If you do not dispute an infestation in my unit, let me out of my lease so I can move on with my life. I am not happy here and I am stuck in this situation I did not create. I have bugs in my bags, coming out of my furniture and in my clothing. I will have to get rid of everything when I leave here. I have pets and I have let pest control in 5 times to treat my unit since they use a poison to treat the unit, I've had to find other accommodations for them. when pest control comes to stay you also have to remove all items from cabinets in your unit which is extremely inconvenient but I have done it to make the situation better. We have been dealing with a roach problem for over 3 months. Management has not been able to figure out how to get rid of them. Really?! It started with the amount of trash that has been left downstairs on the weekend and the people that they have been renting to who don't care about anything but living like pigs. I lived here for 3 years on the 4th floor, in 2 different units (a 2 bedroom and a 1 bedroom). The owning company (Horizon Realty Group) classifies this building as a luxury complex, but it's not. THE BUILDING: Strucutrally, this building is a cracker box. The old radiators produce very little heat. The walls have no insulation in them, making it all the colder in the winter and all the warmer in the summer. The cabinets are cheap and peel/scratch at the slightest touch. The floors are impossible to keep clean and presentable -- running a vacuum doesn't do it; using a steamer doesn't do it; you literally have to get on your hands and knees and scrub to keep your floors clean. The dishwasher was not reliable in terms of getting my dishes clean. The window air conditioners (which are installed in random places in the walls) are NOT energy efficient -- they doubled my electric bill each summer and just constantly had to be run to keep the apartment comfortable. The drafts that come through the old windows is terrible in the winter -- I cannot emphasize how cold these units are during the winter. The laundry machines do not get your clothes clean -- stains don't come out, things are either over or under dried. The laundry machines are also constantly out of order. THE LOCATION: Sheridan Road is a major roadway that runs north/south of the entire city. With that said, you will hear blaring police, firetruck, and ambulance sirens all the time. Especially ambulance sirens because there is a hospital close by. When the weather is warm (more crime, more health issues for people), you will hear a siren every 15 minutes or so. I worked from home a lot, and couldn't run meetings with my windows open because of the sirens. Additionally, there is a major intersection a couple blocks away (Sheridan and Foster) which comes off of Lakeshore Drive. You can definitely hear the incessant honking at that intersection all throughout the day. Finally, there is a plaza of shops right next door with a tiny parking lot. You hear honking and people yelling all throughout the day from there as well. There's also an Indian restaurant in this plaza, so if you have a north facing window, your apartment will smell like Indian spices all day. THE PRICE: Having a beautiful lobby, small gym, and 24 hour doorman still was not worth the price I paid at this building, given the other issues I had. Again, this is not a luxury apartment complex. APARTMENT CULTURE: such a weird culture in this building. You have a group of rich, spoiled college kids who don't care where they live and are hardly home. And another group of people who have lived in the building for years and years. This is the group of people you have to watch out for because it seems like they are always home and are in your business 24/7, gossiping about you with the doormen and building staff. It is the most bizarre thing I have ever seen. You could work 60 hours a week and not talk to any of your neighbors, yet this group of homebodies somehow know who you are and your entire life story. HORIZON REALTY: Google this company before you sign a lease with them. You're not going to like what you read. Their fees are absurd. Their leases are absurd. And their management team/corporate office could care less about its tenants. read more

Don't be fooled by this pretty building. I've lived there for 3,5 years. A month ago our apartment (on the 10th floor!!) got infested with mice. Even after pest control, and using my own mouse traps, the situation did not improve. But that's not the worst thing about this place. The worst - is negligent management. If you have been late on your rent due to waiting on pandemic rent relief at Uptown Regency, your lease won't be eligible for renewal. Even though according to Fair Housing Act this is considered as discrimination, management at Horizon tries to get away with it. After paying all late fees and bringing my balance to zero - it was still not enough to appease management. I was faced with having to move, with 2 small children during winter holidays. No one in the main office nor manager at 5050 Sheridan would take accountability for this decision. The best thing about Uptown regency is the staff, but unfortunately management doesn't know how to take good care of them. My advice is to seek housing elsewhere. read more

