I have used TLS Property Management since 2018, renting two different properties. The experiences were very positive. My property managers including Ashley, Sarah and Sherrie always go the extra mile to ensure a pleasant rental experience. They are responsive, reasonable, and caring of their clients. I could not be more displeased with the way moving out was handled on the part of TLS. The repairs needed after my stay was the repainting of 3 thumb sized paint chips and 1 towel wall remount. The charged me with $700. The decided to repaint the entire house on my expense, despite the state of them when I became a tenant. Avoid renting here to avoid being overcharged and mistreated. read more

DO NOT RENT FROM TEAM LINDA SIMMONS! They were very unorganized, rude, and unapologetic for matters that were their fault. My experience- I moved in to one of their very nice townhome but there were still repairs from the previous tenants needing attention that were never fixed after living there two years. It was only two closet doors that wouldn't close properly, a broken light fixture, and the backyard was a dump with crap from the last tenants. I didn't make a big deal about it. No other complaints living there until move out, and WOW! I've heard property management were all crooks but this one takes the cake. 1. They lost my month notice of move out and tried to make me pay another month's rent. Ha thank God for screenshots. 2. They tried to charge me for all the repairs FROM THE TENANT BEFORE ME. 3. They also tried charging me $1200 to repaint the entire house. Thankfully I knew someone who would do it for half the price because there were only a few spots that needed to be buffed out 4. They did charge me $571 for replacing carpet that had ONE 2 inch spot. And when asked how much was left on my security deposit my property manager showed me it had me owing $300. I didn't fight it I just wanted the nightmare to be over. I then asked her could I go ahead and pay it. I received no response from her ever again. Like what??? A month later I received an email from the broker saying I owed $400 and it was about to go to collections. ??????? I then sent the broker all the screenshots showing I never received a response when I tried to pay it and also that I was told I would only owe $300. She did not honor what the property manager insinuated what I owed. I didn't even get an, "I'm sorry my property manager was wrong" which is the least I was hoping for. All she did was show me other charges that my property manager neglected to tell me about. On top of all they lost my keys and garage door opener and had me stressing for an entire day thinking I had lost it and would be charged again for something that was their own fault. At the end of the day I did receive a "they were misplaced" text. Again- never an apology. I will never ever recommend renting from Team Linda Simmons. Go with anyone else but them! 0/5 read more

We lived with mold, from a leak in the roof in several parts of the home, for half a year. Even with several calls and people coming to look at it, nothing was ever done to fix or clean it. read more

Negative -1 the manager by the name of Elizabeth has is a Liar and said we have to pay for the damage of a leak we just became aware of because I said we knew about for a while THIS IS NOT TRUE AT ALL!!! I told her we just noticed the carpet was wet on Saturday we didn't know why and that until my husband looked up at the ceiling we didn't see the water damage! Or the mold in the closet we have only lived here for 7 months! Just letting you know we have talked to several other renters through TLS and guess what they agree. We are now making sure if at anytime someone we know and I mean the other renters, we are going to recommend they don't rent homes being managed by your company. Wish I could give less than one star. From start to finish of our two year lease with tls we had nothing but problems. The agent handling our property was difficult to contact and would go days or even weeks without getting back in touch with us. The house was not properly cleaned upon move in. Things that were broken weren't fixed in a timely manner and then were not done correctly to boot. On top of the bad service we also got a bill of $500 on move out in addition to them keeping our entire security deposit. Despite our move in photos showing the property was not in A+ condition on move in... we were stuck with the bill. We tried contacting housing on fort Rucker but they were no help stating the renter laws in Alabama are very "lax" and don't do a good job protecting the renter. Please beware of this company and do your best to find another! Worst experience renting EVER! read more

