Kristin is an all-star! She helped me buy my first home and was so tremendously helpful at every step of the process. When looking at homes, she was great at finding places I would be interested in. When I was ready to make an offer on a home, she did thorough research (her spreadsheets are put together VERY well) to determine what a competitive offer would be for the home. When the home I purchased was under contract, I felt like she called in the A-team for inspections. Literally every person she recommended was incredibly professional, knowledgeable, and explained everything they found. I am not at all well-versed in real estate, and I found the jargon/logistics of buying a home to be impenetrable. Kristin was incredibly helpful and patient when explaining everything to me. She clearly has a very strong understanding of how everything works and explains everything in a simple, easy to digest manner. From working with Kristin, I can confidently say that she is more than a real estate agent. She is someone who deeply cares about helping others find their ideal homes, and it is clear that she loves and takes pride in the work she does. read more

My husband and I cannot say enough wonderful things about Kristin. We asked for her to help us sell our home and find our dream home. From the very beginning she was organized, thoughtful, and extremely knowledgable. During the selling process she was able to provide us with many different resources to make sure that our home looked its very best. Her dedication, attention to detail, and organization skills allowed this process to go smoothly and stress free. We not only sold our house but did so in less time than we had originally planned. The buying process went just as smoothly. She made herself available and spent many early mornings and late afternoon/evenings with us. She was communicative and provided us with so manny different options for houses. After visiting each house it was clear that she had done research to ensure that she could answer any of our questions. We are happily settled into our new dream home and it is because of Kristin's hard work. We highly recommend Kristin to anyone who is looking to buy or sell. She is professional, personable, and patient, everything you could ever want in a realtor. read more

Kristin is the BEST! She helped my fiancé and I to sell our San Francisco condo and made us feel comfortable and confident throughout the entire process. She is personable, knowledgable, and extremely detail oriented -- all of which were absolutely critical while working through things like property prep, setting a listing price, and showing the condo + negotiating with buyers. Something that is difficult to gauge while selecting a realtor is the intrinsic value that comes with the relationships that they already have. This is where Kristin really shined, as she always had the perfect person to get important work done on a tight timeline. Everything from painters to handymen to staging... Kristin always had the perfect solution AND the ability to project manage everything flawlessly (including personally helping to select new finishes that looked great but didn't break the bank). We can't say enough great things about her - thank you again Kristin!! read more

Kristin was recommended to us by our San Francisco Compass real estate agent, and we are so happy that we took that recommendation. From the very first meeting, Kristin came prepared with information about the area, comps and a well-thought out and presented plan for selling my late brother's home. Her extensive network of outside professionals were instrumental in helping to prepare and show the house at its best. Kristin worked calmly and professionally through some unexpected challenges during the sales process and helped project manage repairs for us. She also successfully negotiate a final price above asking. Beyond her professionalism, Kristin is detail oriented, a great communicator, a gracious and "can do" person. We highly recommend Kristin if you are in need of a real estate agent in the area. read more

We had the immense opportunity to work with Kristin to purchase our dream home! We had a very specific neighborhood along with unique specs that we wanted in a home that made our case in a trying real estate environment a very complex one. Kristin, went to great lengths to be proactive in finding us a home - she supported us in an extremely difficult landscape not only to find our home but to work through complexities of our deal with ease. She worked with our lender and the selling agent seamlessly to keep us on track through escrow. Kristin's experience in real estate helped us think of approaches we never would have been able to without her perspective - such as how to approach different inspection elements, navigating the current California home owners insurance landscape, envisioning adapting homes to our needs etc. She even went above and beyond during escrow to help us meet with contractors to measure and bid on projects so we could move in as quickly as possible after close of escrow. Beyond her real estate experience and knowledge, she's incredibly communicative, has a knack for project management (even leverages asana through escrow), carries herself professionally and advocates for her clients. We couldn't imagine a better real estate agent if we tried! Huge thank you to Kristin for everything she did in support of our family and our future. We are so grateful! read more

