Lived here 2021-2022. It's a great place to live. They changed management about a year ago, but the transition was very smooth and I never felt a difference. Cons: - only two elevators, so they're slow at times when someone's moving in/out. Only have this issue 1-2 times a month - package room sucks, I've had a $100 package stolen once - when I first moved in the walls weren't repainted well (previous owner had painted the walls dark grey and it was seeping through in some places) and floor had some paint splatters - dogs are often left unleashed (even though it's not allowed) on the rooftop and it's annoying when you're trying to eat food or something up there - not many restaurants within 5 min walk. Especially lacking in those open after 5/6pm Pros: - Air conditioning in your apartment (which is a luxury in Seattle) - amazing rooftop (but most mid rises in first hill/caphill have decent rooftops) - fast maintenance and never any major issues - very nice staff for the most part - apartments are well maintained - decent gym - good study/work rooms - free printer (10 prints a month) - free wifi throughout building - fun social events, sometimes very well catered too - fairly safe location and very close to Whole Foods read more

The good The apartments are nice as they are new, and the aesthetics are pleasing. That said, they are nothing special compared to other new buildings in Seattle. The units have A/C, which are hard to come by in Seattle, and this is specifically nice when forest fires happen--you can at least be sure that you will not have to breathe ash. The location is great, you have most of what Capitol Hill has to offer within a few minutes walk, also downtown is just a short walk away. The bad There are only two elevators serving all 16 floors. At time it takes forever (say 5 minutes) to get down to the lobby, especially when someone is moving and the other elevator is blocked. At least the elevator says "sorry to keep you waiting", so I guess that makes it alright? But if your Uber is downstairs, it can be really annoying. The lobby regularly smells like trash, the building has been working hard to fix this, so some days it is pumped up with synthetic smell to make it better. For how much we pay, and how much they brag about the building, this should not happen. More on trash, every floor has a room with chutes that rarely work, so they put in recycling bins in every floor now, sometimes, the door barely opens LOL look at all the pictures on Yelp, they are real. I did some digging, and there was a complaint filed with the city because someone living near one of the trash rooms had smell issues in the units. More on smells, the building has a shared ventilation system. It is used to ventilate bathrooms, kitchen fumes, laundry, etc. You should keep the fans running at all times, unless you want to smell when your neighbor is going number 2, or when they decide to smoke cigarettes indoors. More on poop, the dog run is generally full of dog poop. It is disgusting to take my dog up there, and if your dog decides to poop at night, you are in a shit minefield--and you better have a flashlight with you. It is normal to see a trail of poop all the way to the elevator from someone scraping their shoes because they stepped on doodie. Parasites anyone? (see attached pic of email they sent, yet poop violations are rampant) The ugly Not happy with how they have handled leases - been told that my lease would renew month to month at a higher rate if I took no action, yet my lease explicitly prohibits this. When I tried to give notice--I always have done it over email in the past two apartments I have lived in Seattle--they said that I needed to complete a form that they provide. The form says that I agree not to receive my deposit if the unit is not professionally cleaned, and I had to show a receipt or pay a $200 fee. The lease says to follow move out instructions if they have been provided, which they were not, and I only need to return the apartment in a clean condition, no one said anything about detailing. In fact, when I moved in, it wasn't even that clean. There was construction dust everywhere, as I was the first tenant. Waiving security deposits and paying additional cleaning fees is not something that I had agreed to, so what gives? In my previous experience, landlords take on these expenses as part of doing business. Moreover, they said they would not accept any notices by email, yet I filled the form in my iPad, emailed the paper to them, and it was fine? The lease agent even told me that this was state law and that it was the only way to give notice... I am still rolling my eyes. Please do yourself a favor and check any of the other apartment buildings in Seattle, this is the first time I have been loaded with undisclosed fees, procedures and forms. Other buildings will likely be cleaner too. Why are there few bad reviews? Because management will call you to chat, and offer you money to put the review down. Also management is writing reviews for their own building, at least Yelp removes them when you flag them! Update: I received my move out statement with two extra charges totaling $104 extra. Make sure you read everything they charge you. This is not the first time they try to sneak-in extra fees. read more

