Poor communication and customer service. No matter the time you call, they don't answer. You leave a callback, they finally return the 5am (PST) and in Los Angeles so I miss it then am back on hold. A magically glitch in their system said I was in review but so was another applicant for same house. The person on phone couldnt tell me who was first. A glitch? Excellent credit score, no evictions, great tenant history making well over 3xs rent WITH 3 incomes, 2 self employed with bank account verification and I get DENIED. Really?!!!!! Dear Tricon Residents, Please take this alert seriously. Tricon states they are willing to help residents with financial issues related to Covid-19. THIS IS NOT TRUE. We had to terminate our lease early to due taking care of our out of state, elderly parents due to COVID-19. On December 1, 2020 we informed Tricon Residential of our intent to vacate the property on 2/1/2021. We emailed Donald B., Charlene L., and Catherine L. Donald B. Responded and stated he added Francine S. To the email and then asked why were we leaving and was there anything he can do for us to stay. I informed him that due to COVID-19 we were taking care of our elder parents in FL and we could no longer afford to travel between the two states for health and financial reasons. We then asked if the early termination fee of $3000+ could be reduced. Several weeks past and no one from Tricon on the email thread responded to our question. We asked again, and again no response. Finally, Francine S. Responded with .... " Per your lease agreement: "8. EARLY TERMINATION AND LEASE BREAKAGE FEE. Resident agrees that Landlord may terminate this Lease prior to the end of its term and Resident agrees to vacate property with forty-five (45) days written notice. Resident shall owe Rent through this forty-five (45) day notice period. Provided Resident is not in default and has otherwise complied with all terms of this Lease, upon not less than thirty (30) days' prior written notice to Landlord, Resident may request early termination of this Lease in exchange for the payment of a lease breakage fee equal to two (2) months' Rent ("Lease Breakage Fee"). Resident and Landlord agree that the Lease Breakage Fee set forth in this Section C.8 represents a fair and reasonable approximation of Landlord's actual damages due to early termination of the Lease, which damages would be impracticable or extremely difficult to determine. In addition to the Lease Breakage Fee, Resident shall owe Rent through the notice period and shall also be required to repay any lease concessions received, including any free Rent or Rent abatement. Landlord may require Resident to sign additional documentation if Resident elects to request early termination. If Resident abandons the Premises more than ninety (90) days prior to the expiration of the Term, Landlord may terminate this lease and charge the Lease Breakage Fee and Rent that would otherwise be due for the remainder of the Lease Term along with any lease concessions received, including any free Rent or Rent abatement. With respect to Premises located in the State of Florida, only, the preceding three sentences shall be superseded in full, according to the terms and conditions of the State-Specific Addendum applicable in that state."   Unfornately, we will not be able to waive any early term fee. Warm Regards," Please note we do understand this is a lease. We were not asking for the fee to be removed, we asked for a reduction. According, to Francine this is not possible to waive any early term fee yet, the United States Government is issuing it's 2nd round of stimulus checks. Tricon Residential is giving us an additional 4 days to pay our rent and issuing kicks-in-the pockets for tenants who must break their lease. Additionally, Tricon is sending emails stating if you need assistance because you have lost your job or otherwise struggling financially due to coronavirus, please contact us at 855-676-1680. We are here to work with you. This is not true by Francine S. response above. My total bill was $2192. 18 after Tricon kept the $1400.00 deposit and charged us $460.00 for a garage door we could not have possible broken. See photos below. I hope my fellow Tricon neighbors find this information useful as they continue to try to keep their families safe and navigate these uncertain financial times during this pandemic. It is times like these that show what a company is made of and if they operate with integrity. Tricon Residential does not care for the residence and the impact this pandemic is having on American families. Tricon does not stand by it word......See Francine S. response vs. Tricon's email stating their pretend willingness to assist those impacted by this global pandemic. These are the actual charges by Tricon Residential. The broken Microwave handle is a valid charge. I am incredibly disappointed by Tricon Residential and it's treatment of their residents. Don't do it. The rents are outrageous and reaching anyone for maintenance is worse than pulling teeth with plyers and no anesthesia. The septic tank backed up and flooded the basement and garage floor on Easter morning. It took them 3 days to come out. Try living with backed up shit water on the basement and garage floor. Mind you I pay $1600 monthly. My lease ends in a week and they just replaced the drywall but the floors have not been replaced. In addition they have not responded to my request to pay for the damage to my personal property. I have my lawyer involved. I will also be reaching out to the BBB as TRICON is not the company they claim to be. RENTERS BEWARE. I would not rent from them if it was free. read more

