First off, I don't usually write bad reviews. Ever. I know times are hard and people have a bad day, or a bad week, or a bad year. It happens. But it's funny reading through all these reviews from over 4 years ago that list practically the same grievances that I have today: 1) Broken Elevators--2 out of 3 elevators were out of commission. 2) Broken Dryer--The dryer never worked. It turned on, but it didn't actually dry anything. 3) Broken Heater--During the winter months, our built-in heater stopped working. Some days it was so cold that I couldn't sleep. 4) Fire Alarms--They're very loud and they go off all the time. 2am, 5am, multiple times a day, whenever they feel like it, the fire alarms will go off. You spend the rest of the day waiting for them to start blaring again. This was a problem 4 years ago, and it's still a problem now. 5) Room Inspections--A man walked into my LOCKED room one day while I was still half-asleep and not dressed. Some people may not understand this, but I was paralyzed with fear. This is not okay. If the Radian wants to conduct inspections, then fine. Send me a Google Calendar invite. Make sure that I am aware you are coming in before you do. 6) Fake Charges--Okay, so this is really the straw that broke the camel's back. Despite all the above, I wasn't going to write a review until this happened. They charged me $100 for a key replacement. I moved out back in May and continued to pay all my rent and utilities for the next three months even though I didn't live there. I was perfectly happy doing that, because I signed the contract, and I knew what I was getting myself into. However, charging me for keys that I returned and then saying that I did not return them is unacceptable. $100 is not a big deal compared to the rent, but the fact is that I DID indeed return the keys. It's not so much the money that bothers me; it's the principle. Are there any positives? Sure. The employees are friendly and there's a balcony on the 11th floor. But I view these less as a "positive" and more as a "the bar is this low." For the price you're paying, friendly employees and a balcony should be the bare minimum. read more

As I approach the end of my three years as a Radian resident, I find it to be a convenient off-campus apartment complex near UPenn's campus. I only have Penn's Quad to compare it to, so I suggest checking out reviews for other apartment complexes before choosing the Radian. I've had both positive and negative experiences at the Radian, which I will outline below. For the positives, there are nearby restaurants, a bank, a CVS pharmacy, a grocery store, dry cleaning lockers, mail lockers, and more. I also appreciated the office's help in delivering things when I was sick, living with roommates, the view (I was especially lucky to have a corner unit), and the conveniences of a reliable maintenance team/kitchen/in-unit laundry. As for the negatives, the several false fire alarms, the lack of meaningful community events (granted, the Covid-19 pandemic did not help), the leasing office's lack of help for finding a sub-letter, the pressuring of people to re-sign their lease in October, the exorbitant rent for a one bedroom/one bathroom unit, and the unreliable elevators summarize the list of disappointments I've had. I also encourage the Radian to update their images because of recent renovations and other construction that was out of their control, such as how Penn's New College House obstructs the view onto 39th and Walnut Street. I write this constructive feedback so the Radian can hopefully improve in the future. Overall, I recommend leasing from this building if you can afford it and like their amenities, yet I caution you that there may be times when you'll be disappointed with the Radian. As of this writing, the Radian only offers 12 month leases, so you'll either have to pay summer rent or find someone to sublease from you. Personally, I recommend a four bedroom, 2 bathroom apartment (which I subleased for a semester) because it is reasonably priced compared to a one bedroom, one bathroom apartment and having roommates can add liveliness to an apartment! read more

DO NOT RENT HERE. They harassed me and my friends repeatedly over a month about resigning our lease during Covid, calling and emailing us everyday even when we told them we wanted to wait for more information. When we finally budged after they threaten to kick us out, we begged them for a rent reduction since things are hard, and they told us no way. Now two months later suddenly the rent decreases dramatically, and we are completely screwed. They have no sympathy for students at all and are the worst, most disgustingly corporate landlords. They showed no flexibility for the entirety of the pandemic, and continue to operate in such a cold disgusting way. read more

