Albeit Old Repuplic Title generally has a good reputation, this branch is to be avoided. They are disorganized, mismanaged, and unprofessional. I have never experienced a title company, or any professional entity for that matter, get so many things wrong and/or unable to trace or deliver anything properly. Unfortunately, I didn't chose this company for a real estate transaction and if I had read other reviews here I wouldn't have chosen them. First, the sent totally incorrect property reports for properties not even in the same city, and fumbled that multiple times. The disorganization led to several mishaps on timing and they didn't seem to care much other than, again, fumbling around. They made a very big deal about COVID restrictions and requirements in their office, with signs for masks required, and none of them wore masks or followed any safety protocols. I got the impression that they are either overwhelmed or incompetent, or uncaring and couldn't be bothered... or all the above. Several requests from my broker went totally ignored. The final issue was they claimed to have mailed out the closing documents and escrow reimbursement check which never arrived. They neither could confirm where they sent it, or any tracking information. The entire thing had to be redone and arrived way overdue. Sorry to say that a regulatory agency should monitor these folks, or close them down. Don't use them, if you have a choice. Most title companies are very reliable, but not this one branch. read more

It's amazing how when companies get too much business from builders they forget who the clients are. The actual purpose in its most simplistic form of what an escrow company does is to receive written instructions from the various involved parties and then disburse funds according to those instructions. When I had submitted for the Broker commission to be disbursed in three separate checks (to the same entity, nothing strange), the escrow officer said they "don't do that". I asked her to check with management and find out if they just haven't done that before or if they "cannot do that". She checked with her county manager Teresa Johns and she gave me Teresa's mobile number (916-718-0931). This was Friday, May 5th. I called Teresa and she stated, falsely that it is company policy to not cut more than one check for Broker commissions. I explained it made a financial difference to me to have the commission cut in a few different checks. I explained it affected the way I do my retirement planning. She then had the nerve to state "we don't help you with your retirement or tax planning." Teresa, I pay professionals for that, I never asked for your uninformed opinion about my retirement planning. I simply asked your company to cut a few checks versus one and I gave written instructions to do so. Which you ignored. Teresa said I could call Mark Gamba, the regional western states manager's phone number (707-317-4812). I called Friday, and then later Teresa left me a message saying he was unavailable and would call me Monday morning. Monday morning I waited until 11:30am and then called, he picked up and and immediately said he was in a meeting and he would call back in 45 minutes. Mark, why answer the phone (the little green button) when you know you are in a meeting and cannot talk. Does it make you feel busy and important to not be present for your meeting and also tell people calling you how busy and unavailable you are? it sure doesn't come across as "customer service". Another high paid executive genius working at Old Republic Title. An hour and half later, no call from Mark, I call him a few things times (4) and it's getting sent to voicemail. I leave a voicemail on the last call. He calls back a couple hours later and raises his voice berating me for calling him "so many times" - he hasn't got a clue what I am calling about yet. After that he asks "what do you want". Completely condescending and pompous. I told him I doubt he could help if he is talking to me that way. He hangs up on me. I text back asking where I can submit a written complaint. He gives me his own email address...seriously. I reject it and ask where I can submit a written complaint to someone else. He gives me Ivy Anderson's email. This is Monday, May 8th. Friday that week May 12th, I email Ivy Anderson and let her know I will be submitting a complaint to the California State Department of Financial Protection and Innovation (they regulate Escrow Companies) or she can call me and discuss what it is about. She has Cynthia Long (415-248-7141), Senior Vice President Counsel for the Western Region Agency Representative call me two hours later (finally someone actually calls me). Cynthia patiently hears my issue regarding the check request and the frustrating customer service experience from Teresa Johns and Mark Gumbo. She says to give her a week to work on it. On May 23rd she advises the escrow officer in a joint email to cut the three checks as I had initially requested. This is contrary to what Teresa Johns had stated was company policy, a lie. This makes Old Republic Title fall into the category of discriminating against some clients based on personal relationships - not the "neutral 3rd party" as legally defined codified in law, both regulatory and case law. In the meantime, before I spoke to Cynthia Long, after my call to Teresa Johns, I did my own research. I called California Association of Realtors legal hotline to inquire if what Old Republic Title was doing was actually legal or not. I was told there was no case law about this particular issue and that while CAR legal does not understand why Old Republic would not honor the check request, there is no law prohibiting it "yet". I also called a real estate attorney - they confirmed the same. Finally, I called a friend who works at another title/escrow company and asked if I was so far off base to make such a request or if he could explain why a company would treat me this way over something to stupidly simple. He called his executive team. They told him they have no idea why Old Republic would arbitrarily prevent the Broker from requesting three separate checks. Basically discrimination. All this for a simple request. Amazing how some companies can make stuff so complicated isn't it. Today is May 25th and it looks like I will not get my checks until June sometime. read more

