I don't understand how this place is still running. We left a few months ago and bought our own place. They never return phone calls, called multiple times a week, leaving voice mails. Anytime we had issues with the house we were renting the attitude. Sorry my roof is leaking but how is that MY FAULT? For the amount your paying these people you would think they would actually worry about taking care of the houses people are renting, more concerned about taking your money. Deff Wilkins not trust them renting out my place. Example: we moved in and the walls were nasty! But when we left we got our part of our deposit for a re-painting fee. THE WALLS WERE NASTY TO BEGIN WITH! The least they could do is actually make the home presentable before someone moves in but it seems they just take advantage of knowing people need a place to move in ASAP & there's not many choices. This is a horrible company to rent from. My daughter has been renting from them for over 2 years. They have not repaired even one thing since she's been there. not even the things they included at the time the agreement was made. Her air conditioner has been out since March. My daughter has had a request to get it repaired since March. Now she is paying $20 each day to the electric company because they refuse to fix it. People can't survive this heat especially young children and my daughter has two. read more

I am only giving five stars because I don't want to bring down the real estate agency's score, my issue is with Regency management. They do not have a listing to leave reviews on, unfortunately. Again, my issue is with Regency management. Our bathroom flooded late one night because of roots that were grown through the sewer pipe, and we called and left a message. It was a true emergency so we called a plumber and got him dispatched. Regency finally got back to us, and told us to turn off the water at the main line and cancel the other plumber and they would send someone out in the morning. I asked her what we were supposed to do for bathroom and water until the morning? She responded with,"I don't know, go outside?" Who wants to pay almost $1,000/month to have to go pee in the yard? We had the original plumber still come out, and they did reimburse us for his fee. Melissa was our leasing agent, and it took an average of 2-3 messages for her to get back to us anytime we needed her. There were a few times that she was just rude and condescending for no reason. Upon move out, I called to schedule a walk through and was told because of COVID, they were not doing walk throughs but that she would call me to let me know if there were any issues. Oddly enough, they had no issue making us show the house to potential sellers while we were still living there, despite COVID. I never heard anything back from Melissa, until around 60 days after move out when we got part of our deposit back. We had the home professionally cleaned, I cleaned the carpets and repaired damages. We were still charged over $1,000 for damages and cleaning, even though we hadn't heard that there were any issues.I guess we should just be grateful we got anything back. Putting this as a 1 as of now cause as a rental company you should have damages fixed before people move in. I filled out the inspection sheet full! If they charged the previous renters & took their security deposit for damages without fixing that's a issue right there. This will change if they actually come fix these issues: Holes all over the house, no paint job, cracks and holes more everywhere, bathroom as well towel holders ripped from wall, wires exposed, patio screen damaged to hell.....etc the list goes on UPDATE: Since I wrote this review things gotten worse and we are contacting a lawyer. When we called about the issues Mr Underwood laughed at us. I mentioned the exposed wires and he said since we didn't have no kids it wasn't a big deal. About to touch the wires, get shocked & have a law suit on my hands. We asked if we could make our own repairs like replacement of the screen on the back door so we can get air flow without bugs. Told us no and if we did we would loose our deposit. I tried getting the owners # of the place but the rude ass Underwood told us it's none of our business and hey don't want to be disturbed. When I signed a contract to rent my home, my understanding was that we were not permitted to check on the home periodically, and the property manager would inspect the home before, after, and during rentals. After the last tenants left without paying, the garage was left unlocked. The neighbors checked & the house was in horrible condition. Bug infested; smoke damaged walls in the garage; carpet filthy; screen door falling off hinges; oven, refrigerator, and dishwasher completely ruined. It would take a lot of money to make the home habitable again. When the property manager was queried about lack of inspections, the employee said "I've just received responsibility for this property and due to my workload, I haven't had time to look at the file." I would discourage anyone from doing business with Regency Management; based on my experience, they collect management fees but do nothing to earn them. read more

