This after 4 years of leasing - they could've just issued one but was REFUSED IN NO UNCERTAIN WAY, STERNLY WITHOUT ANY KINDNESS OR COMPASSION IN THEIR HEARTS!!! To be polite to other guests to not obstruct the loading zone (1st photo), we have paid for parking at the 2nd Street Parking run by the City of Gainsville (2nd photo) for the last 4 years to ensure we parked no longer than 15 minutes in front. So I pleaded with them to issue me a piece of paper with Cascade Logo for just long enough to move our daughter out but was forcefully declined despite repeated requests. DON'T DO IT !!! I lived at Tuscana, but a lot of this applies to all Trimark properties. THE APARTMENT: - No matter how clean your apartment is or how new your lease is, there is an odd odor (sulfur/rotten eggs) and bugs EVERYWHERE-- wolf spiders, roaches, and silverfish. They say they spray for bugs, but I'm not sure they do so effectively. Or maybe it's the cheap design of the apartments. Either way, the price is way too high to be dealing with all of this. - The AC vents are full of dust and lint, and they refuse to clean them for you. I wipe my mirrors down every single day and they're covered in dust within hours. - The plants in the outside area are so unsightly. Most of them are dead, and they're everywhere. Whatever trees they picked out shed leaves year-round, and instead of changing the landscaping, they have a guy with a leafblower outside EVERY. SINGLE. DAY. And there's still leaves everywhere, pretty much all the leafblower does is scatter dirt everywhere. - The lawn chairs and firepit chairs are always filthy. I remember when I moved in and the first cold front of the year arrived, I was so excited to try out the firepit. I shouldn't have worn white! Bring wipees or a towel if you have the unfortunate displeasure of living here. STAFF: Maintenance - The maintenance team, which applies to all Trimark properties, WILL use your toilet if you are not home. Once they literally left a big poop in my toilet. I wish I was joking. - Maintenance will also say they have completed a work order when they didn't (this happened so many times). - Maintenance will not come on the weekends unless it is an "emergency," which basically means a wall would have to cave in for them to come. So, for example, if there is a leak, or the fire alarm is going off, or the appliances aren't working (yes, even the refrigerator), you just have to deal with it. Management - The Trimark management are ridiculously rude and unhelpful. They take advantage of naive students, promising them the world. Once they have their signature and their money, say goodbye to being treated with respect and being provided with what you pay for and what they owe you. - Don't bother asking for help if you have an issue. They allegedly have a great security system, but non-residents break in all the time to use the lawn chairs and firepit, and try to break into the apartments. - I won't disclose my issue, but I had a MAJOR safety implication. All I'll say is, if you do have the unfortunate displeasure of living in a Trimark property, they won't help you out which will lead you to wanting to fight them. Don't bother. They have an army of lawyers, and you will not get anywhere. They only care about money. OTHER: Do the fire alarm/sprinkler inspections really have to take place during midterms and finals every single year? Every year I am trying to write papers and study, and every year the fire alarms go off for half of the day. I could go to the library, but I would prefer they waited until students go home for break. Many people who live here also work at UF from home and have to stay until finals are over- what are they supposed to do? Don't get the furniture package-- not only is it hideous, but it's WAY too big for the space and there's no good way to arrange it. You can't remove the cushion covers to wash the couch and armchair either. So, if you're cool with paying an arm and a leg to live in an unsafe, bug-riddled, cheaply designed, oddly smelling apartment, a filthy, unsightly outside area, AND you're cool with management and maintenance not doing anything to help you- go for it! read more

Trimark (USUALLY) has been reasonable and of good value. The amenities for the location and rent are pretty good, so for the value of the facilities, it was pretty okay. We've rented at both Deco and Camden, which are both alright. People liked to tell me that they thought Deco was ugly, weird colors, whatever. I thought it was cute, and the countertops were granite, so idk what else I could really ask for, especially for the rent. My neighbors were always friendly and quiet. Camden was also pretty nice. No serious complaints. Management sometimes took a long time to fill requests. Specifically, we tried to get somebody to look at both the lock on the front door (looked like the casing was literally falling off) and the lock on my bedroom door (didn't work when we moved in, the pivoting thing on the lock in the handle just freely swivels all the way around). We put a formal request in through the website for the front door, they scheduled a date and time to come by, and then nobody showed up. We only