Don't waste your time with this shady business and their egregious business practices, as they are extremely unprofessional and is run by staff that either don't know how to perform their jobs correctly, are incompetent, or just don't care about customer service. I was given the run around for a few days prior to setting an appointment for the Notary to come to my work office. I was provided contradicting information by Title Company staff and I was left feeling very uneasy about working with this business for my personal needs. (*Point of reference - I did not choose this business, the opposing party in which I am finalizing some matters with chose them). Upon arrival of the Notary, I had not received the documents I requested prior to signing, the documents that were presented had incorrect names for signature on it (meaning Not my name, as I was the person intended to sign) and most absurdly I was asked to line out names of others so that I could then initial and sign those documents. ARE YOU CRAZY!!! I sent the Notary on his way without hesitation and told him to return with the correct documents. He then proceeded to ask me to call his place of business to figure it out... and I informed him "that was his job and not mine. If you want to get this resolved then you do it. I am not doing your job for you". Staff from the Old Republic Title Company then proceeded to contact me and "Tell me" why I should have signed and need to sign ASAP. I was also told that in general, many times documents are sent with improper information and that the customer (Me) should just comply, line out the incorrect items and sign as directed. I am smart enough to know not to sign official financial documents that look recycled, are incorrect, contain misleading details and that ultimately could have been easily corrected with just a bit of professional conduct by Old Republic Title Company. The following week I set up my second Notary to come out, from the same company. This time hopefully with the proper documents along with the correct information and names on each document. Again, the Notary showed up with incorrect documents that I was asked to line out phrases on the Official Deed, I was asked to line out another person's name, I was asked to line out the incorrect dates and then told to sign. In complete shock and awe, and additionally furthering my frustration, anger and disbelief of the incompetence and lazy amateur negligence of this business, I refused to sign the documents again. Old Republic staff was then called over speaker phone and I was instructed to amend these documents and go ahead and sign so that my funds that I have been awaiting since last week, could be transferred. I forgot to mentioned that even after I was asked what date/time the Notary should show up, the Notary either tried to reschedule a different time each time, or showed up more than an hour and a half early asking to meet with me. This last time, he did not like the fact he had to wait for close to two hours until I was ready to meet with him. And yes, I probably could have changed my schedule to accommodate his early and unexpected arrival, but why should I when he was informed what time to show up and when I was available. So, I made him sit in the waiting room until I was ready to meet with him. He chose the wrong guy to try to strong-arm and harass into compliance. Nope buddy you can sit, wait and waste your own time... even while seeing me sit at my desk and staring at him at the same time... but with a smile on my face! An appointment is an appointment. When a date and time is set... that is the date and time we will meet. This is a horrible company to work with. Save yourself the time, energy and stress that comes with working with Old Republic Title and chose a different professional, customer focused, and upstanding business. read more

If you're reading this and have an option to go with another title office, I would highly suggest that you do. We are just another example to add to the pile of bad experiences for this particular location - and specifically for Gina. Not only was our closing date late by almost 2 weeks, but she failed to keep anyone updated in the process. My agent had to pry answers out of her - and usually they were one-line, vague responses. Gina also failed to schedule our final signing after my agent couldn't reach her on her phone, and I ultimately had to contact her myself. But I could excuse all of that if the transaction had just closed on time and correctly, but it didn't. The first submission to the county recorder's office was 1.5 weeks after our target closing date, and that submission was declined because one of the documents wasn't scanned correctly - and Gina had submitted everything 15 minutes before the office closed on a Friday, so we were delayed even more through the weekend. Shortly after we finally closed, I was notified by Gina that they (she) miscalculated the closing amount and I needed to send funds back to them - AFTER closing. In this type of job I believe you have 2 basic responsibilities - 1.) Make sure all of the amounts are balanced, and 2.) Close on time. They accomplished neither. I'd end by saying that there's nothing wrong with the company in general (many Old Republic Titles in the area), in fact the Auburn Old Republic title office came to our rescue and helped cover Gina's mistake, so I'd highly recommend their office, but steer yourself far away from this particular location. Slow, incorrect details on our final escrow amounts. They even sent us an updated one 5 days after we closed our refinance. Gina is friendly and polite but the numbers were never accurate. And now nearly 2 months after our close I'm still waiting on a refund for the property tax because she paid the wrong amount. And she directed me to contact the county myself and hadn't followed up on my request from 5 weeks. Very disappointing! Most of us go through this process less than a handful of times in our lives, but the title company does this every day multiple times. You'd think someone could explain each detail at some point during the 4 weeks it takes to close! If your escrow officer wants to use this company, don't do it! Go elsewhere! read more

