After I gave Action Properties a bad review last time , I must say they turned that around for me! I had to move out of a rental property after 6 years. The timing was awful, just had a severe car accident 2 months before the owners wanted the property back to sell. They were gracious to mediate a extension with out any legal recourse. I ended finally moving out about 20 days late . They worked with owner and gave me 2 extensions . I'm thankful for the understanding due to be in back brace and wheelchair, so I rescind my other review. Extremely Disappointed - Stay Away from Action Properties If I could give zero stars, I would. Action Properties has proven time and time again that they are one of the most unresponsive and neglectful property management companies I've ever had the misfortune of dealing with. They completely ignore complaints, no matter how serious the issue is. Multiple residents (myself included) have reported safety concerns and property hazards with their tenants, and Action Properties' response has consistently been the same: nothing. No inspections, no follow-ups, no communication--just pure neglect. What makes it worse is how they seem to actively avoid accountability. We had three lease terms with action properties for a townhome in Roseville, CA. The townhome they state was updated but has the cheap paint / landlord special all throughout with bad patch jobs from previous tenants despite "new painting" listed in lease, obvious hole patches one being huge in the living room (wondered if they charged previous tenant for paint but then just did a crappy patch job lol). The floor chipped in multiple places. When you need maintance they call in for some guy named Mike to come do repairs. Mike is not a very friendly guy and makes weird comments. We've complained and asked he not come in to do repairs before and they still send him; I think he's probably the husband of someone at action properties and that's why they do business with him. Alicia is also rude and ignorant as to what is going on, I requested a phone call because she sent an email requesting a receipt for tile cleaning when we moved out. I told her we did not get the tiles professionally cleaned as it was not in our lease (and I had emailed action properties regarding this and was told I did not need to have them professionally cleaned) Alicia argued with me on the phone saying carpet and tile was in the lease. I think your workers should read the leases before arguing with tenants because I happily emailed her proof it was not in the lease and she was wasting her time arguing. I read that lease thoroughly and her trying to use intimidation tactics is pointless. They also want to charge us $180 for cleaning despite the place being cleaned prior to move out. (We moved out 7/25/24 and the place was listed 8/03/24) NO repairs / cleanings had been completed prior to them listing but they took $600 from our security deposit because there was dust on the microwave/top of fridge, and claims the backyard we trimmed was overgrown??. We moved out 2 weeks before they bothered to do a move out inspection not a surprise dust settled. They also listed previously stained / damaged items in our move-out report that were literally listed in the pre-inspection report. They are trying to wring out any money they can from us. They also never even sent us final totals / receipts, despite it now being weeks from initial email of them taking our funds. terri is an incredibly unprofessional president" of this company. i had an issue this morning at my property where I couldnt leave and get to work. I called her at 6:30 she calls me back at 8:15. she's got an attitude you can tell she's still asleep and right off the jump just rude and condescending in no way was she going to take the cars information until I prompted her to do so. I talked to a tenant and got her number everything was cool with her but then I get an email from Terri(after ignoring multiple attempts to contact her) that said tenant was complaining about me actually. When I asked for proof i Was ignored so I called said tenant and she said that wasn't true. Then fast forward cars Gone I havent contacted Terri in hours by this point and yet again another email from her. This time in a matter of fact manor. That my cousin did this about the car and my cousin did that About the car. like she knows my family!!! I'm a single woman living in a single studio how does she know my family to then email me about what my cousins have done!! I then contact my family and just as I thought no one knows what she's talking about because we have NO CLUE who's car that was. of course I defended my family and now I've gotten condescending messages that this is all being sent somewhere and she tried to catch me about I admitted it was my cousin or I knew the woman and said like (nice). and now another email just came in that I'm "harassing" her and now we're going to have a "problem" because I asked her to prove that it was my cousin like she said. WARNING! Do not rent from action properties! Terri and her team are the worst case of scam artists I've ever encountered. Rented a new home from them and I am VERY particular about how my homes are kept. Even staffing 2 full time housekeepers,landscaper,etc. I could run down