Not only do they do things the wrong way twice before getting it done, and have the worst vendor references that they've probably been throwing business to for years without checking on their work, they also talk to everyone with such arrogance and disrespect. We're all owners but yet they speak to us like we are all tenants about to be evicted. Galling. All they seem to be good at doing is collecting fees and issuing fines. The buildings are infested with cockroaches, front door is perpetually broken which is a huge security risk and they do nothing about tenant on tenant harassment.

It's rare to find a team so reliable and easy to work with in property management, and it's made my experience living here seamless and stress-free. I would recommend staying away from renting in a building managed by this group. Brandon Friedman…read moremade a conscious effort to keep our security deposit by billing us for "damages" that were either there before we moved in or normal day-to-day wear. Fortunately, we had dated photos of the apartment showing it was in the same shape as when we moved in a few years prior, and we were able to get most of our deposit back after a lot of back and forth. If you're a tenant in one of their buildings, I highly recommend documenting the condition of the apartment when you move in (missing screens in windows, small chips or scrapes, etc.). Otherwise, they will make every effort to keep your security deposit.

I have lived in this building for nearly three years, and the only reason I stayed as long as I did was because the rent was affordable at the time and the neighborhood felt convenient. In hindsight, that decision came at a real cost. The management company is deeply incompetent and consistently unresponsive. I have reported serious issues over and over again, documented them, followed up, and done everything a responsible tenant is supposed to do. Each time, I was ignored. It reached a point where it felt like I did not exist to them at all. There was no accountability, no urgency, and no care. The living conditions are unacceptable. The buildings are heavily infested with roaches and rats. This is not an exaggeration. You see roaches as soon as you walk into the lobby, crawling on the walls, around the mailboxes, and near packages. They travel freely through the hallways and come into apartments from under the doors. It is constant, not occasional, and it creates an environment that feels unsafe and unsanitary. On top of that, water shutoffs happen regularly, often weekly, and last for an entire day. These disruptions are labeled as "maintenance" and treated as normal, with little notice and no regard for how disruptive they are to daily life. You are expected to simply accept it. Living here has been exhausting and demoralizing. It has caused ongoing frustration, anger, and stress. Your home is supposed to be a place of peace, and this place slowly strips that away. You become uncomfortable in your own space and worn down by having to constantly advocate for basic living conditions. I am sharing this because I do not want anyone else to walk into this situation unprepared. Please use discernment and take this as a real warning. You deserve safe housing, responsive management, and a clean environment. This place does not provide that, and I wish I had listened sooner.

This person then crashed out at me and threatened to SUE ME for wasting their time. They then proceeded to call me repeatedly from 3 different phone numbers that I had to block. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
