Tin transformed our dirt yard into a low maintenance, low water use hardscape. We showed him a hand drawn sketch of what we wanted, and he built it. They had to remove several truckloads of dirt, build a level patio, build a retaining wall out of reclaimed cobblestone, make a dry creek bed out of reclaimed river rock from our old chimney, remove tree stumps, and haul in several tons of small river rock to make "mulched" rock beds. When we moved into our new home, the front lawn was a hot mess. The sellers put in a temporary grass solution without proper chicken wire or a functioning sprinkler system. By the time we took possession of the home, the entire front lawn wad brown and overrun with holes dug up by gopher. We met with a few landscapers, and decided to go with Tin. Our decision was not purely based on economics. Tin wasn't the cheapest, but we trusted him. Once we agreed on the project scope - Tin and his crew went to work. It took a few days to rip out all the old grass and dirt, and lay the proper chicken wires. My husband and I decided to implement drought friendly landscaping-- a combination of rocks and planter boxes with succulents. This review is long overdue. I called Tin on a Saturday, he was out to my house the that week for a prelim look and quote. Although I had an existing plan in mind, he had great suggestions and we ended up turning our depressing slope of a front yard into a drought tolerant, rock riverbed beauty. Pictures attached. Unfortunately, I had a very unpleasant interaction with Tin after I asked him to come check out the sprinkler system that he installed. One of the parts wasn't working and I wanted him to test the system and if it needed fixing, to fix it, and if it just needed reprogramming (after the power went out) to help me reprogram it. He thought that I accused him of breaking it, which I don't think I did, although with his poor grasp of English it was difficult to tell what he understood from the exchange. He argued with me for around 20 mins that he told my partner 'too many times' how to program this sprinkler system, which she claims he did not. He raised his voice to me both in my garden and on the street, both of which when my neighbors were around. My neighbors thought he was very rude, in fact more strongly than I did, which gave me some perspective, as I wasn't sure exactly what he was saying a lot of the time. He also made it very difficult for me to watch him reprogram the system and told me he was only going to reprogram once and that I was never to touch it. He thinks we touched it, but we it just rebooted after the power went out. To top it off, he said just before he slammed his door, that 'you americans don't listen and you don't remember and always give me problems', which my onlooking neighbors did not like one bit but which I didn't really understand as I'm not American and don't sound anything like and American. I would like an apology. I cannot recommend Tin for anything and I will not have him come back ever again to fix the sprinkler. He didn't even set the sprinkler system correctly, he only set it for one day and not on an auto cycle! At least I think I know how to correct this but I will have to sit with the sprinkler box for a while to set it from manual to auto. FAIL! read more

I didn't really bid around, so I can't tell you about pricing, but Tin and his guys showed up precisely when he said they would, rehabilitated my crappy backyard in a couple days, stained my fence and deck, put in beautiful sod, and cleaned up after themselves when they left. One point on his honesty -- I guess he had to buy some extra stain to get the job done, but was like super concerned that I wouldn't believe him, so went to great lengths to show me precisely why he needed to buy the extra $17 worth of stain, showed me the receipt and the empty can, etc. Now that I type that, it seems like it could be overcompensation or consciousness of guilt... Tin just finished up our backyard landscaping and we are very happy with the final result. We got his name and info from our neighbors; he had landscaped their last backyard in Noe Valley and then landscaped their new backyard in the Outer RIchmond. Overall, he was very quick and thorough and the price was right! Personally, I am not really familiar with the "going rate" for backyard landscaping but, apparently, our neighbors had gotten several quotes and Tin was the most reasonable. He also knows his stuff! Tin said he was going to start in December but, because of all the rain, his projects were all pushed back and we just opted to just have him start after the holidays and new year. He spent 6 days (that's it!) re-landscaping. He put in a retaining wall/flower bed along the uphill side of our yard and then leveled out/removed the excess dirt. He then put in top soil and grass and installed a complete sprinkler system. We are very happy with our new backyard and can't wait for the sunshine so we can host a BBQ!!! Thanks, Tin! Not knowing what kind of water/drought situation in the future, I reversed my decision to put grass and go with flagstone instead. I sent Tin a photograph for inspiration and Tin went ahead and accomplished what I asked for. He sent me to Broadmoor in SSF to look and pick the flagstone. We discussed what type of plants. We have a small backyard, like many San Francisco homes. For about 3 years, the home was a construction site, so the yard was full of excess, tamped down dirt from the foundation work, lots of construction debris, giant weeds, a pre-existing concrete fountain, and access issues created by the neighboring homes built right to the property line on both sides. It was a nightmare for us as homeowners and for contractors facing the need to hand carry all debris and dirt out and all supplies in. Just to do that involved hand carrying everything up and down many steps and about 3/4 of a block. The slope is also considerable. Other potential bidders either said it would be way too expensive, so they refused to take it on, or they said we needed an engineer and other specialists to create a hardscaping plan. Their bids were so outrageous, we almost thought it couldn't be done either physically or financially--we nearly gave up. Mr. Tin came to see the site, and without an engineer, calculated what we needed in terms of sloping, retaining walls, steps, a flagstone patio, a walkway, a two-level garden, etc. It all works beautifully. Even with torrential rain, we have no standing water, no soil washout issues, and our own and our neighbors' property is protected--drainage is perfect. He had listened to what we wanted, and he just did it. He made a reasonable, firm bid that included hardscaping (retaining walls, a patio, and stone and brick paths), a lighting system, an irrigation system, and plants and planting. He and his team came when they said they would, worked hard and efficiently, and brought the project to a close early and on budget. He did what he promised and was a pleasure to work with. You will not be sorry if you hire him. read more

Tin was great. We had to have our entire yard done from scratch. It was just a field of sand and rocks. He came by with some pictures of his work and gave us some ideas. I also had a plan that someone drew up for me. I had quotes from other landscapers and they were more expensive. Tin asked me questions about what I wanted along the way and didn't make his own decisions which was nice. He also gave suggestions when I asked which was nice too. He installed a deck, grass, watering system, and a planter box perimeter around the yard. Tin rebuilt the retaining wall and fence between us and the neighbors behind us. He also rebuilt one of their side fences. Tin came out to look at the project on our schedule and gave us a competitive quote within a few days. His references were all responsive/positive. He could have started the next week, but we pushed he schedule back a bit. He started demolition on Monday, and within 1 week he had finished the 25' wall & fence, and the 50' side fence on on the side of out neighbors yard. We got the "ugly" side of the fence, but we asked him to face our side too- which he did the next day for just a little more $. He left the area very clean- as if nothing had ever happened.