Do not recommend tricon they will only give you the run around, feed you lies and not resolve issues caused by them and their maintenance team. Operation manager I had to deal with showed no empathy or compassion towards the situation I had to be put through. Not only was I not provided with the prorated rent credit as promised since 02/03/24 by melissa, My couch was damaged and broken by tricon maintenance while replacing all the flooring in my home for over 3 weeks. Lynn kanaly and her team had a meeting and decided no credit was going to be applied to my account for the days all my flooring and carpet had to be removed and house had to be worked on cornering me in my own home while people came in and out all day long after they decided to actually start working on the home. Now the couch needs to be come and checked out to see if they are able to "repair" it how are you going to repair a couch that was broken and not just replace or give what was paid for it bank statements were offered for what was paid for the couch which was over 3k! Also pictures and videos were provided and yet no solution or apology was ever given. They lacked in treating someone with respect tricon will not treat you fair I am not asking for the impossible all I need is what I deserve. Unfortunately that was not given and now I will be looking into proceeding with further action I will not let this go by I wonder how many residents they do this to in situations where their support and compassion is needed. read more

My fiancé and I put in an application. They denied me because of a criminal history from 13 yrs ago. No violent crimes nor felonies. These things happened in my early 20's, I'm close to 40 and have kept a clean record since. I've lived in pretty great neighborhoods, gated and one high rise with security and valet parking over the water in Miami. Never have I once been denied, I've spoken to a few people who have and does work in the realty field etc and they all stated that during an application process that records that old aren't supposed to be looked that deep into unless violent or felonies. After reading the reviews I felt better because it brought back a lot of bad memories of when I was falsely accused of a lot of things back home in my 20s because of my ethnic background. The reviews on this company states that they pretty much collect as many application fees that they can and disregard basically everyone, I can assume especially during the holidays for a raise. I've tried many times to speak with the application "specialist" Andrea and she completely avoided me. They were rude, hung up on me a couple of times and never returned any of my calls. Nice home although the closets were small but was trying to get it because it was closer to my daughter's granny than the other homes that I found. I loved the home but dodged a bullet big time and will be disputing the application fee as well due to discrimination from 13 year old misdemeanors. LMBO... WOW read more

Have lived in our rental home for going onto 3 years and I've never had a good experience getting a hold of someone since day one so maybe with this review I finally will get a response. Recently put in a work order for a new door sill because ours had been rotted since move in and we had cold weather approaching. Took three different orders being sent in before they finally sent someone out to look at it. Fast forward to second week in November and the people they sent to "fix" the very minor issue took it upon themselves to poorly replace our entire windowed back door and frames with a non windowed door and new paint job. Not only did the new door take away all light in the living room, they caused a significant amount of damage and the door doesn't even fit. Naturally I've been trying to communicate with tricon to 1. Bring back the windowed door as the entire living room looks insanely cheap 2. Come assess the damage that their crew caused so we won't be held liable (because you know they will) and 3. To fix the door, framing, weather stripping and paint job completely because with this cold weather and a door that doesn't fit, our home has been extremely cold since ALL the outdoor air can come in. I've expressed this to tricon, called once every week since 11/10/2024, sent emails in to my "representative" and have received zero communication back. If I could leave 0 stars I definitely would but instead I'll just steer any friends and family as far away from this management company as possible. read more

DO NOT RENT FROM THIS COMPANY! I have rented from several property management companies and this is the worst. During the pandemic, they did not have any resources answering their customer service lines and they also turned off the call you back features as I have called 5 times with no response. Residents need to talk to someone and to see that they are staffed enough to man their social media accounts with irrelevant posts but not have staff responding to emails or phone calls is insensitive and a slap in the face to what residents need. The only calls they are answering are if you want to rent a new property. Take my advice, DON'T DO IT! read more

