The fact I'm about to review an entire office building/somewhere that didn't feed me is bizarre. But 5 stars it is. I've been with a new company for a few months and started during the pandemic. Of course everything is going to be WFH (or in my case, work from a cute cafe). There's only so much of home and cafes that I can take. The Seattle office has always been and optional choice, I just never want to take the drive from Federal Way to Seattle. The traffic and parking just sound like 3 stress pimples ready to happen. I decided to go in on a breezy fall Wednesday. I left my place at 9:45 and majority of the traffic was gone, it took me like 25 mins to get into the city. I got parking on SpotHero (literally the best parking app) like a day before and only had to walk like 2 blocks. When I tell you felt like I was living my childhood dream of working in the big city! The main floor is gorgeous. The fire place, the pebble looking chairs, the retail and food. My office was above 30 floors. Elevators to get up are a little hidden, but I kinda appreciate that. The view kept me so distracted from doing any work. So many amenities! Overall, the building is a great space to get some lunch, do some work, or just feel like you're in a movie.

I've worked in three office buildings in Seattle. I was directly in contact with the property managers in two jobs and actually worked for the landlord in another. Without a doubt, (Two) Union Square is one of the most well-managed and beautiful buildings in the city. If you are looking to lease a space, I cannot say enough nice things about this property. The various Yelp listings are a bit confusing, but to clarify: Unico developed the properties, but they are currently managed by WA Holdings: http://www.unicoprop.com/history.aspx -- Not a corner of the building is in a state of disrepair. It's pretty to look at, inside and out. Two Union Square is especially sleek and modern and shiny and still looks new (it was built in the 80s). WA Holdings employs an amazing maintenance and janitorial staff that keep this place spic and span all day long. For example, there is a woman who spends much of her day polishing the glass doors and escalator chrome. No detail is overlooked. Plus, most of the maintenance guys are really cool dudes that are worth getting to know. -- If a tenant has a maintenance request, the Tenant Services office is easy to get ahold of and responds quickly. Billing for services rendered is easy to understand and I encountered very few mistakes when reviewing invoices. Currently I work in a building where we can barely get the carpets vacuumed or a light changed, whereas in TUS in one day we'd have an engineer adjust the HVAC units, janitorial deliver extra TP and paper towels to our busiest floors, and the maintenance guys would re-key a lock and move furniture. Pampered is a word that comes to mind. -- Security was on duty 24/7 and headed by an ex-Marine. I always felt safe at work and we could get ahold of the front desk at any time. Building management conducted regular fire drills and hosted emergency/safety seminars. TUS has also been evaluated to be very earthquake safe. At my last job there wasn't even an evacuation plan cause the owners were too cheap to design one properly. -- We were told by the head engineer that TUS has the quickest elevators on the West Coast. They did get stuck every once in awhile, but they were tested regularly and I always felt comfortable using them (important since I went to the 56th floor every day). -- In addition to providing lots and lots of commercial office space, Union Square also houses coffee shops, restaurants, a salon, a bank or two, a dry cleaner, a reprographics shop, two sundries stores, and a florist. I'm probably forgetting something too. One Union Square has several dentists and I think some other medical - type businesses. This means you can get alot done while at work without even leaving the premises. How convenient!!! -- WA Holdings hosts occasional (free) events such as health fairs and a summer lunchtime concert series. Around Xmas they provide free treats in the elevator lobby for a day or two. -- There is a really nice courtyard on the front (west) side of the building. The Two Union Square side even has a fountain! Plus there is a special secret underground tunnel that whisks you over to Rainier Square! It's also just a hop, skip and jump away from the Convention Center. You barely have to go outside to get over to Pike. -- There is a very large conference room available for reservation by tenants. Its not free (I want to say it's $100/2 hours?) but the fee includes setup, cleanup, and access to AV equipment. Another plus is the underground parking garage. Not free but great for the downtown area and many businesses validate parking for guests. There is also a detailing service available in the garage! -- There is a huge elevator lobby with lots of comfy couches, stunning floral arrangements and even a piano player! And there's a cozy spot with a fireplace inbetween TUS and One Union Square! I mention this because at my current and last job there's nowhere to go in the building to just chill. I miss taking catnaps on a couch. I consider the fancy lobby as much an amenity as the conference room and other services provided! -- WA Holdings has made a sustainability commitment and offers composting and battery recycling services to tenants, as well as usual recycling. Because of this and other green upgrades, the Union Square team was recently awarded a coveted LEED Certification. Overall I really enjoyed my time at Two Union Square and working with WA Holdings. I know this isn't the cheapest rent in the city, but if your business can afford it, it's WELL worth it! Great central location too.