the many issues over the years I rented with them,but there isn't enough space to type. But to name a few: Doesn't replace items that were covered under renter policy. Do not want to fix anything that goes wrong in the house. You will be paying out of pocket! They let the owners come and go without proper notice as they pleased. The owners showed up multiple times! Once even bringing his grown children who brought their lunch and ate in the house! The owners wanted the house to basically not be lived in. They had no business owning a rental. Terri and co did nothing about any of this when I brought it up to them. As a previous person said in the reviews they want the entire house replaced. Carpets,walls,blinds,the entire house! There is no such thing to them as "normal wear & tear". Try to charge you for items that are under home warranty and for things they are responsible for. They want over 10k from me!! I have videos and photos so good luck with that. Upon moving into a house managed by action properties. I went to open the rv gates. The rv gates had been obviously rebuilt with new wood. But all but fell on the ground. Taking the adjoining fence with it. That had a ratchet strap? I rebuilt the gates myself placing new posts in concrete and completely rebuilding the gates themselves. I received no compensation whatsoever. And the next year the rent was raised. Each year a portion of the dilapidated fence would fall or come apart, shingles would fly off the roof. I would report a maintenance issue. A vendor would call look at the fence. Nothing would happen. Elderly neighbors on either side. One gentleman just replaced his side of the fence. He said he knew that action properties would not be any help. The other neighbor on the other side was an elderly widow with a dog. After weeks of action properties vendors quoting thousands of $ to replace the fence. And no progress. I replaced most of that side of the fence. The nice widow made me take $ for half the materials. I had to 'shame' action properties into 'matching' the $ for half the materials. I got $200 additional to haul off the old fencing. Again no actual compensation for labor. And the rent increased. In the 3 1/2 years I lived there. The rent increased $400. From $1950-$2375. 5 months into the 4th year action properties said they missed $50 a month in the tenant portal. And wanted all 5 months $250 at once. Action properties is trying to raise the rent to $200 a year. Comparing this home that really needs remodeled to homes that are beautifully remodeled. As though they are comparing apples to apples. The deposit they asked for when moving in was excessive. Which even though I have replaced much of the rv gates, side gate and fence, 28 feet of side fence. They are threatening to keep. I had asked to be month to month, but they just raise the rent and force another lease. When action properties announced that they made a mistake about the rent portal being $50 short for 5 months and that they intended to raise the rent again another $200+ at the end of the year. I can't afford the aggressive rent increases. I had stage 4 cancer last year that I battled. And was not late on the rent. But in this economy there are far nicer homes. That stay within their price range. I've used many of my resources to do what is necessary. Action properties is acting like a predator management company. read more

I would stay away from this rental company. I rented a house from them for 3 years. I put in a maintenance request for multiple things that needed to be fix within the home and majority of them were ignored. When it came time to move out, they charged me for the things they did not fix and for normal wear and tear. They will scam you out of your security deposit. Save your time and your money and rent through another property management. The reviews speak for themselves. Terri, I cannot reply to your comment so I'm updating my review. We had a cleaning crew there for 9 hours cleaning the house. When you said the master shower needed to be cleaned I'm not sure what you're talking about. The house was completely cleaned when we left. Also, the hole in the wall was there when we moved in August 2021 and I requested pictures of the house prior to my original move in date and you never supplied them. There were multiple things that you listed that were there when we moved in that you're having me pay for. Also, the master toilet was not broken it was normal wear and tear yet you're making me pay for it. Only 1 star because of the guy who showed us 2 houses, the other houses it was a no show. Every time we go into the office, nobody knows where our application is. Nobody ever calls us back even when they've told me they would in 10 min. Waited for office to open, they were 30 min. late. Reason was they had 10 employees and now there's only 2. I see why there's only 2. The owner is not professional, comb your hair, iron your clothes and for goodness sakes burst your damn teeth. I am concerned with viewing of the houses the brokers may not show and im not sure how that practice will carry over into living under their management. They aee a bit hard to contact. No integrity..... rented from Action Properties for two years. After dealing with another bad property management before, I