If every Property Manager could be like Kayla our lives would be much easier. As a leasing agent for the Marr Group and The Apartment Source, I have dealt with many PMs who were unresponsive and give me the cold shoulder. Kayla has been a breath of fresh air as she is always prompt, honest, and helpful. I know if I send a request in for a tour I can count on Kayla to respond immediately and accommodate the clients. I love her positive attitude and hard working persona. If I could give Kayla a 10 star review I would. I also have to commend Glenda at the front. She knows every tenant and strives to put a smile on everyone's face. I truly love coming to show this building because of the people who work around the clock to make it a welcoming and happy place. Been living here for over 3 years now I like all the door guys. Being able to have a 24 hour doorman is nice when getting larger packages in the mail. The only downside to living here is the fact they let a cross fit business move in downstairs. They didn't properly insulate their floor, so now when they throw the weights down, it vibrates the whole building. I guess the leasing company didn't think of this when writing out their lease. They refuse to do anything about it. If it wasn't for the location and the annoyance of the process to move. I will leave on that note alone. It's a major disturbance randomly between 7am and 10pm daily. They do have a small fitness room that is great for doing your basic workouts and weights. However there is a trainer that has a class from 6-7am that is more of a social hour. They use the entire room and makes it difficult to workout. I haven't been able to use this amenity often because of this. The fact that only 3 people are in there makes it not worth having it in my opinion as it prevents a lot of residents from being able to utilize the room in the morning before they have to go to work. There is a hospital down the street that you will hear a lot of ambulances throughout the day and night at times. I've learned to tone it out. But if that's something that would keep you up at night. Make sure you get a unit in the back of the building. Parking is slim around here due to the city making all of Sheridan daily paid parking. There are a few lots around that you can rent a spot. I highly recommend that if you have a car. Otherwise you will be driving around for a while looking for a space. The building is rather old but renovated. Issues reported are sometimes fixed quickly. Except for noise and vibration complaints. Don't waist your time. The only thing they didn't renovate was the elevators. They constantly break a lot and fail a lot of inspections. So at times one or the other will be out of order. They say it would cost too much to replace. But whatever. Make sure to check the last page of your lease with all the inspections failed. The lobby is very nice and quiet. Lots of couches and comfortable chairs to sit in. I see a lot of people use it to chat with friends and do work from home. However, if the CrossFit next door is working out slamming the weights, don't expect for any kind of peace and quiet. With the rising cost and lowering quality, this place is now too pricy in my opinion for the area if you are moving in new. read more

Great views, the building is remodeled recently, it is very clean, there is 24 hr doorman, party room, gym and there is a trainer that comes 3 times a week. He is the best, management is good. There are grocery stores walking distance. The red line is very close. There are plenty of Vietnamese restaurants around as well as other restaurants. I moved in just before the Holiday Season. I must say I felt the Management Team was great and I've dealt with a few over the years. They are very quick to respond and most recently have helped me immediately with the heat or lack of during this windy season. I read the other review about the bike room and initially it deterred me from looking into renting here but as it turns out the only stipulation is you cannot bring your bike thru the front lobby. This makes perfect sense since the beautiful lobby would be tracked with mud. There is a side door for bikes and I think it will be fine for me once Spring arrives. They have helped me with whatever I need and are really wonderful to my dog. I would recommend this building and thank the Doormen, Maintenance Crew and Management Gals! read more

I have lived in this property for a year and have overall been happy! The workout room is great and almost always has a free machine when I go in there. The doormen are great and attentive. My father was visiting over the weekend and he went into the workout room. The doorman on duty specifically went up to him to ask who he was and where he was staying. I am happy they asked him because I would want them to question any person that does not live in the apartment complex for safety purposes. Of course my dad explained he was with my unit and the doorman confirmed this with the log at the front desk. The only downside to this apartment is the location it is in. I have never felt unsafe in the area, but there are some questionable people in the vicinity especially by the El stop. If it weren't for the area, I would have given it 5 stars. I love that the Mariano's is a block away and the apartment itself is great! read more

