Aram and Jaime were both grossly unprofessional and rude when I called to complain about our furnace not working (it's currently 30° outside and 36° inside our home) and to complain about them raising our rent RETROACTIVELY (for two months) and Aram told me they will proceed with eviction proceedings, claiming we were late on paying rent. We've lived here for over a year and have NEVER been late paying rent and the past few months have been no exception to this. I contacted the OWNER of the property and he assured me that we will NOT be evicted and he agreed that Aram and Jaime were very unprofessional. If you want threats of eviction for making a complaint, these might be the folks for you. If not, you might want to look elsewhere. We are absolutely going to be filing suit against this slumlord management company. Their ONE STAR rating on Yelp speaks for itself. When was the last time you saw a ONE STAR review for ANY business?! I don't think I've ever seen that until now.

I had to update my review because my experience was worse than previously described…read more I moved into a unit in Hilliard, Ohio in late August, 2015. Fact: There was a small black spot in our closet when we moved in that had become increasingly larger over time. Result: It was a slow leak from the bathroom. Maintenance opened the ceiling to reveal black mold. He "cut it off" and sprayed bleach on it. Peep the photo on yelp. Fact: Our upstairs toilet is (and has been) faulty. Result: Maintenance used a bread twisty tie to make a repair for one of the many service orders. We had to flush it 3-4 times each time we used it and It was eventually replaced 6 months later. Fact: We had bees (in addition to all the other bugs) and Panzera's maintenance used home defense spray. I questioned their methods, but they insisted the spray would work. Result: After our family friend (a PROFESSIONAL maintenance tech) took a look at the dozens of bees that were dying, he confirmed it was a live bee hive. I wrote "I still have bees" on next months rent check and they reluctantly sent a professional. Fact: Our furnace was unusually loud and rattled a lot. Heat wasn't thorough. We had to turn it WAY up to get moderate warmth. Result: It needed to be replaced, it was 30 years old. It took 12 hours for the repair and we weren't offered that timeframe upfront. I have a small child and had to unexpectedly remove her from the home due to the below freezing temperatures that day. AND...the HVAC rep stayed it died out because we had the heat too high. Fact: We had mushrooms, growing out of the carpet in April of 2016. Yes, mushrooms. Result: Maintenance "plucked them" and sprayed bleach on the spot. Maintenance touched the drywall around them and it was mushy. He confirmed there was a leak/moisture and adjusted the dirt outside in hopes that the water wouldn't come in so much! (Yes, smh...) Note: MUSHROOMS HAVE GROWN BACK IN THE SAME EXACT SPOT FEBRUARY 2017. Understandably, I was frustrated and contacted Panzera. They nonchalantly created work orders! I advised David Panzera about how unreal my experience has been and expressed a perceived lack of ownership because of reoccurring issues, poor maintenance decisions and no empathy, compassion or compensation. I don't think they care, at all. His reply was everything I expected. He said if I disagree, move out...with notice of course. (See photo in yelp) Good tenants shouldn't have to fight so flippin hard to get stuff done!

Without sending me an email, certified letter, or phone call, David Panera sold my belongings at auction. The Ohio Revised Code states that notice must be in the local paper for two weeks. As a parent I had to think quick and come up with a resolution. So, I said ok son we have to look for an apartment off campus. He said that several of his friends were freaking out and that they felt lost as they also received similar emails. Give me a second so I can search the web for living arrangements I told him. So many places, so many five bedroom, four bedrooms.... I was lost myself. That was until I came upon offcampus.Osu.edu. The first place that I saw within our budget I clicked on and immediately saw from the drop down menu "parents". Clicked on it, read the passage, and honestly teared up when reading it because I said my husband and I need a place like this for our son. They had a slogan and it read "who you rent from matters more than where you live". And those words spoke to my heart and said "Home". I reached out to "Venice Properties" and spoke to, Anna. She was kind, thorough, and after me making multiple calls she remained responsive, and truly dedicated to her craft of initiating care, support, and understanding. On this day! Today! My husband and our son filled out the applications and on this evening, today! Were approved. I don't say this lightly but Anna again and again thank you as who we communicate with during a busy day also matters. And Anna took care of all our needs and we are thrilled to meet her in person and work with her for the duration of our son's first apartment endeavor. Huge shoutout to Anna and Venice Properties.

Most of us know how dizzying and mind-boggling searching for a new rental can be…read more First you have to determine in what area you want to live. This decision is based on an array of factors including consequential information and mundane details. Next you have to envision your future home. Is it a studio apartment with great hardwood floors or a two-bedroom condo with an excellent view of the park? Is the rent in your price range? Does the landlord allow pets? Are the neighbors friendly? What is parking like? Where do tenants dispose of their trash? It's a lot to think about. I know; I just went through this experience myself. Fortunately, the Internet makes this information a little easier to gather. You can answer many of your own questions with a few simple left-clicks of your mouse button. Heck, you can even house-hunt in your pajamas if you like. But even Internet searches can be time consuming...unless, like me, you happen upon Metro-Rentals.com. Metro-Rentals.com is an ingenious website that acts as the perfect tool for apartment owners and managers to help lease their available units. Having a web-based site allows Metro-Rentals to keep content fresh, relevant, and accurate. Metro-Rentals.com provides all of the photos, descriptions and maps you need to help you make an informed decision about a potential new home. Available units are advertised in a clean, easy-to-read, information-rich format. Metro-Rentals.com is also neighborhood-centric meaning it stresses the importance of finding a home based on where you want to live, not because of price point or number of bedrooms. Clicking over to sister site Think-Urban.com was dizzying - in a good way. This site differentiates one Columbus neighborhood from another. As a newbie to the Columbus scene, I found it easy to tune in to what sets the Arena District apart from the Short North or Campus Gateway or Clintonville. I can easily see how residents of each area use the site as resource tool for urban living. The information listed ranges from where to put your rubbish, park your car, and curb Fido, to where to find the cheapest gas. Furthermore, special topics like urban parking, urban transportation, urban restaurant reviews, and Columbus outdoor venues and festivals make the site visitor-friendly. One more positive: each site has a look that both distinguishes it as its own entity and shows the connection to sites within its family (also check out Suburban-Rentals.com). One negative: the editorial could be rotated more often to maintain user interest. The kicker? Metro-Rentals stays in business by making landlords pay to put their information on the site. This keeps the content unbiased and means no ads and no subscription fee for you. Life is good.

Communication is unprofessional and frequently unresponsive. There were repeated situations where fees or charges were justified by references to lease terms that, upon careful review, were not actually stated in the lease agreement. When discrepancies were addressed, communication was either dismissive and vague or lacking accountability. There also seems to be frequent misinformation regarding policies and guidance, which has caused avoidable confusion and stress. Mistakes, intentional or not, still carry real financial consequences for residents. Management run in this manner is, frankly, embarrassing for a company responsible for housing and resident support. It's baffling how little basic competence is required here. Common sense would dictate that if you're going to manage housing and take people's money, you need to understand your own lease, communicate clearly, and treat your tenants with respect. Hometeam Properties fails on all of those fronts. If you're considering signing a lease here, be extremely cautious. Whether intentional or not, the current management system seems designed to mislead and take advantage of its residents.
