Eastmoor

This is my second rental in the Columbus, OH. area and the rating I gave it is pretty much how I…read morefeel about the place. It's nice, but it's not great. The company is fantastic to work with. They are straight forward, prompt with maintenance repairs and professional. Everyone who works in the office is great. They mean business though. Rent must be paid on time (or within a 5 day period) or you will be charged a $25 late fee. It has to be mailed out to their main branch in Cleveland. They also have the option of automatic withdrawal every month for rent as well. One thing that I will say they "lied" to me about was that water would be included in the rent. This is not true for the place I had on Kenwick. Water is a separate bill through Guardian. It is not included. You do pay all utilities (Electric, Gas, and Water, obviously) and Internet. The good thing is that WOW, At&t and many other companies can setup connections in the area if you hate Time Warner like I do. The place itself: A nice 2 bedroom, 1 bath apartment with a historic feel. My apartment was renovated and I was the first person to rent it. Central heat and air conditioning, as well as a carport with a grage opener are what sold me on renting the place. There is also a designated laundry area in the basement, which is shared. It was a nice find, as I do have a washer and dryer. There is also extra storage space in the basement as well. I loved the apartment itself. The kitchen and bathroom are a bit small, but for a single girl living alone, it was quaint. My neighbors were very nice, except that I could hear pretty much everything from my neighbor below (however, I think she was just loud by nature). Overall, a great experience with Wallace. I will say that the apartments in the Bexley are do go rather quickly, as Capital is not that far from it. If possible, get a newer/renovated unit. Some of the older ones are a bit shabby looking.

This place waisted a lot of valuable time and now with a fixed income I have to come up with…read moreanother application fee, I TOTALLY am not angry because you denied me, because some denials are blessings in disguise, I have Never had an eviction, stayed in Bexley plaza for 17yrs in the same apartment complex,, my rental history is impeccable , after what ive seen in these apartments, you've done me a favor because what I dont have is roaches but this is what I found in wallace f ackley apartments on fair Ave Bexley, mind you !!

Victorian Village

We've recently moved to Columbus, Ohio from New Jersey. And we rented a property via this company…read more It's been three months so far and we are very pleasant with our choice. There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The landlord is very friendly, so I initially thought that he would be a great communicator,…read morethereby making the living situation pleasant. However, I feel quite betrayed. The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.
