The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the three years since, we have had three major leaks in our roof. Each time we reached out to the company, we were met with rudeness and unprofessionalism. Each time we were told that the problem had been fixed but the roof would leak again during the next rain storm. We have had to repair and repaint our ceilings multiple times due to the water damage. Last week, we found another spot on our ceiling, which meant another leak in our roof. My mother called and asked someone to come and, once again, fix the leak. Someone came and inspected the roof and told my mother that he needed to had a team come over to make the repairs. Three days (and no response) later, my mother called again and was told that a team would be there but they could not give us a timeframe. When my mother told them that we needed to at least know what day they were going to come, she was told that there was no schedule and that the team would get there when they did. Then he hung up abruptly. Today, my mother called to get an update on when someone would be coming to fix the room and was told that someone was already there on Friday. As we were not home on Friday (which we had told them), there was no way of us knowing that the team had been there. We received no call, no note, nothing to indicate that someone had come to our house and climbed on top of our roof. The man who my mother spoke with today was rude and condescending and essentially blamed my mother for not know that his team had already been to our house. We have absolutely no way of knowing that someone was actually here and no way of know that they actually fixed the problem this time. This company clearly does not care for the value of their product and does not care to put an ounce of effort into respecting their paying customers.

He had one of his guys here the next day and they climbed on the roof, showed me photos of the damage, and a couple of other things our roofer in 2010 never took care of. Jacob was fair with his pricing and promised to have someone out the following day once the rain had stopped. The next morning his crew showed up right on time and got to work. Four hours later my roof was fixed and in better condition than it was previously. All in all very easy experience and Jacob's workers are pleasant. They also left no mess!