My solid advice to all home owners is to NOT go with this company. I have dealt with many Property Management teams and they all have their good and bad. Unfortunately this company is ALL BAD!! As a professional REALTOR who believes in fiduciary duties for my clients. This is definitely not this companies business practice. So when looking for someone who will bring you quality tenants that have a vested interest in your property .... look elsewhere. If I could give ZERO STARS I WOULD. People use the terms Realtor® and real estate agent interchangeably, but they aren't the same thing. And with folks like this out there our name and profession will continue to be tarnished. read more

I wish I would of read the reviews before I applied to this company. The amount of denials is unbelievable. They claim that they base their decision of multiple things . That cannot be true. My and my daughter applied only because she is 18. She is 18 with a damm near perfect score. I know my score was is the 600's. But I clearly pass every other factor to get approved . The other thing they considered is my credit score. I applied at 10pm and was denied at like 8am next morning. So how could you have taken everything into consideration if you never did any reference checks, criminal background, landlord check etc????? I see why a lot of their properties go unrented for months at a time... They make their money off of application. Just to turn around and deny people. I believe every horrible complaint about this company. I will definitely be spreading the word too. What makes the company more of a joke and they could really careless is all their responds are the same nothing personal. Just a basic scripted reply really saying screw you we got you out of $110. I hope more people continue to complain and see this company fail... read more

My sister and I just filled out an application and wanted to cancel after reading these reviews. Just an FYI to anyone thinking of applying to this place they will take your $250 they charge for applying if you want to cancel before you are denied or approved. They don't state this anywhere in their application form. These reviews are very much so valid. This was told to us after getting ahold of someone from customer service that if you regret your decision and want to cancel you are forfeiting your $250. My sister is now in the process of having to dispute this. There should be a way to cancel and get your $250 back. We understand that it puts the house on hold based off first come first serve but people change their mind and the company shouldn't punish someone for changing their mind. We definitely will be staying on top of this to get it corrected and if it does I'll gladly come back and update this review. Moving is stressful to beign with, they shouldn't compound on that stress by tricky wording in their application. If you want to cancel an application with them you lose all the $360, again to let everyone know this before they do what we did. read more

after reviewing many times and them still claiming the same bs I have proof that we as a matter fact did submit a 60 days noti as per our lease said to do. and proof of them claiming that we never did such a thing. And again that email to Tameka Meeks Kelly, that just proves how scammy this company is. They only gave us a month to move out even though we sent a 60 DAYS NOTICE TO TAMEKA. We emailed the 60 days notice on the 14, they replied back on the 18th, so that shorten our move out time. We did what our lease said but they didn't do the same. We were NEVER contacted by the collection team, no knock on the door, no phone calls, and no emails, that only happened when my wife has been calling them for a whole week or two to get everything settled to eventually get her calls going straight to voicemail. We emailed them constantly with questions regarding payment, that we would pay late someone named Alex said that if we made a payment schedule, our account won't close. No information was provided for us like where to pay when they did closed our account or when/why they closed our account. That information was only provided after my wife CALLED THEM. We were NEVER provided with a PROPER invoice statement as asked for, about all the things they were charging us for like the 5 year paint job plan they mentioned!! And we had to CONTACT THEM to setup a payment plan, there was no one on their side reaching out to us, WE had to reach out to them. NO ONE SPOKE WITH US IN A DILIGENT AND AN INFORMED MANNER AS SO THEY CLAIM. THIS IS NOT AN OPPORTUNITY FOR YOU TO CLARIFY YOURSELF BECAUSE YOU ARE STILL ARE SPOUTING LIES. You're a scam company that doesn't really care about your renters and just want to stretch every money you can gain from the less fortunate. Including that SFE company you work with. Just Signed a lease in Lakeland FL. Tricon has been down our throat to get documents completed and turned in. Were past that now. they requesting power and water be turned on 2 days prior to taking possession of the property (12/7). Lakeland electric and water can not create an account for us or turn anything on until someone applies for permanent power and the home builder (LGI HOMES) pays a $60 tampering fee for turning the water on illegally. We have done our Due diligence in getting Tricon everything they need in a very timely manor. I wish they would show the same courtesy when we have issues before we even move in. I am now curious to see how responsive they are after we have moved in and encounter any other issues. I have called and emailed Tricon and LGI homes multiple times, with either no response or "ill look into it" for the last 5 days now. They are both impossible to get a hold of. i hope a Tricon residential Rep sees this an contacts us ASAP. read more

