When I moved in the house was not clean and needed several repairs. Several of the repairs were never done even though I lived in one of there properties for several years and took excellent care of it. They are poorly responsive about maintaining and fixing anything broken. When I moved out, they charged me to replace all the carpet even though the carpet was over 12 years old. When called on it they basically said too bad. They charged for a deep cleaning even though I had the house cleaned before I moved out. They will repeatedly lie about what they did and why. They wait until people move out of the area and would have an extremely difficult time taking them to small claims court. My AC had to be constantly repaired due to its age. They also did not inspect my rental until weeks after I moved out. Just don't use them. read more

I secured Prestige Homes Property Management to manage properties I have recently acquired in the Enterprise, AL area. I am very pleased with their professionalism, prompt support, sage advice on maintenance and the rentability of properties in and around Fort Rucker. I have invested in this area for many years, and understand the high turnover OPTEMPO with burgeoning growth that has waxed and waned over the years. To address the negative commentary about this management company, and property management in general, I recommend that renters and owners be patient, as skilled labor to address and keep up with maintenance demand is becoming more and more difficult. The personality of the staff and heart of Prestige Homes is true to their clients. Trust your instinct, and see for yourself. We signed a 2 year lease in Enterprise, 208 Central Park Cir, in April of 2022. Within two weeks of living there we had continuous issues with the AC running all the time. We made several complaints, all documented, they sent people out 4 times with no resolution, other than moving the thermostat to a better location, in which they refused to do. After dealing with this through the end of August, we all agreed to break the lease IF the home was rented again. The home received a new lease and we were released from the lease on September 23rd. During the time we were there with AC issues, we added two very nice shades to the front door and back door to reduce heat and privacy to the home. When we moved out, Prestige stated since the homeowner was not aware that we added them, we would have to forfeit our entire 2300.00 deposit or they could replace the doors for more than that. Now, let's keep in mind there was no DAMAGE at all to either of the doors, and they had no problem keeping them up in the house for the next renter. The property manager, Tracey, even told us how nice they were when we moved out. We have proof from their pictures taken at move out that no damage was done at all. I don't think it is right for them to take our money when the law clearly states the property would have been damaged. They cannot prove that it was in any way shape or form, but that is the excuse they are using. Stating owner was unaware. Tenants need support as well and this type of activity should not be allowed to ever happen. If you read reviews about this company and team, you will see there appears to be a pattern of this type of behavior. We need help in our pursuit to get our deposit back as we do feel this was unjust in taking it. We have plenty of proof of issues, documentation, even the property manager stating the reason we are not getting our deposit back is simply the owner was unaware. Again does not constitute taking our deposit, especially since they were good enough and no damage to remain on the property. I absolutely recommend Prestige for your property management solution. Due to PCS I recently needed a property management company. I was hesitant about Prestige from some of the reviews, but honestly the other companies didn't have any better reviews so I took chance. I worked with Melody Mason to establish management of my townhouse. The staff was very friendly and she made the process as painless as possible. I also recently had trouble with a landlord unrelated to Prestige. I called Melody for her expert opinion. She not only gave advice, but agreed to meet me at the property for a consultation. She did not have to go out of her way, but did and helped out tremendously. What more could you ask for in taking care of customers. From what i can tell the major complaints against Prestige property management were prior to Melody taking over as Senior Property Manager. I can't speak for the other companies in Enterprise, but I can absolutely endorse Prestige. This is not a plant review. They love to rip off soldiers after they move out. They'll charge you to repaint $1200 the whole inside of the townhome even if you leave it spotless. When you have photo evidence that you left it spotless and they have no proof otherwise. If you refuse to pay, they will be petty enough to contact your chain of command and send it to collections even after you move away from Fort Rucker. Absolutely unprofessional. Military renters BEWARE!!!! If I could give 0 stars I would. I've been in the Army 20 years and have never ran into such a rip off rental company. THEY PREY ON MILITARY!!! This is a well oiled machine for having you pay for previous damages in these rental properties and frivolous fees for ridiculous things on the property. I lived in a property with them for 2 years and they actually charged me for paint that is normal wear. They do not do move in or move out inspections. I should have known they were a rip off rental company when they charged the previous tenants for paint. Their homes are usually damaged previously. Even if you have pictures at move in they will still charge you for damages. They don't fix anything on time and are just horrible when it comes to customer service. Watch your bank account with this place. This past month, they debited all their renters' accounts (who use the automatic withdrawal service) TWICE for their rent. This over-withdrew many renters' accounts, including my own, and caused a flurry of overdraft charges, fees and general embarrassment as those of us affected tried to pay for things and were unaware that funds were not available because of this mistake. It took weeks to resolve this matter. The company sent out 2 emails that were poorly written PR attempts to cover their butts, blaming the mistake on their "third party payment processing company." The whole situation was handled and resolved very unprofessionally. Tinna in accounting, specifically, needs to learn some basic email courtesy skills as well as the art of a proper public relations-fueled apology vs. a sorry apology that places all blame on a third party and resolves her and her company of any responsibility - even when said company CHOSE TO USE the third party's services. The whole situation was just ridiculous and never should have happened. If you are a potential renter, think very carefully before signing up for Prestige's automatic debiting service. They obviously can't be trusted to take the right amount of rent out of your account. If you have a property you are looking to rent and you are considering Prestige as your property manager, think very carefully about this recent mistake and ask yourself, is this going to happen again? Or better yet, what other mistakes are they making? You should note that tenants who are angered by willy nilly and careless property management practices will not want to renew their lease with the property management company. I just rented