I moved into The Uptown Regency last month! Everything was seamless. I moved from out of state and things were handled virtually. I got everything I needed, including the absolute best property manager, Kayla! If you are looking to relocate - I highly suggest this apartment complex! It's by far the CLEANEST place I looked at. I tried to clean when I moved in and literally couldn't find a speck of dirt with a white towel. It's a luxury building at a very affordable price. I hear virtually no noise from my unit, everything is updated, and it is beautiful! I had a minor issue that required maintenance and it was completely handled within 10 minutes. Kayla is the best. She is communicative, responsive, and kind. I am already projecting that I'll resign my lease and I've only been here for a month. read more

I lived here for some years, have been charged too much for this unit, The good parts are doormans and lobby and the partial renovations in their units and fast response to maintenance requests. Their Free party room is really nice also. Cons: lack of parking, getting many parking tickets in front, taking half an hour of my day finding parkings, 1840$ rent for a small two bedroom which every year they increase it by around a hundred.. also for extending my lease for 3months they charged me 185$ for each month. Current manager is not friendly and sends rough emails regarding small things in building. She sent me one email regarding my renewal last year and i got busy I missed the deadline which was like 2months before my rental end date, she sent a second email one day out of blue saying you have to empty the apartment by this date, no warning, no nice words nothing. They throw my laundry out once since I forgot to take it one day. The guest room, it was never available for my guests since I had to reserve them months ahead. biggest problem was the COCKROACHES. It was there the whole summer time coming up from all the drains in the building, i tried many things to get rid of them, and i was on 12th top floor. The management called it "lake roaches" that are inevitable in summer time! And they did none for eradication. I remember In their other location in 4242 N sheridan (which I lived for a year), they told me if there would be any roach from outside in your stuff upon moving in you have to pay for the whole examination and extermination of it.. but vice vera they do none! Anyway Roaches were my main issue with them and it is because back alley of building is usually dirty. read more

We have lived in the Uptown Regency for 2 months. We love our apartment. It is incredibly luxurious. What is also incredible is the service and care of all of the staff. Simona is an amazing building manager. The building is spotless and cleaned everyday. The lobby is fantastic! The door people Josh, Glenda, Sharee, and Joe are attentive to all of our needs. The maintenance staff is always ready to help if needs arise in the apartment. We are thrilled to call the Uptown Regency our home. read more

Steps away from the bums who reside all along Asia on Argyle! It gets really sketchy at night, I would NOT recommend using the back alley entrance after dark. Lived here for over 3 years and counting down the days until I move out. City noise is a given, but Weiss hospital is very nearby so constant ambulance and police sirens 24/7. In addition to that, Lots of college kids live here making it feel like a college dorm, running up and down the halls, blasting music through the week at 4AM? really? And don't even bother making a noise complaint because then they just turn it up louder... Laundry room is a disaster. Out of the 10 washers and 10 dryers, at least 2-3 washers are always "out of order" and the rest are in use. For machines that cost $2 you'd think they'd be top of the line, always available. The best way to do laundry is one cycle at late hours of the night, good luck being able to use more than one washer during daylight hours. Lets not forget how often people leave their clothes in the dryer for hours on end... The rent has gone up so much for no real reason. From $1200 to $1400 for a tiny 1 bedroom because that's "market price?" The "market" has way better options in waaaaay nicer neighborhoods. Lets not even talk about the worlds tiniest elevator that fits like 2-3 people in it when it's not out of order... read more

2 words, Simona Ginga!!! I moved into this building initially on a 3 month sublease. I thought it was a great place and I was going to move because I needed a larger space. I talked with Simona, the property manager and she was excellent. Long story short, she expedited a transfer request for me on the fly and I was in my new apartment the following week. I'm so grateful for all of the upgrades she had done in the building and if I've ever had an issue, she has responded swiftly. As long is Simona is the manager, I'm never leaving. It's people her and service like this that makes me a very happy tenant. read more