asked them to look at my bedroom lock through text, so ig that gets a pass. There were other weird things about this property, namely a nail that stuck up in our carpet and a recurring mildew problem in the toilets. Nothing that couldn't be worked around with some routine cleaning or care, just...strange. Considering how other basic maintenance concerns were brushed off even when they were looked at, we decided to let these slide. Idk what it is tho, new management, staff whatever, but the leasing office and their policy has specifically taken a turn for the worst. My unit group has rented from Trimark for 6 straight years, starting when my older brother was a sophomore through my senior year with a little overlap. During that time whenever our roommate situation was firm we'd always renew early to lock in their early bird rent special, which had us renewing in mid Fall as opposed to Spring. During our last term with them however, they got super pushy about trying to get us to renew in October, heavily implying to us that our unit would not be available for a renewal if we didn't do it on their timeline. This was super confusing to us, because I and my roommate both renewed and signed onto leases after decisions came out in March. I also don't know of any other property that forces you to renew on a unit three months into the lease term. Really rubbed me the wrong way considering how faithfully we've paid rent to them without problems, and come spring, they had in fact leased our unit to somebody on a waitlist. This to say, it's an alright place to rent from, but only if you know exactly what your plan is by October. That wasn't the case for us, but maybe it is for you lmao. Obviously with the way the lease was written it wasn't a breach of anything, and that's their prerogative as a landlord ig. Just super weird and felt kinda slimy. My time living at a "luxury" Trimark property was awful. The people working for Trimark are rude, condescending, and lack humanity and empathy. The only reason I signed at this "luxury" property was because of their "high-tech security" latch system but when people start scaling the building and trying to break into people's balconies and apartments, management is radio silent. We had multiple items stolen from us while living here and overall dealing with their customer service reps was a nightmare. At the time of this post Trimark has a 2.0 rating and I truly don't understand who would dare flatter them with such a high rating. They are a dismissive and greedy company that will lie to you and tell you anything to close a lease but then they do not provide. The Arbor lofts property has roaches and they will tell you you can park anywhere on site but then they will boot your car additionally they deny this but the towing truck guy said they collect commission on the boots they put on cars. Furthermore, if you were to sublet your apartment they will tel you to post it on their site so you get better chances at rent (they charge you for this service a hefty amount) and guess what after two months of their post not a single question yet it took me a week to get a tenant online. I lived in the same unit for 4 years and my cousin lived in the unit the 3 years prior. After 7 years of renewals in the same unit I was charged over $700 for "rust" and a broken freezer handle both things that were out of my control and due to wear and tear of use. They take such advantage of students and make so much money off them. The apts are cheaply built, have no security, and no parking. My daughter has to park on the street, her car has been hit 5 times this year. Homeless guys are lurking around and they will not disclose any issues when students inquire then lie about it later. Every lawyer in town is on retainer for them so there is no recourse for tenants. If you pay a day late the fines are insane. Very overpriced for what you get. I wanted to move in to a room this year. The ONLY reason I wanted the room was because the property was close to campus. It was a dorm room that was extremely tiny and had no bathroom or kitchen. However, I was told I would have to share the bathroom and kitchenette with the people in the other room who had those amenities in THEIR room. It seriously felt like I would be sneaking into their room all the time to use what's theirs but I just wanted to be close to campus and didn't know any better. This isn't even the worst part. After about a month of back and forth e-mails and phone calls about me signing the lease, I finally signed it and mailed it with a check to Trimark. The exact day it got there, I received an e-mail telling me it was not possible for me to move in there because they had been "working with another girl for weeks who had trouble with her roommate" and therefore had to be relocated to the room I wanted. It astounded me how we had gone weeks talking about this lease and they had not once mentioned about this situation. To make it all worse, they promised to send my lease and the voided check back to me but never did and I had to ask many times for them to do so. In the end, all they did was send me an e-mail of a photocopy of the voided check. I am so glad I did