Really horrible living experience--take your money elsewhere. If you're a Penn student looking to live off campus, know that the Radian is roughly the same price as the high rises but comes with just as many, if not more, issues. The apartment is cheaply constructed and so there are constantly maintenance issues. It seems like every time maintenance fixes something it breaks again within the week. Additionally, the gym that the leasing office boasts about is usually a nightmare because it's dramatically colder or hotter throughout the year without being properly regulated, equipment is often broken, and it's too small to accommodate the number of residents trying to use it. It also smells pretty bad, which is suppose is a result of poor cleaning. The walls are thin, so you hear and smell everything from your neighbors. The Radian rents by the bedroom, so if your unit has an extra bed available, the Radian can and will place someone in there whenever they want without warning. The Radian will do this without checking the compatibility of this new person with the rest of the residents within that unit. The lack of compatibility as well as the poor timing can prove to be a major issue. This brings me to safety and responsibility... After being notified of a safety issue, the Radian management staff does little to nothing to rectify the problem. Sure, they'll send a mildly annoying email asking the responsible party to kindly stop posing a danger but does nothing beyond that when the threatening behavior persists. Also be aware that the Radian's fire alarm is set off pretty often and tends to be late at night right around exams. Absolutely avoid living here! read more

I lived in the Radian for 2 years between my Junior and Senior year at Penn. Saw that there weren't many updated reviews, so here are my thoughts: Pros: Free food and snacks quite often Printer and computers available (printer used to be free, now it's around 10-25 cents a page after 30 free pages a month) Leasing staff are friendly (shoutout to you, Jenna) Very convenient location, especially if you're in Wharton. Right above CVS and lots of restaurants nearby Study lounge (lobby floor) and 11th floor lounge are good for gatherings/late night work Maintenance is pretty quick to respond to residents' issues Package lockers on the first floor are a huge plus, especially compared to the mess at The Hub Trash chute on every floor Small gym on the 3rd floor, nothing crazy just a few cardio equipment and weights. Take advantage of the free cold water inside for sure Cons: Fire alarms are sensitive like other reviewers have mentioned. Goes off once a month or so at random times and is insanely loud. Hallways frequently smell like weed, and the smell seeps into the bedrooms through vents Walls are indeed pretty thin (the guy on the other side of my wall always played piano between 11pm-2am. Thankfully he wasn't horrible but it did get annoying) Furniture and appliances are tasteless. Likely why they don't include pictures of rooms online. Functional, but not aesthetically pleasing. Gets loud at night between Thursdays-Saturdays from people going out. But that's expected anywhere Concrete walls and floors, I always told my friends that my room looked like a jail cell. You can decorate it to cover up, but it's not appealing. People host large gatherings in the common area (11th floor) all the time. I'm fine with that but during final exam season, it's also quite annoying In-unit laundry machines are tiny. I'd have to do 2 loads just for a week worth of clothes. The dryer takes forever and all together took around half a day to do laundry. Dividing that up between 4 people in the suite was tragic. Our dryer and dishwasher was broken CONSTANTLY. I mean at least once a month. Maintenance was nice about it and ended up replacing our dryer. But it still broke often. My rent was roughly 1500 per month, which you can be the judge of whether that's fair. It was a bit expensive for me, but I wanted the convenient location. I wouldn't say my experience at The Radian was outstanding nor terrible. It was good. But based on my knowledge of the other off-campus apartments available to Penn students in the area, I'd say that The Radian is one of the better choices. The staff are friendly and there is security in the lobby. Just beware that rent is expensive and the higher up in floors you go, the more expensive it is. read more