I'm a mortgage broker and was looking for a title company in the area close to my client. I chose this one. What is important to me is competent, timely service. The escrow company's performance reflects on me and affects my borrower's experience. Though friendly, the service was spotty. Documents that I was told were ordered one day were not ordered until two days later, which delayed the closing. After closing, the borrower's check was sent to an old address, even though a current address was provided. Other service was good. I feel I'd be taking my chances with this office. I was dealing with Gina and Robin, perhaps others in the office are better. read more

This was my first experience with this title company, and nothing could have been smoother! My title escrow office was Kim Dean, who was excellent throughout the process. They just weren't competent in their handling of our escrow. There are a million things to worry about when buying/selling a house, and whether your escrow company is on top of their sh-- shouldn't be one of them. First, they gave us wire instructions for our earnest money deposit with the wrong escrow number on it. Thankfully we didn't wire the money but decided to bring in a cashier's check with the deposit money. When I entered their office, the reception desk was in disarray with files piled everywhere - files that I could visibly see other client's names, their property address, and whether they had an FHA or conventional loan. This made me wonder: if they were that careless about safeguarding their clients' files, how careless were they about safeguarding their clients' funds? At times the receptionist desk was unattended, and anyone could have easily walked in, grabbed a file or two, and walked out if they wanted to,. The receptionist had a bit of an attitude because she couldn't find our escrow account (in fairness to her, I also rushed in at 4:58 PM and she probably wanted to go home). Eventually she found it and then printed me a receipt. When I got back to my car, I noticed the escrow number on the receipt didn't match the escrow number on the instructions they had given us. I went back in and inquired about the discrepancy, and it was determined we had been given an incorrect escrow number on the wire instructions. Yikes! On the day our escrow was supposed to close, things should have gone smoothly but they didn't despite us, our agent, and our lender doing things well in advance. The first issue that came up was when I was contacting the various utilities that day to make sure things were going to be properly taken care of. The water district flagged for us that the title company had not contacted them to obtain the final balance of the seller's outstanding water balance, and if they didn't do this and ensure the final water bill was paid from the seller's proceeds, the water bill would stay with the property and we would get stuck with it. I emailed and called Old Republic, and only got transferred to someone's voicemail. Maybe this was something they were waiting to do, but it was disconcerting to find out that as of 11:30 AM on our day of closing this hadn't been taken care of. Shortly after 4pm, an assistant emailed me saying they took care of the issue and the seller would be charged at the close of escrow. When I replied the close of escrow was today and inquired if escrow had closed, I received no response. Around 5:30pm we found out from our lender and agent that our escrow did not close supposedly due to a cutoff time being missed for the receipt of our lender's funds by Old Republic. Our lender had notified us our loan funded shortly after noon that day. It was a mystery to us what "cutoff" time had been missed or why our escrow unexpectedly didn't close on time. Also, I still can't figure out why Old Republic didn't communicate this to us when they contacted us at 4pm, or as soon as they knew the cutoff had been missed? After emailing the escrow officer and various managers, I did receive a detailed explanation that there was some delay between when the lender sent the wire and when Old Republic's bank received it and they did not receive until after some 2:30 PM cut-off time to record in Sac County. But I still have not been able to figure out why they didn't promptly notify us or our agent or lender as soon as they cutoff time was missed. This particularly irks me as we were charged a junk fee of $250.00 to "tie-in" and coordinate with our lender on our single loan, when it didn't seem like a lot of coordination and communication was happening. After at least getting a detailed explanation from Old Republic, I considered giving them a star back in this review. Then they messed up payment to our home warranty company. Instead of sending the payment to the home warranty company, they made out a check to the company but with our address so we ended up receiving the check and having to send it back to Old Republic for proper issuance and payment. Then they tried to make some excuse about it being mistakenly attached to our closing statement, which it wasn't - it was sent addressed to the home warranty company to our address. At this point, if I could give Old Republic zero stars, I would. I would never choose them as an escrow company, and if I can, in the future if I buy another house I will request the sellers not select them as the title/escrow company. It just didn't feel like they handled our escrow with any sense of urgency or a minimal level of competency. read more
