    AVOID AT ALL COST I closed on my house the last day of the year in 2021 after 4 months of delays on closing. I would have lost my tax advantage if I didn't close and I was sort of pushed to close prematurely the last day of the year. There were a ton of cosmetic defects that were promised to be fixed within a week. And now, nearly a month later I'm left without any hope in sight. Especially after reading all of the google and Yelp reviews and reading that even after 4 years these punch list items have not been addressed. Please pay attention to the red flags, as there were many in the beginning, including unresponsiveness and lack of communication. My HVAC didn't work when I closed and it doesn't work now, nearly 1 month later. Cheryl insisted that I close anyway because the HVAC is under warranty and would be promptly fixed. Instead of taking care of the problem after closing as promised, she forwarded me the info of a third party for me to contact to have the problem fixed myself. Three different people have come out to attempt to fix it because it was installed improperly. Only for the last person to tell me that it's now too cold outside to thoroughly check if the problem has been fixed and that I need to wait until the summertime. I was also told that it's a possibility that the issue isn't covered under warranty and that I would need to pay out of pocket. Unbelievable. I have a third party's inspector report stating that it never worked upon move in and now I've inherited this problem as my own -they never check or follow up if any problems have been resolved. The house was my dream home, my first home, and I have worked for over 30 years to afford this home which is beyond terribly built. They hire the cheapest workers with the cheapest materials and paint. There is paint all over the wood, Sheetrock and wood issues. The exterior siding isn't properly installed, outside gutters are mismatched, rust on the outside balcony railing, and holes in my driveway. When you pay $800k for a house, there comes certain expectations. But even for any new home at any price one would expect actual doorknobs on the doors, locks on bathroom doors, a dishwasher that turns on, doors that close properly, cabinet doors that open and close properly, and toilets that flush. For a brand new home to lack these essential items speaks volumes as to what kind of quality and value goes into the home. They won't answer the phone or return emails or calls. Communication is impossible.I would not recommend Titan Homes. It's unfortunate that the quality doesn't match the beautiful floor plan or the price tag. These photos aren't even the half of what's wrong.

    Titan homes has been building homes next store and across the street for us over a year. We live on a busy and congested street in the heights. They initially came by and rang the door bell and said if any damage done to our house while building let them know. Well the hit my husbands BRAnd new car and denied it (it was very obvious from where the damage was done that it would have been backed into from where they were parking and we hadn't moved the car for months due to pandemic we didn't leave the house). Blared music all day long with newborn and while working from home and snarled at our request to have their crew turn it down. Consistently take the ONE spot in front of our house, (technically street parking) almost to the point where it seems on purpose as there are several open spots in the home they are building and on the street tk be difficult. I asked they try to park elsewhere as our nanny has to walk around the steer every day and when we leave withour son it's hard to carry all the baby gear around the corner. And finally got PAINT All over our deck and side of our house and have failed to repaint for OVER A YEAR now of begging and always a million different excuses. I don't think it will ever get fixed. These guys are true assholes and will make your life a living hell.

    This sealant actually comes in colors that would have matched the stucco.

Supervision is still a joke and the owner never replies an email. Time consuming with this company, cero results. January 2018: Houses are overpriced for the quality you receive. Luxury houses???......OMG.. If you ever buy a house from them, do not ever think about upgrades. They will charge you way more than any other contractor in the market and work will not be properly done. I suggest you save your money and let a professional company to do the upgrades for you. This company might be good with their basic standards but is not capable to provide good results out of that. Everything that they have done wrong was a discussion and the good experience of buying a new house became a frustrating really bad experience; by the end the only thing I wanted was to finish dealing with them. Wasted my time in several opportunities to obtain zero results. Read very carefully the house specification and details. Ask for clarification on walls/ ceiling texture; they do not specify this on their specs giving them room to do whatever is easy or cheap. Luxury houses do not require a buyer to look after every single detail, but if you are buying a house from them be ready to do it. I may have different standards but what they are selling as a luxury house is not. Warranty after closing is terrible, it will take weeks for them to fix even small things and when they finally come to fix something they will come without supervision and in most of the cases will damage something else. For example: all my granite countertops were not properly finished, pits all over the place and water will mark them. Still waiting for repairs. All moulding and base boards unions cracked after a month from closing, still waiting on them to get back to me. I have 8 light switches that do not have any function, they left them this way after the upgrading I paid for my ceiling fans because it is normal for them (I was told by the owner of the construction company). Now I playing with my dummies switches to see witch one works every time... great for a new house!!! I had Hot water in one of toilet deposit, thanks god they fix it but damaged the drywall while doing it. PS: If possible work with a realtor that do not normally work with this company. Do not trust realtors that work often with this company; they may play their game.