UPDATE: I was refunded for some of the charges after leaving the apartment Lived here for a year while a student at Penn. At the time I didn't shop around for living spaces. The main pro is the location, which definitely does not outweigh some negatives about the space. Some things to consider: 1) They will charge you quite a few fees after you leave. Some items were in the apartment when we moved in (one of which was a kitchen cabinet organizer which we didn't even realize was not part of the apartment but left by the previous tenant). One of the drawers in my bedroom also had a full cabinet of clothing. In terms of the fees, my roommates and I paid around $300 total together in "damage fees," some of these were for things as having a dusty room. From speaking to others, usually this amount is high enough to be a nuisance but low enough that you will not usually go through a dispute process. 2) Elevators were broken for the beginning of the year. Not a big deal but when COVID came around, the property sent an email about being reimbursed (credit) for common spaces like the gym and lounge that were no longer available. When I checked, this credit came out to be around $26. At that point, don't even bother emailing us unless it is substantial. Overall not the worst living situation, the rooms are decently sized, maintenance responds quickly - echoing what some of the other posters have said. In terms of what you're getting for the price, go elsewhere - the Hub and The Simon are both options that are 2-5 minutes further from campus but considerably cheaper for the same floor plan OR get a nicer place for the same price. read more

This building is the biggest scam of all the housing options at Penn. Staff is unable to handle the enormous amount of issues this building has. Unlivable pest infestations, nonoperational elevators closed for months at a time, ridiculous move out charges. Insane price tag for a glorified cement room. Never, EVER, live here. read more

Radian is giving me a very difficult time getting my security deposit back. They have been repeatedly claiming for over 2 months since I moved out that "we have mailed it out, and you should be receiving it soon". I'eve received nothing at all, and when I asked for a copy of my lease, they refused to give it to me, saying that they removed my file already. There is nothing good about this place except the surrounding restaurants. But, that doesn't make it worth living in this sorry excuse for an apartment building. The bad: The interior is sort of industrial-chic, or at least that's what the tried to make it. It looks more like they were too lazy to paint or put down carpet/real flooring. All the floors are smooth concrete. The temperature regulation in rooms is next to impossible. The living room will be perfect, but all bedrooms are constantly freezing, no matter what the temp is set to. Rooms are so dusty that I had to buy a 130 dollar air purifier. I don't think they've ever cleaned the ducts. Carpeting in halls is stained permanently by sloppy college kids' puke. They also do a "by room" leasing system, meaning you pay in full for what a similar-quality studio apartment would probably cost, even though you are sharing the living space and kitchen with others. My 4 bedroom, 2 bathroom apartment costs me 1150 a month (that's per bedroom...). I felt like I was being robbed blind when I heard what my friends were paying in much nicer apartment complexes. Primarily undergrad housing, this place gets VERY noisy on the weekends. The noise level from the pub's outdoor patio below goes well into the wee hours of the morning and is insanely loud The office is pretty unorganized and quick to shut off your internet if your rent is late, even when it was their mistake that made the computer say your rent was late.. when it wasn't. I made a hasty decision in moving into the Radian because I had decided rather late in the year that I was moving to Philadelphia for school. This place sucks!! read more