not sign with these people. I had read reviews but ignored them so do not ignore these reviews! One month after we moved it, they took away our parking, put a house in our backyard (constant construction starting at 6:30am), and plan to build a multiple family home next door (more construction). TL;DR DO NOT WASTE YOUR TIME/MONEY/SANITY TRYING TO WORK WITH TRIMARK. NOT WORTH IT IN THE SLIGHTEST. You can get a quality apartment with MANY more amenities outside of this company. If I could give Trimark zero stars based on their price, location, customer service and amenities, I would. The only good thing I can think to say is that their maintenance team is top notch. When their low-quality appliances break, (which they will often) they are always very prompt and nice. They are a money-making organization only, and have no respect for their tenants whatsoever. We chose this apartment sight unseen (Camden Court), and we're lied to repeatedly by Bernice about the amount of undergraduate students nearby. My roommates and I have careers and would not have chosen this location if we had known of its proximity to sorority row and a ridiculously loud and obnoxious group of students across the street. I was sleeping so little due to the noise that I have gotten sick more times living here than living through 22 Upstate New York winters. They do not accept lease breaks of any kind and their prices are so outrageous that nobody would sublease. Even the parking space I lease in a nearby apartment was almost two feet under the legal width for Gainesville, and the damages to my car were well over $300. When approached by this, Trimark shrugged it off with another excuse. I have considered getting lawyers involved to help solve my problems but it's not worth it when it comes to Trimark, they have dealt with every problem imaginable and have covered every possible defense you have against them. Do not even consider getting involved, unless you are an undergraduate student who can sleep through a frequently used bus stop that runs at all hours of the night right outside of your windows with 15-50 screaming drunk students each time it comes around. Very upset about the way Trimark has handled their parking situation. We paid $200 per month for a parking spot. Originally, my daughter was offered a more than ample sized parking spot. Upon returning to school, she was switched to an 80 inch spot when her car is 70in. Does not give much room to get out of the car, needless to say that the person next to her will be dinging her car as they do not have enough room as well. As there is a 96" spot a few cars down and a much smaller vehicle in that spot, they are unwilling to switch and accommodate her even though she was switched out of her original spot. They office will not allow us to speak with management, nor will they give us their email. They are blaming it on my daughter's parking ability. I've had many problems in my first month here including no door to my room and a flea infestation. Once you sign that lease they do not care about you anymore. They were definitely nice and welcoming before I signed my lease, but within the first month of living in a Trimark building, my BRAND NEW apartment has had numerous problems including the power shutting off, drawers breaking, and broken blinds. When it comes to paying rent, not only do they have an outdated method of sending in a physical check each month, but they charge 50 dollars when rent is late ONE DAY. These are the worst property managers I have ever encountered. All they care about is taking your money. If you wish to sublease your apartment, they make you put down a $200 deposit for no reason. They will not communicate with the person that is subleasing from you, they still expect you to be the middle man when it comes to rent and maintenance, but you are out $200. They also had us under the impression that our lease ended at the end of the summer semester, however, they are making us move out a week early leaving us nowhere to stay during the last week of summer. They monopolize the residential area in zone 1, leaving few different property managers to choose from. Most of the workers are very rude and have awful customer service. I lived at Estates at Sorority Row for a summer through a sublease and it might be the nicest apartment I ever live in. It usually books a year in advance, which is ridiculous for Gainesville...but it's really nice. Definitely a good place to find an apartment for students. Some can be expensive but affordable options too if you're willing to sacrifice private washer/dryer or other luxurious amenities. read more