We just moved in but we've loved it so far. The rooms are excellent, plus there's AC, free coffee, and the tenants seem cool. The staff absolutely elevate this place too. Tracy in particular was extremely helpful and responsive and has made the process much easier. Any questions I have Tracy either has the answer/solution or knows exactly who to reach out to. The review below is before management at the property reached out. I will say I was impressed with their professionalism and willingness to make things right. There is some feedback that will be conveyed to corporate that is outside of the hands of the property, i.e. the fine print on website etc. Overall we were very satisfied and have decided to move forward with with a short term stay. FYI parking is $250/mo. Additional and pets are $150, reasonable fees by any standard in Seattle but should have been stated upfront is all. You can see they've taken a lot of the feedback here online and are taking noticeable steps to correct deficiencies. There were no smells, backed up garbage chutes, the pet area was clean and materials updated to something that could be sprayed if a disease were to become present/huge if you've ever seen a dog with giardia-its not pretty. The complex is beautiful and we hope this stay is what we were looking for-a home away from home. Original review below/ Already off to a horrible start. We needed housing urgently for medical care and were looking for something that included parking/pet fees upfront etc. This place lists those all as amenities for mid term rentals (30+ days). They demand payment upfront before showing you the lease or agreements in the guise of verifying your reservation. Those were not viewable on their site by two tech savvy folks who did days of diligence and digging before signing up to stay. The agreements state parking and pets cost extra! Every site I've ever seen would note this on the listing! So if they're using a boilerplate lease that's also bad form and lazy. 24/7 customer service email did not reply within even 12 hours so I copied the local team. See above for my revision due to how they handled it locally. This appeared as a bait and switch and was stressful. Also read Seattle city code, they cant collect rent before you review the lease apparently. But even when I went to cancel it within hours due to no response they still say they're charging me for the whole stay since it was a short notice booking (update is they were willing to refund it all if we chose not to proceed for customer satisfaction-thanks again to the managers responsiveness). I'd venture to guess the clause about being able to enter the unit at any time even if we are a renter by legal standards is questionable having been a landlord. read more

My internship start date was rapidly approaching and finding housing for the summer was really difficult, but as soon as i got in touch with Sentral First Hill, Jennifer was determined to help me! She was super quick to get back to me and was so patient. Before moving is she assured that me and my roommates packages were safe in our apartment by making a bunch of trips from the package room to our apartment and bringing up TONS of packages. When i moved in she was so welcoming and made sure everything was perfect and i was comfortable. Overall, SFH is an amazing place and great for interns (any anyone) who wants to be walking distance to SLU, Capitol Hill, the stadiums, and so much more, plus you don't need to go far to enjoy Seattle because of the lovely rooftop patio where the view is astonishing! The entire staff is quick to help and really treats the residents great, I'm super happy to live here! read more

I left a less than stellar review for the Perry managed by Holland, I will leave another less than stellar review for The Perry managed by Day Dream Apartments. I moved out after living 1.5 years at this building. The management change barely changed anything. The problem is the neighbors at this building are ghetto and disrespectful (may be due to low income housing being available in this building but I'm not sure). Ever since the pandemic hit, people in this building have gone crazy. People started vandalizing the building signs (e.g. scraped letters off of signs next to elevator so the word "button" said "butt"). The elevator floors themselves are always dirty with dog pee, sticky stuff, I don't know what. Someone always spills something in the elevators (like seriously how) so it's constantly streaky. Residents occasionally throw parties even during the pandemic and leave a mess on the roof. Some time after 4th or July, some crazy resident was throwing fireworks off the roof and I heard a boom out my window. During lock down, people "borrowed" weights from the gym and never gave them back. I had some neighbors that were 4 college students living in a small 2 bedroom one bathroom unit. They occasionally made noise and I would hear them. Through out the year, random strangers would sneak into the garage and try to break into cars. They cut locks on storage units, too. People let their friends into the garage and park in your spot. Owners of the building refuse to make the garage more secure saying cameras don't do anything. You are responsible for your own car! The Amazon Go downstairs and other businesses around the block are constantly getting smashed by "protestors". On top of this, the building is relatively new and is supposed to be "nice" but was constructed with cheap materials. The floor linoleum peels off. The floor buckles in places and panels have gaps. The wall paint falls out in chunks and dents if you accidentally hit it while moving furniture. You can hear noise through the walls because they are thinner. When I first moved in, I put some scuba weights into my sink to soak it and the sink just cracked due to 16 pounds of weight. Everything just felt cheap. It looks nice initially but move in and I'll say "I told you so". Oh and the recycling chute only worked like 4 times in the 1.5 years I've lived in the building. The trash chute went down 4-5 times, as well. Management sent out an email before I moved out saying the original system was install incorrectly. Yeah...along with all the other botched construction jobs they did to finish and open this building! I moved out recently because the whole building given location and neighbors just started feeling like a college dorm but I was paying a premium to live there. I am a working tech professional, working from home, so I needed a quiet space and didn't want to deal with all the distractions and unpleasant "excitement". I have since moved to one of the nicer condo-like apartments in Belltown on 5th Ave with gas cook tops, thicker walls, concierge, central AC as well (no nest but I can buy my own for $250), and better security. My new building is always clean and someone comes to every floor to collect recycling every day. The management at my new building organized virtual sip and paint nights, pumpkin painting contests, a food truck free lunch day for residents, and gave out wine for new residents and renewals. I've only been at my new building for 1 month and all this cool stuff happened. The Day Dream staff at the Perry don't do nice stuff like that. They had virtual cocktail Q&A once and that was it. The rent in these buildings are pretty much the same but the neighbors in my new building are more respectful and are more considerate. The leasing office is much more attentive, more friendly, more welcoming. The free rent concessions everywhere are the same these days and rent is super low everywhere. No need to rent at the Perry. This building has lost its reputation as "best in value" or "luxury". If I wanted to live on a college dorm where the building is being trashed by trashy neighbors on a weekly basis, I could have moved Capitol Hill. read more

