Unfortunately we went to this campground at the worst possible time it seems. Everything was undergoing construction & remodel. The pool & hot tub were open for 2 days at the very beginning of our stay, so we managed to enjoy it for those 2 days, we were not informed that it would be closing so we walked quite a distance to get there & it was locked, when we called they said they were replacing the mastic. The clubhouse was clean but there wasn't much to do, the "playground" was tiny, made for toddlers. The mini golf needed a serious update. All of the basketballs were flat, the foosball table was broken & they had a golf ball as the ball. I'm hoping that with everything closed the next we go it will be better, IF we return. There are no stores near by, it's a long drive to get to anywhere & the staff I encountered were not very friendly or helpful. Overall I was disappointed with the stay but would be willing to give it another try after all the remodeling. We had a nice view, and it was very quiet.

Koa Campground - Rec center. Park your RV here to go check in. Hard to see at night but it's to the right of the office.

Very impressed with this campground. We made our reservation for an RV site on the day we needed…read moreto be there (due to change of plans) and were easily accommodated. Later that day they gave us a courtesy call to let us know that some storms were coming in and if we were coming in from the west we'd be hitting some significant rain. Pretty nice. Very good RV park. The sites are nice. Not paved but still very good. Small gravel makes it easy to level. Picnic table at each site is on concrete slab. Full hook-ups. When we got there and were hooking up a member of the staff drove by our site and called us by name and asked if we were doing ok. Great service! Very nice large pool. It's open 9:30a-9:30p. They have a volleyball net and basketball hoop so you can play in the pool. Park is pretty large. There is a pond out back where you can go fishing. They have cabins available and a few have good sized decks that overlook the pond. Nice tent area with covered picnic tables and electrical outlet. Would like to have seen grills at each site. Cabins and tent sites seem to have them, but RVers like to BBQ, too. Also some recycling bins would be good. We pulled in after dark and the entrance was not very well lit and there were a lot of cars due to an event in the Rec Center so it was hard to see where we were supposed to park to check in. Overall a good campground. I'd come back.

We found this to be a very nice campground, beautifully maintained, quiet and peaceful, staffed by friendly and gracious people. It is a very scenic place with a nice pool and a pond if you like to fish or just watch the moon rise. We are tent campers, and were happy to see that there was some shelter from the hot Texas sun along with close water and power. We booked in advance and we looked forward to our one night stay in Caddo Mills, but when it was time to leave, we wish we could have stayed several days longer.

This is a good basic resort for a family stay, as there are plenty of things to keep all ages busy…read morefor a while! Other than the roads inside the resort having huge potholes (had to reorganize my RV cabinets and shelves from the rickety bumps), the spots were easy to park in and the length of the parking spot will accommodate large RVs The picnic tables at most of the RV spots need to be replaced! They are made out of wood and have weathered badly, causing the seats to be severely bowed. We were a bit uncertain about the strength of the seats so we didn't use the tables. The "Lodge" had employees available 24 hours a day which is good in case of an emergency, etc. I did ask them about renting a go-cart, as I had my disabled grandmother with me; they promised to call me back about renting a golf cart but after several more calls and visits to the Lodge, nobody ever returned my communication attempts. The little general store is convenient, and it isn't overpriced as one might expect. Be sure to bring what you need, if possible, as the selection is very limited. They carry bait but were sold out both times I checked. Purchases may be charged to your campsite. There is a small gated dog park if you bring along your pooch. I am glad I didn't bring mine, though, as the space needed to be mowed badly and my little 5-pound Toy Pomeranian would have been lost in the weeds. The pond is nice for fishing. Beware of the many turtles; they will chomp on your hooks constantly! Bring your own lanterns for nighttime fishing. If some basic improvements and maintenance were implemented, this RV resort would be better. Check in by 9pm; check out by Noon or pay a $20 late checkout fee. After 2pm, you're paying for another night at the campsite.

It was only five dollars a person to get in for the day. The main office was very clean and organized and the bathrooms were clean and we also purchased a few keepsakes. I am not an RVer but they have lots of nice shady spots. Some that are pull through and some you have to back into. It looked like all of the spots had a gazebo type cover. They also have cabins you can rent out; some thing my wife and I discussed for the future. It was very quiet and covered in a lot of trees and seemed like a very nice place to camp. As we drove out, we had the unexpected surprise of seeing 3 deer in one spot and two more in another.