As a property owner, I just wanted people on Yelp to know that this is a horrible property management company that violates the lease agreement whenever they want by charging me for maintenance that I never authorized. According to our lease agreement, I will need to be notified of any maintenance over $100. Putting Freon into a broken AC unit five times at $250 a pop. Who in their right mind would authorize this? That's why I bought a new one when I was finally notified. Also, they never let me know when the tenant moved out and there was no inspection nor deposit given to me for the damages sustained from him and his dog. I should have taken this company to court. The absolute worst property management service in the entire Wiregrass area! If I could take away more stars, this place would be as negative as mathematically possible. Let me begin.... I started renting a townhome through Wiregrass Realty back in March 2016, and I loved it! My grass was cut for me, we received pest control, and the property was well maintained. Any issue we had inside the house, the work orders were processed in a quick and painless manner. There are 5 town homes on this property, and all of them were maintained beautifully. Sadly, Mr. Andress passed away last year, and Wiregrass Realty shut it's doors. Our lease was given to Regency Management and from there it has been utter hell! We lost all of our property beautification services and stopped being sprayed for pests. Mind you we NEVER, EVER signed a lease agreement with Regency. We received a letter in the mail from MRS. Andress who said our leases were being transferred to Regency. This is where the fun begins... The Electricity in my home was dangerous and shoddy at best. Two 55 inch TV screens were blown out from the outlet. Electric sparks would arc from the outlet in the kitchen any time you needed to use it, i.e. the microwave, toaster, mixer...etc. We called and had the kitchen outlet replaced, and the electrician said the whole kitchen is running off of one circuit. Only about half of the outlets in the home work, and as i stated earlier the ones that do in fact work are dangerous. Our water main burst twice within 4 months of each other and had to request it to be fixed both times. I understand it happening once, as things get older, they break. I was unhappy that I was left with a 100 dollar water bill, when about 60% of it should have fallen on Regency. The second line break was purely the fault of Goolsby, who had come out to fix it the first time. Again we were left with a bill well over 90 dollars. Unacceptable from a "prestigious" Property Management company. For Almost 10 months 3 out of the 5 homes were vacant, and had for sale signs in front. Needless to say Regency could not flip these homes, so what did they do? They lowered their standards and allowed the apartments to be filled with absolute trash! The children next door are severely neglected and are living in filth. My wife and I visibly observed the adult female who lives next door smoking meth on her back porch, which is also my back porch, only separated by a short, broken wooden fence. She has 4 children upstairs sleeping, and I have a 9 year old who was sleeping upstairs. This deeply concerned me and we let our property manager (Mrs. Gilley) know about it. She told us she would have something done about it. Our neighbor has piles, among piles, and bags upon bags of trash sitting outside her back door, which causes roaches and flies to take up residence near and in my home. The smell of their drugs, and filth permeate through my home, and Regency never did a single thing to help us. We asked for help in finding a new apartment for weeks, and all Mrs. Gilley did was leave us a half assed message about 2 properties that never came to fruition. By the way we returned her call from the one message she left, and she again never returned our call. We have asked Mrs. Gilley to get in touch with the owner so that we may put in a fence, to further keep the trash they had let in next door out, and guess what.... not a phone call back. For the sake of my family, I packed up and got the hell out of there. I was gone in 3 weeks. Now I am being hassled about a 30 day notice and breech of contract. First off, I never signed a contract with you Mrs. Gilley, mine still stands with Wiregrass that you were supposed to honor. You and your company are worthless! I have had a perfect renters history, never missing a payment and never even a day late. Get your head out of your 4 point of contact, and do your job! You lost a good tenant. Now Beacon Ridge has my business, and I will take every opportunity to tell everyone I encounter about how awful you are and your company is. I left my house in the care of Regency Management while we were stationed overseas. They never did proper walkthroughs or cared for our house. Upon moving back in our house was destroyed by our last tenants causing thousands of dollars worth of damage. Stay clear of this place! They are awful and only care about getting money. Do not rent from Regency Management in Enterprise, Alabama. They will move you into a home with known issues, claim to work on fixing them and then attempt to charge you for those same repairs upon move out. For us this included a nonfunctioning pool, bogus yard work charges, and damage from previous tenants. They take advantage of the military community by exploiting the urgency of a PCS and not being