Stay away from Tricon!!!!!!!!!! This has been one of the most frustrating and disappointing rental experiences of my life. The homes are in poor condition, yet the rent prices are shockingly high. Every year they raise the rent without meaningful improvements or clear justification. You end up paying more and getting nothing in return.Communication is a nightmare!!!!! It's nearly impossible to reach a real person, and when you finally do, the support is unhelpful and unprofessional. There is no local office to speak to someone face-to-face, which makes resolving issues extremely difficult. As a tenant, you feel unheard, unsupported, and completely unvalued. This company seems more focused on increasing prices than maintaining quality or caring about the people living in their homes. Renters deserve respect, transparency, and proper service -- and unfortunately, this company consistently falls short.I strongly advise anyone considering renting from them to think twice.!!! read more

cannot say enough positive things about Robyn Wojcicki. She stepped into a difficult situation that could have gone in a completely different direction, but her calm presence and professionalism kept everything grounded. Robyn listens, communicates clearly, and treats people with real respect. Her ability to de escalate and work through challenges is impressive. She remained composed through every part of the process and ultimately delivered a solution that showed she genuinely cares about resolving problems the right way. She deserves recognition for her leadership and dedication. read more

From the day of our move in, 8/15/25,there has been nothing but issues. HVAC inoperable upon move in during 95°heat, then electrical next day, then wine fridge leak, fallen dead tree(still down ), inoperable dishwasher, and now broken dryer. The communication is extremely poor and getting ANYTHING done is a STRUGGLE. Now we have a new residential manager, who doesn't respond. This is a living NIGHTMARE! read more

Dont rent from TriCon. I paid everything on time or early and was an ideal renter. The full security deposit was supposed to be refunded and sent to me within 30 days. It's been almost a month and a half later and I have not received the security deposit and there's no real way to contact anyone. No one is responding to my email for a contact and calling the customer service line only leaves you on hold. Deal with a local company that you can walk into their office and talk to Or at least get some numbers upfront for when you move out do you can reach someone. I need my money back! I've never had so many issues trying to give a company my money. Their app/website payment and login system is faulty. I have 2 IT tickets open currently to fix the issue with no resolution. Do not rent here. If only 0 stars were an option, because I do not recommend renting with them AT ALL. I've experienced so many problems with them from the very beginning-- I had issues with their self tour link and was told "you just won't be able to tour it" after driving 4 hours, when applying the online system allowed me to choose from available dates for my move in day only to then be forced to change it 3 days before the scheduled move in date because they allowed too many staff to go on vacation that week (the move in day can't be more than 14 days from the date of signing mind you), my home was disgustingly dirty on the move in day which I was responsible for figuring out cleaning because they wouldn't do it, they do not provide the key to the mailbox for your home and it is your responsibility to find time to go to the post office (which is a while goose chase trying to find the correct post office at that) and pay the $40 fee to have new keys made then wait another month until the keys are delivered by USPS, my ceiling leaked after the very first rain storm which took over a week to fix, door knobs fell off left and right, when they do decide to send maintenance to your home they can't provide you with a timeframe for an appointment until 6pm the night before so you can't plan around it for work, even if they give you a window for your maintenance appointment it's no guarantee they'll make it during that time and if they come and you're not home (even if it's after the appointment window) they'll charge you a missed appointment fee, the floors were stained, you cannot get ahold of customer service for anything once your number is in the system and if you do they are little to no help if you have questions so they catch and attitude or just hang up, I chased my property manager down for over a month before she returned my call only to want to rush me off the phone not even 20 seconds into the call because she was about to get off, their rent collection and eviction process is very shady and shark like-- their only goal is to attempt to scare you into paying extra fees left and right so they'll attempt to evict you every chance they can, and there's no lawn or home maintenance so if the previous tenants didn't change air filters, treat the yard for insects weeds or pests, clean or simply maintain the property it falls back to you because their idea of doing that is just enough to get by. In all my years of renting I've never encountered so many issues with a company. Simply do not rent here. If I could go back and tell myself not to, I would. read more

