I worked with Shloime to find an apartment in Bushwick. As someone who's worked with a bunch of property management companies over the years, I was skeptical going in just because a lot of them are terrible to deal with. I can easily say that Shloime and Urban Pads provided maybe the easiest and best rental experience I've had. I was coming from out of state and Shloime was accommodating of that. He met me at the apartment and I decided I wanted the place on the spot. The rest of the process was super easy and seamless. I felt like I was being taken care of every step of the process, and Shloime was super super easy to communicate with and even answered questions I had at odds times. All in all, if I were to ever find another apartment in NYC or I had a friend who was looking for one, Shloime and Urban Pads would be my go-to from now on. read more

Here's a real one: Bentzy Chesney is absolutely incompetent, dishonest, and cowardly. He wasted a whole week of my apt search. Anybody who's apt shopped in NYC knows a week in the rental market is a critical chunk of time! He was tremendously difficult to get in touch with and kept me waiting on an application for AN ENTIRE WEEK. The apt was never taken off the market even though I paid a security deposit. And on the last day, he just vanished. I called his phone, the office, it's like these people don't know how to pick up a call. I was fed up and texted him, deal is off. You have to look these bums in the eye, when you demand your money back, right? So I went straight to their office. Of course, there's like 6 people in there, picking their noses, eating pizza, and drooling on their phones. None of these people bothered to picked up when I called the office like 20 times. These useless bums. You should have seen the look on his face when I stared at him through the glass door: his eyes got wide, he lowered his gaze, and scampered away like a scared dog. This full grown man. It makes me nauseated just thinking about what a coward he looked, trying to literally run away from me. Then he tried to sit me down and tell ME that the landlord rejected me (he literally told me I was approved yesterday?). Yeah, right. Not only is this man a coward, but he has to do the whole "You can't fire me because I quit" skit with me. Unbelievable. Complete lack of transparency, cowardliness, refusal to communicate, zero respect for a client's time or money. These people are absolute crooks. And perhaps the business owner should take the time they spend on disputing people's Yelp reviews and instead use that time to teach their staff some important skills, like converting oxygen into carbon monoxide, and other basic human skills these people still can't seem to grasp. read more

Urban Pads is a scam, plain and simple. They list a $20 application fee on their website (which is the industry standard) but when it's time to apply, it mysteriously increases to $75 with no explanation. And then there's the "good faith deposit" of $500. To take the unit off the market--$500 before signing any contract! And they really drag their feet telling you who the landlord or management company is. Probably because their company survives on kickbacks from slumlords. read more

I saw an apartment on Cortelyou Rd. Listed by Malachi and had a brief exchange about my interest he asked me if I can come to view it 10:30 in the morning the next day I told him unfortunately I can't but I can come at 5pm (from my understanding their hours of operation are 9-7). He NEVER replied to that text. I even texted him the next day asking if I should come because I know realtors can get busy but once again he DID NOT respond. Common decency would have been to reply but I guess he has no decency. I am still looking for an apartment and I came across another urban pads listing by Moishe Gross. I texted him and all he texted back was "info". What does that mean?!? Did we forget how complete sentences are formed or professionalism is keen in this job?!? I am good not working with them. As far as brokers go, these guys are sub-par: 1. I got an apartment through them a couple of years back and they hit me with the highest fee percentage (by far) that I've ever paid in NY, and the apartment wasn't anything fancy (I'm being polite here). 2. They work very inconvenient hours. 3. They show units that suddenly become "unavailable", without an explanation. 4. They are obsessed with yelp reviews. The agent I dealt with repeatedly messaged me asked me for five stars (long after our transaction over). They also game the system by having negative reviews taken down on technicalities like "incomplete information", rather than focusing on good customer service. I certainly won't be dealing with them again. read more

Taking off one star for the high application fees ($75 x 2 for both me and my guarantor) and general tardiness. I've seen pretty negative reviews about other agents/brokers, but I'd recommend working with Haim Ginsburg. read more

