I was a little hesitant to have EPM have walk thru in my home while renting. Michelle took all my…read morequestions and went the extra mile to make sure there was no wall that could come up with customer service. From my experience of having rented most of my life, Michelle made sure that my 50-year-old butt was right at home. She is very technically and tactically proficient with attention to detail. In my opinion EPM has her as an invaluable asset. Thanks again EPM for having Michelle as my go to.

RUN, DO NOT WALK! INVESTORS, LANDLORDS, HOMEOWNERS AND TENANTS--BEWARE!…read moreIf you're a property owner or tenant considering EPM Iowa, do yourself a favor and look elsewhere. Our experience with EPM Iowa was an absolute nightmare and ultimately resulted in their management services being terminated. Instead of protecting our investment, we believe they repeatedly failed to act in our best interests as the property owners, to include ruining the rental experience for our tenants. Based on our documented experience, we believe EPM repeatedly failed to provide the level of transparency, oversight, and property management services that we expected under our management agreement. Throughout our time as clients, we experienced recurring problems involving communication, contractor oversight, documentation, billing, and decision-making that, in our opinion, fell well below our expectations for a professional property management company. We hired a property manager so we could be hands-off and focus on other responsibilities--precisely the service EPM advertises on its website. When it was observed that things weren't handled as expected, we started to micromanage. If you can't trust them with the small stuff, you can't trust them with the BIG stuff. Over the course of managing our Waterloo properties, we experienced repeated issues including incomplete, partial and/or substandard work as well as improper estimates and a lack of clearly defined scopes of work. EPM repeatedly ignored requests for documentation/proof of completed work. This lack of transparency made it nearly impossible to hold contractors accountable when problems arose. Assurance Property Management - Water damage from 2026 rainstorms

UPDATE: 8/17/26 Your reaction Bob Bender was expected!…read more 1. Nothing changes the fact that the problem started with improper ventilation in the attic which you were made aware of causing the water damage in 2025 and now 2026. Painting the ceiling stains with water block in 2025 was not going to fix the problem! You have the photos and can see the difference in the damage between 2025 and 2026. Nothing would have changed had I painted the ceiling stains with water block paint, which you even said it's something I could do myself! Again, you are the one who suggested painting the ceiling to hide the stains with water block paint- so the damage must have seemed trivial to both you and the board member! 2. Perhaps if you possessed an ounce of concern for residents, you might have stopped by and checked out the damage or gone into the attic to see for yourself, since you are after all the Association property manager! Just saying! 3. The attic, one might assume, is now loaded with black mold, NOT because I didn't take care of it in 2025 but because you and the board member didn't care to take care of it in 2025. You have the photos!! 4. I hope to hear from you on Tuesday since you could not find the time to call me on Monday (today) but sent an email! Finally, I want the Association to do the right thing! I will wait until Tuesday. Again best time tomorrow is between 11am and 1pm. PS: since you read my comments on Zelp and said not to respond to your email today and did not have time to call me, I assume Zelp is your preferred way to communicate !

Updating my review. I moved out a few months ago…read more The deposit charges were a bit on the high side, in my opinion: -They withheld $90 for misc. cleaning charges (after we spent hours cleaning the apartment.) -They withheld $28 to replace the drip pans. (more than market price) -They withheld $114.50 for carpet cleaning - probably illegal (see Elyse De Stefano v. Apts. Downtown page 13) -They also charged $75 to repair a countertop that I burned. It was my fault and I'm not really complaining, but Karen previously told me that she thought she could get it repaired for a lower cost. So about $300 out of the deposit for a 4br...probably decent for IC, but I thought it could have been cheaper. Here's why I'm still willing to give them a 5 star rating: -They were extremely friendly, helpful and professional throughout the lease. -Maintenance response was usually only a few hours for minor stuff. They care about the quality of the property, and , e.g., responded immediately when I noticed a leak in the laundry room. -Halfway through the lease one roommate went broke and announced that he was going to break the lease and not pay any more. Another roommate had to move out for personal reasons. Karen helped us to deal with subletting 2 rooms and eventually helped us negotiate a deal with the first roommate so we didn't have to take him to court over the rent. -Even after we've moved out, Rae-Matt still forwards mail. None of my previous landlords have done that for any length of time. -They never once charged a late fee even though we were late multiple times on rent. -Tons of other minor things throughout the year that I've forgotten by now. I'm still slightly bummed about the deposit, but I didn't really push it too much with Rae-Matt because I felt that they exceeded my expectations in so many other areas. I would definitely rent again.
