Very knowledgeable and picks up on a bunch of little things previous home inspectors did not catch in their report. My realtor had referred me to an inspector, but I decided to contact a family friend who is heavily invested in the Philadelphia real estate market to see if he had any recommendations. He referred me to Craig and said he was the best. He was not lying. Craig is the most professional and knowledgeable home inspector me, my family or my realtor have ever worked with. His list of credentials/organizations alone is remarkable. If he told me he was a professor at Penn, I would believe him. Craig went above and beyond to explain and document everything he found. I had Craig come out to my Garnet Valley home in July of 2015. After completing his inspection (condescendingly by the way) he informed us that there was total rot under the majority of my windows and behind my stone up front. He recommended complete stucco removal, remediation AND replacing all the windows! 5 years later we decided to move but before we did we did have the stucco removed and the house resided. We did not replace the windows. The cost of the job was $70,000. When they started taking off the stucco I was sick to my stomach. All the places Craig said was total rot were bone dry. The only area that had damage was one section of the front behind the stone. Everything else -- nothing. Craig demonstrated to me that his masonry bit was going straight through the stucco and then through the OSB sheathing. I guess if you push hard enough you'll get through anything. He even has a pic in the report of him drilling below my back window with the drill on a severe angle! An angled drill will go through OSB like butter. Having had multiple inspections done with Craig Tillman, he simply gets things wrong and recommends very pricey fixes. On multiple occasions, he has recommended full stucco remediations on homes for over $100K and provided little information to support them. After bringing out licensed contractors who fix these issues, the defects identified by Craig were over-exaggerated and could be fixed for 1/10th of his quote. When trying to gather information, Craig has shown to be very uncooperative. Inspectors like him give the industry a bad name. read more

Craig is an extremely knowledgeable inspector. Spent over two hours walking us through the home and ran moisture tests in the wall, inspected all the appliances and crawl spaces, gave great recommendations for solutions to defects, took extra time to go back over issues he found earlier in the inspection, more in depth and explained the procedure and cost involved in repairing said defects. Craig holds a TON of licenses and memberships to roofing, EIFS, structure, envelope etc. groups and programs and he holds a ton of experience. I wouldn't hesitate to recommend him to anyone. This guy is a deal killer! His report was speculative and did everything possible to scare the buyers away from a very well maintained property. He even included his guess on the dollar amount that repairs should cost. Worst yet - he stuck a knife in one of our windows to try to prove it was rotted and caused property damage which we now have to repair an entire Pella window! Whatever happened to pointing to a concern and taking a picture of it instead of damaging someone's property! He also left our house unlocked. read more

I have been in the real estate industry over 25 yrs and have never come across a more unprofessional inspector. This inspector was hired by the buyers to do a home inspection. At the same time there was a separate independent inspector hired to test the stucco of the house. It was obvious from the beginning that Mr. Tillman was upset that he was not hired for the stucco inspection. He talked nonstop about nonsense & would not leave the Stucco inspector to do his job. He tried to follow him around to look at his readings & then commented on someone else's readings in his inspection report. He was not present for the entire reading & the stucco inspector couldn't have been more annoyed by his incessant talking. Mr. Tillman proceeded to present an 80 pg report which consisted of his emotional bias, exclamation points & all. There was nothing independant about this report. He was not happy when he was told to do his job at the property & decided to take it out in the report. He also left a mess in the house after his inspection. All sides are not happy and the deal will probably fall apart due to his unprofessionalism. I couldn't agree more with the last review, If you want someone to kill the sale, he's your guy! If you are looking for an inspector to KILL your deal on a house hire him. I am a seller of a house in the main line. I also own a real estate company in Phila., and have a lot of knowledge about buildings. Tillman inspected my house for a buyer. His report was approx. 70 pages--most of which was duplication. He wrote that their were problems with the roof, which is 5 yrs. old. I had a roofing company look at the roof--they gave me an estimate for $300 to fix what he wrote. He wrote that there were major problems with my electric service--I had an electrician look at the service, and the price to fix it was $450. He said that the instant hot water was broke--we looked,,it was unplugged. He wrote that there were leaks in the plumbing in the basement--the plumber could not find one leak or any wet spots. He did find one loose fitting--the price to fix it is $25. He wrote that it would cost between $100,000 to $150,000 to bring the house up to par. The buyer cancelled the sale on the basis of the report. I am having everything he wrote, and more fixed for approx.$900. If I could sue him, I would. read more

We used Craig to do our home inspection. He portrayed himself as a Subject Matter Expert and came across as such. He turned all the appliances, made sure the water worked, and gave us small pointers. However a week after settlement on our house we notice water pouring inside our basement door leaking top of the door. His failure to see a stain from previous water leaking or knowing what to look made us doubt even the stucco inspection. We called over 5 contractors and our HOA contractor and EVERY SINGLE one said how did anyone who has a license to inspect homes miss this. All of them were appalled that this "slipped through the cracks". We contacted Craig to have a some form of refund and was told the "2-5 year old" stain wasn't there previous and we would have to file a claim following his contract. This water damage, the rotten wood, the mold... in his eyes wasn't there when he took our money. We will never use him nor anyone who works with him again. read more

To begin with,, Craig is very pricey..950 for an inspection. Secondly, his report was incredibly long (20 pg), over analytical and confusing at the endpoint. I wanted a simple answer about moisture and rot and felt nervous that he pretty much suggested repairing everything (even though there was no moisture or rot). Finally he gave estimates as to repair, which were very high compared to the real time estimates I got after the fact. One of our potential home buyers walked away after reading his report (even though Craig said overall we were good with no moisture or rot). read more
