    I always enjoy writing positive reviews for organizations and very rarely do I create negative ones, as I am always about helping people and their businesses within the community. Unfortunately, I have to take the necessary time on my Friday night to create this negative review as I feel it is worth sharing. A couple of months ago, my other half and I saw a Tim Lewis modeled home in Roseville that had been on the market for a while. He immediately fell in love with it, but didn't want to make an impulse decision; rightfully so. We did explore other options while the Sales Rep, Linda Sender had been texting my other half throughout the month of December to purchase this home since she had no interests and assured him he'd be able to get it for $600k. This particular molded home started out at a high point of around $784k. It decreased down to around $656k in December and Linda assured us that she'd give it to us for $600k. While exploring other options, my other half did have his heart set on this particular Tim Lewis home for us to start a family, but needed to wait until the first week of January/2018 due to VA loan limits, they were set to increase. Long story short, Linda advised us yesterday afternoon, out of nowhere, that another couple was also interested and we had to wait 24 hours because the other couple wanted to make an offer on the ticketed price which was now $636k. My other half had already applied for the home and got approved on Wednesday! We provided Linda with a check for $500 and the necessary paperwork she had requested for the home, but she still wanted to wait until today to hear back from the other couple because they wanted to see if the couple will take the home for the ticketed price and get approved for it. Furthermore, she also advised a lady who was interested in the home that this modeled home is already taken by us! As you can tell, Linda has been very disrespectful, deceitful, dishonest, and unethical. I am disappointed to say the least. Today, I receive this horrid text thread (see attached) from my other half. After processing it, I reach out to Linda myself and she immediately states "Zane could have had the house at the end of the year for $600k, he didn't believe me that they'd raise the price (although she advised us this week we'd have it for $600k!) because it's a new year, and now there are a few more families interested." She said, "another couple came in today, and the guy from yesterday was sick which is why he didn't respond last night, he's supposed to reach out to US Bank this afternoon. I need to entertain these ticketed offers because I am in the business to take the highest offer." What a disgrace Linda and shame on you, Tim Lewis, for hiring individuals whom have zero integrity. I am a strong believer who strives to treat others the way that God treats me. I would never stay in close contact with a family, motivate them about this beautiful home, tell them they'll get it for $600k, and then, complete a 180 by doing a "take away," become disrespectful, entertain other prospects for ONLY $29k because you are only looking out for the company's best interest; not caring for the clients. Very tacky. Remember, customer centric service is highly recognized as we are the reason as to why Tim Lewis has been successful all of these years. After this horrific experience, I will never refer anyone to the Tim Lewis Communities.

    I just got the keys we are so excited to move in. Its winter and heater is not working. 2 vents are not running. Installed the pendants on the day of our 2nd walked through. Came back the next and they installed a wrong 1.

    horrible warranty service delay, deny and defend. they will push repair tickets out to the end of the warranty period with no resolution

    Shoddy work. I complained of incorrect duct work years ago and was ignored . Also many build quality issues.

    Albeit Old Repuplic Title generally has a good reputation, this branch is to be avoided. They are…read moredisorganized, mismanaged, and unprofessional. I have never experienced a title company, or any professional entity for that matter, get so many things wrong and/or unable to trace or deliver anything properly. Unfortunately, I didn't chose this company for a real estate transaction and if I had read other reviews here I wouldn't have chosen them. First, the sent totally incorrect property reports for properties not even in the same city, and fumbled that multiple times. The disorganization led to several mishaps on timing and they didn't seem to care much other than, again, fumbling around. They made a very big deal about COVID restrictions and requirements in their office, with signs for masks required, and none of them wore masks or followed any safety protocols. I got the impression that they are either overwhelmed or incompetent, or uncaring and couldn't be bothered... or all the above. Several requests from my broker went totally ignored. The final issue was they claimed to have mailed out the closing documents and escrow reimbursement check which never arrived. They neither could confirm where they sent it, or any tracking information. The entire thing had to be redone and arrived way overdue. Sorry to say that a regulatory agency should monitor these folks, or close them down. Don't use them, if you have a choice. Most title companies are very reliable, but not this one branch.

