I had an amazing experience with TLC. They helped me work within my budget and were abundant helpful. Mike was my rep and I couldn't have asked for better service. He made it fun when I was picking out the home details and was not rushing or pushing me. There were a couple snags with the contractors but Mike made it so simple to solve. I always judge by how problems are fixed, not just that they don't happen because some things are unavoidable. If I ever buy another manufactured home this would be the only place I would go. After the home was in the factory had to come do a few last touches and again Mike was on it and took care of everything. I HIGHLY recommend TLC if you're thinking about a mobile home. Mike Gener gave a friend and me a cursory tour at best of one of his listings. It was as if he was doing us a favor. He was late and kept us waiting. Didn't project a good attitude. Didn't provide follow up info as he said he would do. The home he showed us was actually in escrow and he had nothing else available. I submitted follow-up questions by email to which Gener never responded. The home looked nice and was new. In trying to exit, the front door doorknob fell off. Perhaps that was an omen. Be aware that TLC charges a lot fee which could increase costs over time. read more

Just a couple months ago my dad suggested moving into a manufactured home since we were looking to downsize. At first I was very reluctant since I was not impressed with most of the parks that he showed me. But after finding an open lot in a nice park with a brand new manufactured home in Poway, I was convinced. Thanks to Mike at TLC, we were able to close escrow within a month. Mike was efficient and on top of all steps required to get the process done quickly. Even after closing escrow, Mike has followed up making sure we are satisfied with our new home. Because of the reasonable price and the open floor layout appeal of the model unit that we chose, my dad's sister is now looking into moving into a manufactured home in our same neighborhood. We of course referred her to Mike, who is now giving her the excellent professional customer service that he gave us. It's easy to give a review right after closing when emotions are high and excitement is in the air, but I decided to wait until now six months after closing to write my review. It takes just about that long to break the house in. So here goes: My husband and I absolutely love our new home. The quality and service are great. When I first moved in there were a few small issues that needed to be addressed and Dan was quick to send in the request pall was good now when I reached six months I needed some other minor things repaired. I send an email to the owner and it was immediately addressed. My sales person was Dave I met him through looking at there listings it was his willingness, kindness that caused me to work with TLC because I was definitely considering the competition, but you must go where you feel comfortable. I feel he worked to get my business returning phone calls answering my questions and doing what he could to make the deal work. He did this despite his personal challenges. He made the process fun it is and was always great talking to him. Vicky and Dan the power couple Vicky is an awesome designer and works to make sure she personalize a custom home for her buyers. She has an impeccable eye and so her best to design a beautiful home based on your budget. She does not skimp on the things that others may i.e. Faucet, toilet window coverings quality is the main and only goal. I highly recommend using TLC for those looking to purchase a home you get more for your budget than any condo. We have been living in our new home for about 6 months now and we love it !! When moving to Carlsbad for business, we never imagined moving to a manufactured home. It has been a terrific experience. After talking with Vicky, the owner of TLC, we were happy to discover that we could modify some of the design elements for a home to be built for us. We had several meetings to discuss our needs and what our options might be -- from beginning to end we have been absolutely delighted with their customer service and follow through. Only thing is I would have liked to have been given pricing on some different models as they were displayed. Then a price list of the options available. We had the worst experience with TLC Homes, from start to finish. Mike was our "realtor". He seemed to have no knowledge of this business whatsoever. Any time we had a question, he had to ask the owner. We had a unique situation with our home loan, which we understand, but he took it upon himself to share our situation...our personal business, with the person selling the home we were buying. So when we spoke with the seller and she brought it up to us, of course we were really upset and embarrassed that he could do that to us. We went through the whole process, did the home walk through. Keep in mind, we're new to all this. So we do the walk through, Mike turns everything on, very briefly to verify all the appliances work. This includes the A/C which he turned on for about 30 seconds, we heard the fan and felt some air and moved on. So I signed everything to make it officially our home. Then comes the real problems. From the very first day, our A/C unit was not working, not even a little. The fan worked, but the air never got cold. So we contacted Mike, with no resolve. His response was "that's weird it worked during the walk through". Didn't offer any solutions. Nothing. So we called an A/C repair place to fix it. The guy told us it was completely fried and doubts it worked during the walk through. He let us know it had to be replaced, which would cost between $7,000-$8,000. So we were upset, as anyone would be. Contacted Mike again, pushed the issue. He called "their" A/C people to come out, which they confirmed the same. After this whole mess, TLC, Mike, the owners, and anyone else there involved, told us that I signed off on it during the walk through, so they weren't going to do anything for us. Nothing. Are you kidding?! Then, a few weeks after paying for the repair, their A/C guys send us a bill to come out and inspect the A/C. Apparently, even though TLC called to have them come out, they had them bill us. So long story short, we had a horrible experience, bought our house, and had to drop thousands of dollars on an A/C unit that was supposed to be working as part of our deal in buying the house. We are furious and will NEVER use TLC again! I'd recommend doing your research, because these people think they can do whatever they want because they have the market under their control, but there's other places to buy/sell through or you can use an actual realtor. Don't go to them because you feel like you have to, because that's what we did, and it was the worst home buying experience we could have ever imagined! We contracted with them to sell our "great condition" mobile home. They did not bring us even one interested party in three months. Updated us only about every three weeks. Then they made us an offer at 40% of their listing price. We immediately selected another agent and real estate company, the new agent listed it at the same listing price and had it sold in six days, for more than twice their offer. read more

I haven't experienced an encounter this frustrating in a long time. I've tried for six weeks to get information about purchasing a small modular to be placed on property. The first contact, Mike, provided some information but not enough for me to make a decision. I returned today and spoke with Jon who took a very long phone call and a walk in, both who occurred after I had arrived and been greeted. An hour later I was told they don't really do land deals; only parks and they don't give base pricing. As I was leaving Mike walked in and offered base pricing. Jon said that I should talk to the owner as he does all land deals (which they don't really do). What a waste of time if you aren't going to rent space in their parks. read more