I had the same horrible experience as "Eddie V" did in the reviews left here on Yelp. My experience happened in the Dallas, TX market after they acquired our rental house in a big corporate deal. We had signed our lease with the other company who has done a much better job with customer service and communication. I felt like a valued person with the old company, and with Tricon I was just another dollar sign. We are currently using legal means to keep the bogus $2,500 in move-out fees from ever being sent to collections and affecting our future. Oh, fun story here, we moved out only 2 months early because of a new job that moved us 3 states away. DO NOT EVER RENT FROM TRICON! You will regret it! After receiving a very quick denial from Tricon Residential, (see my previous comment for details) I am now being ghosted by both the agent, who was very eager in the beginning of this mess, and the application specialist, whom the agent suggested I reach out to following the denial. DO I SMELL A SCAM???? Neither one of these employees will return my calls or emails. It seems that Tricon collects a certain amount of application fees on any given property before finally approving someone. Great way to make extra money, right? Since the app fee is non-refundable they are making thousands of dollars using this method. As I said before, stay far away from Tricon, don't waste your money, it's like playing the lottery with these people in the hopes that you will be the lucky winner. Oh, and Tricon, you can save your generic response to review, no one is interested. read more

Applied for a house last week and submitted all the paperwork. We had no concerns about qualifying, but they wanted $360 to apply...which was shocking. We really liked the house and proceeded. Just received a denial because they said the photo of our dog 'shared characteristics with restricted breeds'. Our dog is a lab mix and no more a restricted breed than the man in the moon. While they'll refund $250, they said, I'm losing $110 dollars b/c someone looked at a photo and made a poor judgement call? This is all kinds of fishy, folks. My wife and I paid rent on-time, every month for three years. In exchange, we received a yearly rent increase in exchange for no additional value, sub-standard customer service, often having to call multiple times to get anything done and a few weeks worth of lost wages over the course of the three years, having to stay home and wait for all-day appointments with vendors because Tricon wants to fulfill what is their unspoken company motto: TO DO THE BARE MINIMUM. I was told two different times during my three year stay in their home that the company changed owners and that's why they were so disorganized. I'm not sure if that's true or it was used as an excuse to diffuse my anger at one of their many screw-ups. I could go on and on about my horrible experience with this company but eventually you just reach a point of diminishing value and have to cut your losses. Such is the case with this review. If you have other options, consider them before Tricon. If you don't have other options, look at moving into your car. You'll get a better value. read more

Tricon's process is easy if you are renting because everything is electronically signed and you just have to log on to a portal to make payments (checking account is the only free option, just like in any other places, credit/debit will have a fee). My experience could have been better tho. First, they scheduled a move-in appointment on a Saturday when they are not working. Second, they miscommunicated when the $250 withholding fee will be credited back (credited to portal account tho, not bank) and subtracted from the prorated month rent but really, it will be credited after you move in so the prorated month still needs to be paid in full. Lastly, since the move-in date was changed on a Friday at a specific time (11:00 am in my case, was originally 10:30 but oh well), the agents that were supposed to do the inspection and hand the keys are about an hour late from the appointment, nobody would get there if I hadn't called the main office, not to mention that the agent/lady that we were talking to for all the paperwork was not picking up her phone, but I have given her the benefit of the doubt since it was around lunchtime. I will update this review once the move-in is completed. Reno-Sparks, NV read more

