private buldings, and viewed each unit no problem. He was very thorough and wanted to ensure I ended up with a place I would love. He let me take my time looking at each condo, and I must have asked a milion questions, in which he answered very openly. Once I had looked at all the units, he did not pressure me into making a decision, and I left with lots of information and a great feeling that I would make the correct decision because Paul had been so thorough. That evening he actually phoned me to say a unit with a partiular view and layout just became available, but was not the previous day. I chose to look at this unit the next day. I have to say without Paul's expertise I do not feel I would have made the correct decision. I am very excited to be moving to Orlando, and now have the perfect place to start exploring the city from! read more

Personally, I wouldn't deal with Urbanista located at 420 church/ Washington st., ever again. The son and mother team are unprofessional and so were some of their staff members.
