Among my concerns: * My stated screening requirements were not followed. * I was told that pre-screening before showings could not be accommodated. * After I terminated the relationship, Marvin Gardens continued to act as though it remained in effect, including continuing to schedule showings. * I dispute fees that Marvin Gardens claims are owed. * I have filed a complaint with the Colorado Division of Real Estate and have retained the underlying emails and supporting documents. Based on my experience, I would not hire Marvin Gardens again.

Helping renters find housing seems to be her very charitable priority, by asking for lower rents than other property managers in the area and giving renter applicants every benefit-of-the-doubt and leases to people with questionable credit and criminal backgrounds and shaky references. Great for struggling homeless tenants! But a nightmare for landlords / homeowners! I highly recommend that people read Yelp's "not recommended review" that can only be seen by scrolling down and clicking on the link for it. I totally agree with it! - especially about the difficulty communicating with this agency and their frequent practice of lying (when backed against the wall when they don't honor their agreements). I tried to work with this agency for 3 years, but have learned from my mistake and will never be back! I had a WAY worse "nightmarish tenant" than the one described in Greg B.'s 3/24/2022 review, but instead of thanking BCR for helping me through it, I blame them for causing it - with their very lax tenant screening process! Claire was gracious, very knowledgeable and thoughtful - even helping me consider what it would be like living in the house on a daily basis to make sure it would be a good fit for me. It was like meeting a new best friend - easy and friendly. Being an executive coach, I was intrigued and asked about her business. She talked about her owner partner, Kristin, how much they love their work helping good people find good homes. A day later, I went to their office and met Kristin. My last tenants brought in extra pets without approval, then claimed them to be Comfort animals and they destroyed the carpet among other things. LPG failed to inspect the house regularly and said once the Comfort animals were in the house there was nothing they could do. I spent well over $10K getting the house ready and LPG actually returned a portion of the security deposit. They charged me a carpet cleaning fee even though they knew the carpet had to be replaced!!! Stay Away, stay very far away.

ONE THOUSAND, ONE HUNDRED DOLLARS. This did not include carpet cleaning (almost $500 more for 4 rooms and stairs!), or any trash removal, extra damage, etc. Invoice was provided when demanded (took 3 requests, and they refused to provide receipt of payment), and the invoice was to a random LLC without a phone number. Afterwards, we contacted 5 other reputable/reviewed cleaners in Longmont and prices were quotes between $375-550 for move out cleans with window and appliance cleaning. ELEVEN HUNDRED DOLLARS for standard cleaning without carpets. Per Owners - They do not lease properties prior to move outs and REFUSE to sign a lease until a unit is physcially vacated per policy. This leads to extended vacancy for the Owners, and seems to be done to minimize their leasing effort. I asked about this, as it would have helped to minimize my costs on my personal situation(an early termination that I paid the fee for, but wanted to minimize further costs by leasing it asap), and I received a stern response that rules are rules and that is a company wide policy for all units. I asked multiple times for an explanation as to WHY the policy is in place - this was ignored. Knowing this company policy will potentially save thousands of dollars per year by choosing a better manager who minimizes vacancy. There were a few other normal gripes, but those pale in comparison to the points mentioned here for both ends of their clientele.

The…read moreowner, Bryan, was a festering boil on the buttocks of the realty business and everything about Alert Realty was malignant, poisonous, and toxic. You could scrape the bottom of the barrel and that would be a vast improvement over anything his company had to offer. Thank goodness they have closed their doors and are no longer in business. There is a little less darkness in the world and Colorado's vibration just went up a notch. Being a property manager is a considerable responsibility and a position of integrity and authority and after being their customer for 14+ years, I would not trust Potter to manage an outhouse or a cesspool and if he used my outhouse, I'd check to see if the toilet paper was gone, he is so full of it. Alert Realty was a rancid abomination and blemish on the real-estate industry and Glory! Glory! Hallelujah! They have finally closed their doors! I don't know if it was negligence, incompetence, or just plain selfish greed that makes people like this think it's okay to put other people's health and even their lives at risk and to do so casually without a second thought, as standard operating procedure... business as usual. That contemptuous attitude earned Alert Realty the #1 spot on the Worst of Longmont list and made them a Top #10 contender on the Worst of Colorado list. They worked hard for it and they deserve it and I agree that they are the absolute worst Longmont had to offer. Alert Realty reminded that there are people in this world so despicable, there is little to compare them to. If there was a 'Golden Review' like a Golden Ticket or Golden Buzzer that would automagically put a company out of business, I would have used my Golden Review to put Alert Realty in the unemployment line where they belonged., Fortunately, for the world, the owner retired and will no longer be spewing his reckless business acumen upon the world. Ding Dong! The witch is dead! May Bryan Potter never come out of retirement! I was lucky in life in that this was my first experience with a slumlord and it was bewildering having to accept that I was renting from such deceitful, insincere people. I rented from them for almost 15 years and there were many reasons not to trust this company. I never trusted them to be unsupervised in my home and, at one point, considered getting a restraining order against them. They were disorganized, like a chicken without a head, and the leadership of that company had questionable integrity, so everyone who worked there fell into that category. The front face of the company, the 'leasing associate' Amanda was a poster child for 'unprofessional' with such awful communications skills, she should never be in customer-facing jobs. She was also an incredulous liar. Nearly every interaction with Amanda was unpleasant & made me upchuck and left a rotten taste in my mouth that was hard to get rid of. If I think of her still, I have to spit. Mr. Potters last act as my property mangler was to steal. He stole $150 or so from my deposit; he could legally steal my money because my lease said I should clean my carpet at move out. The carpet absolutely had to be replaced but still, Mr. Potter charged me to clean his 20-year-old carpet that was torn and disintegrating and could not possibly be washed. That is Bryan Potter's character or lack thereof. This is the caliber of integrity from Bryan. Zilch. Caput. Nada. The world should remember Bryan Potter is a common thief, abusing his position of authority and trust one last time. I write a bit and to process the experiences I had in dealing with this wretched company, I wrote numerous reviews but I also wrote a song, a poem and even a screenplay, all disparaging and vulgar. One couldn't honestly describe Potter and his rancid company without swearing a lot. The 1-2 star reviews tell the true story of this company and are the reviews to pay attention to. I doubt the validity of any 5-star reviews - when I see conflicting ratings and someone or something either gets a 1 or a 5, but nothing in between, one of them is probably bs. I graciously rated Alert 1 star because you can't rate less than that. Reviews are helpful but, these were rotten people and so, I felt that I should hold them accountable and file complaints against this company with the BBB (https://www.bbb.org) and with the National Rental Protection Agency (https://www.rentalprotectionagency.com/complaint_center.php) as well as Colorado Association of Realtors (www.coloradorealtors.com). If you encounter slumlords, you should report them there. I also reported them to the property owner who had trusted them in good faith even though their property was grossly neglected into disrepair. I hope she recovers from their considerable damages. This was a dangerous company to deal with for many. Great, they are gone!