transparent during the move out process to ensure they keep as much of your deposit as possible. Their customer service is horrific due to the high turnover of their property managers (we had four in three years) and the complete arrogance of their management team, who behave as untouchables because of their local relationships. How could a property management team that is 35 miles away and only visit the neighborhood that they are supposedly managing do this with once a month drive bys? If you call them a lot they get mean and hostile. Melissa is the worst. She is a b*tch with a bad attitude who does not need to be working with people. She blames you for any problems and says that you caused them. She should be fired because she's horrible at her job. She isn't qualified to manage anything. This company is scum and needs to be treated like scum. I just wanted to send out a warning. We had rented our house from regency management while we were there until the end of May. The house was in not clean condition when we got it. Every issue that came up was a pain to get fixed ( pool pump, gate for the fence, carpet was falling apart, just to name a few). It either took forever to have someone come out or it never got fixed right. Now we finally left and after 6 weeks still have not received our deposit back!!!! And the best part is that we cleaned the house top to bottom, cleaner than it was when we got it, and they have the nerve to tell me at move out that they want to charge us for 4 hrs of cleaning!!! I was a potential tenant. This agency in my opinion is engaging in very unethical behavior. While I believe there are some good people that work there, my experience has been entirely upsetting and needlessly painful. On 7NOV at 1000 am, application was submitted for property located on Turtleback Trail in Enterprise AL. Terms were we start paying rent Dec 1, move in Jan 1. We were told there were 4 people in line to rent this place, that had not submitted deposit checks yet. I was told I needed to submit 2 months of pay stubs when I had access to them upon return to Polk. Only then would we receive the leasing agreement via email to fill out and return. We left the area to head back to Ft Polk at 1100. At 1300 we received a call from Melissa, stating that the owner would most likely want Nov rent as well. I said no, I am not willing to pay 2 months rent without living there, and we would go with our second choice from another agency, and they needed to figure this out soon before we lost that one as well. Remember they told us that there were others in line to rent, so now we are feeling very pressured. At this point my wife and I are upset we are losing out on the house from this phone call, and we assume the owner will put another tenant in that wants to move in and start paying now. We never received a call back from the agency on the 7th, and I called multiple times and got no information, because Melissa said the owner Scott could not be reached. We went ahead and submitted an application to another agency for our second choice via the internet. At this point we are halfway back to Ft Polk, and are worried we will not have a house set up for our move in Jan. This process went smoothly, and information was immediately given as to terms that the owner was OK with, as it should have for such a seemingly simple process. Wed, 8 Nov, I called regency and spoke to Pat the leasing agent, and told her we secured another rental, and to let the next in line have it. She stated Melissa would have to determine the disposition of the deposit check. The policy is once approved your deposit is forfeit. We were never approved. We were never told the owner agreed to the terms we wanted until around Noon on Wed the next day, after they initially gave us the impression the terms had changed, and I said I would not agree to that. At this point we had not received a leasing agreement and I still had not submitted my paystubs, because we were under the impression the property was already taken by the next in line. No information on the status for 24 hours with folks waiting to move in would certainly give the impression that we missed out. At this point I am at an impasse with this agency in regards to my deposit check. I am certain the owner Scott does not have any idea how badly this agency is handling his property, and the poor communication that Melissa provided is the root of this entire problem. Had we not left there with an idea of what the terms would be, had she not called and stated we were most likely going to pay Nov rent, and had she ever called us back to tell us we were approved on the evening of the 7th, we would have already signed the lease and everything would have been fine. However the events she set in motion have completely turned this process into a total mess. I hate to blame any one person for this, but I see no other issue here, other than a complete misunderstanding due to bad commo. Had I been able to just communicate with the owner directly we would not be here at this point. FACT - The policy of regency is no application is approved until verification of income. I never sent pay stubs, because we thought we lost the property due to them not communicating. We were told we were approved only after I indicated we were not interested in the property