First, do not let them charge you 75 dollars for an apartment application in NYC. It goes against NYC law (20 dollar max for application fees). The first link my broker sent me charged me 75 per application (75 for me, and for my guarantor). Second, this business in engaged in some shady practices. On my end, I went and saw a unit, which I was told was available. I submitted a deposit immediately after seeing the unit (and was told it would take the unit off the market). I sent in my application a few hours later. Did not hear from Urban Pads for 3 days, because the broker kept saying they were reviewing the application. On the third day, he called me and told me that there was an application that was ahead of mine, which made no sense to me considering I put a deposit on the unit and was not told at the time I submitted my deposit that there was an application in front of mine. They told me I could wait until the last day of the month to see if this person's application would fall through, which his obviously completely unfeasible. The broker (Malachi), then told me I could apply for a unit in the building that was 400 dollars more expensive per month---which to me sounds like a bait-and-switch tactic. I submitted a Better Business Bureau request and reported them to the NY Department of Licensing Services. If you are having issues with Urban Pads, PLEASE submit complaints to both of those organizations. These folks need to be held accountable. read more

Apartment Hunting in NY. You know the deal. Locations advertised as "brand new renovated, prehistoric, spacious apartment close to train." You go to check it out and you've broken a sweat traipsing to said apartment that's 25 blocks away from the train. Once you get there you realize that prehistoric really means old and tired, the renovated part of the apartment is the new toilet seat and the spacious room only fits a twin size bed. We found Israel through Craigslist. We had been in our old apartment for 8 years, prior to the great pre-gentrification of Crown Heights. We were really surprised and dismayed by the price hikes but didn't want to compromise what we knew would be possible to get. Our first meeting, we saw a really nice apartment but wanted more space. We never felt like we got the bait and switch with Israel. We explained exactly what we wanted and he called me a few days later to look at an apartment. The NY cynic in me walked over to the property grumbling but alas, there it was! Israel had found us the perfect apartment. More important than finding us a great space was the way Israel went about it. He has a unique gift of balancing his professionalism with being familiar and personable. He was extremely helpful with helping us communicate with our new landlords and helped with expediting the lease signing process. Great service, and great people all around. read more

I called Urban Pads because of the rave Yelp reviews but sadly I have to agree with Amelia below re: the experience was like pulling teeth. I sent an email inquiry via the website in late January which after 2 days was never acknowledged at all. I then contacted Jacob re: one of his listings but due to the snow storm he wasn't showing apts so gave me another agents phone number. I contacted both Joey and Yuda and though I couldn't immediately view the apt (I learned an application was put in for it within a few days anyway), I sent very detailed emails stating the type of apt I was looking for (price range, location, size, amenities etc) and never got a response from either with potential options. I understand that each agent is busy but I honestly felt like I was doing way too much follow up for agents who required a broker's fee. If as a tenant, I'm expected to hand over at least 1 months rent to a broker, the least they can do is offer quality customer service. I ended up renting from another agency as well. read more

Haim was wonderful to work with and helped us find an sweet place in Crown Heights. He answered all of our questions, and sent me information on paperwork several weeks ahead of time so I had everything in order. After a few days of looking around by ourselves to get a sense of the market, the places Haim showed us were by far the best. He drove us around Crown Heights (where he is from), introduced us to the neighborhood, and was very thoughtful and honest in his opinions about the places saw. We absolutely loved the last place (the third one, on the first day), and he walked us through the whole application process (and even drove me to get money orders, because I have a West Coast credit union and couldn't get them from regular banks). The management company took a few days to get to our application (it was a long weekend) and Haim called and texted to let us know it was in the works. And he called as soon as we were approved, which was great. He was also super engaged after we applied and put a deposit down, and helped me negotiate with the management company of the new building to get a deep cleaning, and met me several times well after 6pm to sign and pick up the lease. He also always responded to texts and emails even on weekends. Aside from being professional and on top of it, Haim is hilarious, and we had a ton of fun driving around with him looking at places. If I could give a 0 I definitely would give it .We have never been treated so sketchy in our lives. FIRST of all, The apartment that WE found online was listed as no fee, only after we pay the deposit to take the apartment off the market, our broker told us that we needed to pay a Brokers fee at the very last minute. SECOND, AND MOST IMPORTANTLY : It is the broker's responsibility to give a disclosure to new tenants about recent infestations = and with this i mean BED BUGS! Since 2010, it is required by law in the city of New York to provide a DBNN form in writing about the infestation history of the building. And we never got informed and were led to sign the lease. They gave us a disclosure about lead paint and other bullshit like that, but the didn't mention the most threatening problem as it was convenient that way. On the day our move-in (Sep 1, 2015), we were informed by ALL of neighbors that the building was infested with BED BUGS TWICE, and that 5 out of 7 units had this problem. Obviously they were all moving out as we were moving in. We sent a correspondence and email still we haven't received any response. Urban Pads put our health at risk, and they obviously do not care. DO NOT WORK WITH URBAN PADS. THEY ARE BAD PEOPLE AND THEY WILL RIP YOU OFF. read more