t They make their business on taking your holding fee. I found a home, applied out down $55 for the app fee then $250 for the holding fee. I was approved and they give you 48hrs to put down your deposit for the home. within the 48 hrs I had a family emergency and was unable to put that deposit down. Tricon is keeping my deposit and trying to charge me extra for "moving out early" when they set the move out date, twice! I moved out of a Tricon home & have been notified that my deposit is being kept & additional payment is due for failing to give a 60-Day Notice. I received a letter in December stating my options, month to month, renewal etc. In that letter it said I could give a 45 day notice. I contacted tricon on March 11 & stated I wanted to give my 45 day notice & wanted to confirm the procedure for move-out. The call center said I needed to email G. Martinez. I sent an email saying I wanted to give my notice & to talk to her to confirm move out date/next steps. She did not call me, instead after nearly a week she sent me back to my surprise - a Notice to Vacate for March 23, 2023, my original lease end date. I wrote back & said, I was trying to give my 45 day notice & I am on month to month. My original lease ends 3/23 but I have paid through 3/31. Instead of calling to talk like I asked again, she replied with here is your new Notice to Vacate, dated 3/31. At that point & due to nonstop trouble I've had with Tricon, I gave up & moved heaven & earth to move. She set the date & ordered me out with a notice to vacate so I did. I've had nothing but trouble from day 1. I don't have the energy to detail it all here - just know that for one example they left me without AC during the summer for weeks in FL w/ my toddlers & 84 year old dad w/ temps in excess of 94 degress inside the house & gaslit me on repairs. I was bullied by maintenence. This is how I felt with G. Martinez, another non responsive Tricon bully. Ruby has been kind, but she is towing the company line. Her most recent email says I will now be penalized for not giving a 45 day notice. This is not acceptable. They told me when to move. I should not be paying any early termination fees/penalties. After reading all these Tricon BBB reviews, I wonder if this stems from the top - if this is a tactic to trap people & keep deposits/charge fees? Regardless I wanted others to know as I sit here again in tears fighting for my money. read more

Tricon American Homes is, by far, the worst residential leasing company in the U.S. (I can't speak for Canada but since they are headquartered in Canada and the CEO is Canadian, I have to assume that they suck there as well). The company seems to attract and promote the most unprofessional, unethical and underhanded personnel. During my six years of residency, I have found both the maintenance (used here loosely) and leasing departments to be the worst offenders. Many of the homes in their portfolio of investments are forecloses that have sat vacant for months and even years. I lived in one such home. I dealt with flooding issues for three years (improperly graded yard), sewage backups that extended from the bathroom to the living room (twice), chronic and unresolved cooling issues, a pool leak that took them three years to correct, an exposed wellhead, a water system that made my partner so ill that he was hospitalized (for four months), leaking pipes in most of the walls, and black mold in the bedrooms and living room. Most recently I was without water for two days because the well system that they refuse to repair finally became so bad that it had to be taken offline. Maintenance (chuckle...or rather, FOFLMAO!) is a joke. Again, the worst individuals in their field are employed. The technicians are, well, breathing but there's not much else going on. The "outside vendors" they use (aka the friends and family bait and switch) are even worse. I now know exactly who NOT to use to have any work done EVER....these are the types of "businesses" (again used loosely) that are the friends and family members of the maintenance department. Their M.O. is to send out a legitimate company to assess the issue and provide a report. Then, they call up cousin Javier or brother Paul who then makes a quick stop to pick up a day laborer or two, before heading to your home to do work. The staff in the leasing office purposely withhold information and misrepresent (aka lie). They invent policies and procedures on the fly and aren't held accountable by anyone in leadership. It's clear that the CEO is the problem. Corporate culture is established and shepherded by leadership. If the customer-facing staff are donkeys, then I'm pretty sure that the CEO must be one as well. The bottom line is - if you can rent with another company, do it. read more

Warning! Don't give them any money or personal info. I applied for a rental and paid the $49 application fee and the $250 hold fee. When the property showing was bungled and I could not see the property, I politely let them know that I was not interested. The next day, I got an email saying my application was denied with a reference to the "SafeRent" company. I was notified that I would get a credit for the hold fee, but still have not received it. I tried to call SafeRent, let them know I have excellent credit and asked for why it was denied. They started asking for all kinds of personal info and then claimed that their was some sort of lock or fraud alert on my file and they could not get the info. I know that is not true. And I double checked after the call. No issues. A few days later, RentSafe sent me forms to fill out, again is asking for utility bills, photo id... I already have access to my credit reports. There is nothing bad. Seems like Tricon is playing me off of SafeRent or SafeRent is not legitimate. I wish I never heard of Tricon residential. read more

