We are talking months from major to minor fixes and yes keep your text messages and emails as proof always. Every issue that arises, you are the " technician" your job is to solve the issue. Not actually rent the property and pay on time. Why does it take weeks to send out a technician to fix anything? Yes, we had scorpions in the beginning when we first moved in we mentioned it and all they said, was " tenant is responsible for pest control. " Terri Young has her days, some days she is nice and pleasant other days she is a bit dismissive. She does try to resolve the issues, but whoever is over the maintenance line is going to frustrate you. Again expect to be the handyman or technician. They ask for you to be the technician/handyman so you can try and figure out the issues of the maintenance request. Versus just sending out a "licensed " technician in the first place. Not sure how this place received 4 star or higher when issues arise and they throw the issues back on the owner either not responsive or taking forever to respond. Only rent from this property management company if you have not found any rental properties at a cheaper price. Nightmare on Stratton Street coming to a neighborhood near you.

The biggest issue was the lack of communication from our assigned property manager. On multiple occasions, I had to reach out several times before receiving a response, and I rarely received updates unless I continuously followed up. At one point, I was eventually told that their internet had been down, but it would have been helpful to know that earlier rather than having to call repeatedly wondering why I wasn't receiving a response. The handling of our security deposit was by far the most frustrating part of the entire experience. We were charged over $400 for carpet cleaning even though our property manager had specifically told us that we did not need to have the carpets professionally cleaned. We also had to dispute multiple other charges that we felt were unnecessary. We had taken very good care of the property and genuinely felt that we left the house in better condition than when we moved in. When we moved in, the backyard had weeds that were over a foot tall. During our tenancy, we maintained the property and kept the yard and home in great condition. It was extremely frustrating to feel like we were being nickel-and-dimed for every possible thing after we had been responsible tenants. After we continued fighting to get our money back, our property manager remained unhelpful and, in our experience, disrespectful. Eventually, she told me that if I disagreed with the charges, I would have to take the matter to court with the landlord. Thankfully, the landlord was much more understanding. He acknowledged that we had been great tenants and ultimately recognized that we should receive some of our deposit back. What was most disappointing was that we felt the property management company was not on our side throughout the process and made what should have been a straightforward move-out experience unnecessarily difficult. Overall, the property and our tenancy were good, but the way the move-out and security deposit were handled left a very negative impression. If you rent through this company, I would strongly recommend documenting everything from move-in through move-out, taking plenty of photos, keeping all communication, and being prepared to advocate for yourself when it comes to your security deposit. Our biggest issue wasn't even the fact that there were deductions--it was the lack of communication, the difficulty getting answers, and the way we were treated when we questioned charges we believed were unfair. After being good tenants and taking care of the property, we expected a much better experience when it came time to move out.

I closed on 12/4/25 and was called later on…read morethe same day to retrieve various important closing documents including the 1099, death certificate and settlement statement which had been recorded and were ready for pick up. I went the very next day to the Green Valley office where I closed to pick up my papers. I was then told by the Green Valley office receptionist, when she could not locate the documents, that they were at their other office in Sahuarita for some unknown reason. I was told not to worry, that, for my convenience, Pioneer would mail them to me from Sahuarita and that the mail would probably take a few days. Well, I still don't have these important papers and it is over 5 weeks later. All of the documents have highly personal information. Where are they? I am livid. So unprofessional. 1

I decided to send in one final check and pay-off the debt. I got a call and an email stating the check couldn't be accepted. Of course I asked why. I was told if they gave me the deed and the check bounced I would already have the paperwork. I said don't send the papers until you clear the check as you have over the last 2 years. They said its policy. To add insult I had to get a certified check to send them to conclude business. After doing as instructed I got the paperwork a month later as I assumed. This may not even seem like anything to mention for some, but it didn't pass the common sense rule for me, so I'm sharing. Be prepared is all I'm saying!