I pay almost 900 dollars a month for my two by two apartment yet I am calling maintenance like once a week. Be it no hot water, roaches, or washer dryer issues, there is always a problem. In addition, the walls are as thin as paper, and the painters that are here for what feels like weeks at a time (why? I have no idea) are boisterous and wake me up every day at 8:30 am. They are loud, play music, and their metal ladders are the worst. They unlock the front door and let all these painter men into my house. Not only is it insanely uncomfortable for my roommate and me, (we are 19-year-old FEMALES) but it is (we find it) unnecessary. Why are painters coming through my house so often to touch up the paint on my porch? that can't wait until leases get renewed??? I live in a two by two for comfort and peace. As someone who has lived with Trimark Properties for 3 years, I feel like I've experienced a wide range of the good, the bad, and the ugly. Pro's: - Extremely close to campus - High quality facilities - On-call maintenance Con's: - Utilities not included in almost all facilities except Windsor Hall - Always looking to charge a fee - Lose packages - 24/7 Night Managers are not helpful - Staff is EXTREMELY unprofessional, with the exception of Bernice - Not furnished - Parking not included in rent Neutral: Very expensive rent but it makes sense for the most part given the location of their properties. It's prime real estate. If you don't want to read the following review - which I HIGHLY suggest anyone interested in Trimark should - in short I can say: While there are not many places close to campus that are both cheaper AND have nicer facilities. Consider living farther away from campus where you will pay SIGNIFICANTLY less and have equally as nice - or nicer - apartments. ---------------------------------------------------------------------------------------------------------------------- Their buildings are all very well-maintained, beautifully decorated, and make you feel like you're living at a home rather than a college apartment. This sense of comfort is worth its weight in gold and bumps them up the extra star. This coupled with the fact if something breaks - for example the AC - they will immediately call staff to come help the problem. At times, they're even know to contract outside help if you're truly desperate. Trimark is a company interested solely in making money off of their tenets. It is NOT interested in your well-being as either a student or customer; they are not willing to ever compromise or negotiate, regardless of how good a tenet you have been prior to an incident. For example, if your parents are in town and want to bring your pet, a Trimark employee will most likely see and charge you $100. Unfortunately, it doesn't matter if the dog was there for 10 seconds or 3 days - this applies unilaterally to all clients. Any sort of negotiation with Trimark to have them be more understanding about the fee will be met with some sort of excuse, such as, "Oh, well your lease just began so we can waive the fee" or "Your lease is ending soon so we can't take that risk" or "it's the middle of the year the fees must stay." This is a very common theme with Trimark properties. Because all of the leases are joint, if one roommate fails to pay the rent, you are ALL charges an $80 late fee The reason these fees are problematic is because they don't inspire you to be a good tenet. In the end, it doesn't matter if you're always on time or follow all the rules - you are treated just as harshly as those who consistently break the rules. From personal experience, I know that Trimark Properties are strictly non-smoking, yet when I've called to complain, I've been met with very flippant and annoyed employees who don't particularly care about my problems. However, when my roommate is late with the rent, they are extremely quick to charge us. They are very rude when it comes to dealing with tenet needs. I have been called a liar by their staff when their Maintenance employees were stealing our electricity, which we pay directly to GRU NOT Trimark, and when I supplied photographic evidence, I was not even given an apology. They didn't even offer to pay our increased utility bills unless we could "prove they increased substantially," which is moot because they had been using our electricity and it is next to impossible to prove which outlet is the one responsible for every incremental charge. They don't apply their rules evenly and fairly. There have actually been a few times where I've contemplated calling the police because I felt they would have done a better job managing certain activities than Trimark itself. Furthermore, you end up spending a substantially larger amount of money living in their apartments than moving to some place that includes utilities or furniture. Where I lived, the rent was $650, but if you included utilities, it ended up being $700-$730, depending the month. Most locations have a rent that averages about $850, so always include that extra $50-$70 to your budget! After living with them for 3 years, I don't think that price was worth all the negativity we experienced upon moving to another one of their locations. It's also very important to note that their leases are joint leases. You have to be sure that someone lives in all of your bedrooms or you will be charged that excess fee. In our final year, my roommate and I were paying $1000 each - not including utilities - to live in our home because our third roommate had to leave. Trimark properties does not care what your situation is; they will not lower or limit the excess rent in any way. This is why it's very important to only sign with them if you're 100% certain you can fill all rooms. read more