Kristin and Sherri are SF real estate experts and truly know the ins and outs of buying and selling in the city. They are professional, well-known, and respected. Their attention to detail goes above and beyond any expectation I could have had. Funny anecdote: seller's RE agent felt they'd been thru a colonoscopy after going through Sherri's property questions. That's the kind of thorough you need when purchasing a home! Although not my first purchase, it was my first time working with Sherri and Kristin. In my experience, after closing, if you're not buying or selling something, RE agents are MIA. However, Sherri and Kristin aren't fair-weather agents. After the deal was closed, we were emailed a reminder that property taxes would be due soon and what sort of penalty we'd face if we missed the deadline. As a busy working couple with kids and many balls up in the air, this is the kind of reminder I appreciate so much. This also helped me understand that this team really cares about our relationship and is continuing to invest in it. With today's online resources, it's easy believe you can handle RE transactions without agents. That may be true if you work with a mediocre agent. However, great agents are invaluable. From smelling out questionable HOAs to helping you distill the qualities of your ideal home, especially in SF's tight, complex landscape. I know there was some luck at play, but in the end, we purchased a home that we love, that exceeded our expectation in value, and in the perfect location. We made one offer and completed one purchase with Sherri and Kristin. It was an off-market listing (exclusively available to top agents in SF) at the end of the holiday season. I know this sounds trite, but this was totally our unicorn of RE transactions. Thank you Kristin and Sherri! read more

We just sold our place in the Marina of San Francisco with the great help of Sherri Howe and Kristin Rolph. Everything was above and beyond to help us with preparing our home for sale. This was all done while we were abroad and during COVID! Sheri and Kristin are well organized and over-communicate everything, everything is documented in an online project management system. They organized a virtual staging and variants of different photos and setups. It was amazing and everyone loved it! We felt very lucky to have their help, and it's in large part due to their expertise and attention to details were able to sell our home so easily with multiple offers and bidding. Thank you, Sherri and Kristin! read more

Sherri and Kristin were beyond amazing to work with when selling our condo in San Francisco!!! We actually had worked with a different realtor when purchasing our home and were planning on using her again to sell, until a good friend recommended Kristin and Sherri. We felt pretty confidant we were going to use our existing realtor, but felt we should do our due diligence and talk to a few more people. As first time sellers, we were a little lost on what was needed to get our home show ready, especially in regards to any renovations needed to drive a greater return. During our first meeting, Sherri and Kristin confidently and immediately provided recommendations on a few small things we would need to change and confirmed we could stage it with our existing furniture. Previously, we were on the fence if it would beneficial to remodel our bathroom, and they quickly confirmed the cost would not deliver the return we were thinking (we were very relieved!). This was exactly the guidance we needed, which we had not previously received from anyone else. After we quickly decided to move forward with Sherri and Kristin as our listing agents (we pretty much decided on the spot), their project management was superb! Unbelievably organized and absolutely no hidden surprises. There was really no work to do on our end - they handled absolutely everything. Because we have two cats and still lived in our condo while selling, they brought in a lot of their own furnishings to help stage it, and it looked beyond fantastic! We couldn't have been more happy with the finish product for photos. After just one weekend of open houses, we received multiple offers and accepted an offer that was significantly above listing, and towards the higher range of their estimate. We couldn't have been happier with our experience and definitely recommend them to everyone! You're without a doubt in great hands with Kristin and Sherri!! read more

Kristin is excellent! She took the time to really get to know our wants and needs. We ended up purchasing an older home that we plan on renovating. Kristin was especially helpful in combing through all of the disclosures. She thoroughly read through everything, paid attention to detail, and made us aware of the important notes that for first-time home buyers was more confusing. She is professional, dedicated, and easy to work with. Highly recommend Kristin and so thankful to her for finding us our dream home! read more

Kristin helped our family locate a new home for my mother. It was such a wonderful experience to work with her. Having done several real estate transactions myself, this experience was different in the best way. Kristin wrote letters to home owners in the exact community we wanted to buy in (and it worked!) and her attention to detail and communication through out the process made for such a seamless transaction. I would use Kristins representation again and again. 5 stars! read more

One thing is to look for a house, and a completely different thing is to look for a house during a pandemic. We thought that trying to find a house at this time would be an impossible task. However, leave it to Kristin and Sherri and they'll turn your buying experience in to a dream come true. That's exactly what it was for me and my husband Leonel. It took us a little while, numerous viewings, countless ups and downs, many moments of hope and despair, until we got exactly what we wanted where we wanted it. Kristin and Sherri are extremely knowledgeable, super organized and prompt about everything: from the intake interview, to the weekly listings suggestions, from disclosures and comps to putting together offers and holding our hands (not literally) every step of the way. With Kristin and Sherri we always had hope of finding the right house for us even at times when we would start loosing hope. These ladies are great real estate brokers each in their own right but together they're just like ying and yang, two perfectly fitting parts of a highly functioning machine. We are so pleased with their hard work and dedication that we feel like they became a part of our family, their commitment to our common goal is hard to match. When you choose Kristin and Sherri as your real estate brokers you'll realize very quickly how lucky you are. You won't be able to find anyone better. They are simply the best! read more