thought how much worse can they be..... we lived in an older house that seemed to have issue after issue. They move very slow but I dealt with it until we were able to buy a house and move out. It wasn't until I got my security deposit that I decided this was enough. We are military and have dealt with many property management companies over a course of 16 years and have never been charged for repainting a house. On the lease it says for residents that live in the house up to 2 years will be charged 1/2 of the cost to repaint the house BUT normal wear and tear will be considered, COMPLETE BS! I spent hours cleaning ALL the walls in that house and even took pictures because I have learned over the years there are places that will always try to cheat you, THIS IS THAT PLACE! We were charged over $900 for repainting and that is their cost for 1/2 of the painting expenses. I would not be surprised if they never even painted the walls and just kept the money. I reached out to them and Terri told me she would look into it and get back to me. Never did and sent me a check with the paint reduction amount. I thought I should let people know what they are getting when dealing with them. I have dealt with over 6 property managements and have always got my security deposit back with NEVER being charged for repainting. DO NOT RENT FROM ACTION PROPERTIES! Renting from them is a nightmare. Where to start? They were fine charging me a 10 dollar fee that the previous rental company had in our lease to provide air filters that they provided without fail. Yet we never got them under Action Properties. When I asked about it they still only sent me 1 although charging me almost a year for them. When I needed to move out they were far more unresponsive to my new rental than any of the ghetto places I've lived at before. And even though everything was cheap and breakable in the unit. Like how you can literally rub the paint and wall off with MOIST WIPE, they charge 2000 dollars to repaint the unit because the walls are "dirty". A charge that they said would happen regardless and we shouldn't bother with. Funny that they wouldn't mention they would be charging 2000 dollars for it. If you rent from them they WILL rip you off upon move out so Terri Alcala the owner can fund her family trips to Disneyworld. You're welcome Terri from us and all your ripped off tenants! Shady business practices, I dont even know how they have an A in the BBB, or a 4 star on google maps but the 2 and a half star rating on Yelp is even generous of how awful this Rental company is. They should be called Legal Action Properties because that is what you are going to need to take when you move out. It appears to be a reoccurring issue of charging tenants $2,000 for paint on a house that was just recently painted. While also charging heinous amounts for other "repairs" that were not tenant responsibility or even needed. Count in another $140 for pressure washing the patio and garage ? I highly recommend not even going with this rental company... My husband is being transferred from orange county to Roseville area, on the very last minute notice. I called today about one of the rental properties and asked if I could see it tomorrow. The woman I spoke to on the phone told me "No. You can't. They are showing today. Come at 11:30am?" I said, "...like I said, I'm driving up from Orange County... That takes seven hours.... I literally have one day to look at all of these options." She said, "okay. We have time next week." That's not what I said! I SAID, I can do tomorrow.. THATS IT. I told her I was willing to apply before I even saw the place. Money wasn't an issue, it was finding something quick. She then laughed and said, "well, most don't even show on weekends, so, you can come today." I don't appreciate the way she spoke to me, and I promise I won't be calling back... My husband and I tried to rent a home that was managed by this company. The first red flag was what they called a "showing" to view the home. They advised us it would be at 3:30... we showed up around 3:45 and they were already gone! When we called them they said that they were only there for 5-10 minutes. I have never heard of a showing only lasting 5-10 minutes! We went ahead and scheduled an appointment the following Monday at 2pm. Fortunately we have family that actually lived in the same community as the house that was for rent and they were able to speak directly to the homeowner and he was nice enough to give us a private viewing of the property the next day. Everything went so well with the homeowner. We immediately submitted an application online and the homeowner said that he was looking forward to signing a contract with us. He did express concern that Action Properties never even notified him of the first showing (he was out of town) and had not advised him of the additional showing that we had scheduled! Only a few days later we received a phone call from Action Properties stating that the homeowner had chosen another applicant to rent the property, however we were approved, and were welcome to look at any other property that they had available. When I asked them what happened (since the homeowner was ready to sign) they said that the homeowner did not say what the deciding factor was and that they