Our contract clearly states our deed's four corners was the job. Our deed includes three previous owners, four sets of latitude & longitude, and four sides measured to fractions of feet. Our property is bordered by one neighbor, the creek, and uninhabited woods on the remaining two sides. John clearly racked up the billable by pulling multiple area deeds and taking the time to plot neighbors two doors down. After discovering that John ignored our very clear modern deed and used wrong data, First Capital Engineering also ignored all requests to mediate error.

When I reached out to First Capital Engineering, I was addressed with such professionalism and enthusiasm from staff that I knew I would be in great hands. John Luciani the president of the company took on my project with great care in educating me with each part of the process to ensure I had a complete understanding of what was needed for the most efficient repairs that would best fit our budget as well. Mr. Luciani went above and beyond by being our guest speaker at our evening community meeting to inform everyone the need for our repairs. He was very helpful in explaining what to look for in a good excavation contract, provided a written report with proper repair information, and was able to answer any questions or concerns. His knowledge and expertise made voting to moving forward with our repairs much smoother having the information come straight from the expert!     if I could do half a point I would. My suggestion would be to look for red flags with this company!…read more First red flag "I WOULD NEVER IN A MILLION YEARS BUY ANOTHER HOME FROM THESE PEOPLE"! Red flag (If they say it was inspected by their person, ask to see them, if he's 5 years old, which is what I think RUN! Red flag, my deck was freshly painted cool right? Not, lasted one year. Chipped, faded, very poorly done. Nails used to repair deck not screws. Red Flag, railings not attached to studs yup, Red flag wait couple weeks after they paint, cracks, screw pops, and so much more. I really hope you get my point. I guess I'm to trusting, and I shouldn't have been with this place, very sad. At least, I can now say I know what RED FLAGS look like. With lots of work we did, that should have been checked, and done already, I love my house now. Have all houses inspected! Even if they say they had it done already.

The disclosure was inaccurate. It did not state anything about water in the basement, which we saw first hand, and there was no place on the renovation list that noted they took care of the mold problem that was noted on the inspection done before they remodeled. The inspection noted mold in several areas. The company claims to have 'removed' it, but never stated this was actually done. They could never provide us with invoices or warranties on the supposed new sewer pump, water pump, roof, etc. Our realtor asked more than enough times for this information...never received. I feel bad for the next person that puts an offer on this home. We terminated the contract. If you are smart, you will ask questions...lots of them. But don't hold your breath on getting the answers. I think they know there are problems, and are hoping to find the person that isn't going to ask questions. There is a reason this home has been on the market for almost a year...now we know why.

    I wish I had seen the reviews here before wasting my time with them. The person on here is right…read more You can't look at a place unless you pay a application fee which is per person. If they are using the pandemic to take advantage of people then as of 5/25/22 they are still using that tactic. I tried my hardest to try and work with them to tell them our situation. After sending so much paperwork calling day after day all of a sudden I got no response back. It just went dark. No reason for why and it did effect our credit score which has made it harder to find another place. If you are looking for a cheaper home don't go here. By the time you pay for all of your fees you would be paying for a place teice as much as what it is worth.

The agents / staff that I dealt with were rude and not at all helpful. If I hadn't been in a bind, I would not have rented through them. I don't know the "rental laws" in PA, so I can not be assured that C21 Dale P.M. is "standard" for PA. I do know that they do not keep their renters "pay online" page updated and charge late fees due to the fact that not all "fees" are posted by the rent due date and will charge 10% per day on those fees. They could give Capone lessons. The week I moved in, I put in a repair request on their web page through the "tenant" portal tab - it took re-submitting the request and phone calls to get the repairs scheduled. 2 of the repair items are still not done and it's been12 months. Go figure. I recommend that anyone looking to rent, stay away from C21 Dale Property Management. Research rental laws so you can be aware of which company is raping the renter. I wish I had BEFORE signing the 1 year lease..
