Found this company thru a website that buys homes for cash. Thought I had found the perfect fit for our situation. Kimberly Cortes is very friendly, courteous and I thought knowledgeable. She was very confident that she knew what she was doing and offering, or at least I thought. She told us one real estate agent was low balling us to get the listing. Told me she knew exactly how much she could get for the house confidently. Totally had me convinced that she knew what she was talking about. Spent 2 days answering our questions. Made us feel all warm and fuzzy. We decided to go with her offer because she is calming and pleasant to work with even though I received an offer 8K higher than hers. But I felt comfortable with her especially after viewing her website, I knew she was the one!! So we get the signed offer letter from her on Friday evening, It was signed by her husband, who she told me was a firefighter. They mentioned in offer getting hard money loans, blah blah blah. All in the name of full disclosure, to hear her tell it. By Saturday at 7am, she said her husband said no to the deal. Now the deal became too much of risk? This from the professional who convinced me another agent was lowballing and she knew confidently what she was talking about. So not only did I turn down higher offer, I also quit taking calls from other investors. She actually told me to call the other guy with the higher offer back. Yeah and tell him what? Now I have wasted time and have to start all over. I guess my warning here is know who you are dealing with. She is not the decision maker. No where in our conversations about how Christian and honest they were and believed in full disclosure, did she ever tell me that her husband was the one who makes the decisions. This should have been disclosed to me and also discussed with her husband before making an offer. She seems very nice but this is business.