Trimark is the master of pressuring students who are out on their own for the first time into making decisions before it is necessary. Three weeks after my daughter moved in, they started pressuring her and her roommate to sign a lease for the next year. They had such minimal experience living in a Trimark property, they had no way of knowing whether it was was going to work out. They tell the students they are almost "sold out", and scare them into thinking they are not going to be able to find a place to live. Meanwhile, they continued to show the apartment for several more months, so obviously it wasn't true. Parking is another scam of theirs. They charge rent, then add $175 per month for a parking space at the building. When we declined that, they called her with great news: a parking lot off-site for only $100 a month, with month to month rent. Out of desperation because of the terrible parking situation at UF, she agreed. She is gone for the summer studying abroad, and I was just told she has to pay for parking even though she's not there. They told me she signed a contract (she says it was verbal) but they can't send me a copy of it because their computers are down. I understand paying the lease on the apartment, but to pay for an off-site parking space, in a crappy neighborhood a half mile from the apartment when she is not there is just beyond taking advantage. Meantime, they are sending threatening letters to her roommate that is there. When I called to speak to them, the girl (Angie) was rude and dismissive. I asked to speak to a supervisor and she said no, that they would just tell me the exact same thing. All In all, a terrible company to work with. It constantly smells, the walls are paper thin to the point where I can hear my neighbors phone conversations, it is loud, dirty, unsocial, old, and the washing machines are 20 years old and coin operated, oh and forgot to mention its placed next and shares a dumpster with a halfway house and is located in an extremely questionable area in general. I made the mistake of signing before I actually came to see it. I practically live in Broward which sucks because I pay so much for rent every month. But it doesn't stop there! Trimark's also has many other "luxury" apartments. They are extremely poorly build. Tuscana, the newest apartment complex is currently being built right next to Windsor. I have been watching it being built, I would feel safer living in a treehouse just because the treehouse would probably be built with more quality materials. Trimark Properties offers many different living options. I have lived in 2 apartments owned by Trimark and both have been great experiences! The apartments are very nice and well kept. If something were to break in the apartment, they offer maintenance that usually fixes the problem very quickly. The best part about these apartments is the location, close to the business school and of course midtown. I've been a tenant with Trimark at their apartment complex Tuscana for almost a year now and really appreciate Trimark's professionalism and the level of comfort and safety I feel in my apartment. The Trimark office is located just a few blocks away from me and whenever I have a question or issue I can easily drop by or place a quick call with one of the leasing agents. Since Tuscana was just built when I moved in Fall of 2015, there were a few kinks that needed to be worked out, like a weird cabinet door or adjusting a door that liked to close by itself. Whenever I place a work order request, even at midnight or later, I have the maintenance team knocking on my door by 9AM the next morning. Although 9AM is very early for me, I am always amazed at the quickness of the team in response to my issue. Even in the middle of the night, there is emergency personnel available to help with any issue I may have and I am so grateful for that since I'm accustomed to living at home with my parents and this is a new experience for me. Lastly, I feel very much at home in my apartment. Coming from my freshman dorm Murphree on campus at UF, Tuscana was a huge upgrade, both in cleanliness and looks. I have a ton of space, and lots of windows which is my favorite feature because of the natural light filtering in. read more

Don't sign their rental contracts without reading them....they are designed to take advantage of young students! They will not work with you. They trapped 3 football players in to signing a lease making them think it was just an application fee. read more

