He told us that our applications and documents were accepted for the Kauffman property in Temple City so we planned our child school transfer to Longden Elementary, planned the moving company and packed our belongings. He represents the "landlords". Then we went to meet the landlords and they told us they wanted to increase rent each year because they have "under-priced" their property. Which is misleading statement. We did our research and know from the market analysis, it is priced at market conditions. Not to mention, the house is extremely old, 87 years old to be exact. Old, dilapidated everything from cabinets, walls and floors, and exterior appearance. But it is in prime location to school and work. The neighborhood looks safe. There were obvious red flags when the first questions the landlord, Pauline, interrogated our ethnic backgrounds, bi-racial family dynamics and discriminated us on our age, race, and family. She inappropriately fixated about our age, race, appearances and youthfulness. Which all of which are illegal to be commenting on. It has become very clear that these "landlords" are money hungry, dishonest, greedy, thieving liars. Everything they say was contradictory to the information posted on their online Ad. They threatened if we don't agree to their annual rent increases then they denied our application. After we've told them that we already told them that is not fair and highly unethical. Then Pauline complained that their property has been sitting un-rented for 6 months. So we left the meeting and then they call us to come back. What a joke. What a total waste of our time and efforts. Highly unprofessional and unethical behaviors reflected from both the agent and the landlords. Beware of Pauline and Joe Utar. We hope you sit on your property for another 6 months due to your greedy bait and switch scamming tactics that you try to con people. What a bunch of greedy, lying, and predatory landlords. When my elderly aunt passed away I assumed the duties of executor for her estate. She left a house that she had owned and lived in since 1953 on the east side of Los Angeles. I needed to find a seller's agent so I contacted a real estate agent friend where I live in northern California. She made some calls for me. She said she thought she had found an excellent agent who would know the local market well. And she was right. I called Ryan and asked him if he was willing to take on a challenging probate sale. I told him the house was a small two-bedroom, one-bath home in unappealing condition, containing a lifetime of hoarded memorabilia and broken furniture, surrounded by an unkempt yard. The kitchen and bathroom were vintage 1953. Additionally, because of a health issue, I would be unable to travel to LA to oversee the repair and renovation of the home to prepare it for sale. I would need him to be my boots-on-the-ground to manage the entire process. Also, because my aunt had very little money left when she passed away, there were very limited funds available in the estate to make the place saleable. But Ryan said he could handle it, and was ready to jump on it to get it ready. He toured the home and provided excellent advice about how to direct the available funds to specific areas of the house to maximize market appeal. He proactively managed the entire preparation process and set up all the necessary contractors to do the work. The work was done quickly and well, and the house was much improved and very appealing by the time the work was done. Ryan clearly has a superb understanding of the local marketplace and he provided a thorough market analysis. He expressed very specific and strategic advice about how to present and price the house in order to elicit the greatest possible interest. When the house went on the market my expectations were modest, given the small size of the house and an understanding that the market may be softening. Ryan, however, was confident there would be good activity. Ryan was right. Within a week we had 17 offers! Almost all of them higher than the asking price, many of them much higher. We selected the highest credible offer and moved forward. There were bumps along the road to the closing, and I was ready to cut bait and move to the next offer several times. Ryan stayed positive and actively pursued the buyer's agent to keep the process moving whenever it appeared to have stalled. When escrow closed the house had sold for 23% more than the asking price, an outcome far better than anything I could have envisioned. Throughout the process Ryan provided astute market analysis, clear and timely communication, efficient process management, assertive negotiating, creative problem solving, and a friendly and upbeat attitude. This is easily the best service, and outcome, I have had of the several home sales I have been involved in. My husband and I met Ryan at an open house. We were not working with any agent then so Ryan told us we could go through him and submit an offer. We sent everything to him including a letter to the seller, bank statement, offer terms and conditions but he never responded to us. We called and left messages, we sent emails but he never called/ emailed back. He never submit an offer for us. And when we were finally able to get him on the phone, he did not know who we are. When we asked him about the offer, he told us we had a verbal offer to the seller. If Ryan didn't tell us to go through him we could have worked with another agent but we were stuck. We went to the 2nd open house to talk to him and make sure we have an offer to the seller. After the open house, he still never got back to us. NOT A SINGLE CALL/ TEXT/ EMAIL.