As verified by the property owner, the squatters have paid ZERO in rent while causing damage to the home, including flooding the interior of the home, while Maple Leaf Property Management has failed to evict and remove the squatters. This started in January and has continued as of the publication of this website. This page is a review and my personal testimonial with our experience having our neighbors property managed by Maple Leaf Property Management. As of this writing and to the best of my knowledge, Maple Leaf Property Management has not pursued criminal proceedings for the squatters writing a bad check despite it being a Class C felony in Washington State. They have had multiple court dates for the eviction, and have failed to remove the squatters despite their criminal unlawful issuance of a bank check. I am the father of two living with my family on 88th St near Stone in Seattle. The failings of Maple Leaf Property Management have had a profound impact on the peace and quality of life of my family. We have requested that Maple Leaf Property Management take steps to mitigate the impact on our household, but it has fallen on deaf ears. The property with the squatters has a high amount of traffic nightly between midnight and 4 AM. Based on attire, I am fairly certain that prostitution is involved. We also see people coming and going during those hours on scooters and wearing backpacks. I would guess that the distribution of drugs is involved, with the possibility that they are also reconstituting drugs on the property. There are dozens of different people coming and going from the property each week, with the highest activity being between midnight and 4 AM. It feels like we are living under siege in our own home. We have had to modify our schedule to make sure that our children do not come or go after dark, and have someone available to escort them in and out. To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

David doesn't ignore hard problems but will take care of them right away. These problems were ignored for years by my previous property manager (also full-priced 10% but not half as worth the price). When faced with tricky situations, David will try to find the best solution for the landlord. Windermere seems to be doing a very professional job and I hope they can remain excellent always!

At the time when I lived there, there was grocery store on the next block and a tiny connivence store around the corner. At times the neighborhood would get rowdy, but it definitely wasn't all night or every day. Never had management take my money or my belongings. I didn't have any bugs, because I kept my apartment spotless. My only complaint was that people kept pulling the fire alarm which was a bother, but that had more to do with people who threw parties where everyone was drunk. Now that it's been remodeled, I'd love to see what it looks like now.

I am only giving 1 star because I have to and because the location and old charm are nice. However I was staying here for barely a month when I got BED BUGS!!! I have been going back and forth with them for months on that issue and other hot water and cleaning issues but gotten nowhere and now have to move out. I'll have to hope that the items I bring to my next spot are not infested and will lose items as well. I was hoping this place was going to work out as it seemed to have so much promise but allowing people to live in uninhabitable units and still asking them for rent is ridiculous. I can't wait to leave! UPDATE 1/11/22: I have left and lost many things but am so happy to be free. They treated me with such disrespect just for wanting a livable home. I have also now heard that there are issues with heat in the building and tenants are being encouraged to buy their own heaters and blankets. There also is still the issue of no hot water. Residents were told the issue would take longer than 24 hours to fix and it's not the first time people have had no access to hot water. STAY AWAY FROM THIS PLACE Update March 2022: I moved out in December 2021 and in the spring I was checking my credit and found out that this place was trying to charge me $4500!!! I was never notified of this in any form (letter, call, email, text, in person) and there is no reason I should pay it. UPDATE 5/3/25: I have been disputing this charge with my credit companies for 2 years. But an article by the WSJ called 'Landlords Have a New Hardball Tactic: Tanking Your Credit Score' lets you know EXACTLY what Lowell is doing. They are trying to tank my score with a fake charge that I do not owe! I was literally told by the property manager that he was going to get an eviction notice for me if I did not leave (because I didn't want to live with BED BUGS, NO HEAT, NO HOT WATER, NO FRIDGE, and SLUDGE IN MY SINK!) So of course I packed up everything that I could and left!! Now have to live with that charge on my credit and hope it doesn't affect me. Also have to live without the many items I had to leave behind in that apartment because I could not clean all the bed bugs off of them. Lost family heirlooms and treasured antique furniture I had resorted myself. Please if I can only give one pice of advice for the rest of my life it would be to NEVER MOVE HERE!!!!