I just moved out after living here for a year and I had a love/hate relationship with this building. On the plus side, the doormen were very sweet and nice. The lobby and building overall was immaculate, I never saw any garbage or issues anywhere in the public space. Maintenance issues in the apartment were also always handled quickly. There were several turnoffs for this place too. First of all, the laundry room was a joke. They have all these machines, which are overpriced at $2 per wash and $2 per dry. And at any given point, one or more machine is out of order or doesn't work right and you find out after it fails with your laundry in it. I could overlook this if this was the only issue. One of the things that turned me off most from this place was their insistence that you decide if you want to renew your lease THREE months before the end of the lease. WTF?! You are given a month or so to sign on to renew your lease (with a small rent increase btw, and still now 2 months prior to the end of the lease) or if you take longer, your rent will increase more. This really ticked me off. Speaking of rent, this place is quite overpriced for the size and location. Parking is a nightmare and you are CONSTANTLY hearing sirens and honking horns. Finally, upon coming to the end of my lease, I got multiple emails from the manager asking when I thought I would be moving out so they could come in and start getting it ready for the next tenant. Ask me once, fine. Ask me 3 times and I'm gonna get a little irritated. I have paid a good amount of $$ in rent and to be hounded 4-5 days before the actual end of my lease is ridiculous. I explained that I have until the 31st and will try my best to be out earlier but could make no promises. After moving most of my things to my new place on the 28th, I returned on the 29th to gather the last of my things and clean up the apartment before I turned in the keys for good. Imagine my surprise when I walked into my apartment to find that someone (cleaner or building maintenance crew) had already been in there and my remaining things had been moved and piled together. Some of my cleaning supplies were also missing. My lease was not over and I had NOT turned in my keys or authorized anyone to enter my apartment. I gathered the last of my things, dropped my keys at the front desk because the manager was on her lunch and was done with that place. This left a VERY bad taste in my mouth on how they do business. I suggest they manage their leasing habits/policies better because its very off putting and a reason I will never rent at a Horizon property again. read more

I have lived in this building for 6 years and recently signed a renewal for my seventh. Kayla is a fantastic property manager. She cares for the residents, is always available to answer any questions, and loves my dog. She helped me sign a lease for my new apartment, which has beautiful west-facing windows, which I love! The building is very quiet - I never hear any noise or bleed from the neighbors. In the years I have lived here, I have never had to wait for a washer or dryer in the large laundry room. The common areas are beautiful and readily available, and the folx that are behind the front door are excellent. It's a great location with easy access to the Red Line (Argyle), the 151, 147, and 146 buses. Yes, parking is a bit tricky near the building, but that's true of most of Uptown and Edgewater. Maintenance requests are completed in record time, and the entire building is kept very clean all the time. This is a great place to live! read more

Regency Uptown is a wonderful place to live. Horizon Reality purchased the building approx 6 months ago. That is when the changes began. Construction started from top to bottom. They demolished apartments as people moved out. They invited people to move apartments to make sure they could improve the apartments for the future. One reviewer commented on the very large cockroaches. I believe they are water bugs anyway. This was when it was under Jupiter as Lakefront Sheridan. I havent seen a cockroach in months since they demolished the lobby and put in black and gray granite. You will recognise the style from many large buildings and bank entrances. There is however a problem with bed bugs. I personally dont have them. They are on the upper floors. Horizon took care of the cockroaches and they will tackle the bed bugs. If you get them call 311 (as we have been instructed), self pay fumigate or wait for Hoizon to solve the problem. They are also very concerned with the environment. The hot water comes from the basement on demand. So lots of water is not kept hot thus wasting energy. But sometime you have to run the water for a few minutes to get the hot water, it gets hotter the longer it is on, to my floor. I do worry about the waste of the water but there is give and take in life. If you are lucky enough to live on the south side of the building you can see over the building next door above the 8th floor. It can be a bit noise because the sirens echo between the two buildings. Again Horizon is on top of it. They are installing new windows. They are even installing them in January and February so all the summer heat doesnt come in. The floors and ceiling and walls are very sound proof. You almost never hear your neighbours. Street parking is good. The city is on top of people who violate the parking laws from street cleaning to snow removal. You can almost always find a place to park within 3 or 4 blocks. I used to live in a major eastern city and driving around for 30 minutes to park is not unusual. So driving 10-20 minutes to park is not a big deal. The building next door has parking places for rent. They are half the cost of uncovered parking in the loop. Uptown is a real up and coming area. You will hear and see the presence of law enforcement. Like any big city there are problems. But there are many good things as well. I have been here some time. I have only had my car broken in to once. I did see a shooting. Or rather one of the young men running away. No one was hurt which is a blessing. The area around the El station is not to safe at night. I would not recommend a single woman walking around there after sunset. But two or more should be fine. There are "take back our streets" groups that walk in the neighbourhood to let all the undesirables know who is in charge. Home owners have a lot at stake here. But what area of a major city doesnt have some street drugs and prostitution. The empty building across the street is very well kept. There is a free mental health clinic on Lawrence. So if you take the number 81 bus it is a real cultural experience. As is walking up and down Sheridan Rd. We have all kinds here and on the streets. The lake is only a 4 block walk away past the Dominics. Dominics is only one and a half blocks away. This is wonderful. You can always get a cab here. They drive up and down Sheridan all the time. And they like to eat at the strip mall just north of the building. Andersonville is only a 20 minute walk or a couple minutes by bus. If you like Asian food this is the place to be. Like a little Asia Town. The El is only 4 blocks away. The 147 bus takes you to the loop faster than you can believe. So you really dont need a car. read more

