The grounds are perfect for reflection, laughter, or meditation. I've stayed in two of the rooms over visits and when I say the rooms are clean, I mean not a speck of anything to be seen. I work in the Maid Service industry so if I can't find dust, spills, etc, well that is as perfect as it gets. Peggy is the very nicest you'll ever find for a host and the whole town of Utopia mimics true hospitality. I don't want to leave and I can't wait to come back!

My husband and I stayed in one room, and our daughter stayed across the hall. Both our rooms were lovely and comfortable, each with its own bathroom. Breakfasts were a-m-a-z-i-n-g. The Sabinal River is a beautiful spring fed Texas river, clear and green, with a rock bottom. Bend o' the River even let us use their golf cart to drive the couple of hundred yards to their river access, which even has steps into the water. Peggy and Ron were fabulous hosts. The beds are comfy - (I've since been back for a weekend stay and due to the room I initially rented being booked I had an opportunity to stay in another room which was equally nice!) The eclectic decor is quaint and the noise is non-existent (unless you consider peaceful wind chimes or chipping birds 'noise'). The host is soooo sweet, a total breath of fresh air! Since she is a licensed massage therapist I took advantage of her 'magic hands'! Just FYI- I've had probably 100 massages in my life and hands down... Karen (the host) gave me THE BEST massage I've ever had!!! Too bad it's only available to guests or I'd get one once a month from her! The view is absolutely SURREAL! The pictures don't really do justice. At night, you can literally see all the stars since there isn't light pollution out there. When I stayed for the week, after dinner each night I would take a dip in the jacuzzi and watch the sun go down. I'm usually a night owl but I went to bed rather early (at 10:30) so I could wake up and catch the sunrise too!!! Everyday was different and they were so cool I didn't want to miss them! There isn't TV in the rooms... I wasn't sure how I would feel about this. I actually really enjoyed it. When I was in my room I listened to music and journaled. If you're wondering what else there is up do without the TV... Let me assure you won't get bored even if you don't leave the property! Aside from journaling, my daily massages and my routine 'after dinner dip' I spent my time there hiking cool trails (there is a cave), playing in the art room (equipped with all kinds of things to create the coolest stuff), and reading. Karen also lends a great ear if you feel like socializing. She never intruded but was available when I wanted to have some conversation. She's so humble and easy to talk to... I opened up to tell her some of my current struggles and after allowing me to share she had some really practical and useful ideas on what to do. She's a wise lady and I appreciated her taking the time to help me. On another note... I eat only paleo which requires a lot of prep work and cooking... Making it hard for me to stay in a hotel without eating out for every meal (which is also hard to do when you live a paleo lifestyle). Anyway... Karen is a ridiculously fabulous cook! I had to get some of her recipes so I could cook them and home for myself! I'm still eating one of the dishes she made me at least weekly! If you want to adventure around the area... I suggest spending a day in Boerne and another day in Banderra. Both towns neighbor the small town Pipe Creek is in. While they are both charming country towns they are very different... Banderra is more rugged cowboy country and Boerne is a bit more upscale. I thoroughly enjoyed both (the second time I stayed here I brought a friend who wanted to explore).

Every cabin felt private and unique and the babbling creek and ponds along the Creekside were so relaxing to sit by with lots of Adirondack chairs overlooking the creek and rocking chairs on the cabin porches. We also chose this place because they allowed my Australian Shepard to come (only some cabins). The whole experience was amazing and only a 5 minute drive to the main strip. Don't miss a tour of Signor Vineyards, a 10 minute drive West. The most beautiful vineyard and cool experience!

I understand that the cabins are old, and authentic but it would help a little. I would also recommend a little better dusting, around window sills, and windows/curtains, a fair amount of dust that came off, every time we closed the blinds or pulled the curtains. That is the only reason I rated it a 4 instead of 5.

The sense of belonging. The couple that runs the place are the BEST. And the folk that go there, wow, they are repeat customers, and after one visit, I can understand why they come again and again, I will be doing so as well, as much as I can. We stayed on the historic cabin, with two floors, and it was beyond expectation. It was beautiful, authentic, well-maintained and appointed, and so inviting I did not want to leave. Yes, they do not have a restaurant, but the bar and environment (Fri/Sat only currently) are sooo inviting that you don't mind. Like I said before, the 'regulars' accept you as one of them with just a simple "Howdy", and prepare to spend the rest of night in there and wonder where the time went. Breakfast is included, and it is 5-star restaurant quality freshness and attention to detail. The nail on the coffin was the understanding that put into customer-relations. We called twice for items we had left behind, and both times they where understanding, not only FOUND the items we left behind but kept us posted on the status of them returning our items to us!
