As a military family, we move more than most people will ever understand. We uproot our lives because we serve this country. We carry stress, uncertainty, and sacrifice into every new city, every new home. The only thing we ask in return is fairness, honesty, and human decency. What we went through with The Realty Solutions Group broke something inside me that I didn't expect. We left that home professionally cleaned, documented, photographed, and ready. We did everything right. Everything. Yet afterward, the company submitted photos that were not from our home based on what we experienced: A different stove -- different color, different style -- not the one in the home. A refrigerator photo taken after our move-out, not the one we cleaned and photographed. Images that simply did not match the truth of the condition we left behind. And while we struggled to make sense of it, our family kept discovering that the business addresses they provided did not lead to their office at all one led to a counseling center, another to an unrelated private individual. Each time we searched, it felt like hitting another wall of confusion and darkness. The individuals involved in our experience were: Amy Cooper, Alicia Davis, Alexa Devine, and Terrance Harmon. Amy Cooper and Alicia Davis are listed as Realtors -- professionals who are supposed to uphold honor, truth, and the Realtor Code of Ethics. Knowing that made the disappointment cut even deeper. And yes, based on our experience, their actions violated Virginia's requirements for truthful documentation and timely deposit returns under Virginia Code §55.1-1226. But honestly... this is not just about laws. This is about humanity. This is about basic decency. People in this world are barely surviving. Families are hurting. Hearts are heavy. Everyone is fighting something silent and painful. Why lie? Why take from people who trusted you? Why add more suffering to a world already overflowing with it? Why treat people like they are disposable, like their hard-earned money doesn't matter? It broke me. But it also woke me up. And yet... I forgive you. Not because it was okay. Not because it didn't hurt. Not because I got justice. I forgive you because I will not let your actions poison my spirit. I forgive you because God told me to let it go, even if I still feel the sting. I forgive you because whatever you sow, you will reap -- in God's time, not mine. It's unfortunate and disappointing to see some of the reviews that have been given to this company. The Realty Solutions Group has been nothing but a god send since choosing them for property management. I have had my property managed with them since 2018 and I can honestly say most of the tenants that have lived at the property have been amazing. Alicia and Amy have always kept me in the loop, as to what the tenants may have needed or if there was anything at the property that needed to be addressed. The honesty and professionalism they display is something I truly appreciate. I have had great tenants and not so great tenants, but this company has always been consistent, reliable, and up front. Amy Cooper is rude, demeaning, aggressive, a bully, and downright hostile. I am so uncomfortable in my own home because she threatens me constantly with comments like, " this is why I was leery of renting to your family" not exact words but you get the point. She also sends our email correspondences to the owner but doesn't add the negative and awful emails that she sends to me on those forwarded emails. I hate working with this company and that woman. I'd never recommend this place, and for us being a military family she is sooo disrespectful to our time, and availability. read more

I'm not sure why there are only two poor reviews listed and the other positive reviews are not listed, but I have found it very easy to work with The Realty Solutions Group. They have found me good, reliable tenants, and I can't complain. I'm not sure what scam the other two are referring to, but every property management company charges fees to manage your property so you don't have to. read more

Hello Home Buyers and Renters!!! I would love to recognize Mrs. Alicia Davis my realtor who helped me purchase my home in Fredericksburg Virginia. Her customer dedication was beyond comparison and I would love to share my story. In 2009 I searched high and low for a responsible and tenacious realtor. I was active duty Air force now retired; however at the time I needed a house to meet my family need. I was stationed at Anacostia Bolling and my spouse was assigned to Fort Lee. For those that are dual military in different branches of service you know the headache it can be to find a perfect location for a home in-between bases. Alicia endured over six months of my nitpicking and driving me around in search of the perfect location and home keeping in mind my specific budget. She made it happened and I was in my beautiful two story home overlooking a stream and seeing the dear in my back yard. It is literally three minutes from the I95 and perfect location in an unbelievably quiet cul-de-sac. After only being in the home for several months my military responsibility sent me off and I was deployed for several months to Afghanistan. To my amazement Alicia found me responsible tenants to rent my property within weeks of my deployment. While I was away all rents were direct deposited to my account and I didn't have to worry about lateness or my property being damaged. Several months after my return, again my military responsibilities relocated me to a new assignment! I again called upon Mrs. Davis and to my dismay she again made things happen. She had my home listed and rented the month I departed to my new duty station. She listed my property a couple hundred over my mortgage payment which left me surplus for my own use at the end of the month. She told me what needed to updated to get the right price form my property and it was a true statement and the results are proof. These tenants, as the first had always paid on time and kept the property in great condition. Recently (Jun 06) my tenants married and purchased their own home after living in my property for three years. They closed a month before their lease terminated and Alicia was able to get new tenants in, again with a surplus in rental income for my pocket. She saved the previous tenants from both the last month rent and utility payments as she has new tenants already in my property without lapse in rental income in my favor. Since having her as my property manager there has been no lapse in rental income in my pocket and I haven't transfer utilities in my name since I moved in 2011. She has been a blessing for me from day one! She is hard working and will hustle for her client. Your best interest is her best interest and she will not be happy until you are happy. Throughout my four years of being a landlord, ALL I had to do was sit pretty and collect my monthly rental payments. I didn't have to do any legwork as Alicia takes care of everything for me. This is the kind of realtor, and person you want working for you and handling your affairs. I have yet to worry about anything with my property as she has taken care of the setting up maintenance repairs and the moving in and out inspections. read more

We have been using The Realty Solutions Group for several years and have been with Amy Cooper for over 10 years and over the course of three properties. She has helped us buy and sell two houses and is currently the Property Manager for our single family home in Triangle, VA that we are renting out. In this time Amy and her teams have proven to be the most professional, hard working and dedicated people that any owner could possibly hope to have in their corner. I have read two really negative reviews and I would say that Amy did what the owner hired her to do - protect their property and investment and ensure the client got the best tenant possible. I can tell you that the fees that The Realty Solutions Group have charged me for their services over the years are at the norm for the market or below but the service is well above what you pay for. Amy has helped us arrange for over 8 tenants across our properties and we have never had an issue that she was not able to take care of with professionalism. I can recommend Amy and The Realty Solution Group without reservation and will continue to use them as long as I am renting out my property. They ensure that I am protected, that the client is happy and that their fees are within the norms for the area - what more could you want. read more
