Lastly, she seamlessly connected all the people who needed to be involved with closing, title, insurance, referred us to a great property management company and even went so far to list our property with her internal network of realters to find a tenant. I was very specific in the information I was looking for, and I made it clear that I did not yet have a pre-approval or interest in signing agreements at this stage. This morning she inadvertently texted me saying "I'm sending this one to the pond", "I don't want to spend my time", and "He's going to be one of those complicated peeps I don't have time for". She is clearly not equipped to handle million+ dollar financial real estate transactions. I wouldn't trust her to have my best interest in mind when buying or selling a home, and she clearly lacks attention to detail. This company received my information from realtor.com without having to do a single bit of outreach or work, and still couldn't manage to be professional.

All City Homes provides an extraordinary real estate experience. let me tell you, Realtor Roy…read moreMachado has developed a marketing plan that is second to none and it works. From the outset, you feel that your home is sold. In my case, within five days, I had 13 offers, all over the asking price and ended up selling the home for $46,000 more than the asking price. I attribute this success to Roy, his wife Kimiyo, their team and following their marketing strategies. The process was seamless, and I was informed in detail about all steps taken to sell my property. Additionally, they have an excellent resource bank of trades people that can assist in preparing your home for sell. Here is what you can expect. A hard bound well written precise marketing plan designed specifically for your property. It is well thought out and presented to you by Roy. It includes the following information and strategies: meet and greet, past sells, buyers' analysis, the value of staging and photography, marketing suite, buy before you sell, covid guidelines, selling options, 7 steps to selling, comparative market analysis, photos of comparable homes that have sold in your zip code, intelligent pricing and timing, net sheet, seller protection plan and client testimonials. In addition to his realtor responsibilities, Roy teaches first time home buyers how to purchase their first home and produces a monthly newsletter entitled the greater Sacramento Market update. The newsletter is very comprehensive and helpful to understand market conditions in Sacramento. I strongly recommend All City Homes for all your real estate needs. Mr. Francis

Roy greeted us with a high level of professionalism and enthusiasm, that immediately grabbed our attention, and he listened to our needs. He and his partner explained things every step of the way and we had an offer within a week of our home going on the market. When the first offer fell through, we quickly received a second offer and we were able to sell our home and close quickly. Roy's marketing strategy is impressive, including the portfolio he provides when you first sit down with him. Selling our first home ever, was scary as there are so many unknowns! I was sending Roy emails frequently and he or his partner always responded, with an explanation on how things were progressing, which lessened my anxiety on selling our home. We are so grateful to have worked with Roy and his partner at All City Homes!

I have been in real estate for 10 years and have worked with many mortgage companies and loan…read moreprofessionals over the years. Unfortunately, my recent experience with Van Patten Mortgage was, without question, one of the most disappointing experiences I have had in my career. I referred two clients to Van Patten Mortgage at roughly the same time because I wanted to give the company an opportunity to earn my future business. Unfortunately, both transactions were plagued by poor communication, miscommunication, and a lack of timely follow-up between the loan professionals and my clients. In both transactions, the appraisals were not completed in a timely manner, which resulted in both escrows needing to be extended by approximately 10 days. This created additional stress and financial consequences for my clients. In one transaction, the buyer requested that my client pay additional costs associated with the extension. In another, there was confusion right up until the closing table about the amount the buyer needed to bring to close. My client was given one figure and ultimately learned that the amount was different. Both clients expressed their frustration to me throughout the process, particularly regarding the lack of communication from their loan professionals. As the referring agent, I was left trying to manage issues that should have been handled by the lender. Ultimately, the experience created unnecessary stress for my clients, affected the transactions, and even resulted in me giving up a portion of my commission in an effort to help make one of my clients whole. I understand that unexpected issues can happen in real estate transactions. What concerns me most is the lack of communication and proactive problem-solving throughout these transactions. Based on these experiences, I would not personally use Van Patten Mortgage again or recommend them to my clients. When I refer my clients to a mortgage professional, I expect clear communication, accurate information, timely follow-through, and a smooth closing process. Unfortunately, that was not my experience here.
