The fact I'm about to review an entire office building/somewhere that didn't feed me is bizarre. But 5 stars it is. I've been with a new company for a few months and started during the pandemic. Of course everything is going to be WFH (or in my case, work from a cute cafe). There's only so much of home and cafes that I can take. The Seattle office has always been and optional choice, I just never want to take the drive from Federal Way to Seattle. The traffic and parking just sound like 3 stress pimples ready to happen. I decided to go in on a breezy fall Wednesday. I left my place at 9:45 and majority of the traffic was gone, it took me like 25 mins to get into the city. I got parking on SpotHero (literally the best parking app) like a day before and only had to walk like 2 blocks. When I tell you felt like I was living my childhood dream of working in the big city! The main floor is gorgeous. The fire place, the pebble looking chairs, the retail and food. My office was above 30 floors. Elevators to get up are a little hidden, but I kinda appreciate that. The view kept me so distracted from doing any work. So many amenities! Overall, the building is a great space to get some lunch, do some work, or just feel like you're in a movie.

I've worked in three office buildings in Seattle. I was directly in contact with the property managers in two jobs and actually worked for the landlord in another. Without a doubt, (Two) Union Square is one of the most well-managed and beautiful buildings in the city. If you are looking to lease a space, I cannot say enough nice things about this property. The various Yelp listings are a bit confusing, but to clarify: Unico developed the properties, but they are currently managed by WA Holdings: http://www.unicoprop.com/history.aspx -- Not a corner of the building is in a state of disrepair. It's pretty to look at, inside and out. Two Union Square is especially sleek and modern and shiny and still looks new (it was built in the 80s). WA Holdings employs an amazing maintenance and janitorial staff that keep this place spic and span all day long. For example, there is a woman who spends much of her day polishing the glass doors and escalator chrome. No detail is overlooked. Plus, most of the maintenance guys are really cool dudes that are worth getting to know. -- If a tenant has a maintenance request, the Tenant Services office is easy to get ahold of and responds quickly. Billing for services rendered is easy to understand and I encountered very few mistakes when reviewing invoices. Currently I work in a building where we can barely get the carpets vacuumed or a light changed, whereas in TUS in one day we'd have an engineer adjust the HVAC units, janitorial deliver extra TP and paper towels to our busiest floors, and the maintenance guys would re-key a lock and move furniture. Pampered is a word that comes to mind. -- Security was on duty 24/7 and headed by an ex-Marine. I always felt safe at work and we could get ahold of the front desk at any time. Building management conducted regular fire drills and hosted emergency/safety seminars. TUS has also been evaluated to be very earthquake safe. At my last job there wasn't even an evacuation plan cause the owners were too cheap to design one properly. -- We were told by the head engineer that TUS has the quickest elevators on the West Coast. They did get stuck every once in awhile, but they were tested regularly and I always felt comfortable using them (important since I went to the 56th floor every day). -- In addition to providing lots and lots of commercial office space, Union Square also houses coffee shops, restaurants, a salon, a bank or two, a dry cleaner, a reprographics shop, two sundries stores, and a florist. I'm probably forgetting something too. One Union Square has several dentists and I think some other medical - type businesses. This means you can get alot done while at work without even leaving the premises. How convenient!!! -- WA Holdings hosts occasional (free) events such as health fairs and a summer lunchtime concert series. Around Xmas they provide free treats in the elevator lobby for a day or two. -- There is a really nice courtyard on the front (west) side of the building. The Two Union Square side even has a fountain! Plus there is a special secret underground tunnel that whisks you over to Rainier Square! It's also just a hop, skip and jump away from the Convention Center. You barely have to go outside to get over to Pike. -- There is a very large conference room available for reservation by tenants. Its not free (I want to say it's $100/2 hours?) but the fee includes setup, cleanup, and access to AV equipment. Another plus is the underground parking garage. Not free but great for the downtown area and many businesses validate parking for guests. There is also a detailing service available in the garage! -- There is a huge elevator lobby with lots of comfy couches, stunning floral arrangements and even a piano player! And there's a cozy spot with a fireplace inbetween TUS and One Union Square! I mention this because at my current and last job there's nowhere to go in the building to just chill. I miss taking catnaps on a couch. I consider the fancy lobby as much an amenity as the conference room and other services provided! -- WA Holdings has made a sustainability commitment and offers composting and battery recycling services to tenants, as well as usual recycling. Because of this and other green upgrades, the Union Square team was recently awarded a coveted LEED Certification. Overall I really enjoyed my time at Two Union Square and working with WA Holdings. I know this isn't the cheapest rent in the city, but if your business can afford it, it's WELL worth it! Great central location too.