Soooo to add to this initial review. We still have no ice. And thankfully our HVAC was replaced finally on Wednesday (a month later). We still have the blinds that haven't been fixed. It was reported a couple months after moving in... literally hung with tape. Do they do anything to help? Nope. Do not rent from this company!!!! Now, we have still no ice. It's been over a month. It also doesn't help that Tricon hasn't even attempted to make this any better. They messaged me to see who I was and where I rented, but that's it! Worst company ever. read more

absolutely wild to buy so many houses in an area and not offer short term rentals. Greedy and overpriced.

Tricon Residential's Ms. Martinez did, in fact, contact us after reading the YELP review we had posted. It was unfortunate that we had received an incorrect email address for Ms. Martinez during the initial phone call to Tricon. However, Ms. Martinez reached out to us and was VERY cordial over the phone. She asked us to submit all of our email correspondences to her, and said she would get back to us. We did....and she promptly got back to us, informing us via email that Tricon would be reimbursing us the $450 that had been withheld. We now have the check in hand already, and are thankful for Tricon resolving this with us. In light of the recent events and Ms. Martinez reaching out to us to look into this matter, we would change our rating of Tricon from 1 star to 4.5 stars. read more

We have been renting a very nice, small home from Tricon for over a year. As it happens, there have been a few problems that needed a skilled professional to repair or replace. Cliff Haynie is the best of the best. Whenever we have any problem, large or small, we always hope that Cliff will be the one to arrive to make it right. He never disappoints and is the most friendly and personable technician we have ever had the pleasure of meeting. UPDATE: Today (8/29/23), a plumber came out to the home while I was working. When I got home I checked the work that was done and seen that the hose attached to the washing machine was duct taped and zip tied to the wall again. (Photo attached). This has been the "resolution" the last three times the home has flooded. I contacted customer care and was transferred to a maintenance manager named Nick. He stated that the plumber informed him that the zip tie and tape was being removed and that's why it flooded again. He then states that he doesn't understand why I am having an issue when other tenants don't have an issue with the zip tie method. He insinuated that I am the one removing the tape and zip tie and causing the flooding to the home. I informed him that each time I drain my tub and use the washing machine it does this. He ignored it and stated that they've done all they can do and that the zip tie and tape is actually the fix. Note, the last time it was taped and zip tied the flooding happened behind the wall where the hose is inserted. There's an obvious issue and the pressure from whatever is going on is causing the hose to be pushed out. I also addressed the issue with the wet ceilings and was told that he doesn't know why either of the issues are happening and that they see no issues with the home. "All the proper vendors have been contacted and nothing else can be done". However, I've been dealing with this issue since April and have has wet walls since August 4. I disconnected the call due to no resolution. This is my second review. Since April, my home has flooded about four or five times. The first time it took them a month to fix everything. The home flooded again after that. My home has now flooded again today (8/27) and I'm unable to get in contact with anyone on the emergency line. My carpet and bed are wet. I can never seem to get through any laundry without this issue. The ziptie and tape that was applied to the hose by the previous plumber has come off due to the pressure in the hose. Anytime an order is placed through the "emergency" line, you're routed to an automated system and no one reaches out to you until the next business day. So now I am stuck with wet carpet and wet furniture. Not only am I dealing with the flooding issue, I am still waiting on a resolution regarding wet ceilings throughout the house. (Indicating an issue with the roof). The order was placed on august 4 and the only answers I've received are pointed fingers at other service vendors. If the issue isn't resolved, I will follow the next applicable steps. read more

Tricon charged me to view a rental property, but after driving 30 minutes to look at the property they would not let me enter. This company is a scam, don't believe me, just look at the rental price history on Zillow for any given property. They do not honor the prices and they raise and lower rental prices based on how many applicants they have. Zillow needs to take responsibility for the bad actors on there website. These companies need to set a price and when they receive an application take the house off the market, not continue charging people to view it. read more

