I heard something else in my attic they came with a drone found the whole immediately on the other side of the house and promptly fixed it. I couldn't be more thrilled at how quickly they responded to my small job versus the big jobs that they're used to getting. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

The project ultimately included roofing repairs, flashing replacement, waterproofing around the parapet walls, and some exterior restoration work where years of weather exposure had taken a toll. What impressed me most was how methodical and easy the whole process felt. Sean and his crew were punctual, respectful of the property, and kept the site remarkably organized considering the amount of work being done. There were no surprise upcharges or pushiness, just great work at a great price. The house has been through the ringer with the weather, but can happily report no signs of moisture. It's a relief knowing the work was done correctly instead of simply covering up symptoms.

    This house had a steep main roof and a much lower rear addition. Asphalt shingles had been…read moreinstalled across both sections, even though the rear roof was approximately 2:12 and had a history of snowmelt leaks. Replacing everything with the same shingle product would have repeated the original material problem. The proposal separated the roof into systems suited to each slope. Architectural shingles were selected for the main roof, while a two-ply self-adhered modified-bitumen membrane was specified over the low-slope addition. The most important detail was the transition where the two systems met. Removal found four damaged plywood sheets on the rear addition and one beside the main-roof valley. Those sheets were replaced within the written allowance. The low-slope membrane was installed first and extended far enough beneath the upper roof assembly to create a reliable overlap. Ice-and-water protection and synthetic underlayment were then installed on the steep roof. New shingles covered the transition without leaving an exposed strip of roofing cement. Wall flashing along the addition was also rebuilt while the area was open. The sequencing was explained before installation, which made the use of two different materials feel intentional rather than inconsistent. The rear patio and neighboring fence remained covered during removal. Cleanup included the low roof, gutters, and narrow side passage. The resulting roof looked unified while using the correct system for each slope.

    A relatively new self-adhered modified-bitumen roof developed multiple raised edges along its…read morenorth-facing laps. The pattern was concentrated in the area that received the least winter sunlight. Project records and test openings indicated that the membrane had been installed during low temperatures without sufficient substrate warming, priming, or rolling pressure. A few isolated laps could have been repaired individually, but the affected section contained repeated adhesion failures. The owner compared seam-by-seam repairs with replacing that roof section back to a sound transition. Partial replacement was chosen, while the properly bonded southern portion remained in place. Work was rescheduled for suitable weather, and the substrate temperature was documented before application began. The new sheets were primed and rolled according to the approved installation requirements. Sample laps were checked before the crew continued across the section. The occupied rooms below remained protected, and the work area was sealed before temperatures dropped each evening. A later winter inspection found the replacement laps flat and fully bonded.
