We had a late arrival on Weds night and they accommodated us very nicely, we got in, sadly the room was very hot as the AC unit was on the fritz. We let the owner know about the issue and in literally 30 minutes they installed a brand new air conditioner in the room, instantly we are nice and cool. We had a first floor room, walking out on to the private beach, glorious view, picnic tables. fire pit, clean rooms, amazing cleaning staff. About 2 minute drive from P-Town and the wife and I will be back again again and again!!!

There was a view of the water, but it was barely visible. There was no counter space to put toiletres in the bathroom and the amenities that one usually finds in a basic motel, such as a clock, a small bar of hand soap, etc. were lacking. The refrigerator and coffee maker did work. The room was very cold when I arrived and I was told that all the rooms had mini-splits that were on one control system for all rooms, so there was nothing that could be done about the temperature and there was no way to turn it off in one room. The staff person did, reluctantly, find a small pace heater, but gave it to me with no directions and did not tell me that it was on a timer, so it worked for only a short time and it was unclear how to change that. It was a cold night, despite sleeping in a long flannel nightgown and fleece jacket with the blankets doubled! While the major control panel for the heat was eventually changed, the control panel in the room allowed only for slight adjustment to the temperature and it was not possible to turn it off when it got too cold or warm in the room. They would not consider any reduction in cost for the first night and seemed annoyed that I even asked. While it could have been worse, I would definitely not recommend this motel.

Best decision of the trip! The owners were very polite over the phone. The room was perfectly clean and well-decorated. Amenities included a microwave, fridge, and a TV. Plenty of outlets and there's an alarm clock that you can use if you feel you'll be too relaxed and oversleep. The bathroom was cozy and immaculate (the main problem from our AirBnB stay). When we woke up, we spent some time relaxing on the beach area and sitting on the rocking chairs. We woke up too late for breakfast, but the overall stay was fantastic. Would certainly recommend to those stopping by in the area.

They advertised wifi, and I'm always skeptical of that. The first day, it worked great, and then not at all for the next few days. It came back very briefly for an afternoon and that was it. I wonder if they have data caps enabled. Anyway, don't count on the wifi. The one negative for us was the walk to the beach. It's beautiful and scenic but a pain with kids. My nine year old kept saying "they said the bay was in our backyard - that's a pretty huge backyard!" again, we're used to Days where the sand is at your door. I appreciate that this motel was across the street from the shuttle to Provincetown and that you could walk to the beach. The staff was very helpful. I didn't spend too much time at the private beach, but I did enjoy eating meals out there and looking at the view. My only criticism is that the hot tub/pool seemed like it needed cleaning. The only caveat you should be aware of is that the walls are thin and you can hear everything going on in the rooms beside you. The water pressure in the shower was somewhat low but manageable. The views from the room are beautiful and we caught an amazing sunset right outside our back porch. The location was perfect, just 5 miles from Ptown and many beaches close by. Great time of year because we didn't have to pay beach parking fees. The pool was beautiful too, u can see the ocean from the pool, but u can't walk to the beach, the highway is there. I wish the pool was heated, otherwise it's quite nice. The beds were comfortable not too firm or soft, just right, but the pillows almost too big and puffy. I always bring my own pillow so I was fine. Complimentary take home slippers was a surprise. There were pool towels and bag if you forgot your own. Overall a great stay and I would definitely return and recommend!