Same as everyone else has stated but here goes. Terrible experience. Upon move in to our short term rental we had to deep clean because there were layers of filth and dirt that made it impossible to simply move in. We accepted that as we knew it'd be a short term fully furnished rental. After spending a few hours of removing other people's hair, filth, belongings ie paperwork, toys clothes and receipts (really?), and dust for miles it was good enough to sleep in. Of course we had to buy a new vacuum because the vacuum provided didn't work (should have been a red flag) and bought our own bedding because we didn't trust the cleanliness and air filter for hvac as the filters provided didn't fit and of course looked like it hadn't been changed in a year (another red flag). We worked with our kids and a newborn til 10 at night cleaning. We took many pics before move in because it came off as very unprofessional especially for the price we were paying. A little over a month later we're moving out and being accused of leaving things dirty and unkempt. (Are you kidding me!). The amount of work we put into that property in the one months time we lived there was ridiculous and my husband and I even joked about them having to pay us for the deep cleaning and upgrades we did out of pocket. Now we're in the middle of the property manager Ashley giving us this bs story about how we left in dirty and mismanaged. I don't care what it takes I'm fighting it to the end because there is nothing I hate more than a scammer. The only bright side to this is that we were going to use them as our property manager for our new house when we PCSd out and now I know for sure NEVER to use this property management company. For a week I had an apt to see a property and after driving 4.5 hours to view it I was told by ELIZABETH YERGER "Oh I thought I called you, she couldn't contact the tenant" so you cant view it. I can't believe that they don't have more negative reviews because everyone that I talked to at flight school had sub-par experience with them. They know you're stuck there for flight school and feel no guilt at taking advantage of it! Terrible time the entire lease. It was pulling teeth to get anything fixed or serviced. The pool company even asked us multiple times if we could contact the home owner directly because they couldn't get anything taken care of through TLS. And then, we got charged $80 for "A few crumbs by the stove" and "dust at the bottom of the air conditioner closet". When we moved in, the garden area wasn't very well kept, so we just trimmed it to match when we moved in and got charged $185 for them to come in and fix it up. And on moving out when we mentioned we had it cleaned better than we moved in (wasn't that great when we moved in) we got told "Oh, well that's your fault for not requesting a cleaning company to come and clean in when you moved in". read more

I would never rent from TLS again. We rented a townhouse for 6 months. When my husband moved in, it was filthy. He called but couldn't get the rental agent on the phone. My mother then called and told them we needed someone to come out and clean the townhouse. It was 4 days before anyone showed up and they barely did anything. After the 6 months, we moved to a rental house. We only stayed with TLS then because we felt it would just be easier. Big mistake!!! The house was filthy. There were lego's on the floor of my kids rooms so I know it hadn't even been vacuumed. The master shower was GROSS!! I had to clean everything before we used it. There were a couple of things that needed to be fixed but they never sent anyone out to fix anything. The tree in the backyard was dead and losing limbs all the time. I contacted our agent and after several days I finally heard back that she would contact the owner. I felt this was a hazard. Nothing was ever done. What ticks me off the most, is that they take the money out of your deposit to have it professionally cleaned and the carpets cleaned. It wouldn't bother me if it hadn't been evident that no one had cleaned either place before WE moved in. Makes me wonder where this money is actually being spent. Either the companies they hire to clean aren't doing their jobs or TLS isn't actually having anyone clean anything and just keeping the money. This place is a JOKE!! read more

I hate to reiterate everything every other renter on here said but here goes: My husband and his 2 roommates were in flight school at Fort Rucker, and decided to rent a house through TLS. What a nightmare?! All the problems (aka stuff that needed to be fixed) that we brought to their attention was basically ignored until the land-owner finally stepped up after we contacted them. The pool was falling apart, and they refused to do anything about it. They would tell us that they were coming to do an inspection and never show up or even call. When graduation came around, everyone left, and our representative verbally told us everything was ok. Some time later (probably a months and a half or so) she contacted us and asked for an updated address so she could send us our security deposit. This, yet again, turned out to be a complete lie. They sent us a bill, which ate up all of our security deposits, and charged us an additional $700 for "prorated rent" for August when everyone graduated mid-July. They charged a $300 cleaning fee which I vaguely understand, but then proceeded to charge us a $367 carpet cleaning fee. We have pictures of the carpet when we moved in with huge stains everywhere. The carpet was in the same condition when we left. They also charged us a ridiculous lawn care fee (when the entire yard is freaking sand). Moral of the story: They pretend to help military families and guys, but stay away. They are just looking for ways to rip you off and make some extra money. read more

If you are considering renting from TLS, DON'T. Upon move in, the house was dirty. They reported having it cleaned twice, so look closely. There was general dirt, but especially disgusting was blood from meat left in the fridge. There was garbage and unwanted belongings left behind by the owner in multiple areas that we were told WE could dispose of. Really? How is that my job?They were prompt to fix AC problems, but minor issues in the house they were less prompt or didn't fix at all. I would recommend insisting on an in person walk through when you move in and out. I filled out the paperwork about things I wanted documented upon move in so we wouldn't be held responsible for damages. When I asked for someone to come, they stated they had done their assessment and that's all they needed, but I could drop it off at the office if I wanted to. After we moved out, I realized it would have been better had we had someone there in person to point out the huge amount of clean up we had to do. After the conclusion of our lease, we were charged nearly $600 that was deducted from our deposit. The most insulting of all was the $275 charge for cleaning the house. Let me assure you, that house was thoroughly cleaned before we left. We left that place in better shape than we found it. The carpet cleaning charges were a little high, but not exorbitant. The lawn care charges were also very high. I regret doing business with them. My impression is, they hire people to do the work without regard to cost. After all, it's not their money, it's your deposit paying for it. Maybe the cleaning and lawn people are related to someone there. I don't know. I just want others to enter a rental relationship with open eyes and armed with knowledge of what to look out for. read more