anymore, over 24 hours later. FACT - We have yet to receive a lease agreement, which begs the question why, if we were indeed approved. FACT - Melissa apologized profusely on 8 Nov for not calling us back and letting us know the status of the property on the day prior. However, now refuses to acknowledge the fact that we were kept in suspense for hours due to her bad communication skills, causing this issue in the first place. We would have gladly rented this property, however are now on the hook for another because we had to move on to the next. FACT - The agency told us there were applications in on this property, now there are none. A lie to cause us to rush to judgment on renting this house and also conclude that since we heard nothing for 24 hours that it was gone. FACT - The terms we agreed to were changed. In anyone else's opinion I assure you, this constitutes a breach of the agreed contract in the application. The month of Nov I am unwilling to pay, I cannot afford a mortgage and a 1600 $ rent for 3 months. Again, how were we approved when the last thing I said on 7 Nov was "No, I cannot agree to that."? read more

DO NOT even consider these people to manage your property and don't consider renting anything from them. They are horrible. If something breaks good luck getting it fixed. Its really sad when you have a toilet seat that your pretty sure has never been changed since the house was built back in the early 70's there's a problem. They never fix anything or half-ass it. You report to them that a tree is leaning over the house about to fall and still 4 months later it's still there and you wonder when it will fall. You ask management person -- when was the last time the chimney has been cleaned....oh don't worry about it the last people didn't even use the fireplace. How do they know this?? It's awful strange that there is fresh wood laying outside cut just right for putting in a fireplace. Every water faucet drips in your house. Bathroom door will not stay closed because the door needs new hardware. Your bathroom mirror is barely hanging because the nails that they hammered into the wall that your mirror sits on is collapsing. OMG. I could just keep going on and on. The point is they are horrible. I really feel sorry for the home owners that have no idea what their properties really look like. The lies that they are told by these people. A lot of home owners live in other states so they are trusting these people. It really makes me mad. They need to be reported to the right people but I personally don't know who. read more

This is the first review of a business that I have written. I have to warn anyone that is considering renting from properties managed by Regency Management, specifically Shady Oaks Apartments on Rucker Blvd. You should not presume that you will get your $650 deposit back. Evidently, Regency and Shady Oaks believe it is an outgoing resident's responsibility to pay for their cost of operating. Before leaving, I cleaned the entire apartment for two days. They charged me $75 for 3 hours of cleaning. It may not have been spotless, but there wasn't three hours of work to be done. In addition, I was charged $149.25 for carpet cleaning. The carpets were left in great shape when I left. I thought preparing the apartment for the next renters was simply the cost of doing business. Lastly, I had the power taken out of my name when I vacated the apartment, like any logical person would do. Regency and Shady Oaks charged me $30 dollars because they had to reconnect the power in their name. It seems unethical for them to require me to pay the power for them to prepare the apartment for the next renters. I consider it disrespectful and a poor way to do business. Basically, they kept nearly half of my deposit. I write this simply as a warning to prospective renters. You need to know what you are getting yourself into. read more

Well much like MANY of the other reviews i have read on this particular rental management. The experience we had with them is poor and disappointing for the amount of money charged per month with all the issues and poorly taken care of properties. We were there for a little over a year for part of 2014 through October of 2015. through out our time there we had issues with getting maintenance done on the home from the back yard and the trees to the water heater to drawers in the kitchen being held up by a butter knife stuck into a broom. The house initially was beat down and we had to fill out every single page of the initial over all of the house. dirty hole filled walls , 20 year old carpet at the least that we still had to pay close to 400$ to clean once we left. old appliances , un even stove tops and the worst electrical job i have ever seen in my life. 2-3 light switches turning on one light and most times didn't work if one was flipped the wrong way. We put in work orders multiple times and they would be ignored completely. As i have read like i said in MANY of the other reviews Regency management customer service and loyalty to people who pay over 800$ a month, is the BIGGEST joke i have ever seen. These people are crooks and need to be shut down. The properties they offer are disgusting and even when you clean them top to bottom better than when you move in they still charge you out the tail to "clean them".