Ultimately I was pretty disappointed with my experience living at The Radian. I subletted an apartment in the building on two separate occasions during the summer and also had a full-year lease from August 2017 to August 2018. PROS: -Really fantastic location. The building is located at 40th and Walnut and is a 5-10 minute walk to many spots on campus. -The management/staff as of August 2017 is incredibly friendly and helpful. -Good package/mail system. CONS: -Living here is an absolute rip-off. The rent is exorbitant for what you're getting. I don't know why anyone would choose to live here except for them not knowing any better (I certainly didn't when I signed my lease). -Regarding the pricing, this was something that was really unforgivable in my opinion: The Radian was apparently so desperate to fill rooms that they negotiated the rent price down for some people. My roommate was paying $1,300 in rent while the other roommate and I were paying around $1,600 in rent each (granted, I had my own bathroom, and she had a bigger closet... but I also heard of this happening with a few other people; my friend's boyfriend, for example, had negotiated his rent down to around $1,300... unless these people were lying to me about their rent, which I kind of doubt). The whole thing was unprofessional and desperate on The Radian's behalf. -I started feeling really stupid when visiting friends' apartments and noticing they had nicer furnishings, more space, and their rent was half of what I was paying. The only difference is their housing required an additional 5 minutes of walking to reach. -The facilities and rooms are cheap and run down. The dryer in my apartment would take 4-5 hours to dry one load of laundry. Same case in the apartment I had subletted earlier in the summer. Maintenance came and changed the filter on the dryer, but it was back to extremely long drying times within 3-4 weeks. Had to request maintenance at least twice for the sink disposal because it would break and shoot water back out. The burners on the oven were lopsided, so our pots and pans would tilt and not heat evenly, and 2 out of 4 of the burners didn't even work when I moved in. There were scratches/burn marks all over the countertop. The bottom drawer on the stove could not close all the way. And that's just the functionality. Personally, I thought the furnishings and style of the apartments weren't nice. The walls are painted throw-up baby green. The floors are a hideous gray, and there are random cement columns. The furniture in the room is ugly, dorm-style furniture, like something you would find in the Quad (can't even say New College House because NCH is actually way nicer). -The Radian actually does have some cool things: a small group study room, a lounge, an espresso machine (cappuccinos, lattes, coffee, etc.), a gym, and free printing and computers on the ground-level floor. The small group study room definitely came in handy, even though it's a bit claustrophobic. The lounge sounds great and looks great... if there isn't some random Penn student group renting it out. This was also kind of absurd to me. The Radian allows residents to reserve the lounge for events, so they often do so on behalf of the student groups they're in. I was actually asked to leave the lounge a few times because some student group was having an event. So, of the 50 people utilizing the lounge that night, maybe just one or two of those people actually live in The Radian. And the actual building residents paying ridiculous rents - which are supposed to include access to this facility - are barred from using it. The lounge was pretty much only accessible at inconvenient hours. The espresso machine was great but often not working. The gym is basic. The printer was broken 75% of the time I wanted to use it. I usually ended up having to print at Huntsman. -Relating to the point above about non-residents utilizing the lounge, the guest policy for the building is essentially nonexistent. Every time I would come off or on the elevator, like 2-4 random people would be standing there waiting for their opportunity to get on (you need a swipe card to access the elevator). Sometimes, I would see non-residents being asked to sign in, but this usually wasn't the case. -I had really terrible allergies the entire time I lived at The Radian. When I moved in, you could see that the bathroom vent was just coated in dust. I'm guessing the vents in the building are in need of a deep cleaning. The rooms are also carpeted, which is so, so not ideal for student housing. -The hallways are also carpeted. At this point, they're super nasty and need to be ripped up. There are stains just... everywhere. I don't think the hallway leading to my apartment was vacuumed once in the entire time I lived there. There was a very distinct pattern of dust or dirt or debris or whatever at one spot that I would notice every time I walked to/from my room. read more

I've lived in the Radian for 2 years now and I could not have asked for a better experience. I was initially drawn to the Radian because of its convenience and proximity to pretty much everything on Penn's campus, but the reason I have stayed goes far beyond that. The facilities and apartments are all super nice and well-kept but the best part about living at the Radian are the people who work there. They are extremely helpful and friendly and always go the extra mile for residents. They also do thoughtful things for students on a regular basis, from giving out free school supplies to putting out fresh fruit or snacks on an exam week. I am grateful to be living at the Radian and I would recommend it to anyone who goes to Penn! read more

It's only advantage is that it is close to campus and its pictures make it appear nicer than it really is. However, there are plenty of other places just as close to campus with less than half its cost. Place seems to pry money out of its residents by charging exorbitant fees for any unavoidable damages that incur to their already worn out and poorly maintained furniture. Maintenance is slow as well. Tip: Should you choose to stay here, document every single thing clearly and be extremely specific with how everything looks (more so than you would compared to living on campus) or you will undoubtedly be charged ridiculous fees. read more