I moved out of our rental through Tricon this past MAY. The people that handled our move out, incorrectly put in our reason for moving, which was due to military orders, and they tried to charge us over 4k for breaking our lease. I have tried to had this fixed for two months now, I have spoken to two different people directly who both said that they would help and fix the issue as we re-provided our military orders... and still nothing. Now our account has been deleted and I can't even check the status of my account and see where my security deposit went. I have been calling EVERYDAY, leaving voicemails and no one will respond. It is super frustrating, and stressful, and absolutely ridiculous for a company to have such a HUGE problem in communication with their clients. Safe to say we will NEVER rent through Tricon EVER AGAIN. read more

I have been a resident at Tricon for almost 2 years now. The biggest issue I have with this company is their lack of communication. They do not respond to emails, every time I call I am on hold for over an hour. Communication is the most important key to a landlord/tenant relationship. Their excuse is that they are so busy. Too busy to cater to the resident? Even if the matter is urgent? I'm tired. It's like pulling teeth trying to get a response. They only have a sense of urgency when they want that rent money. They will reply or reach out for that only. You should always be able to get in contact with the company you rent from, always! If their communication were better, my rating would be better. But again, they are very hard to get in contact with and it makes me feel like they do not value my time, or care about my needs as a tenant. read more

BEWARE! Please ensure that you have a crystal ball ready for your next steps as your relationship with Tricon reaches its end. LESS THAN 45 days before our lease was scheduled to end my wife and I found our dream home! We put in an offer, it was accepted, and boom our dreams came true. Well that dream turned into a nightmare once I let Tricon know 30 days before my lease was up that I was moving out. Their predatory and unfair leasing terms require a SIXTY day notice prior to moving. Now Tricon has the nerve to charge me an "insufficient notice fee" even though I have satisfied the length of my lease agreement. We didn't even know we were moving 60 days ago! Even though I explained my situation to the Tricon "retention specialist" and explained I couldn't give a 60 day notice because I didn't even know I was moving 60 days ago they were unsympathetic to my plight. I am still in the process of moving out and based on the other reviews I've read I anticipate getting my security deposit back will be an ordeal as well. Not to mention the unrealistic expectations Tricon has for its residents upon move out. This ordeal coupled with the other seemingly predatory actions Tricon takes toward its resident, as seen by numerous other reviewers, would make me weary of this company. I would NOT RECOMMEND Tricon as your choice for a landlord. If you are a high quality prospective tenant there are much better options for your housing needs! read more

Tricon seems to have nice rental listings, however they fall very short with full disclosure. My son and his wife and family are transferring to Covington, GA from Maryland. They both have good long-term jobs, and have lived at their current house for nearly 17 years. Both they and myself had spoken to the agents regarding the rental home they liked on several occasions. They did the online application and paid the fees ($110.00 + $250.00 fee), provide all of the proper documents, only to be denied in less than an hour because of the credit. Now while I understand credit checks are vital in property rentals checks, there can be work-arounds if that is the only issue for denial (i.e. additional security deposit). Many good people today have stellar work and rental history, adequate funds, but life does get in the way sometimes and the first thing to take a hit is the credit score. A one week late payment can wreck havoc with a credit score. If Tricon takes time to list all of the credentials needed to qualify (on a first come first serve basis) they should also disclose a minimum credit score that qualifies as well. People looking to make a move need all the funds they can use and giving away a hundred dollars or more for a 20 minute denial ridiculous. The way it is set up now seems like they lure people in knowing they are going to be denied and just take their hard-earned money. It would safe many families a lot of heartache (and cash) if they know up front they don't qualify, when everything else is in order. read more

