Our home in Martinez had been on the market for 48 days and we weren't getting the results we hoped for. We decided to make a change and reached out to Tracy. She took a fresh look at everything and gave us very practical advice on what we should change before putting the home back on the market. She had a clear plan and we felt comfortable trusting her with the process. What surprised us most was how quickly things turned around. We went pending in just 7 days after relisting with Tracy. After having the house sit for more than a month, getting an offer that quickly was such a relief. Tracy was responsive, easy to work with, and kept us updated along the way. I would definitely recommend Tracy to anyone having a hard time getting their home sold. read more

Tracy has been our trusted real estate agent for over a decade. We recently had the opportunity to work with the Tracy Tang Team again to sell one of our properties, and once more, Tracy exceeded our expectations. Her expertise in real estate has only continued to grow, and she proved why she is truly exceptional at what she does. I want to give a big shout-out to the Tracy Tang Team for the outstanding job they did in selling our property. They went above and beyond--especially in this shifting market from seller's to buyer's. While many similar properties in the area stayed on the market for an extended period, Tracy timed everything perfectly. She showcased our home at just the right moment and successfully sold it in only 5 days at a very desirable price. What stood out most was the team's ability to stay ahead of deadlines, maintain clear communication, and handle challenges calmly and efficiently. Thanks to Tracy's professionalism, the entire transaction went smoothly, and we were able to close on time without any stress. It's rare to find someone so reliable and consistent in the real estate world. We feel truly fortunate to have had Tracy by our side throughout our real estate journey over the years. Without question, she's someone we'll continue to work with and wholeheartedly recommend to anyone. read more

We had an amazing and quick journey with Tracy and Alex. This is how quick it was: August 12th: Was introduced to Tracy via phone. August 18th: Met Tracy in person and went on house tours. Saw a house we loved and that night we placed a bid. August 20th: We found out the seller accepted our offer. September 15th: We closed on our house and got the keys! Tracy knew the area very well. We told her our wants, needs and concerns. She took what she heard and guided us on how we should bid. Do you want an agent that actively listens to you and actually PUTS YOU FIRST AND NOT HER WALLET? Then Tracy & Alex are your team. There was a house we were interested in, but we had budgetary constraints. She dug deep to figure out the needs of the seller (up to what the seller's agent would disclose), reached out to other agents that she knew that placed bids on the same property, and then worked a plan to help us nab the property. What impressed me the most was when she said, "Let's see how we can COMPRESS the price and then write the offer" even knowing there were other bids out there! I bid under the seller's asking price, which the asking price was already the cheapest in the area. To give you some background, we were looking in the upper eastside of Castro Valley, which traditionally are priced in the $800+ sq/ft range for a move-in ready home during this economic environment. The asking price was around $600+ sq/ft. She helped us knock down to $580 sq/ft. Alex and Tracy arranged to meet us at the property to welcome us. Although Tracy had to leave to help another client (she's a total super agent!), Alex was there to surprise us with home welcoming gifts! I am definitely going to utilize Tracy & Alex to help us build our real estate portfolio. We gained trustworthy agents who now turned into family friends. The next social gathering we are going to host, we will definitely invite Alex, Tracy, and their kids. We need them to help the rest of our family and friends build their American Dreams and get the ball rolling on that generational wealth! read more

Five Star services with patience and professionalism; Highly Recommend Tracy and her husband Alex helped us to navigate through a complex transaction which includes winning a bid in a hot market and renting out our existing property in a short timeframe for loan purposes. We would not be able to purchase the house without Tracy's great communication skills and strong professional network. In particular, Tracy gave me a reasonable price range and constructed a well prepared bidding strategy for my purchase which is opposite to some agents who always encourage clients to give "best possible offer". I think this is a great value for buyers, especially in current hot market. More importantly, both Tracy and Alex provided value add services and suggestions for inspections and renting during the whole process which enable us to buy the house and rent out our properties with high confidence. Tracy is the best agent we've ever worked with. We had the pleasure of working with her to sell our home in Castro Valley and she and Alex helped us sell it at a record price. She is an expert of the tri-valley and nearby and we got to know her when we were actually trying to move to Dublin. We had a lot of questions as we are unsure of exactly what kind of place we want and she always patiently answers our questions and gives us helpful insights to help us figure it out. Eventually we decided to buy a new construction home and have her represent us to look after our interest. While it's still building, we enlisted her help on selling out our place in Castro Valley. Tracy understands the stress of buying and selling a home. She has great connections from reliable contractors refreshing our place for sale to top tier stagers and photographers, moving companies and cleaning crews, and took care of all the steps for us to sell the place. Her read on the market and her strategy was on point, and we couldn't be happier with the result. The biggest take away when you work with Tracy is that you will gain a friend who looks after your interest and takes care of everything perfectly. We highly recommend her and you will not be disappointed. read more

Tracy is our first time home buying agent. I still remember the first time I consulted her, she was very patient, letting me know the process of purchasing a home, and answering some noob questions I had. I was able to learn a lot from her. Tracy and her husband Alex have been very helpful starting from looking for house sources, seeking opportunities of switching to a preferred home plan, giving us advice on what we need to pay closer attention to, and referring us good bank loaner and renovation engineer when we need, etc. I can feel they very sweetly caring us, and we built friendship along the way. read more

Excellent experience with Tracy and her Husband on the buying of a single-family. I started house researching in the later of 2020 and worked with some agents on offers, but all failed to beat the bids, I knew it's not easy to win in a craze market, I decide to switch my buyer(agent) after losing a bid on a dream house due to the unprofessional quotation even though the Agent promised to give me up to 1% commission back. (The suggested bid price was far behind the final sold price). I had a test for Tracy before determining to go with her team. I showed her the house that I lost, and asking how much the price could build up (she did not know that I had made an offer to that house). After thinking a second, she gave me a number that is very close to the final deal price (around thousands dollar difference), which surprised me. She has an acute sense of smell on the housing market. In later of April, we won a bid, and came to the negotiation step, the seller was very hard to deal with, and Tracy firmly stand on our side, even though she knew the highest price we'd like to pay for it. we cut the price by 50k with Tracy's help. Tracy is very responsive, and you can always expect a quick response no matter how late it is. read more

My husband and I recently worked with Tracy and Alex as we searched for and purchased our first home in Livermore. We started from having no idea about how things goes when purchasing a home, such as our budget, how much loan we can get and which area should we consider. Tracy and Alex gave very useful recommendations, try to break down some area where is within our budget. Tracy and Alex also brought us to few open house and they are super flexible to accommodate your schedule. Finally, we found 2 houses that meets our expectations, but both offer end time was so close. However, Tracy and Alex did their magic on writing 2 offers (1 stand by offer) for me. Very luckily that we got our first offer accepted within an hour of submitting and this is our first try. Without Tracy and Alex's recommendation, this would not happen. I am very glad that Tracy and Alex help us to get our first dream house and actually they were able to close within 3 weeks. My husband and I would definitely recommend Tracy and Alex to anyone that is searching for their home. I was really lucky to have Tracy and Alex around me and this would not be possibly done without them. read more