Yehuda was very accessible, honest and eager to help us find a place, showing extreme patience when we showed indecisiveness in making decisions. Ultimately we decided that Brooklyn wasn't the place for us, but without out a doubt Yehuda made it a very difficult choice as he worked extremely hard finding wonderful places to view. NYC brokers have a reputation of being unscrupulous, opportunistic and generally unhelpful. Mike and the rest of the team at Urban Pads managed to completely dispel this impression for me. Mike showed us a place in Boerum Hill that was almost exactly what we wanted. He guided us through the best way to make sure we got it, and helped us understand what would get us in well with the landlord. When we told him we were looking for a few concessions he got his manager to work directly with the landlord to help us get them. And it worked! We got the deal we wanted and it was all thanks to the folks at Urban Pads. For unforeseen reasons, we had to cancel the lease and Mike again helped make it right. Totally unbelievable, in my opinion. He really went the extra mile to make us happy and ensure that we maintained our great first impressions. read more

Asked about an apartment in brooklyn that seemed sketchy since the beginning due to multiple similar listings in the same building having the same photos. The woman i came in contact with told me it was just because they could not upload any photos of the other units just yet. Understandable. Then she sent me all the info I needed and a good clear video so not too many red flags. However she sent me her Zelle and Venmo for a $500 deposit without me signing any form of lease or showing any sort of approval from the landlord. When I asked about this she said it was optional and I did not have to pay it just yet. I explained that I needed to gather the needed documents for the application and I'd do it ASAP. The day after I finished my application and submitting the non refundable $20 application fee I was nonchalantly told the Apartment was off the market. However it was still listed as available on Street Easy and the prices continued to increase for the SAME units. This place is a scam and I am completely shocked they have not been shut down and no legal actions have been taken. 0/5 Stars! read more

