    No communication, took forever to get our deposit back. We cleaned everything on the sheet and they still took over 90% of my deposit.

    Zero communication with renters. Will nickel and dime your deposit down to nothing. I'd leave zero stars if possible.

Honesty, Integrity, commitment to client with over 40 years of experience are only a few things she brings to the table. As a Project Manager for the Department of Defense Navy with remote projects around the world I knew preparing and selling my mother's home from 300 miles away was going to be a long rough road. From finding good honest fair value craftsmen to replacing the roof, cleaning and prepping the home for sell, finding the right fair market value all without resources to contacts. I was looking at driving 9 hrs. Round trip every weekend along with a few weekdays to boot. Then I found Becky Hancock whom I had worked with over 25 years ago from working together and knew I had found my solution. After our first meeting I knew this was the same person that I had trusted 25 years before and could not be in better hands. With her knowledge of local resources and commitment to professional standards she took on the tasks. In short I have not had to make one trip back to the house. We closed today with a very fair market deal for both myself and the buyer. When this whole project started, I made a comment to Becky "The world has made me a very sinical and mistrusting person, but I trust you without reservation do what you feel needs to be done and I will support you no questions ask" a statement I stand by Becky Hancock and her team at Remax Primer will all ways have my gratitude for going above and beyond and helping me accomplishing my goal.     When I moved in the house was not clean and needed several repairs. Several of the repairs were…read morenever done even though I lived in one of there properties for several years and took excellent care of it. They are poorly responsive about maintaining and fixing anything broken. When I moved out, they charged me to replace all the carpet even though the carpet was over 12 years old. When called on it they basically said too bad. They charged for a deep cleaning even though I had the house cleaned before I moved out. They will repeatedly lie about what they did and why. They wait until people move out of the area and would have an extremely difficult time taking them to small claims court. My AC had to be constantly repaired due to its age. They also did not inspect my rental until weeks after I moved out. Just don't use them.

I have invested in this area for many years, and understand the high turnover OPTEMPO with burgeoning growth that has waxed and waned over the years. To address the negative commentary about this management company, and property management in general, I recommend that renters and owners be patient, as skilled labor to address and keep up with maintenance demand is becoming more and more difficult. The personality of the staff and heart of Prestige Homes is true to their clients. Trust your instinct, and see for yourself. If you have a problem, confront them directly and see how they can deliver and fulfill their promise to serve you.

    I don't understand how this place is still running…read more We left a few months ago and bought our own place. They never return phone calls, called multiple times a week, leaving voice mails. Anytime we had issues with the house we were renting the attitude. Sorry my roof is leaking but how is that MY FAULT? For the amount your paying these people you would think they would actually worry about taking care of the houses people are renting, more concerned about taking your money. Deff Wilkins not trust them renting out my place. Example: we moved in and the walls were nasty! But when we left we got our part of our deposit for a re-painting fee. THE WALLS WERE NASTY TO BEGIN WITH! The least they could do is actually make the home presentable before someone moves in but it seems they just take advantage of knowing people need a place to move in ASAP & there's not many choices. This is where I wish we could contact the previous renter, find out what they took from their deposit & if they did, did Regency even fix what they took the money for or just pocket it...which seems more likely

My daughter has been renting from them for over 2 years…read more They have not repaired even one thing since she's been there. not even the things they included at the time the agreement was made. Her air conditioner has been out since March. My daughter has had a request to get it repaired since March. Now she is paying $20 each day to the electric company because they refuse to fix it. People can't survive this heat especially young children and my daughter has two.

    DO NOT RENT FROM TEAM LINDA SIMMONS! They were very unorganized, rude, and unapologetic for matters…read morethat were their fault. My experience- I moved in to one of their very nice townhome but there were still repairs from the previous tenants needing attention that were never fixed after living there two years. It was only two closet doors that wouldn't close properly, a broken light fixture, and the backyard was a dump with crap from the last tenants. I didn't make a big deal about it. No other complaints living there until move out, and WOW! I've heard property management were all crooks but this one takes the cake. 1. They lost my month notice of move out and tried to make me pay another month's rent. Ha thank God for screenshots. 2. They tried to charge me for all the repairs FROM THE TENANT BEFORE ME. 3. They also tried charging me $1200 to repaint the entire house. Thankfully I knew someone who would do it for half the price because there were only a few spots that needed to be buffed out 4. They did charge me $571 for replacing carpet that had ONE 2 inch spot. And when asked how much was left on my security deposit my property manager showed me it had me owing $300. I didn't fight it I just wanted the nightmare to be over. I then asked her could I go ahead and pay it. I received no response from her ever again. Like what??? A month later I received an email from the broker saying I owed $400 and it was about to go to collections. ??????? I then sent the broker all the screenshots showing I never received a response when I tried to pay it and also that I was told I would only owe $300. She did not honor what the property manager insinuated what I owed. I didn't even get an, "I'm sorry my property manager was wrong" which is the least I was hoping for. All she did was show me other charges that my property manager neglected to tell me about. On top of all they lost my keys and garage door opener and had me stressing for an entire day thinking I had lost it and would be charged again for something that was their own fault. At the end of the day I did receive a "they were misplaced" text. Again- never an apology. I will never ever recommend renting from Team Linda Simmons. Go with anyone else but them! 0/5

    Vicki Bundrick, Realtor at Coldwell Banker, is outstanding!…read more She has been our property manager through PHPM for our current home and is assisting us with our upcoming move and will be managing the same property. I am normally not one to single anyone out or request for a specific person in handling my business but at Coldwell she has made everything in our renting experience smooth & convenient so she deserve a wonderful review to be displayed & some recognition. I am very impressed with her professionalism & overall work ethic in finding us a home & also properly managing the home as well. She keeps both the renter & the landlord in mind which keeps everyone on the same page & happy. A lot of time when renting this is a big issue but no matter how big or small, she handled it accordingly to fit with our busy schedules. She is by far the best property manager I have had in since my time renting. Anytime there is a problem she makes sure to address it & is very accommodating in taking your needs into consideration when find a home as a renter. Coldwell gets 5 stars for Vicki :) !

    If I could give them 0 stars I would this is a terrible company with horrible business practices…read morethat will rob you for every penny they can, and know they can get away with it because they wait till you PCS to bill you for fake cleaning/damages charges and there is no way you can return to fight them. They will also give you misleading information so that they can bill you for not notifying them in writing when you are moving they expect us to pay an entire extra months rent when they were notified 5 weeks before hand and notated it in their system but because it wasn't in writing we're screwed. They have no ethics or morals and are strictly out for money