just went with someone else. That seemed kinda strange considering the conversation that we had with the homeowner was WAY DIFFERENT. Our family once again spoke with the homewoner while he was outside and come to find out that Action Properties had told the homeowner to go with the other applicant! This is very deceptive on Action Properties part. We have perfect rental history and had even qualified to purchase a home. We decided to continue to rent due to not finding anything we liked on the market and still wanted to wait to see if home prices would continue to fall. We had read some of the bad reviews and were trying to give them the benefit of the doubt since we really liked the home so much. We are considering this to be a blessing in disguise at this point. If we are having these type of issues before even renting from them, can you imagine what it would be like once we signed a lease under their management??? Beware of this company and their practices. Your staff during our stay at 2202 Americana Dr. was not understanding to the Rodent problem, the Mold in the sink master bath and the continued rent increase. When we left the property it was in better shape than when we moved in. Your company charged us $185 to clean an already clean home. I live in the main street neighborhood in Roseville and my air went out . It is currently 87 degrees downstairs and 86 upstairs. I called the company to let them know the situation to see what they could do. The owner Terri said it would be three days before someone could come out. I stated my concerns about having three kids in the house and nowhere for them to go due to COVID and she stated not having air was not deemed an emergency and I should read my tenants guide and that I need to think clearly. This was the owner talking to me like this. Terri is her name and to me Terri was unprofessional and very inappropriate. I signed with Ferguson when I got this house not Action Properties. I have recently had my deposit stolen from action properties. They have made outrageous claims and are currently try to charge me. I have lived in this home for 5 years. They want to charge me for carpet and paint. The carpet was not ruined by had normal wear and tear. I tried to negotiate with Terri, the owner. If you're looking for a company that stands up and takes "Action" Action Properties should be your very last choice. The right to a peaceful living environment was completely violated as our neighbors had an illegal Chicken Ring right up against our fence that paralleled our back screen door of a small backyard. I've got young children and can you imagine the type of livestock feces and feathers that we had to deal with. Just imagine. And reached out to property Management about the issue they did nothing to help. We had to handle everything ourselves for health and well-being. Do your research on these people. From what I found they have been allegedly been known to scan people out of their deposits and do not treat long-term tenants well. DON'T RENT A HOUSE FROM TERRI OR ACTION PROPERTIES!! Not bad if you're a home owner I suppose but you get the shaft if you're the renter. I rented for about 2 years. It was disgusting when we moved in and when we moved out the house was professionally cleaned but we were held to the owners standards of cleanliness when they moved back. Those standards far exceeded reasonable expectation or the level of cleanliness when we moved in. I tried for nearly two months to resolve with Action Prop and was blown off. For literally years at a time, month to month day in day out. Teri Alcala and the team at Action Properties have been on the job with me hands off knowing that the tenants and the property itself are well taken care of. And the cost for this freedom from worry? Incredibly inexpensive. Additionally, when repair or maintenance has been needed, I have benefited from Action Properties recommendations for service providers which has been spot on from Arborists to pool repairmen I have been completely satisfied. I've been with Action Properties for five years. Six months ago, I probably would have agreed with all of the negative reviews but today, that is not the case. We felt frustrated with our property and with maintenance requests not being responded to. We decided to look for another house but were specific in what we were willing to move for. A property popped up meeting all our needs, but it was again with Action. We looked at it, were accepted, and decided to go for it. During this transition, we worked very closely with everyone at Action. In doing so, I learned it wasn't Action who was failing me, it was the owner of the previous property who simply didn't care. Action has no control over the properties, the owners do. I also found Action incredibly responsive and helpful through the transition. I really, really enjoyed working with Terri! Denise was amazing at getting last minute items fixed so everything was perfect when we moved into the new property. We have a great owner now, he's responsive to maintenance requests, he follows up with Action and even reaches out directly to me to see if things are going alright. It's night and day compared to the last property. Please don't take your owner's inability to be a good landlord out on Action.
