    DO NOT RENT FROM THIS COMPANY!!! If I could give Time Realty 0 stars, I would. When we moved in, the place was a mess. The place was infested with fleas which we had to take care of before we could even move in, the grease in the kitchen was so thick we had to scrub multiple times over and over, the kitchen sink covered in mold. The back shower tiles and floor was covered in mold. There were electrical issues, the wheels were broken on the sliding door and the screen was broken. They replaced the screen but never fixed the slider and we ended up paying to have this done. There was drawers falling apart in the bathrooms as well as shelves in the kitchen. The front bathroom ceiling fan did not work and Allan requested instead of repair being taken care of, we remove the cover and send pictures before he sends maintenance. One of the bedrooms had water damage and puff paint on walls, as well as the walls still having nail holes, nails and thumb tacks in the walls. There were no face plates on certain electrical sockets, the toilet was constantly running and instead of a repair being made, Alan said to open the toilet and said he would talk us through the repair over the phone. It took weeks to have our heater fixed in winter, we reported over and over again. Allan was rude and spoke to me in a demeaning manner, like a woman couldn't possibly know what the problem was. Maybe Allan speaks to others like this, but not me buddy. Not necessary and not okay! The lack of response on behalf of both Allan and Brad was terrible. There were times we had to call or email to remind Dolores to send the water bill. I have rented from 7+ places, in 15 years and 2 states, and this is the absolute worst experience. I have always been welcomed back to rent! I am fearful that someone will get injured because Allan requests a renter climb on a countertop to take a picture rather than just sending maintenance. By the way, the fan motor did have to be replaced just like we said. Not to mention, we gave ample notice and they never put the signs up nor advertised like they saId they would. They were told they could show ahead of our move out date because they said they wanted to. We always made sure the place was impeccable and they never even showed it. Upon our exit, Brad acknowledged that the place looked better than when we moved in and they could move people in right away. It wAs turnkey ready, carpets and blinds professionally cleaned. NOT TO MENTION, THE OWNER ALLAN MANN WRITES HIS OWN REVIEW OF HIS COMPANY. What does that say about a business?? I just wish we would have read yelp before renting with Time Realty and Allan Mann.

    I was being screwed big-time with my FEMA mandated flood insurance via their wink-wink-nod-nod…read morerelationship with their "preferred" (in other words, I had no choice) flood insurance private sector insurance provider. My mortgage company, being government backed, INSISTED that I have flood insurance. My neighborhood has never flooded since it was built in 1965! In essence, what FEMA was imposing on me was government sanctioned thievery. This is stealing from the desperate who have no choices (in other words, there is no competition between their one-&-only mandated flood insurance company). To add salt to my financial wound my mandated flood insurance company wanted to substantially raise my rates for the next year and beyond! Do yourself a favor -- buy a flood certificate, and use it to shop around for private flood insurance. I did so and I saved myself $2k+ per year!!! Gentry Surveying really has a winner in Dianne as she really knows all about what is necessary for obtaining a flood insurance certificate. Plus, Diane is extremely nice explaining the details. Most likely they will need to come to your home to do all the observations and measurements. This is not an easy-peasy thing to do -- trained professionals need to determine what needs to be on on an individual basis. If anyone can help you with flood certificate in our local area it is Gentry Surveying. Their prices are very fair for their high level work and licenses.

They care about people and their residents. With other property managements, the dollar is more important than people. I saw another property management continuously mismanage their finances and also take advantage of their (1) senior citizens, (2) the young who work tirelessly, and (3) families who suffered constantly, but it was the older citizens that they especially and constantly took advantage. ABM Property Management, however, has shown to be the most amazing in every way toward all those who take good care of their properties and are good neighbors too. They have a consistent level of integrity that shows they care about their community, people in general and the residents here. They also make decisions that make sense, every time and over time. I have lived in this community for the length of time and I have seen how they make decisions at acute levels. This place is truly a paradise on earth -- at deep levels, inside and out. I am so thankful to be here. Thank you, ABM, for having us. More to rave about this place: This community has 24/7 security and with a low HOA! It is rare to have a 24/7 live security guard, but to also have a low HOA requires a lot of expertise and experience on the board member level and the property management group itself, too, in order to accomplish that acute level of fiscal responsibility to constantly pull that off. The landscaping is conscientiously and beautifully done. The high level of maintenance is regular and highly responsive. There are a lot of amenities: Play grounds. Pickle Ball courts. Tennis courts. Volleyball courts. Basketball courts. Picnic areas. Heated pools. Spas. All beautifully designed and maintained. And there was even fantastic recent remodeling. The neighbors are quiet and wonderful.