I've been living in New York for 5 years in various apartments and have typically preferred to stay away from brokers because I've had a lot of bad experiences; they don't seem to care about what I really want, they're more interested in their sale, they're pushy, or they're not 100% straightforward (2 bathrooms can mean one bathroom and one sink). I figured I didn't need and should avoid brokers. But then I met Hannah at Urban Pads. Hannah (Hannah T., not to be confused with any other if in the future they ever hire more) was so patient with me while I shuffled my feet and acted noncommittal and then turned around and did everything she could to make sure I got my dream apartment. She was candid with me, honest, and didn't waste my time. I put down a deposit and submitted my application, got approved, and signed the lease on the SAME DAY. She helped me through the whole process, was incredibly responsive at all times of the night or day, and she even drove me home after I signed the lease. Every question I had from how best to fill the application or what internet provider is the best....she took each one seriously and answered thoughtfully. She has truly changed my mind about having a broker in this process and if I ever need to find another apartment she's going to be my go-to person and I so highly recommend her to anyone who's tired of half-true listings, pushy brokers, and confusing/scary processes. She's going to give you exactly what you want and be whatever you need. I am so happy with my new apartment and everything went so smoothly, I also met her colleague and it seems like the folks at UrbanPads are generally just good at what they do. UPDATE Jan 2017: I've been meaning to update this review to say that Hannah is still awesome. When my lease was running out, their team called to make sure that everything was okay on my end. I know that this is partially in their favor because if I wasn't staying, they could have potentially gotten another sale from me as a client. That said, I appreciate that kind of attention to detail. Additionally, a few months later, I needed a copy of my lease. That kind of thing is really more of something that should happen between myself and my landlord but Hannah didn't leave me hanging, and sent me a copy of my lease when she could. He said the applicant earned $464,000 a yr; owns his own business (restaurant) & wife stays home with 2 small children. Now, WHO makes THAT much money, with their own business, is trying to rent 2 bdrm apt.? Making that much money, you can afford own home. He didn't like that I questioned it & I said NO. He told me to get new broker. AND, even though the law didn't change so that tenants had to still pay for broker, he continued to try to get ME to pay his fee. Recently, my roommate and I worked with Quincy in order to sign the lease on our very first apartment in New York City. Going into the process I was definitely wary, as I assumed all NYC real estate agents were trying to scam me. However, my experience with Quincy could not have better. He was responsive to all of my phone calls/texts, walked me through the process for the first time, and was professional and friendly. My future roommates and I were down and out in some mediocre BBQ hut after a day of being shown rundown Bed-stuy apartments not even remotely near transportation by a man with at least 5 layers of plaque on his teeth, when one of us saw a listing on Craigslist for a beautifully newly renovated apartment. On a whim we called Abe S. (whose name is so cool, it makes Clark Kent look laaame) and he was so pleasant and more than happy to accommodate our schedules by showing us the apartment that day. We met with him, letting him know we were early, which he appreciated and within a 15 minute window, he was there. Abey-Go-Hard, as we took to calling him in our personal discussions was extremely personable and willing to answer any questions he knew the answers to and was forward about the things he did not know, which we appreciated. We took the apartment on the spot and Abe was great in cooperating with our schedules once again in dealing with the paperwork. While we were signing (it was freezing cold outside and we were still frozen), Abe plugged in a small portable heater to take the edge off. That is both great business and consideration! He made us as comfortable as possible throughout the entire process. Urban Pads was a great experience in renting. It was prompt, efficient, and we are very happy with our location which is filled with much light and good vibrations! This is the best deal we could have gotten in terms of quality and budget in a time where Brooklyn's real estate market is surging. I will definitely be stopping in to chat with Abe when it gets warmer (we're in the neighborhood) and having some of that great coffee at the office! read more

I found a listing on Trulia that was listed by Urban Pads. I'd contacted the broker from this company and confirmed a time. It was not until I got to the apartment, that the broker then called me to tell me he wouldn't be there (this has happened to me before so fine). I see the apartment and text back my interest and follow up with some questions of finalized pricing. I made It clear I was on a time crunch and the broker ensured me he would ask the landlord a question about what our total deposit would be so we can start the application process but then I never heard from him again. Really?? The listing is still up. Double text and emails. Irresponsible and left a bad taste in my mouth. read more

Sam also made promises that were never fulfilled and was unresponsive when we tried to reach him for help. We ended up terminating our lease early which costed us a lot of money. I called Urban Pads because I was relocating to Brooklyn from out of state. The process of searching for an apartment in Brooklyn was overwhelming to me and so I wanted a broker to guide me through the process. I worked with Shloime to find a 1 bedroom apartment. I only had a day to find the right apartment and Shloime was very accommodating. He drove my mother and I around my preferred neighborhood and showed me five different apartments. We were able to find and apply for a newly renovated apartment that was within my budget and located in my preferred neighborhood in less than four hours, leaving me with the rest of the day to sightsee. Shloime always answered his phone when I called him with questions or to set up a meeting time. I never had a difficult time reaching him. He was very considerate about my schedule during the apartment hunting and lease signing process. He was agreeable to my meeting times. I appreciate that I did not feel any pressure to apply for an apartment that I didn't like or that didn't fit my needs. I also appreciate that Shloime met me at the times that were most convenient for me. read more