We recently sold our house in the Parkside neighborhood of San Francisco. Sherri Howe and Kristin Rolph were our agents. We got about $100,000 more than I expected, despite a softening real estate market in SF, and the growing threat of recession. My wife knows Sherri from the Golden Gate Mothers' Group (she is very connected with the parents there, which is obviously helpful for selling a Single Family Home), but this is too important a decision to leave to chance, and we interviewed a number of realtors, including those we found particularly impressive as seller's agents when we were buying in 2014. Team Howe came out tops in professionalism and attention to detail. While they cautioned us about taking Zillow and Redfin estimates at face value, they came up with their own model using comps to estimate the range the house would go for, which was higher than other agents (the final sale was on the top end of the range). Which would you prefer. an agent who is willing to fight for the highest price for your property, or one who has thrown in the towel from the get-go and will settle for a low-ball offer? As for the prep process itself, we had a very tight budget, and they worked to trim as much cost as possible from the staging, painting and other work to fit our constraints. Despite that, the house looked wonderful, far better than it had when we originally purchased it. Handling the logistics of prep work is the bread and butter of an agent, but the part that is absolutely critical is the marketing, including how well connected your agent is with others who may be representing buyers (there is an inner circle of top agents she belongs to). In our case there were a number of comparable to better properties that came to the market at the same time. Sherri very astutely timed the showings and offer dates so they would not be cannibalized by the competition. They also had a very methodical process to qualify prospective buyers. All that groundwork paid off and we received 6 offers, including two very strong ones (all contingencies waived, solid financing). In contrast some of the other properties on the market did not do so well. If you are considering selling your home, do your homework, vet the agents and I think you will reach the same conclusion as us. read more

I feel so fortunate to have worked with Kristin to buy my first condo in San Francisco. She was professional, organized, and prompt. I never once felt lost in the process - Kristin was excellent at holding my hand, answering all my questions, and keeping us on track. At every showing, she took the time to walk through the pros and cons of each place with me, and always listened to my feedback. I never felt pressured to make a decision I wasn't comfortable with. After my offer was accepted, she even helped connect me with the right people for inspections, painting, etc. A true partner from start to finish. As scary as buying your first home can be, my experience with Kristin and Sherri was absolutely seamless. I LOVE my new condo, and I can't say enough wonderful things about working with the two of them. Highly, highly recommend. You'll be in excellent hands. read more

We had the absolute pleasure of entrusting Kristin and her team on the purchase of our family home. From the start of our property search through to closing, and even now as we make our house feel like a home, Kristin has been ready and available to offer her support, guidance and expertise.   Kristins knowledge of the market and access to properties that were 'off market' meant we viewed an incredible range of properties within our search criteria. Even during months when it seemed the San Francisco property inventory was at its lowest, Kristin would still have properties to show us.    We never felt like we were being rushed throughout the process and we appreciated that Kristin respected how big a decision this was for us and was incredibly patient in helping us to breakdown and evaluate the pros and cons of each property we viewed. Kristins knowledge of the different San Francisco neighborhoods really helped when we broadened our search to areas we weren't as familiar with. She understood the needs of a young family in the city and would be able to paint a picture of what it would be like if we were to live in such a neighborhood.    Additionally, she had great contacts that were able to help us quickly evaluate a variety of remodeling projects - from a contractor to help us get a sense of cost, to an architect and even a city planning specialist.  Ultimately, being able to consult with these experts was what gave us the confidence to purchase the home we are in today. Kristin brought the perfect blend of professionalism and personal connection into each and every interaction we had with her. We trusted her judgement and appreciated her support and guidance through the emotional home buying process. We can't recommend Kristin enough if you are looking to buy or sell a home in the San Francisco Bay Area. read more