from Prestige Homes as a tenant and moved out this past January. I was at first skeptical from the lack luster reviews on yelp, but I ended up having no issues. All work orders were filled within a day or two throughout my stay. Melody was my property manager, and she was upfront with the charges that would be taken from my security deposit as my lease neared its end. I received a check for my remaining balance 2 weeks after move-out, along with a breakdown of the charges/credits. Melody even mailed me a package that had accidentally made it to the old address. My property was left unlocked with the door wide open to allow the numerous feral cats in the neighborhood a place to urinate. Horrible, Beth Bacon, was my property management woman after my original first one. The first one I had said they house would be cleaned before we moved in and it never was. They carpets were stained red and the oven caught on fire because it was so gross. They love to rip you off. They took 250 for carpet cleaning and 350 for "heavy cleaning". I have never had money taken from my deposit before. We clean once a week the house didn't need heavy cleaning. When I emailed to find out why they sent me pictures the cleaning people took that were not even my home, a few were my house and absolutely didn't need that much cleaning. When I referred back to what I was promised all she did was say sorry I wasn't in charge of your property then so there is nothing I can do and then stopped replying to me! This is all based off of my opinion: For new soldiers in the army and seasoned soldiers PCSing to the area. Please be careful with this company! They truly pray on the vulnerability of soldiers not knowing much information when it comes to renting. Read your lease! Do not just sign it, speak to military housing assistance in building 5700 on base before you sign your lease if you decide to go with this property management company. Take pictures and notate EVERYTHING wrong with the property even if it's very minor if you decide to rent a house through them. They will nickel and dime the hell out of you. When it's time for you to PCS to your next duty station Do not I repeat DO NOT have them do a final walk through without you! So glad I chose to buy my home from another company. Beware if you rent from this company, do not expect to get your deposit back. There is not a move out inspection prior to handing your keys over. They do it afterwards on their own and find things to charge you for. Then if you complain about their findings, you get sent an email with 191 pictures containing tedious findings. as a property owner, it is extremely upsetting about the treatment these companies give us. They know that most of us are military that purchased homes in the area and we most move so we almost totally depend on them to manage the property so they are not concern on service, you call them and if feels like you are owing them something, not only that but sometimes they don't answer or are not available. they keep the rent money most of the month and they would say that is in the contract but while we are waiting for them to process our payments, they keep that money making interest in the bank for almost a month sometimes. They used to be better, you get your statement between the 10th and around the 13th and payment or disbursement will come the day after, well they got new people again and now the excuses are impressive from pneumonia in the entire office, to some family member dying so everyone there is mourning. It has been 7 months and they still will not return my calls regarding getting my deposit back. Lorie tried to force me to continue paying rent even after my PCS orders moved me across the country and continually made comments negatively toward the military in Enterprise. We are currently renting a property from this company. The home is really nice aside from the crappy condition we received it in. Huge holes in the walls and doors from what looks to be big screws. The carpet is totally destroyed and smelled of dog urine when we moved in. We had to request that the carpets be shampooed 4 times before it was actually done. And when it was done it was by a guy with a rug doctor. I could have done that. Nothing gets fixed, our keys only unlock one door, not the others. The blinds were destroyed in two windows and shingles missing on the roof. If I were the owner of this house I would be livid that this company let me home get destroyed like it has been. Luckily for this company and owner my family and I are not lazy and dirty so the home will likely be left in better condition then we got it in. I wouldn't go through these people to rent my home if I were a homeowner. They aren't looking out for their owners. Not that great to their renters either. read more

I'm a renter and they manage our HOA, just talked to Omaira on the phone not only was she short and sassy and seemed like she was annoyed that I called but seriously took an attitude of belittling just because I asked if we had any other facilities available to us because our pool has been closed for over a week. It's summertime in Alabama WE NEED A POOL. The homeowners and renters were not notified as to why there was a huge chain and lock put on the pool with a random sign stating it was temporarily closed. Terrible property management, my back yard rarely ever gets cut and I've called about having brown widows at my front doorstep. Non existent costumer service, I would not use them for any of my housing or property management needs. Avoid this company. We rented a house from them that we loved, were kicked out after a year (with less than 30 days notice mind you, we had to go to THEM about re signing the lease) because the owner no longer wanted to rent. (house is still trying to be sold a year later by the way) So we were in a hurry to find a new house, stuck with the same company and had to fork out another deposit first months and moving costs (moving a mile down the street). Only stayed 8 months because of the military and after a 950 dollar deposit are claiming an extra 500 dollars in damages owed. MAKE SURE YOU WRITE DOWN EVERY LITTLE SCRATCH IN ANY HOUSE YOU RENT. This house was a POS to begin with, with infestation (which we were later charged for also) And issue after issue, 3 of which were never fixed. There is a certain property manager who tried her hardest to screw us over and she did (told the property we were moving to that oh we paid rent on time but listed other problems she THOUGHT she had with us) Luckily they rented to us anyway but financially she screwed us over. I would give this place NO stars, from the beginning they rented us a place I said was dirty, then they try to charge me for a key to the place. I guess they expect you to buy your own keys when you rent. The entire time we were there they sent us letters saying we owed for keys, credit card usage (we paid by money order). By the end after telling them time and again they finally took down the charges. After having all the furniture and all personal belongings out my wife and daughter spent 2 days going over everything from the baseboards, windows, oven & bathrooms, even replacing the tins that go under the heating elements on the stove top. The place was spotless but they charged us a $250 cleaning fee anyway. I wouldn't suggest renting or buying anything from people that behave this way. I brought it to the attention of Melody and it did not make any difference what I said, she just put the blame on me the renter and say oh well there is nothing I can do.
