Buyer beware - especially for buildings along the west and south side. The acreage between this apartment complex and Laurel Rd. & Kings Trail Rd. is now being developed. Typical start time for the construction activities is 7am and shutdown is typically 5pm. Expect ongoing construction noise along with an increase of dust in the apartment & in/on your car for the foreseeable future.

In general:
1 Note that the sewer and water are set up for what's called the Base Rate. The Base Rate for Water is $23.82 and the Base Rate for Sewer is $30.12.... No matter how much is (not) used up to 1000 gallons. So, if you move out early yet have to keep your lease for a couple of months, expect a bill for an extra $53.94.
Owners/Management denied the residents access to the pool/clubhouse/gym for over two months (April/May 2020) due to pandemic. No credit of ANY kind was returned to the residents.
2 Stairs - Each flight of stairs are 20 steps with no landing or change in direction - a great workout! Current savings are $10/mo. ($0.33/day) for the second, and $20/mo. ($0.67/day) for the third floor. Remember grocery day and be careful for what you ask.
3. Every apartment has a "spring loaded closing action" on their entrance and balcony doors. These doors "auto slam" very loudly if not purposely closed quietly..... Enough said. Management actually sent out a nasty gram about this.
4. Common areas: The gates typically work, unless lightning strikes close, or some drunk resident attempts to drive through one. (That took over two months to repair). Remember - "Gated" does not necessarily mean "secure". One can literally walk into the premises without accessing any gate - only two screen doors. YOU DO NOT GET A refrigerator or a dishwasher like the ones in the clubhouse! The Apple computer has been tagged out of service for months due to socially distancing... Evidently, not a chance of relocation. The non-heated swimming pool is very child friendly... Well over 30% of the surface area appears to be only 0 to 3 feet deep. The gym is well appointed with decent pro-grade equipment. NO Auto External Defibrillator available in the gym/pool area(?). Very nice BBQ grills and fireplace. The "Scenic community walking trails" appear to be typical width sidewalks from the buildings converging onto an 8' wide concrete sidewalk that loosely circles the centrally located pond. Oddly, the only "Doggie Pots" on the property are stationed along this trail. Be aware of wind direction when en-route to the pool, gym, clubhouse or... the BBQ grills.
Apartment reviewed: Two bedroom "Verona".
Pros:
1. Well laid out.
2. White walls and dark floors make the apartment appear large.
3. All doors have levers and not knobs.
4. Nice sized shower in the master bath.
5. Hurricane rated windows and exterior doors.
6. Great fire protection. Sprinklers throughout, audible alarms and fire alarm pull activators on every level.
Cons:
1. All the wrong sounds from the clothes washer and dishwasher. They are extremely noisy and they (along with the dryer) have no sounds to notify one that their cycle is complete.
2. NO "exhaust" fan built-in to the kitchen area. The microwave fan only pulls up one's odoriferous emanations through the microwave and pushes it out of the top (with minimal filtration) and back into the apartment for all to enjoy.
3. Refrigerator - a "classic" mid-century with freezer atop. Great for working on your squats, general dexterity and practicing yoga. One may want to employ an anti-fatigue mat for compulsory kneeling.
4. AC/heat air filter replacement FREE from management is only a MERV four. Recommend a much higher MERV rated filter to combat dust/allergens.
6. Minimal kitchen drawers. ONE 16" wide and ONE 7" wide drawer.
7. Kitchen cabinets most likely will require a three step step stool to access upper areas. I'm 5'10" and use one regularly.
8. Monthly water/sewer bill used to be $85ish, however as of January 2021 have been increased to over $110. Electric depends on the season... some $60 thru $90 monthly. read more