My family and I moved into our home in October, South Carolina location. I will be honest based on the reviews I did not want to rent from this company, all I could think about was being stuck in a lease and all these awful things happening and no one in the company caring enough to help. Eventually I gave in and told my husband let's apply, I was a little confused on the application process so I called and the lady I spoke to was beyond rude and not helpful at all, she even hung up on me. 10 min later another lady called to let me know they received our application and explained the process, she was so sweet, and then on forward everyone I have come in contact with have been so nice, patient, and helpful. Ryan and Major from the Maint dept have been amazing, our Resident Support Manager Laetitia, and Inside Sales Representative Kaytlynn have been so sweet and helpful. Ever since Tricon Residential took over Tricon American Homes the service sucks. Beside, Jay from maintenance he is awesome, (he was with TAH and now with TR) he get the job done. My experience, moved in under Tricon American Homes (2nd home) everything was going fine. When Tricon Residential took over extra fees started been charged to our account 8mo later. Shortly after fussing they only refunded/prorated for one month. 4 months later we had to renewed with everything going on in the world with Covid-19. Our renewal started 7/24 ever since then Smart home (we can live with out but if its a must and paying) it's unavailable for access after been charged for the full month. You can email, call and get no response. Or when you finally get a response its 3/4 days later then you have to wait on hold for 40 minutes to get someone to tell you have to be transferred to different department then when you get that department on the phone it's we have to put a ticket in. Then check rental portal, not just once multiple times before the 1st (around the 25th of the month) payments are adjusted to your account (if the money is already there they would apply it before the 1st of the month). I said that to say they want and or get they money off top but tenants have to jump through hoops. Service still not restored but best believe service has been paid. It's not about the amount it the principal for me and 1st of the month is here again. read more

We have lived in this home for less than a month and we have had over 10 maintenance issues- many of which required immediate attention and are not getting that. This home was purchased my Tricon in January and it appears we are the first renters and they had to have done little to nothing to ensure everything was working and ready for residents. Some of the more major issues that, to this writing, have not been resolved are a broken dryer outlet and a large crack in our master shower flooring that we were told would "not be a big deal" but we have know noticed water seeping up through the cracks in the flooring in front of the sinks (not coming from the sinks). Both issues were said to have someone out "quickly" to fix, but still no one has come even after being given dates and times that it would be done. We have gone 3 weeks without being able to do laundry and I have now missed my 48 hour period on my dryer to ensure it's working properly after delivery because the outlet is not working and apparently was not when the home was purchased by Tricon. I think that's pretty unacceptable to then lease out, since it was marketed as having both washer and dryer hook-ups. We are very uneasy about using our master shower because we believe this crack is causing this water damage and no one appears to be as considered as they have not gotten with us about scheduling someone to come take care of it. I have emailed and called numerous people, emails go unanswered about our many inconveniences and calls give us broken promises each and every time. The fact that we pay quite a lot to rent this home and it has been nothing but problems not being resolved is absolutely ridiculous. Horrible customer service, horrible company to rent from truly. read more

False advertising from the start. While starting an application online there was a calendar option to pick a date, within a date range, to move. I selected a date, and the application proceeded. After approval (with a perfect 10 year rental history AND good credit they wanted 1.5x deposit) I was told that I only had 14 days to take the lease on the property, cutting 9 days off the original date from the application. Then upon asking that question the lease officer informed me that she was wrong - it was now 10 days to take the property. So what they were doing was pushing me to an earlier date to have a larger pro-rated amount of $. This entire process is simply to shake down more money out of applicants. Let me just say that for a $1500/mo rental no one should be told they have to pay $4-5,000 up front. If you have that kind of money lying around then you would be buying a home, not renting. These rental companies are milking as much $ as they can right now because they know the market is going to bust soon. Don't let them steal your hard earned money. Technically they should refund my money since they are the ones who changed the "rules" after the application was started. read more