I wish I could give Trimark Properties 0 stars. I rented here my freshman year at UF and there were numerous problems. First of all, I specifically said on my roommate match that I wanted roommates who are not slobs. So what do I get? Dishes left in the sink, spilled food in the fridge, and an absolutely messy shared room. On top of that, their customer service is awful and when I looked into subleasing one of them basically told me to be sneaky which exposed their ways to me once and for all. Do not rent here unless you want to be scammed! These people only care about money and will suck you dry if you let them. Their properties are extremely overpriced for what they offer. While there are many genuinely kind employees that work for Trimark, they are overall the worst company I have ever dealt with. Save yourself the trouble, and money, and find a different company to lease from. Taking your money is their only goal, and they attach a fee to every little thing to achieve this. Along with this, the customer service is condescending and downright unprofessional. There have been male workers wondering around my all female building with no Trimark identification on them and no Trimark employee escorting them in and out of the building or staying with them while they are inside. I do not care how extensive the background checks are on these workers. Having them follow an 18 year old girl into a building is completely irresponsible and unacceptable. Yes, most of their properties are beautiful, but overall not worth it, overpriced, and will leave you dealing with issues you do not have time, or patience, to deal with. read more

DO NOT RENT FROM THEM!! My son rented from Trimark during the 2015/2016 school year, transferring to another Trimark house for the 2016/17 year. He stayed the summer for classes in the original rental, having left just three weeks ago. Not being able to move his bedroom furniture to the house next door until now since the lease agreement did not allow for it, he was assured by the leasing office that items he left in his dresser draws (along with his furniture) would NOT be touched!! Today, finally having access to his previous rental to transfer his furniture to the new, next door, Trimark rental, he discovered ALL of the things he left IN the draws had been stolen! Clothing, pots, pans, linens, personal information, and most important - original pictures of him and his dad, who died, that can NOT be replaced!! Money can not but irreplaceable pictures. Trimark's response to our calls was to call the police!! A Trimark employee stole his things, being that no one else had access to the property during his absence!!! read more

Trimark Properties is run by terrible people that do not care about their tenants. I lived at Heritage Oaks and the apartment I was given was wayyyyy different from the one they showed me when I toured. I felt swindled because the apartment I leased did not have a pantry, a functional floor layout or built in bookshelves like the unit they showed me. They also had maintenance park in my paid parking spot constantly (a parking spot that costs $115 per month for a gravel lot- this shows you how they are con artists). They do not do maintenance at all unless you request it several times- I had to request a new air filter several times and when they finally swapped it, it was disgustingly black. The apartments are not worth dealing with the rude and snippy people in the front office. Honestly, I have never met more annoying people and I cannot wait to move out in three days. Properties are very nice. Maintenance is also great, they fix things right away. Unfortunately the management is run by terrible people. They treat future and current tenants like children. They posses a "holier than though" attitude and try very hard to pressure you into renewing WAY in advanced (I lived there for 2 months and they were pressuring me to renew for another year at the threat of increased rent if I did not do it until after their window). There are always surprise fees which are coupled with their ridiculously overpriced apartments. They have no buyout clause in the lease. There was an incident in the early 2000's where a tenant was shot in gainesville and had to drop out school and go home to be taken care of; Trimark would NOT allow the lease to be broken and the family was forced to pay the rent or find a sublessor which is damn near impossible. They have NO humanity. If you ever have a serious issue with them about anything they will stress how good their lawyers are. They do not even have a pool or gym (they say they do but its part of a complex under their ownership that you don't get keys or codes to unless you live in it). I plead with you, do not live here. Live somewhere else. Please, there are better places. Don't be duped into believing they're the closest apartments to UF. read more

It's about time I wrote a review. I've dealt with a couple instances, but now I have been pushed over the edge. If i could give this place 0 stars, i would. Mainly for customer service. Yes, the apartments are nice, but Trimark is horrible to deal with. They give you the show and the fake nice personalities so that you sign your lease, then the light flip switches. Setting up tours of your apartment without roommate notice, then LYING about it and claiming to have left notices and called everyone (when In fact neither were done. A phone call was made to my roommates as soon as I contacted them asking if they knew anything about a tour). I go into the office to mention something about the tour, and I get completely disrespected. The guy, who indeed was the rude Trimark representative who came to my door twice, proceeded to say customer service lines such as "I understand that" -while making NO eye contact whatsoever. Avoid Trimark if you can, they're a waste of time. read more