This Radian is a great place to live, especially if you are a student at Penn. I am going on my third year of living here and couldn't imagine living anywhere else. It is a new building (built in 2008) and has a great variety of apartment floor plan options (1BR/1BA to 4BR/2BA apartments) as well as amenities (24hrs Fitness center, 11th floor rooftop lounge, Computer Center With B.Y.O.Paper Printer, Study Room). My top 3 reasons for choosing to live here are as follows: 1. Location - Located at 39th and Walnut St., The Radian is right across the street from UPENN's on-campus housing options such that your walk to class may only take 5-10min! Moreover, CVS, Bank of America, and a number of awesome food places to choose from (Chipotle, Bobby Flay's Burger Palace, Jimmy Johns, Capogiro, Sweetgreen) are right downstairs and a grocery store is just across the street. Literally EVERYTHING you need may be within a 1-2 block radius. 2. Safety - Access Card Entry for Residents Only and a Security Guard present after business hours. Also because of the Radian's retail spaces all along 39th and Walnut St., the walk and entrance way is very well lit especially for West Philadelphia. The area is also covered by UPENN's 24/7 private security force. 3. Convenience/Privacy - The building is fully furnished which is especially helpful for residents from far away places. The year lease also ensures that I don't have to pack-up and store all my belongings for the summer over the summer but instead leave things under the bed while a re-letter stays there for the 3 month duration. All residents also have their own bedrooms and since the common areas offer ample space, I never feel like I am fighting for space with my roommates and can always retreat to my room at which I feel right at home. read more

Let me be very clear. The ONLY upside to living in the Radian is the location. If you are a Penn student, it's conveniently close to campus. If this is your only priority, sure, come live at the Radian. If not, STAY AWAY. The quality of the apartments and living experience have gone significantly downhill, especially after it was taken over by new management this summer. My roommates have consistently complained about cigarette smoke coming through the vents from our neighbors into their bedrooms (which the staff have done nothing about). The ventilation is horrible--not sure if there is a filtration system, but the vents seem to constantly emit dust and allergens. New management also doesn't seem to realize that they are here to help the residents. Every interaction I've had with the staff in the lobby has been inefficient. They do not inform you of policy changes and the subletting process has become so much more complicated than it needs to be. They can't seem to handle simple problems and some of the staff have consistently treated me with disrespect. Their incompetence extends to their system of organizing package deliveries. They are so backed up that residents no longer receive notifications of a package delivery until several weeks (sometimes months) after the delivery. Packages have started to pile up in the lobby and two of my roommates have actually had multiple packages stolen because of this. THIS NEEDS TO BE FIXED. The biggest crime is the price, which is not worth what you're paying for. Every year they seem to raise rent to meet "new market prices", yet it seems to be increasing at an exponentially higher rate than other comparable housing options near/on campus. Be sure to record every single scuff and dent in your apartment if you decide to move in, because they will take any opportunity to charge you ridiculous fees for minor damages that you may not have even caused. The only saving grace are the maintenance crew and employees who worked here before new management (i.e. Gary!). They are extremely prompt with maintenance requests, they keep the public areas clean, and they're genuinely interested in getting to know the residents. The new staff, on the other hand, are wildly unhelpful, incompetent, and plainly rude and disrespectful to the residents that pay exorbitant prices to live here in this dump. To be frank, if I wasn't about to graduate this year, I would've moved out by now. Radian, you need to improve. read more

I lived here for the first three years since it was open. The perks were the new apartment, and the convenience to CVS, restaurants, and the dental school. The BIG con was the exorbitant rent (in the booming real estate market of West Philly?!) and the fact the undergrads turned the building into a large frat house on the weekend. Be prepared to stomp on vomit in the elevators Monday morning, and witness the broken EXIT signs and annoying fire alarms every weekend from hard nights of partying. read more