When it came time to list our property, we simply sent an email, and within a few days the lease was signed with a qualified tenant. It was truly a hands-free experience. David is very knowledgeable about the local rental market, pricing properties competitively. He conducts thorough background checks to ensure reliable, responsible tenants are placed. When maintenance issues arise, he addresses them promptly and professionally, never leaving anything unresolved. He's also built a trusted team of maintenance specialists and contractors who are experts in their respective fields. We recommend him highly.

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

I started working with AvenueOne for the last two years, initially with one house, and now I have a…read moresecond one managed by them. Before choosing AvenueOne, I had conversations with 3-4 other companies and asked similar questions to calibrate my expectations and have a comparative view of options. AvenueOne emerged as the winner for me, and specifically, Julie was influential in my decision. She is a great person to work with, reasonable, timely in her communications, and quite experienced in this field. Secondly, Monique was responsible for handling tenant screening and lease management, etc. Brianna is the person actually handling day-to-day operations as my property manager. She is a gem, if you can believe it. She is really understanding and hardworking. Anytime I had something on my mind, dropping a message or email, she was there for me. Lastly, I also had online conversations (via email) with Kathy for portal-related and payment-related questions. Overall, I am highly satisfied with the AvenueOne experience over the last two years. Here are some points I want to highlight about AvenueOne: Responsiveness: The company's response times to maintenance requests and inquiries are generally quite satisfactory. They make an effort to address concerns within a reasonable timeframe, which is appreciated on my end. And this is not only for me as a landlord but also from the tenant's point of view; I can see the same level of responsiveness. Communication Quality: The folks at AvenueOne maintain decent communication with both tenants and landlords through regular updates and reminders. For instance, I receive updates about quarterly audits at the house, along with a detailed report with pictures showing potential issues. Overall, I was mostly happy with the quality of communication. Maintenance and Repairs: For cases where a tenant raises a ticket, AvenueOne has been on top of those tickets and confirms with the tenant. I was also notified about raised issues, and for urgent matters, they immediately jumped on the solution. For others, generally, I was pulled in and asked for approval. I've had mostly positive experiences with the company's maintenance and repair team. I also had a case where the tenant was a bit unreasonable, but to be fair, Brianna, my property manager, did a great job reflecting my opinion and setting reasonable expectations with the tenant, effectively balancing the needs of the tenants with the long-term financial health of the landlord. Property Upkeep: My understanding is that the properties managed by this company are usually well-maintained. They send periodic audit reports about the health of the property, with varying levels of urgency, e.g., things to keep in mind for future maintenance vs. more urgent fixes needed. Each item in the audit report is generally accompanied by pictures. Rent Collection: The rent collection process is generally convenient, mostly automated for the landlord. Each month, you also get a report on the breakdown of costs, if any. Tenant Screening: The company's tenant screening process appears to be decent, which helps maintain a sense of security and community among residents. Their attention to this aspect is appreciated. Lease Management: So far, I have only had the experience of lease renewal and not termination or move-outs yet. But overall, it was thoroughly documented, and it was an easy process, all done via DocuSign. Online Portal or App: The company's online portal and mobile app are convenient tools that simplify various processes. I appreciate the portal a lot. Value for Money: Considering the services provided, the management fees charged by the company are reasonable. Overall Satisfaction: Overall, I've had a great experience with AvenueOne. The company is run by great people, all doing their best to reflect the landlord's best interest while being sensitive to tenant needs as well.