I love living at the Uptown Regency. The building is beautiful and the apartment is newly remodeled with all the modern amenities, especially in the kitchen. The original wood floors are pristine, the granite countertops and stainless appliances are beautiful and the apartments are so quite. There is a very nice, and clean gym in the building with a free personal trainer at least once per week as well as a brand new laundry and bike room. One of my favorite areas is the gorgeous lobby area with multiple sitting areas and wireless internet. The management team is awesome; they all take care of the property and the residents as if it were their own home. I love the service I get when I need anything from the doormen, the management office or the maintenance and cleaning staff; they are the best. The neighborhood is a great location which is walking distance to the lake, the Red LIne and busses are so close, the Mariano's is 1/2 block away and there are many good place to eat around here. I've lived here for about a year and half and really love it. (and the rent is very reasonable).... That's my review, I give the highest rating to this property and recommend it to anyone looking for an apartment in Uptown. read more

So far I have lived here for three months and no complaints! The units are absolutely beautiful, rehabbed, and living on the 12th floor, I get an awesome view! 5min to Red line, 2 min to Marianos, 10 min to the beach, and the express bus gets you downtown in 20 minutes. The whole building is really clean, and full of some awesome people. They have a great workout room, community space, bike room, and laundry room. As far as management and staff goes: Amy, Treflin, Josh, and Jesús are all so welcoming and fun. I can't see how people have some of the complaints they do! read more

This property is pretty nice, but get don't get trick by the appearance. A** is the worst property manager you could ever imagine. I know most property managers are power hungry, but she is an absolute dictator that will stop at nothing to have people follow "her rules" she is crazy and will yell at residents like they are children. She should be embarrassed by the way she acts. Also, this building allows smoking and my apartment smelled of awful tobacco smoke more times than it didn't and once again A** chose not to do anything about it. Maybe consider renting at this property if you hate bikes, because they act like the bike Nazi's here and only allow long term residents to use the bike room even though everyone pays rent. However, I wouldn't be surprised if they made they bike room just to slash tires. I have seen not one instance but twice of A** literally screaming at residents for having their bike in the lobby. Don't rent this property if you have any self- respect for yourself. read more

I have lived here for several months now, and I have mixed reviews on it. I live on the top floor, and the views are great. 24 hour door man and double door security makes it feel safe. Everything is very clean, starting from the grand lobby, to the gym, to even the air fresheners in the hallways. The units are all hardwood floors, black granite counter-tops, stainless steel, lights that dim, very nice and contemporary. There are alot of food places very close by, and a Marianos grocery store just 2 blocks away! The red line is about a 5 minute walk, beach is about 10. I love that it is close to the running trail along the lake as well. I must say, that I did not give it 5 starts because of the management. I feel like the current management does not personally care about me or my roommate, and only "tolerate" us because we currently live there and we are paying residents (paying residents who aren't allowed to use the bike room, doesn't seem fair to me). When we moved in, we rented the freight elevator from 12-3, which means we can be using the elevator at anytime withing those hours. We got there around 1:30pm, and got greeted my management yelling at us on our move in day saying we can't move in anymore because someone more important is coming at 3pm and "people moving isn't acceptable" while that person of importance is there. After talking for about 10 minutes we persuaded her that we can move everything in by 2:45 and she reluctantly agreed. Ever since then I have felt some tension. I know that my roommate has felt alot more tension with the property managers too. It's really too bad that we had that experience with them because the building itself, doormen, people who live there, and units are very nice. read more