Absolute horrible first experience with Tricon Residential, and by the looks of these other reviews, I'm not special. I was SIMPLY trying to TOUR a home for me and my family... scheduled the tour, PAID MY MONEY (I don't care if it was $2 or $2000, it was my money), used my gas to go to the location and was unable to enter the property. I spent 20mins just trying to get thru the door, before finally giving up. I used the link texted to me, I verified my identity and the door NEVER unlocked, tho it said otherwise. If that's not enough, there's no one you're able to get in touch with for these types of issues. I called and left 2 messages for the lovely agent, Amanda Stanley, who sent my confirmation email-- nothing. Called the main number-- nothing. We have had a horrible experience with Tricon. We have only been with them a year and we haven't been able to full enjoy our home because of all the issues with the yard and maintenance. The yard floods all the time and for an entire year we have been sending videos, photos etc with no resolve. Eleven months in they finally send a contractor to "fix" the issue and it looks like a band aide instead. They dug in the yard making the trenches deeper making our house look like we are literally sitting on an island. They also have not communicated with us at all on what was done and how it is supposed to help. Maintenance requests are slow. We went days without being able to use appliances in our kitchen and we have mouths to feed. Maintenance is never quick and the system itself needs improvement. Getting answers to questions is a long process as well. No one knows what they are doing and most times we are always rerouted to someone else before we get any answers. Then to top it off they raised our rent almost $70 after all they have put us through this year with the yard, maintenance, etc. I have never had such a horrible experience with a property management company. We are living in a horrible economy and they are raising the rent to $70 more dollars in a home that we can never really enjoy our yard, maintenance is horrible, customer service is missing completely and now they are raising the rent to an amount that honestly the house isn't worth based on all the issues surrounding it and the horrible service we have received. After all they have put us through you would think they would keep this in mind before asking for more money. We are already paying for every service imaginable that should have been included with the house since the services weren't optional. I would not recommend renting from Tricon Residential. read more

DO NOT RENT FROM TRICON RESIDENTIAL (Formerly Tricon American Homes) This is the absolute worst rental company I have ever had the displeasure of dealing with. My husband and I have lived in one of their properties for 3 years. We have had many problems. I should've known there was an issue when we first rented our house, I went to their office and they took 15+ minutes to answer the door when I could clearly see them sitting on their phone in the break room area. Our house has termite and water damage which they were notified of but did not do anything. After requesting a pool key for our neighborhood pool multiple times, we still haven't gotten one in three years. Our kitchen faucet hasn't worked for over a year and we can't get a hold of anyone. We have called so many times trying to contact someone about various issues and we NEVER receive a call back. It is absolutely IMPOSSIBLE to get in contact with these people. Please do not waste your time and money. Their properties are absolute trash and they edit all of their photos. Don't be deceived. RENT OR BUY FROM SOMEONE ELSE. read more

Terrible company, they do not care about their tenants . At first when we moved in our house was promised to be delivered clean and ready. The paint job was sloppy, the walls still had holes and nails from previous tenants, the backyard fence which was damaged took several calls and weeks till they came by to replace the planks. They claimed to have, "fixed the issues", before we moved in. I was locked out of the house without a cell phone one day, I called the company since I know they have a key, but they couldn't send anyone to help. Our flooring was beginning to rise in several areas of the house one day. Turns out that the entire house floor required replacement. You think that's something that should have been analyzed when preparing a house for new occupancy. I called in at 2pm to Inquire if they cover hotel cost, they said the maintenance manager would have to approve it and she would call us back. I called back after several hours of not receiving their response, and was told the manager was out of the office for the day. So she knowingly left her office without even a courtesy call wether we would have to shoulder the expenses of lodging, food, and travel: even though our rent was paid for the month, and this unsafe home dilemma was sprung upon us without warning. There is construction going on around the house, power tools making noise, furniture had to be relocated, infrastructure of the home moved: There is dust and holes all over the house. Simply unsafe to stay overnight or even while they work on it. We were all stuck in one room while they worked, until they start on the one room we can lay down in. No access to our refrigerator or stove. I wish I could attach pictures. Please stay away from this company. The issue with the floor, lack of preparation for move in conditions, and overall deficiency of customer service makes them ill suited. If putting less than 1 start was an option I would not hesitate to rate them as so. read more
