Michael was on the spot all through the build process and even post closing to help with any issues that arose and fixed them quickly the first time. Bailey helped after closing with any warranty issues that snuck up and even made multiple calls to me after closing just to be sure we had no more issues. Everyone at shaddock has been a class act. Hugely recommend if you need a builder.

Sam, the Builder Manager, did an excellent job overseeing construction. He was professional, responsive, and detail-oriented, making sure everything was done right and addressing questions promptly. Bailey, our Warranty contact, has been outstanding as well. He was quick to respond, courteous, and very helpful in resolving any post-move-in items. It's reassuring to know the warranty side is handled by someone who genuinely cares. Overall, this team went above and beyond. Their communication, professionalism, and commitment to quality made the entire experience smooth and stress-free. Highly recommend working with Ken, Sam, and Bailey--they truly make a difference.

    The seller and the realtor just want to keep our earnest security deposit…read more On February 14th 2023 a new home contract was executed between my self and seller Savannah Main 7. Per Paragraph 22 of the executed contract, the Non Realty Addendum would be an attached agreement between the two parties. That non realty addendum stated that the full appliance package of fridge, washer, and dryer would be included - Also there were some repairs the needed to happen before the closing. Per paragraph 9A the closing would take place on or before February 22nd 2023. On February 22nd I toured the property and had found that no fridge, washer or dryer had been installed neither the repairs were completed. By February 23rd 2023 the seller defaulted on their contractual obligation to deliver the home with the items included in the Non Realty Addendum by the contracted closing date. No amendment was signed by either parties to extend the closing date. I had fulfilled the duties per the contract and were ready to close and fund this transaction. The seller had not fulfilled their contractual duties to include fridge, washer, and dryer along with installation per the Non Realty Addendum. Including some of the repairs the were supposed to have been completed. We will be also reporting this to the Texas board of realtors.

These repairs never happened and in my first few months living in my property, I discovered more issues that needed to be fixed. These were all covered under a one year warranty but despite constantly reaching out and trying to set up repairs, nothing was fixed. I had a window in the master bedroom that was incorrectly installed and poured in water which destroyed the windowsill and base boards. Again, nothing was ever done to fix this and to this day (2 years later) I am still trying to get these issues rectified and have since found out some of the neighboring units have the same issues and have been unable to get them fixed. I spoke to Dave Williams a few months ago and he told me he would get an answer and get back to me but never did and is now impossible to get ahold of. Avoid this company at all costs - they will leave you responsible for their mistakes and horrible work.

I…read morehad a mediocre experience with our upstairs bathroom remodel and wanted to do it right this time. I saw Daniel and his company, TruBlue of Allen, got great reviews everywhere I looked so I reached out. He agreed to meet me the next day and came and always had a smile on his face and a "can-do" attitude. He showed confidence and I could tell he has done this many times. We agreed on his very reasonable estimate and the project began! I wanted to completely remove our existing shower and tub and make the tub are our new shower and the previous shower would become a an area for storage. He showed up to help me get tile and we got a great mix of tiles for our bathroom and we couldn't be happier! Fernando helped with all the tiling and a separate group of guys helped with the finishings and drywalls. Daniel's plumber is fantastic and you can tell that all these workers pay attention to detail and have worked in nice homes and do great work. This was so different than my previous experience which was mediocre. As the project finished, we were just so happy and I don't think you could get a better result in the very reasonable price range that Daniel offers. Nothing but great things to say about our experience. As with all things, stay in communication and make sure you are talking to the day-to-day workers as well as Daniel. From start to finish, they made the entire process smooth, stress-free, and genuinely enjoyable. When you're building a new home, challenges will come up, that's just the nature of building. It's unrealistic to think you won't run into any issues or things that need to be fixed along the way. What makes all the difference is how your builder responds to those challenges, and that's exactly where our builder shined. Seth never made us feel like we were being too picky. Every concern we brought up was met with patience, professionalism, and a clear commitment to getting things right. He validated everything we noticed, big or small, and resolved every issue quickly and thoroughly. When challenges came up, Seth always had creative, thoughtful solutions that made us feel confident we were in good hands. Even after we closed on the home, Seth continued to support us without hesitation. We didn't have to jump through hoops or fill out paperwork, and we didn't have to do a lot of extra work just to get help, often a quick text was all it took. Unlike the horror stories you hear where builders disappear once the ink is dry, Seth, and Grand Homes, stuck with us. For example, the week we moved in, we noticed a piece of flashing wasn't aligned properly and water was pouring into the yard instead of funneling into the gutter during a rainstorm. We let Seth know, and within days, he had a team out to fix it and check the rest of the gutter system just to be sure. That kind of follow-through is rare and speaks volumes about Grand Homes' commitment to quality and customer satisfaction. I've just had to replace both cheap Rheem water heaters that continue to fail out of grand homes two year any thing goes warranty, 2x gas valves each unit. Hire a good inspector and hope for the best if you buy one of their homes. There's more but this is already a long enough review.

Instead, we've had to fight just to get basic infrastructure fixed - like the streetlights. Since day one, many of the 11 streetlights in the neighborhood never worked. As of today, only 1 functions. Despite warranty requests submitted to the builder over the past several years, the issue has never been resolved. The builder now claims the responsibility lies elsewhere - even though these lights failed during the warranty period and were never operational in many cases. This community is still under declarant control, meaning homeowners have no real power to compel action. This isn't just poor service - it's a safety hazard in a senior community. Residents walk dogs, visit neighbors, and need safe, well-lit streets. The builder's refusal to take accountability puts elderly residents at unnecessary risk. If you're considering buying from this builder, understand that warranty support may end the day you close - and you'll be left with broken systems and finger-pointing.

Two plumbing companies have both given the same conclusion, The drain pipe and vent were installed improperly, and it will take a partial sheetrock removal and then replacement to repair the issue, if they can do it at all. We love the floor plan, and have made some changes, such as a sliding glass back entrance rather than a single door and plate glass on each side. Plenty of insulation, well built structure. Concrete tile roof. Great gutters and down spouts. Now, the real test, we are attempting to contact Grenadier to find out whether our roof is a Class 4 or not. They should have the info, and since his isn't a major request, they should happily reply to us with that information. We simply need the grade roof for our new home owners insurance. On a good note, I will say that of the 6 homes I've owned, this is the one that my wife and I both loved from the start. Bill Baker Southlake TX