The actual purpose in its most simplistic form of what an escrow company does is to receive written instructions from the various involved parties and then disburse funds according to those instructions. When I had submitted for the Broker commission to be disbursed in three separate checks (to the same entity, nothing strange), the escrow officer said they "don't do that". I asked her to check with management and find out if they just haven't done that before or if they "cannot do that". She checked with her county manager Teresa Johns and she gave me Teresa's mobile number (916-718-0931). This was Friday, May 5th. I called Teresa and she stated, falsely that it is company policy to not cut more than one check for Broker commissions. I explained it made a financial difference to me to have the commission cut in a few different checks. I explained it affected the way I do my retirement planning. She then had the nerve to state "we don't help you with your retirement or tax planning." Teresa, I pay professionals for that, I never asked for your uninformed opinion about my retirement planning. I simply asked your company to cut a few checks versus one and I gave written instructions to do so. Which you ignored. Teresa said I could call Mark Gamba, the regional western states manager's phone number (707-317-4812). I called Friday, and then later Teresa left me a message saying he was unavailable and would call me Monday morning. Monday morning I waited until 11:30am and then called, he picked up and and immediately said he was in a meeting and he would call back in 45 minutes. Mark, why answer the phone (the little green button) when you know you are in a meeting and cannot talk. Does it make you feel busy and important to not be present for your meeting and also tell people calling you how busy and unavailable you are? it sure doesn't come across as "customer service". Another high paid executive genius working at Old Republic Title. An hour and half later, no call from Mark, I call him a few things times (4) and it's getting sent to voicemail. I leave a voicemail on the last call. He calls back a couple hours later and raises his voice berating me for calling him "so many times" - he hasn't got a clue what I am calling about yet. After that he asks "what do you want". Completely condescending and pompous. I told him I doubt he could help if he is talking to me that way. He hangs up on me. I text back asking where I can submit a written complaint. He gives me his own email address...seriously. I reject it and ask where I can submit a written complaint to someone else. He gives me Ivy Anderson's email. This is Monday, May 8th. Friday that week May 12th, I email Ivy Anderson and let her know I will be submitting a complaint to the California State Department of Financial Protection and Innovation (they regulate Escrow Companies) or she can call me and discuss what it is about. She has Cynthia Long (415-248-7141), Senior Vice President Counsel for the Western Region Agency Representative call me two hours later (finally someone actually calls me). Cynthia patiently hears my issue regarding the check request and the frustrating customer service experience from Teresa Johns and Mark Gumbo. She says to give her a week to work on it. On May 23rd she advises the escrow officer in a joint email to cut the three checks as I had initially requested. This is contrary to what Teresa Johns had stated was company policy, a lie. This makes Old Republic Title fall into the category of discriminating against some clients based on personal relationships - not the "neutral 3rd party" as legally defined codified in law, both regulatory and case law. In the meantime, before I spoke to Cynthia Long, after my call to Teresa Johns, I did my own research. I called California Association of Realtors legal hotline to inquire if what Old Republic Title was doing was actually legal or not. I was told there was no case law about this particular issue and that while CAR legal does not understand why Old Republic would not honor the check request, there is no law prohibiting it "yet". I also called a real estate attorney - they confirmed the same. Finally, I called a friend who works at another title/escrow company and asked if I was so far off base to make such a request or if he could explain why a company would treat me this way over something to stupidly simple. He called his executive team. They told him they have no idea why Old Republic would arbitrarily prevent the Broker from requesting three separate checks. Basically discrimination. All this for a simple request. Amazing how some companies can make stuff so complicated isn't it. Today is May 25th and it looks like I will not get my checks until June sometime.

After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. But I loved the apartment and the location, so I decided that it was better to just come to terms that when time came to move out, it might be a fight, but it was worth it for the place. I had a great experience with John and the Select team. My move-in was quick and easy. When the heater broke, they replaced it. When I found rat droppings, they sent someone out immediately (and solved it). I have good credit, good rental history, paid my rent on time, cleaned the carpets and left the place cleaner than when I moved in, and I got my full security deposit back. So in regards to all of the negative reviews, I have to come to the conclusion that if you are a good and respectful tenant then you will have a positive experience.

Upon taking possession of the property, I immediately observed numerous deficiencies, including heavily worn carpeting, severely deteriorated kitchen flooring, outdated appliances, loose and improperly secured bathroom fixtures, damaged cabinetry, non-functioning electrical outlets, and closet doors that were barely operational. Additionally, despite representations that water, sewer, and garbage services were included, I was never provided with standard trash receptacles throughout the duration of my tenancy. The property itself presented ongoing maintenance issues, including a heater that repeatedly failed during winter months, recurring plumbing backups, and a garage door that eventually became inoperable. Throughout my tenancy, I made reasonable efforts to address minor issues independently and only contacted management for matters beyond my ability to repair. When it came time to vacate, I anticipated a reasonable deduction from my $1,600 security deposit--potentially in the range of $300 to $500--which I would have accepted without dispute. Instead, I was informed that the entirety of my deposit had been withheld for conditions that were pre-existing at the time I moved in. Due to the urgency of my housing situation at the outset, I did not complete a thorough inspection or document the property's condition as I should have. That oversight has proven costly. I share this experience to inform and caution prospective tenants. It is critical to conduct detailed inspections, document all deficiencies, and protect your interests from the beginning of any lease agreement. The CA transaction was the worst that I have ever had to deal with in my 4 decades of owning homes in CA. I was frequently on the phone and answering text messages to my agent and title company. At times it was relentless. My agent was over-bearing and used high pressure tactics to get me to accept the offer. I really wanted to go for the open house to generate more interest, but she lied and said the buyer would walk if I did this. She then, acted almost like the buyer's agent as well. Taking them on walk through's of my condo, and communicating with them. I even asked about this and why I had to pay a buyers commission if my agent was doing all the work. She said that was an ethical issue. It was all about keeping the buyers happy and not me. This buyer is getting a lot from me for the price and the seller where I am going, certainly did not do that for me. All in all, it was an unpleasant experience and transaction on the CA side. The buyers here got the Moon, while I got the shaft.