We worked with Sherri and Kristin to buy our first home. They were very thorough and attentive throughout the entire process. They spent a lot of time getting to know what we were looking for, and then made sure to show us homes that met all of our criteria, including some that were not yet on the market. Once we were ready to make an offer, they did an extremely detailed disclosure and comparable review to make sure we had all the information we needed to make a decision. In one instance, they even scheduled a walkthrough with a contractor to assess the fixes needed for the property. After we closed the purchase, they even helped us find a handyman and hindu priest to help us get our condo set up. read more

Kristin made finding our home in a tight price range and crazy market feel easy. She blew me away with her knowledge of EVERYTHING home purchase related...from market stuff to how to work appliances to home update know how. After 7 years in San Francisco, our family decided that it was time to move to a less urban setting and we started to plan our move to Mill Valley. First, we contacted our former realtor Sherri Howe, who helped us find out our house in San Francisco in 2012. Sherri then recommend us Kristin Rolph who was/is the expert in Marin county. Finding a house in Mill Valley took us about 5 months, because we were not 100% sure what to do with our house in SF (sell, rent, stay). During these 5 months Kristin was extremely patient, supportive, and professional. Every time we had a viewing day with her she would be prepared with full descriptions, and good knowledge of the area where the house (that she was showing) was located. I really appreciate that Kristin gave us space to go through our decision processes and supported us by putting us in contact with experts in the "buying a house-subject" (insurance, mortgage advisor, rental experts, inspectors, etc). In addition, Kristin always was mindful of our work/family constraints and time and made sure that our children and dog were included in the viewings and decisions. At the end Kristin helped us found a great house in Mill Valley, she made sure that the house was professionally cleaned before we moved (I really appreciated this), and even after we closed the transaction she continues helping us while we settle down in Mill Valley. Thanks Kristin to make this very difficult process, a more practical, and somehow more enjoyable. read more

We cannot recommend Kristin and Sherri highly enough! We worked them to buy a home and simultaneously sell a condo. Although this sounds like complete madness, we not only got through it, but ended up with the best possible outcome on both sides of that transaction. We love our new home and were so happy that their team helped us sell our condo for a much higher price than I ever thought possible (almost $150k higher than the closest recent comp, five days on the market, with a 20-day close). Other reviewers have done at a good job at capturing how hard working, attentive, and detail-oriented they are, so I'll second those comments and just add that I truly enjoyed working with them even though the process itself can be a wild ride. I'm not sure we would have ever been able to get a single-family home without their patient guidance (and so much hustle behind the scenes!) so I am truly, truly grateful to them. read more

Kristin and her team are truly the industry standard. As a former real estate broker and financial services professional, I have high expectations. My expectations were exceeded in our dealings with her team. She was very thorough and very hands on - which we appreciated. She also managed the process incredibly well so that my wife and I did not need to spend much time in the trenches. Her contacts with local contractors enabled us to get a light remodel done in 30 days at a very competitive price - something that would have been nearly impossible on our own. We ended up w/ 3 very strong offers ahead of our hoped timeline. We closed in 23 days and could not be happier. Chapeau, Kristin! read more

We began our housing search at arguably the worst time; prices were up, people were re-evaluating their living situations due to the pandemic (us included, of course)... it couldn't have been a tougher time to shop for a home. A few months later, as we sit in our lovely new home, I know that we'd still be spending our weekends open-house-hopping if it wasn't for Kristin. She did an incredible job of getting to know our taste and style, weathered our indecisiveness, and she helped us land a beautiful home in amazing condition. We've already recommended her to several friends, and happily recommend her to anyone who's looking to find the home of their dreams at the price and in the location that fits them. She is punctual, responsive, supportive, and we could not have asked for a better partner in this (often exhausting) journey. read more

Kristen and Sherri were recommended to me by my sister and they were an amAzing team. They were knowledgable, professional, and were easy to work with. Sherri and Kristin are simply amazing! We are first time home buyers and we could not have asked for a better team to work with. They are both very thorough and detail oriented. We spoke to other agents before we met Sherri & Kristin, and after our first meeting with them we felt confident we had found the best team for us. Kristin & Sherri spent time understanding our requirements and sent us detailed tour recommendations every week (including notes on houses they ruled out), and even accompanied us to some of the open houses. They read the disclosures of every single place we were interested in, did thorough comps analysis to estimate the price range, and helped us decide on whether/what to bid. They were always objective, and gave us all the information we needed to make a decision. They were NEVER pushy and we didn't ever feel pressured to make an offer we weren't comfortable with. We LOVE our new home! Sherri and Kristin are so great to hang out with that I was a little sad when our offer was accepted and I realized I wouldn't be meeting them on a weekly basis anymore. :) Highly recommend them! read more