I lived in the Radian for a year during my time at penn. I can confidently say that this building is not worth the money you pay. The staff, while some are nice people, seem to be at the inclination to charge fees for everything. As an international student, I had to mail my keys back once COVID-19 hit and I realized I would not be able to physically return to philly. I called the receptionist desk at least 4 times following the arrival of the keys to a admittedly, different mailbox on my own and asked the agents to retrieve it from that mailbox immediately after they arrived. I was assured it would be no issue and that my keys were dealt with. Cut forward to a month later and the staff informs me that no one had checked back then (which they had not notified me about) and that I was responsible for paying $200 for the keys. I'm not sure if anyone knows that copying keys actually costs $3 in reality, and the FOBs the building owns are not worth the $60 price tag. Their incompetence and lack of desire to actually retrieve the keys the day it arrived and never informing me that I had to pay for them 1 month later is astounding. People cannot travel overseas at this time to return a set of keys. Retrieving it from a mailbox the agents have access to should not be an issue. Yet I am stuck with a hefty bill for their false promise of retrieving it in a timely manner. Beware of the Radian. Location is the only thing they have, but I'm glad most Penn undergraduates are realizing to stay away. I'll be sure to vocalize this for my remaining 2 years at Penn to the underclassmen I know, as this is genuinely jarring behavior from any apartment complex. I'm now happily residing a competing complex elsewhere, and would recommend them in replacement. read more

I lived there for all three years of college after the dorms. it wasnt so bad living there but the management is the dumbest people ever and they are terrible. they are such idiots and never do anything right. i just moved out in august and gave them my forwarding address to get my security deposit back and they have yet to send it to me. its october. they are the most incompitent people who work there except for the maintenance. Al was the only person I would deal with because I knew he would get things done for me. they are now currently avoiding my phone calls so i have no idea how to get my deposit back. it is convenient to live near the bars and restaurants but it was definitely NOT WORTH THE HASSEL OR MONEY. I have very mixed reviews of this building. I lived in the Radian for about 1 year. It's definitely a fun place to live with all of the students living in the building, as well as its proximity to various bars in the area (specifically Tap house on the ground floor), but it's quite overpriced. All the apartments are furnished with ok furniture, but I have had several problems with maintenance requests. The building claims that it will attend to all maintenance requests within 48 hours, yet usually it takes up to a week for them to attend to a maintenance request and that's AFTER you haggle the maintenance department several times. Furthermore, there are may building rules which can put a damper on fun. Nonetheless, if you go to Penn it's definitely one of the nicest buildings to live in. read more

I've lived in the Radian for the past two semesters at Penn, and I have zero complaints about it. Everyone here is friendly and helpful, and the building is the nicest on campus. It may be a bit pricier than some of the on-campus options at Penn, but it is totally worth it. I lived in Penn housing for two years and absolutely hated it; the building was not kept up and extremely dirty. The Radian is the exact opposite. The location is great, and it's conveniently located near a bunch of places like Capogiro (great coffee shop) and a grocery store. It is nice that there is a gym here and a two-story lounge as well. All common areas are kept very clean. read more

The quality of the apartments is wonderful and living here is beyond convenient - CVS is right downstairs, there are a ton of restaurants basically attached to the building, and there is a grocery store right across the street. It's also practically on Penn's campus. I love that there is a washer/dryer in every unit and a gym in the building... This is not exactly the norm for apartment buildings in Philly! Everyone who works at the Radian is incredibly friendly. The management team is very helpful and genuinely cares about every resident having a positive living experience. Maintenance is impressively fast in responding even to the smallest of requests, and the gym, hallways and common areas are consistently clean. Security is also a plus. read more