Met w/ realtor by the name of David W who was being paid by the LL and set up an ad as CYOF (outside realtor COLLECT YOUR OWN FEE). He'd soon call me and ask me if I'd share my commission with him, which I've learned by now is not legal....since he's agreed to be paid by the LL (landlord). I'm trying to be decent in not naming his full name....but I want realtors AND customers to be aware of this individual who works for Urban Pads. I had a client and myself look at a 2BR apt which was pretty small for a 2BR at 2K in the area we were in. We checked out the space. My client was a little ok about it even if it wasn't a standard 2BR space. In the next two days, David W would email me back and ask me if 1900 would suffice instead of 2K. I would end up going back and forth with my client and David W about concessions which would include fixing a broken and defunct mail box, and installing a functioning doorbell/buzzard per apartment for about 8 hours yesterday. Finally, I was told by David W that the LL would not oblige to 1900 per month. Ok--So WHY WOULD THIS REALTOR negotiate 1900 when the LL would never agree to it in the first place ??? Why would this realtor do this? Because he was gaming my client and myself with the potential of renting this unit for a higher price ... even AFTER my client wanted to apply for this property. My client has a credit score over 700 and makes around 80k per month....and so what gives? Greed. No they're not RBNY registered so it makes it easier for these so called realtors to play games like this while wasting everyone's time. read more

They are the worst ! They do not answer phone calls or emails whatsoever! At first I was going through Malachi then he sent me off to his cousin Bentzy. I have no idea why. They asked for a $75 broker fee "non refundable" so if you do not get the apartment, then you will not be refunded. Then I had to pay another $75 for my guarantor application as well. But when I first spoke to Malachi he told me that "only the person filling out the application would have to pay an application fee! "They will do anything to add some type of fee onto to everything! But I'm not done yet everyone.. When I was filling out the application at home it was NOT WORKING ON MY COMPUTER but only on their computer in there office? That's strange right.. I went into the office and filled it out manually but was still asked to give my information of the phone! Honestly the communication for this company is tremendously horrible! I pray that no one works with this company because honestly I feel like all they care about is money! I have yet to receive my down payment of $700 dollars back! This past Sunday, I worked with Israel after contacting one of his colleauges about an apartment. Israel called and texted me back within 24 hours to get an understanding of what I was looking for. He informed he would look into options. On Friday, I followed up with Saturday who told me he would have options for me on Sunday. Sunday morning he called me and said that he apartments for me to view within my price range. He had me meet him at the apartment closest to me where I'm currently living which was a short 20 min bus ride. Even though he was with another customer, he was very attentive, easy going and nice to work with. After finishing up with his previous client, Israel and I drove around to three apartments within my price range in Crown Heights. All apartments were near trains and spacious with good size kitchens. Even in the bad weather, Israel made sure I wasn't falling or slipping in the snow as we walked to the apartment buildings to view units. The great thing was Israel had access to all apartments this day. I've ran into encounters of walking to apartments only to find no one was available to show or we couldn't obtain access. Israel also gave me pointers on what to ask brokers or agents about apartments while even showing his license. The search was great and Israel was always responsive to my texts and calls. I have already applied for an apartment with Israel and hope to learn something by Friday. Great to work with, responsive and awesome customer service. After long months of dealing with a phony realtor (Rapid Realty, run if you come across them!), my boyfriend & I almost gave up in looking for an apartment. We came across an ad, contacted it and immediately received a phone call from Aviva. We set up an appointment THAT day. The apartment was perfect. Unfortunately, later that night, we received a call saying that the apartment had been taken. At the same time, Aviva had another apartment lined up for us to see the following day. Went to see it, turned out to be another great apartment, signed the lease in 3 days!. Looking for a place can be very stressful, depending on who you deal with. There was not one ounce of stress! Abe helped us find an apartment in Leffert Gardens that was in our budget and exceeded our expectations in terms of space and layout. He was extremely communicative, clear and honest in his dealings with us. In NYC you will meet many brokers, agents, etc who will gladly say, "isn't this big?" with a smile. Clearly what they call great, I call subpar. Urban Pads really raises the bar. The 4,5,6 trains were all stalled yet Abe was completely understanding and sent Mike to meet me. I was 45 minutes late from Manhattan to Crown Heights. (Filipino time!) Eli helped us find the ideal place in Crown Heights, Brooklyn. He took us to visit several places and we learned a lot about this neighborhood before we came to settle at this place. Most importantly, Eli was very patient and dedicated to this job. He showed us several places in Brooklyn, even during the after work hours, because both my bf and I get off around 6:30pm.