Sherri Howe and Kristin Rolph recently helped us sell our home. They did a fantastic job. The best part of working with them was how upbeat and positive they were. You could tell that they wanted to make the process go as smoothly and drama free as possible. Which is exactly what happened. We found them to be hard working, extremely knowledgeable and excellent communicators. Originally, what convinced us to choose them was how much preparation they had put into our initial meetings. Other agents that we interviewed spent 90% of the time talking about their accomplishments and 10% of the time talking about our property. Sherri and Kristin were just the opposite. They had done so much analysis of how our property compared to other homes on the market and had a clear strategy outlined for selling our home. Their strategy paid off - our house sold quickly for significantly over the asking price. I recommend Sherri and Kristin without reservation. They handled every aspect of the sale with flawless execution. I am so glad that so many people had written such glowing recommendations or we may not have found them. They are truly exceptional at what they do and are a joy to work with. read more

Wow. Where to begin. We are so lucky we found Kristin Rolph and Sherri Howe. In the last year we have purchased a SFH with them and sold our condo. We could not have asked for more from a real estate agent in either transaction. For the purchase, we started out with relatively broad criteria, and Sherri and Kristin helped us hone in on what we really wanted, sent us a suggested open house tour list every week, and constantly checked in on us to see what we thought of various properties. When we got frustrated that there was low inventory in the areas we wanted to buy in, they sent a letter on our behalf to homeowners to see if anyone was interested in selling. On the few occasions when we were considering putting in an offer or did put in an offer, they went above and beyond in helping us make the decision, doing extremely thorough comps, researching any possible downsides, and drafting strong, compelling offers that were still within our means. When we found our dream home (the one we ultimately purchased), Kristin even went to services at the nearby church to ask for the full schedule of their bell ringing, since we had been concerned about the noise. :) We never felt pressured to bid on houses we didn't want or to bid more than we were comfortable with. They presented excellent, objective information about the market and empowered us to make a decision that was right for us. It is very telling that the house we purchased got 18 offers, and even though ours was not the highest, it was accepted. Similarly, for the sale of our condo, Sherri and Kristin were terrific. They had to move very quickly to get it ready for sale. They hired excellent and efficient vendors, and handled all minutiae beautifully so that we could focus on other things. They checked in when necessary about important decisions and kept us constantly updated about prospective buyers. As with our home purchase, they really went above and beyond. They got us very solid offers and helped us negotiate for a price we were very satisfied with. Overall, they are a fantastic team and we feel so lucky to have had them guide us through this journey. They are responsive, extremely detail oriented, and have a great sense of humor (which is important since buying and selling houses can be stressful)! Without a doubt, I would recommend them for all of your real estate needs. read more

Kristin is AWESOME, and as part of Team Howe is "the best of the best"! Kristin and Sherri worked with us as first-time home seekers. Kristin was available 24/7, attentive to our every question, a consummate professional, and made sense of those confusing disclosures. We were tackling the SF market during a particularly crazy spike in prices, and Kristin was a star who, on her own, helped us coordinate an off-market opportunity, and lo and behold we ended up with our dream house within 3 months of our search! Kristin was always cool as a cucumber, friendly and funny, and actually made the housing search process FUN (no kidding!). Highly recommend. Wish we could give 6 stars. read more

We are first time buyers, after meeting with a few real estate agents we chose to work with Kristin and her team because we appreciated their down to earth nature, wonderful sense of humor and felt both Kristin and Sherri really heard us when we shared what we were hoping for. I was quite impressed with Kristin's flexibility and thoughtful direction. Throughout the process of searching for our home Kristin taught us critical factors to consider, her knowledge and trained eye were very important in guiding us to the right ultimate choice. I am grateful to Kristin for her honesty, patience, and persistence. We came with some pretty big wishes, and she managed to find us exactly what we were looking for. The process working through the task list during escrow was far less stressful than many of my friends have described thanks to Kristin's organization and attentive communication. Her professionalism combined with her personal connection were the perfect mix for us, and we really enjoyed this experience thanks to Kristin. I absolutely recommend Kristin and Sherri as the best choice if you are looking for a home. read more