This review addresses my experience leasing an apartment at the Radian. Last October, I signed a lease agreement, and was told that I was "locked in" for a specific apartment because the current resident did not renew her lease agreement by the deadline. Now, in May, I call to check in, and discover I have been assigned another room. The reasons provided: 1) the current occupant ended up renewing her lease when management decided to extend the deadline. 2) the lease actually states that room assignments can be changed by management. I lived here the first two years it was open, and it wasn't too bad. The rent was high (and now is even higher from what I see on their website). It's mostly concrete and cheap indoor/outdoor carpeting, but given the clientele I understand why they didn't go crazy. It's mostly occupied by spoiled moronic trust-fund baby UPenn douchebags, which is why you see the snooty reviews complaining about air quality and stuff. Of course the place is going to be loud and messy - it's an apartment in a college area, and oh by the way it's Philly we are talking about. I stayed here during my second and third years at Drexel Law School and never had any issues. I had many late night bashes and we did as we damn well pleased. That being said, I only stayed here because it was brand new and I was the first and only occupant of my unit for those two years. I'm sure it's run down quite a bit more since I left in 2010. It's close to bars, the subway, and the local dumpy strip club, so you can't complaint about location. Overall, it was a good experience. BEWARE! DO NOT LIVE HERE! The Radian misrepresents what you are signing for when you sign a contract with them: know you are signing for any bedroom on the property, and the management can and will throw you around however they choose to. They do not care about their residents nor the facilities. I moved into an apartment filled with belongings of people who did not live there, and The Radian did not do anything about it for nearly a week. In addition, every single appliance and nearly every light in my building was not in working condition when I moved in. That's not even the half of it though. God forbid you ever have to reach the Regional Manager, because you may never. She is impossible to reach and does not remotely care about the properties under her control nor the residents. The only good thing about the Radian is its location-if you are a student. The rent is absurdly overpriced. The units are shoddy and poorly constructed. The furnishings are a notch below what you would find in on-campus housing. The building and units are not well maintained. If you have allergies, do not live here as the havc seems to emit dust. read more

The Radian is a great place to live! Here's what I love about it: 1. The Location: You can't be the location. It's closer to my classes than some of the other on-campus dorms and it's next door to great restaurants, a grocery store, and CVS. It's very livable. 2. Well-Maintained: The building is well-maintained and there is always someone on staff in case I need anything. Service requests are responded to immediately and kindly. 3. The Staff: The real added plus is the staff. They are friendly and truly go the extra mile. Each resident is treated as an individual. 4. Laundry: There is a washer and dryer in each apartment. College living just got so much easier... 5. Security: There is someone in the lobby monitoring everyone that enters and exits the building. I always feel safe at home. 6. Spacious Apartment & Lounge: My apartment is so spacious and the floor to ceiling windows don't hurt. In case I get tired of my apartment, I hang out in the lobby upstairs. Don't be fooled by the facade. If you value a good night of sleep, this place should be absolutely avoided for three major reasons: 1) It's located close to a number of hospitals so expect ambulance sirens and helicopter rotor noises at any possible hour of the day. 2) It has ridiculously "sensitive" fire-alarms that go off frequently, tens of times a week, and often very early in the mornings. Not a good combination with the heat in the summer or the bitter cold in the winter of Philadelphia. 3) There're more than a few inconsiderate residents who enjoy thumping the basses at headache-inducing levels as late as 3:00am. Those being said, the biggest crock is the "fee happy" management. Their practice is best described as a racket. Right off the bat, they charge an exorbitant $135 "application" fee. Then there's their practice of frequently claiming non-receipt or under-payment of rent despite only their office staff having access to that rent dropbox. They have a long long list of "fees" to extract "fines" out of tenants, such as $75 for maintenance to unclog a sink. Their management staff wait literally until the very last minute before office closing to disable tenants' internet access, for any alleged claims of late rent payments, leaving tenants without recourse to restoring internet access during a long holiday weekend. Speaking of which, the [wireless] internet access through Pavlov is spotty at best, unless one enjoys listening to stuttering podcasts in the evening. In summary, AVOID AT ALL COSTS. read more