Updating my review in response to changes in management. The building itself is nice and has a great location. The staff are not great. Besides the turnover which has been mentioned, the quality of the employees is low. Staff are more interested in new sales and blame shifting than providing a pleasant atmosphere for current residents. The new management team made a lot of promises and hasn't kept up with them. Maintenance is not great and follow through is terrible. A door in my unit has been broken for over three months and it is clearly not a priority to fix despite many reminders from me. Additionally, staff do not take COVID precautions and do not keep socially distant and do not utilize phone or email rather than unnecessary in-person visits. The dog run and trash rooms are very unhygienic and there have been several Giardia outbreaks in the building that management does absolutely nothing about. I disagree with the 1-star reviews, that's too harsh. There are many worse places to live. But don't expect to be treated well or get your money's worth either. Another reviewer stated that there were low-income tenants that could be to blame for some of the resident issues, which is stigmatizing. *More of a review of the leasing office/specific employee than the building itself* We worked with Tracy and she was super great! She is super responsive to emails and really worked with us to make things happen. There was one moment where we thought we wouldn't be able to secure the unit at the price we were hoping for, but Tracy was incredibly helpful in getting us the proper reduced price! The application process is a bit tedious and you have to fill out a lot of forms and set up utilities beforehand, but again, Tracy was really great when it came to helping us navigate that. She's also just a delightful person--very friendly, kind and patient. I'll definitely write a more in-depth review of the building after I've lived here for a longer time (it's only been two weeks), but so far it seems pretty promising! They even threw the residents a Cinco de Mayo party with complimentary tacos, chips/dips, sodas and beers! read more