First of all, their website is horrendous! Not very user friendly at all! With that said, I needed assistance with our application so I called and spoke with a great agent! He was able to walk me thru any issues, delete the several duplicates their website created while I was attempting to apply on my own, and he even answered my emails promptly. After 3 days of working on this, 2 days later I got a denial email. They send you to call the third party which does all the credit checks, background checks and rental history. That's fine. But they don't give you much info other than what you already know. So I called Tricon and they said it was due to credit. I advised them that 2 of the applicants were supposed to be non-lease holders, but they said they were on there as lease holders, when the agent that was assiting me with the application, he assured me they were listed as non-lease holders. I can't get a clear answer as to if this is why we were denied. Very frustrating. Now I have a household of 8 people about to be homeless, including 3 children! No one cares any more. read more

My opinion: Do Not Rent From Tricon American Homes! Their homes look nice on the outside but the materials are cheap and fall apart quickly. Their customer service is horrendous and their properties change hands frequently. The workers come and go constantly. One worker contacted me offering her services after she had stopped working for Tricon American Homes. She was trying to take Tricon's tenants to her new company. That speaks to the caliber of people they hire (unethical). Do NOT contact customer care as they will not help. Right now their Yelp rating is 1.5 out of 5 stars. Trust me, you do not want to deal with these people. They will not treat you as a person. You will be a dollar amount. Keep looking. read more

This company is setup in a very professional way. Their houses are clean, very well organized, and look enticing. However, every negative comments you have read in this thread is very TRUE!!! They are master scammers with lack of professionalism and BASIC customer service. I wish I had read this thread previously before applying for a home with them. They literally took my $250 deposit to hold a home, then would not let me tour the home because it supposedly had a broken smart lock. Despite that, they still sent me an application and made me wait for 24 hrs, then told me that my application has been forfeited by me. I do not understand how people can be so heartless to other humans. I find that extremely appalling! This is a very SHAMEFUL and DISGRACEFUL company I must confess. I moved June 7 and had a good move out walk thru and all was fine so I thought. Today is July 18th and I haven't received my security deposit. I have called the California office 4 times and they have messaged someone in the Dallas office and I haven't gotten not one call back. There is no Dallas office number and nobody replies to emails. We are required to pay a deposit before ever getting keys but they are taking forever to return it. You don't know what people may need that for. read more

I specifically asked If credit score would get me disqualified from my application, they said they don't look into credit score or history. And I have the corresponding messages that prove this. After paying 350 dollars for my application fees and the holding fee, they declined me for just that. So I believe they lied to me just to take my application fee money! Be aware this is a scam!!!! These people live off of the dollar, and have no interest in helping people find a home!!! read more

Not military friendly at all. No help or flexibility. I would never recommend that any military family use this company. Customer service is terrible and agents are rude. read more

I would like to update my review of Tricon. This week I gave it 1 STAR due to ongoing issues we have had in the last year and a half. Due to my review, Alicia, the manager in charge of the region where our rental is located, contacted me the next day. She was very nice and very professional. She told me she was going to take care of certain things we talked about. However, one of the most important things for us were the direct numbers to people whom we could speak to directly, without having to go thru the call center. She said she would send me that information, which she did. She did this right away, I received an email from her right after we spoke. I will give Tricon 5 STARS as I see continued improvement in the next few months. read more

They stick to the policy that one should have a paycheck in order to rent a house. Moving from Michigan to Florida, we applied for a rental house through Tricon. My husband sold his business and I quit my job just for this move and to start a new venture in Florida . We provided them proof of sufficient funds and have excellent credit history... but they denied our application cos we don't have a paycheck - no other choice given. Inshort, they go by the books and no room for case by case analysis ... makes no sense. Btw, we got approval for another house through another company who knew what they are doing read more

I was happy with my stay up until move out. Tricon charged me over $300 for "flooring damages" and $500 to haul away a working washer and dryer I left behind. There was no damages to the flooring so they're just making up charges. Emails from regarding the overcharges have not been answered and I get the runaround when I call them. $1500 deposit and I was issued a $300 refund?! If anyone who reads this is renting from them, do yourself a favor and don't pay for your last 45 days. They will screw you in the end! I am very disappointed and angry that I was taken advantage of after taking great care of the property I rented from Tricon. I grew a nice green lawn in the front where there was just dirt and I pressure washed the fencing while I was there to improve the quality of the house. read more