I rented from Avenue One (AO for length) for two years and I cannot recommend them to renters who…read moreare looking for consistency or dependability in their landlord. The first clue was in month four after we reached out to our property manager about cutting the 6x6(ish) front yard. We requested AO to amend the first draft of their proposed lease agreement to exclude the yard as a tenant responsibility - they agreed and the lease we signed included no tenant responsibility for the front yard. When they finally hired someone, the third-party company blew a rock that shattered our glass door. Given the glass covered the entire door, it was an extreme safety and security hazard. We shared with AO that someone could easily kick it in and that it could also easily break w/ daily use. They came out quickly to assess and scheduled a third party shortly after. We then made time out of our professional schedules 5 times to get evaluations which AO insisted upon even after given guidance to replace by 2 separate contractors. It took us emailing the owners of AO directly to have them schedule one final evaluation, which ultimately suggested replacement anyway. It took TWO MONTHS to replace our front door, and only after requesting and negotiating were we offered compensation. The front lawn was not mowed again for the last 18+ months of our lease. This was a pattern. AO hired third parties that weren't consistent in communication or performance. Other maintenance requests were put off and ignored. In the case of a separate upstairs bathroom issue, the hired team broke an item in a bedroom and left $20 to help replace it. We received a new property manager after the door incident, and while certainly better than the first, the communication felt clumsy, incorrect, and in need of prompting rather than being proactive. I expect more from a company that chooses to rent to people, as it should be predictable and dependable in exchange for the monthly rent - and we were tenants that paid rent on time, every time. We gave 50+ days of notice before vacating. A new employee from AO who showed properties sent an email at 1pm on Friday to begin the process to list our apartment but mentioned no timeline. Less than 4 hours later, we received a curt email alerting us that an ad "was live" and that they had "3 people waiting to see when they can tour" on Monday afternoon (less than 24 business hrs). After calling and sharing our circumstances, they emailed it was within their rights to show our home w/o consent with 24 hrs notice. My roommate negotiated a few days to return from travel and to secure our valuables. Our caution only came as a result of several encounters where the AO team and their third-party contractors broke things in our house. The request we received to show our home and the striking urgency that AO created is a pattern that shows they do not respect tenants. Pressuring us to respond to them showing the apartment over a month before our lease ends with 4 hours in between emails is not reasonable. It is particularly unreasonable given we had provided our notice to vacate over 2 full weeks before that email exchange (nearly 2 full months before our two-year lease ended). This urgency to move rapidly had never once been AO's approach to maintenance for any concern we had. When the agent ultimately showed our home, they sprayed heavily scented perfumes (they admitted to this later) in our purposefully unscented home, resulting in significant allergies that caused a night of headaches. When it came to the walkthrough, we had to basically beg to be there. The timing of the walkthrough was shifted on the night before the appointment. In an email before the walkthrough, they mentioned extra charges if our unit wasn't in the same condition it was upon move-in. However, we confronted them with language from the Seattle Renters Handbook that if cleaning fees are charged as a fee before move-in, you cannot be charged for cleaning after moving out. They requested we sweep the rooftop deck that was rotting and decaying - yet another ignored maintenance request that they received months before they knew we planned to move out. We did get the full deposit back, but I have to chalk that up to our clean nature and our unrelenting focus on over-communicating and keeping written records. This level of vigilance felt exhausting, but something we had to keep up with AO because they never seemed to have our best interests in mind. Ultimately, I could not in good conscience recommend this company to any renter. AO showed time and time again what they thought of us by providing absolutely minimal service and little respect to us as renters. If you do rent from them, start keeping written records and don't hesitate to contact the Seattle Tenants Union for guidance. The only striking positive was the initial real estate agent, Barb Bender, who was incredible. She showed care, created clarity, and sold us on AO.

At the time when I lived there, there was grocery store on the next block and a tiny connivence store around the corner. At times the neighborhood would get rowdy, but it definitely wasn't all night or every day. Never had management take my money or my belongings. I didn't have any bugs, because I kept my apartment spotless. My only complaint was that people kept pulling the fire alarm which was a bother, but that had more to do with people who threw parties where everyone was drunk. Now that it's been remodeled, I'd love to see what it looks like now.

DO NOT MOVE HERE!!!! Lowell Apartments or any owned by this "company"…read more THIS BUILDING IS A SCAM!!! Don't let the nice location and old charm sway you. They WILL take all your money, sanity, and belongings and make you feel crazy for wanting a clean and safe apartment. It would be your worst decision to move here. PLEASE TAKE MY WORD FOR IT!!! I am only giving 1 star because I have to and because the location and old charm are nice. However I was staying here for barely a month when I got BED BUGS!!! I have been going back and forth with them for months on that issue and other hot water and cleaning issues but gotten nowhere and now have to move out. I'll have to hope that the items I bring to my next spot are not infested and will lose items as well. I was hoping this place was going to work out as it seemed to have so much promise but allowing people to live in uninhabitable units and still asking them for rent is ridiculous. I can't wait to leave! UPDATE 1/11/22: I have left and lost many things but am so happy to be free. They treated me with such disrespect just for wanting a livable home. I have also now heard that there are issues with heat in the building and tenants are being encouraged to buy their own heaters and blankets. There also is still the issue of no hot water. Residents were told the issue would take longer than 24 hours to fix and it's not the first time people have had no access to hot water. STAY AWAY FROM THIS PLACE Update March 2022: I moved out in December 2021 and in the spring I was checking my credit and found out that this place was trying to charge me $4500!!! I was never notified of this in any form (letter, call, email, text, in person) and there is no reason I should pay it. UPDATE 5/3/25: I have been disputing this charge with my credit companies for 2 years. But an article by the WSJ called 'Landlords Have a New Hardball Tactic: Tanking Your Credit Score' lets you know EXACTLY what Lowell is doing. They are trying to tank my score with a fake charge that I do not owe! I was literally told by the property manager that he was going to get an eviction notice for me if I did not leave (because I didn't want to live with BED BUGS, NO HEAT, NO HOT WATER, NO FRIDGE, and SLUDGE IN MY SINK!) So of course I packed up everything that I could and left!! Now have to live with that charge on my credit and hope it doesn't affect me. Also have to live without the many items I had to leave behind in that apartment because I could not clean all the bed bugs off of them. Lost family heirlooms and treasured antique furniture I had resorted myself. Please if I can only give one pice of advice for the rest of my life it would be to NEVER MOVE HERE!!!!
