We were referred to them by another friend who's been using this company for their rentals. Our friend spoke very highly of them. And for good reasons!!! Everything was so easy. We got our home rented quick and we've had great renters through them so far. Now our house just sold and it was a very easy turnover. They also referred us to our realtor (and a really good one too! It's called Nest Realty and I'm going to leave a separate stellar review on them as soon as everything is finalized). It's been an absolute pleasure hiring them. I highly recommend as well!!

To start, the actual short-term rate was $350 more per month than what they advertised online--a markup that is completely omitted from their public website. We adjusted our budget and explicitly asked for all terms upfront via text to ensure there were no more surprises. They told us to apply, taking $98 total in application fees ($49 per adult). They didn't even bother to check our references before sending over a lease loaded with predatory, unmentioned fees: a $199 per person "account setup fee" and a ridiculous $600 non-refundable cleaning fee for a tiny 600 sq. ft. apartment. When we called them out on these hidden charges, the manager didn't say, "You can find our fee schedule online." Instead, he casually told us, "They're on the first page of the lease." They pocket your application money first, and only disclose the real numbers once you're locked in. Expect to pay at least $1,000 more than advertised. Save your money!

They informed my boyfriend he can still move in ALONE and initially I told him no but then I thought about it and told him he can go ahead and get the place for himself. I was in the process of looking for my own place alone. He told me he applied again and asked if I could check on his application because of his work schedule he cannot contact them. So I contacted them and was informed by customer service they would forward the questions and ask the office for an update. Today my boyfriend received a NASTY and unprofessional email. Stating for his co-applicant to stop contacting them about his application because I was rejected. In the message they made sure to make it clear that I cannot move in with him which I already knew. I will be contacting the better business bureau because this business needs to be reported for their unprofessional behavior. I work in corporate and know this is not how you handle matters in a professional way.

The vines are getting in the gutters which in the long run will cause the owner more money. This is unsafe and unsanitary. It causes mice, rats, snakes, raccoons, and there is a skunk hanging around in the back yard. Very unpresentable. There is a for rent sign in the front yard and it is very unprofessional to advertise this way. DO NOT RECOMMEND!

    The first week October 2019 I found that my lease had been transferred to MKB when I placed a…read moremaintenance request. I didn't get my "welcome letter" or a response to my maintenance request from them until a couple weeks later. When I did get the request placed, I had to call them to find out that the key they had didn't work, and they asked me about getting a replacement. Thankfully I didn't have any more maintenance requests after that was finally taken care of. I gave my notice to vacate 3/1/20, and was told to notify Crystal if I would like to be present for the move-out inspection. I did so, and after two weeks of trying to contact her I got a response stating that due to COVID-19 I could not be present. (I could not find any rules regarding this; it would have been a meeting of two people and I had stated I would wear a mask.) Towards the end of the lease the property I was renting was put up for sale. MKB notified me whenever a realtor was scheduled to enter the unit. However, one afternoon at work I received a voicemail from Amanda accusing me of changing the locks because a realtor had trouble getting in. (screenshot of the voicemail transcription is attached) When I called back I got a non-apology of "sorry that offended you".  During quarantine I advised MKB that my at-risk fiance was working from home. Despite their closed office and their hesitance to give me a date for move-out inspection, they were fine sending realtors and prospective buyers to the occupied unit. Amanda generously told me I could open a window while other people were present. Two months after giving notice I received a date for the inspection. We were to meet at the property at 3:00, but Crystal didn't show up until 3:40. The return deposit check arrived within time frame, at least. My experience with MKB was a huge stress and their staff is highly unprofessional. Don't rent from them if you can help it.

They don't do anything when you ask them to please remind the other tenants in the house to take down the trash, or pick up their dogs poop in our shared yard, it's mildly infuriating, but that's not the reason I'm writing this review. Last winter there was a mice issue, a man from LRG and the exterminator came out and set poison out. LRG said they would coordinate with the exterminator to come back to collect the poison, I never heard anything back. This kinda annoyed me, but I was like whatever I can get rid of this poison food crap myself. Fast forward to now, I stepped into a piece of rotted wood by the wall in our bedroom. This was the same time we found black mold in our A/C unit in our bedroom so I had them come out for both at the same time. They cleaned our A/C unit and cut out the wall(wall was rotting too), sprayed it with bleach and covered it with painters plastic, and that was it(April 10). Austin Jones contacted me (April 11) and said that he would keep us in the loop with everything going on, and ONCE AGAIN, I never heard anything. I sent a message(May 22) quite frustrated, because there is a hole in my wall and rotting floor in the room where my infant sleeps, so this is a big issue to me. Never got a response and I'm posting this review today (May 30).

Be prepared to be treated poorly and to never know who you are dealing with. Faceless organization and extremely incompetent. I feel badly for the students as they took advantage of us and I can only imagine what they do to them. We didn't have a functioning back door(would not lock) so we couldn't use our driveway for 6 months. It's still nearly impossible to lock so we just rarely bother. We had raw sewage backed up in the basement for 2 months, moldy bathrooms we paid to fix as they simply ignore our request, insects, broken fridge and dishwasher. Each of these issues requires the tenant to stay home for 4 hours and occasionally repair person doesn't show and often they need to return multiple times. The tenant is actually doing the property managers job. Avoid them and at all cost and please research anyone you are going to sign with. I noticed their ratings have gone up recently with a slew of 5 star. Only a guess, but are they offering something to new tenants for a favorable review?

I followed up several times with phone calls, emails and text and hear NOTHING from River Mountain. They are a scam and I would not even apply for a property with them because they will take your money and never respond back.