We toured extensively and even spend the night with our friends that live here. Didn't work out. It's because of what happened with our friends about 2 weeks later, won't be too specific so as not to get any individuals who work for this building or our friends, in trouble. It was a huge melodrama mainly around money, which I tried to help resolve, and directly due to that, we ended up not moving in here. I don't want to get accused of defamation or get into an argument like some of the other people who wrote bad reviews did, but I will say that the good reviews don't seem very legitimate. It's still an absolutely beautiful place which is white made it to our top 5 but I do have issues with the company and the fees they charge. I'd have at least given 3 stars for the amazing luxuriousness here but knowing that hostile responses can be easily forthcoming from this company, I'll pre-empt that by taking off another star. I cannot wait to move out. The way the rules are written allow my neighbors to have a say in what I do at any hour of the day. This past week, the manager called me for working out in my apartment at noon on a Friday. He told me that any excessive noise is warranted of a call (I was placing my weights on the floor between lifting sets- no jumping, no throwing, etc) Since the gym has been closed since March, the solution offered to me was to carry all my equipment OUTSIDE IN THE TEXAS SUMMER and get my workout in outside. I've had a police officer to show up at my door because of music or my tv. If you know me, you know I'm no afeel targeted and harassed. It's honestly a shame since these people will drive away other tenants. You've got lots of options in Houston- pick elsewhere. Our neighbors have since moved out, however I still wouldn't recommend living here. We lose water, power or wifi at least once a month related to a "block outage." The elevators go down often. Aside from location, I can't see a reason to pick here over many other locations.

We spent weeks discussing details with their sales consultant, details with their construction manager, and agreed to pay a fee to have their architect modify an existing plan to meet our needs. We did all of this with confidence that we would be able to come to an agreement and terms on a construction contract. After multiple attempts to modify a ridiculously unreasonable and one sided Draconian contract, we were not only told that the builder/owner would not accept modifications to the contract, but the sales consultant actually refused to even submit a signed contract with a check to the builder/owner. At that point we withdrew our offer, as we felt it foolish to pursue a long term business relationship that starts out on a adversarial and antagonistic note. I am dumbfounded that any reputable business would be completely unwilling to at minimum entertain a dialogue to negotiate in good faith. We were not going to beg anyone to take our money. I have never in my life dealt with any legitimate business with that degree of contempt or arrogance toward their customers. I cannot imagine anyone in their right mind signing the contract that was presented to us. How they are able to build a home for anyone is beyond me. When we were told by the sales consultant that her job would be at risk for submitting what everyone else believed to be a reasonable, legitimate contract, I asked myself, if he (the builder) treats his employees that poorly that they fear for their jobs, how on earth does he treat his customers....?

Now very convenience for them the warranty expire after 2.5 years.... So the answer was "it's not our problem". Our neighbor was luckier because the same thing happened to her but when she had only been living in that house for 1.5 years, so the warranty cover all the expenses. DON'T BUY A HOUSE WITH THEM!!!!

STAY AWAY they offer a custom home look and feel but handle their business like a mass production builder with no care for residents of the neighborhood who already bought.

The concerns involving our family's home relate to underlying construction and system performance issues that were not visible to a homeowner during the warranty period and developed over time as a result of those conditions. These are not routine homeowner maintenance matters. Texas law provides protections beyond a builder's written warranty, including implied warranties that a home is constructed in a good and workmanlike manner and is suitable for habitation. Construction defect claims may be pursued within the applicable statutory timeframes, as many defects only become apparent after systems have operated over time. Our home remains within that legal timeframe. Since discovering the extent of the issues, we have worked cooperatively by allowing multiple inspections, providing extensive documentation and independent testing, and following professional recommendations. Based on professional findings, our home was ultimately deemed uninhabitable due to construction-related environmental conditions, and our family was forced to relocate. While certain repair options were proposed, they did not address the full scope or root causes identified by independent professionals, which is why they were not accepted. Original review: We purchased an inventory David Weekley home in 2020 and, over time, uncovered extensive construction, HVAC, ventilation, and building-envelope issues that were far beyond cosmetic. Documented issues in our home included: * A roof vent pipe that was not properly connected or sealed, allowing warm, humid air to discharge directly into the attic instead of venting outdoors. * Improperly installed and inadequately insulated attic ductwork, including ducts disconnected from collars, heavily sweating, and contributing to widespread condensation and moisture throughout the home. * Severe microbial growth inside the HVAC system, including the supply plenum. These findings were documented during an earlier HVAC visit but were not disclosed to us at the time; we only learned of them after hiring an independent mold inspector, at which point we stopped allowing further builder access. * Visible mold and moisture damage in multiple areas, including closets, door frames, behind bathtubs, and inside wall cavities. * Condensation and mold inside recessed lights, vents, and ceiling fixtures across multiple rooms. * Construction photos indicating significant foundation-related concerns that were never disclosed. * Severe exterior drainage issues that persisted despite the installation of multiple drains and have resulted in fence deterioration. * Thermo-ply sheathing in the attic that is bowed, rippled, and in some areas detaching. * Ducts that had fully separated from insulation and were profusely sweating onto ceilings. * All three attic access doors lacked proper insulation, allowing hot, humid attic air to contact cooler interior surfaces, leading to mold growth around the openings. * Extensive building-envelope failures throughout the home.