    This is the most frustrated I have ever been. HOWEVER, their customer service (and just basic communication) was the worst I've ever seen. Me and Roommate #1 had already been approved for the house before we decided to include Roommate #2, which the owner said should be just fine. But R#1 had to move out of his place on the 1st and Alert hadn't let him sign the lease yet. When I explained his move-out deadline was coming up within the week, the front desk manager at Alert didn't seem to care at ALL. Stonewalling. Now I understand that they had to process R#2's application before he could move in, but they had absolutely no sympathy for R#1's situation. They never told us that all roommates had to apply before we could be approved and sign the lease. LUCKILY since we knew the owner, R#1 was able to move in before we signed the lease. But I could not believe how insensitive Alert was with regards to this situation. Now, the day after R#1 moved in, they finished processing our application and told us we were approved. When they read out the rent numbers, I explained "This is not the number the owner told us." I expected them to say "OK we can double-check with the owner." But of course they didn't care. She only said "This is the listed price." And again WOULD NOT BUDGE even though we had spoken with the owner directly. It felt extremely disrespectful. The owner emailed Alert the final numbers so they could be on the same page. But Alert wanted to schedule a lease signing ASAP. I texted them back "Can you please confirm the final numbers first? I don't want to gather all 4 roommates to find that the lease is incorrect." They texted back nothing but "Ok." Then 3 days later I call them up at 3pm while I am at work to ask for the price confirmation they promised. "Oh, we confirmed the numbers with R#1 on Friday and you have to come in at 4:30 today." I said "You never got back to me! I never scheduled this appointment." Stonewalling again: "You have to come in at 4:30, you're scheduled for 4:30." I say "How are we supposed to get all 4 of us together and get our money orders ready in an hour and a half?" She says, "It's 3pm now..." then "I'm really busy, thank you, goodbye" and hangs up. I am not the type of person to get angry, but in this situation I am LIVID. She would not even confirm the final rent and deposit numbers with me and I am supposed to get a check ready and gather my roommates together within basically an hour?? Just extreme rudeness and miscommunication. So SOMEHOW we all manage to get our checks in order from the bank after Alert texts me the final numbers, and all 4 of us are able to meet at the office at 4:30 either because we don't have work, or because work is OK with letting us out early (LAST MINUTE might I add.. Again, I don't know how Alert would have responded if we weren't able to have all 4 of us available because we were out of town, or couldn't get out of work. If I hadn't called in, we wouldn't have even known about the scheduled meeting!). Bryan (which I assume is the business owner) was more pleasant to work with than the front desk manager, but the meeting felt very weird and as if they were unprepared. The lease had an incorrect date and he kept forgetting to print out a few documents. If they were so busy and unprepared for us, why could they not have waited until the next day to sign the lease?? The whole process took over an hour and some of our time was wasted. We were able to sign the lease and pay in full but Bryan did not address my concern at the end of our meeting when I brought up the fact that they had not gotten back to me, and they gave us only an hour to prepare for our lease signing. I am so glad I don't have to deal with this company anymore, they have been rude and extremely miscommunicative. We are lucky they won't be managing the property. I never want to deal with them again.

As a millennial, I've done my fair share of cohousing situations and I think that the way that they navigate roommate changes and repairs has been as seamless as possible. There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. A rockstar employee for a great woman-owned company.

I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.
