When we contacted the seller about the issue, we were hoping he would either help cover the cost of replacing the awning or at least assist with getting it properly repaired. Instead, he told us to contact the builder directly, even though we never met, hired, or had any communication with the builder. Since the mobile home was sold to us by him, we expected him to take some responsibility for the condition and installation of the items that came with the home. What has been especially disappointing is the lack of support after the sale. Before the purchase, communication was completely different, but once he received his money, it felt as though our concerns were no longer important to him. We were essentially left to deal with the problem ourselves. We understand that things can happen and that there may be circumstances beyond a seller's control. However, we believe a seller should stand behind what they sell, especially when an issue appears to be related to poor installation. At the very least, we expected him to make a genuine effort to help resolve the situation rather than simply directing us to someone we have never dealt with. Overall, this experience has been extremely frustrating and disappointing. We feel that once the sale was completed and payment was received, the level of care and responsibility changed completely.

I did some research on what I thought would be the current market value of the home and then began to enlist the help of a Realtor. I spoke with the park management and they referred me to one commonly used Realtor that was heavily used in the park. After my initial meeting with that individual they proposed a selling price $70k below what I thought was the market value. I then came across a Realtor from Advantage Homes, Ms. Cathy Bucalo. She was so extremely helpful through the entire process. Cathy is well versed on the process of buying/selling manufactured homes and has a strong pulse on the market. She instructed me on what needed to be done to the home in order to get the home listed and communicated with me throughout the process. She was instrumental when our first buyer withdrew from the process. She told me to stay focused and the right person will come along. The right buyer did come along shortly thereafter and Cathy orchestrated a deal not just meeting my market value assumption but $29k more than what I had originally thought. If I would have done the quick and easy thing by using the first Realtor I would have missed out on $100k. Cathy was empathic to my situation, determined to sell the property during a pandemic and kept me thinking positively when sometimes things weren't going my way. I would recommend to anyone do some homework on your property and interview prospective Realtors. To start, we initiated the process with Brad R, Who is based out of the San Marcos office. We at the time were in Orange county so we had the luxury of viewing several models at that location, and then worked with Brad on customizations and upgrades. Brad was nothing short of amazing! He stayed in constant contact through out the sales process which consisted of many many questions(if he didn't have the answer, he got it), and various changes to plan. We ultimately landed on a Cavco Durango model that consisted of 2 bedrooms but allowed to have both a front porch and back patio deck. Brad continued to work with us extensively on the precise location of the home on our lot, which then allowed us to include a 2 car garage! As with any major project like this it wasn't without its issues and moments of stress. That said everyone involved from WMH handled them all .