I'm updating my review because management changed again and this team is beyond incompetent. Besides everything that has been mentioned by previous reviews (all true), this team seems completely comfortable running in a disastrous way. Below are the things that I will be moving over when my lease is up. 1) I wanted to break my lease and wrote three emails before I got a response. I didn't get a response about anything related to my email but about when I could meet in person....during COVID. When we FINALLY met in person, the general manager didn't review or confirm anything prior to our meeting so it was a waste of flipping time and she provided me with zero answers. 2) Cleaning - nothing has changed here. Individual trash rooms still smell (despite maybe 10 complaints at this point). Elevators are gross, hallways are never vacuumed. 3) Windows- windows have never been cleaned since the building was made. We received some notice that they would be cleaned November 9th. It's Nov 24th and mine still aren't cleaned...asked management about this and they had no idea they weren't done yet. Seems like a pretty basic task to just confirm when you hire someone... 4) Communication - Management's inability to communicate is appalling. The Butterfly door system is always down and they never tell us. So instead I find out when an angry delivery person calls and says my instructions aren't working. PERFECT!...They installed new door access pads and told us 5 hours after they were installed. Let me remind you once they were installed, people could not use their key fob to enter the building or the elevator. We were aware they were coming but not when they were coming. Needless to say, people were irate that day as they were pretty much locked out of their expensive apartment. Also, seemed completely avoidable. As someone else mentioned, these codes are long and not easy to enter. It takes a massive amount of time and people can easily see your code, which yes, someday it will be the same one to your door. I believe enough people complained about this, so now the elevator is just not secure now...which was one of my major likes for this building was how secure it was....gets less so by the day. 5) COVID-19: Perhaps the final straw that broke the back on my decision. On Halloween I was returning home from dinner and their were 10 people waiting outside the building to enter, I wouldn't let them in as it was clear they did not live there. While I was in the elevator the door opened on the party lounge where I saw a MASSIVE maskless party taking place and was appalled. What was even more appalling was I didn't hear a peep about this after this happened and there are cameras in there. Whoever held that party should have been evicted, it should have been made clear this wasn't allowed, and they should've communicated this for you to be tested if you wanted to be. But no, they deemed that not important...if I didn't see it with my own eyes I would have never known. 6) The Airbnb plan: as mentioned by another reviewer, Daydream's sole business plan is to be able to rent empty units like a hotel, and you can rent your apartment out when you're not here. Seems like a great idea in concept but the fact that they can't keep this building together at maybe a 35-40% (people are moving out left and right) occupancy right now means it will be a TOTAL disaster when it's being operated like a hotel and I don't want to be here when that starts. It is sad because the area is amazing and beautiful. The building is very pretty and they maybe got away with all this BS and poor management when rentals were hard to come by. But there's about 4 high rises being made within blocks of us and rent prices are at all time lows. Good luck finding quality renters when this is what your management is like. The options are going to be plenty and I will go elsewhere. read more

One of the worst places I've lived. This company violated tenancy laws in Washington state and Seattle city laws. They fought me while behind my back, they were sending other tenants renewal notices I didn't receive. They will try to renew your lease so it ends in the summer instead of the winter so they can maximize profits. They whined to me in a letter they didn't make as much money as they wanted to during the pandemic and that I essentially should be grateful I "only" got a 21% rent increase instead of the 44% they were advised by their corporate advisor. When I brought up issues to management, they tried to intimidate me with their law firm and refused to comply to state/city laws, until I contacted the city through the Department of Construction and Inspections for compliance issues. They begrudgingly gave me proper renewal notice at the maximum rate they legally could, because the state requires formal written notice via paper. Even when they were sent the relevant laws, they fought me over it. I'd recommend living somewhere that will follow local and state laws at the minimum. I didn't have these issues when this building was owned or run by holland residential . It's now owned by BBI and they have no earthly idea what they're doing even when reading the laws in front of them. They illegally dumped large furniture in the condo's dumpster next to the building, illegally chipped down a tree protected by the city, tried to assess more fees to a woman after she signed and paid for a short term rental. They told me the city assesses a $100 fee to dump furniture which is what they also charged me for the couch. The city actually charges $30. The property manager Dani is a crook and a liar. read more

This is not necessarily a review of the building itself but of the leasing office. Was in search of an apartment for our daughter who is moving out to Seattle for a job and due to Covid, she hasn't experienced much of Seattle. Rebecca from the leasing office was extremely patient and knowledgeable. Daughter and her roommate put in an application only to realize that the size of the rooms weren't equally balanced for 2 roommates (more for a family) and they had to withdraw their application. Rebecca was extremely supportive, helpful and responsive. This would have been the perfect apartment for location and price, but Rebecca was great to work with. read more

First off, I know my location says Austin, TX, but I do live in the Perry in downtown Seattle! I have lived at The Perry going on 3 years now and have loved every moment. The homes are spacious, well built, full of amazing appliances and smart home features such as automatic lights and drapes. The common spaces are also beautiful, and always top notch clean! The rooftop is my favorite, while the lounge is a great place to host friends and play some pool (outside of COVID times). The most important part of this is the management. The building changed ownership about 6 months ago, and the management has been absolutely incredible. Very kind, helpful and they go over the top to make sure you are comfortable and to help with anything. The building is always clean and sanitary (I feel like they must clean every day) and they have done an amazing job with safety protocols during the pandemic. I am happy to call The Perry home, and plan to for many years to come! read more
