My daughter has lived at Domus Apartments for a couple of years now and we couldn't be happier. She absolutely loves living there, and as a parent, I have real peace of mind knowing they are in such a secure, well-maintained, and welcoming community. The security, convenience, and top-notch amenities truly stand out, and the location is unbeatable -- everything is within walking distance - to school, to great restaurants, and shops. Domus is really a great place to live in University City of Philadelphia. It is deserved to be called Luxury Apartment, definitely the BEST around UPenn. It has very nice apartment, new, clean and cozy; It has all kinds of facilities, e.g., public place and common room, new gyms, meeting rooms, swimming pool, garage (free for resident).... Around apartment,you may find all kinds of hotel, restaurants, supermarket, convenient stores, anything you need for daily life; it is just mins away from bus station and SPETA station, which can take you to downtown Philly, Airport, Amtrak Station etc, etc. Domus is very safe for 24 hours security which can safeguard your living. The best location to UPenn, 2-15 mins walk to entire campus, very close to Engineering School, Law School, Wharton School, in theory, near to majority of University Facilities; In addition to all hardware, Domus has a very professional, diligent, kind, helpful staff, who are very warm-hearted; they respond quickly and are enthusiastic to solve your problems. Have been living in domus for 9 month and just renewed for another year. Very satisfied with the building and the amenities. New gym and pool and close proximity to campus! And especially I would love to say that the building manager, Colby Rosenberg, is nothing other than absolutely incredible and always helpful. Her patience with my questions, constant availability and desire to help has really been appreciated. Love the building and she always makes sure that it is a great experience! For the price of their apartments, you think they'd have good management. But no. Refused to help me with finding a roommate. Most staff were not engaging. Worst of all, the fire alarms. Christ they're terrible. Loud false alarms constantly in the middle of the night, management claims it's being fixed but this has happened for several months at this point. Drives all of us insane, and sometimes can happen multiple times in a row. Half of my insomnia is now thanks to that stupid alarm that I just want to smash with a sledgehammer. Hello Quay, Thanks for your response, and I want to respond to your "if the noise is after normal business hours please contact the local police". I asked the front desk if I can call the police myself, so that I don't bother front desk and patrol again and again (they are busy with keeping security of the building and handling other noise complaints in the building because there are a lot). They said no - they said the only way for police to come is for me to call front desk more than 2 times, and at the 3rd (yes this specific number) time they will call the police for me. If I call myself, they won't let the police in because Domus is a private property. I moved out in summer so I definitely can't talk about the current situation at Domus. I also know that the staff are changed (because during the previous staff there was a garage break in and a lot of cars in the GATED GARAGE are vandalized). However, due to the wooden structure of Domus, sound proof is naturally bad. Given there are plenty of residential options in UCity, sound proof wise there are definitely better options. read more

Have had fire alarm issues for the past 4 months, so be prepared to be woken up multiple times throughout the night on a rehilarious basis. Tonight the alarm has been going off every 5-10 mins since 1:40am. Have been "working on fixing the issue" for half a year, so clearly not a priority. If you like to be woken up in the middle of the night by fire alarm being pulled by drunk students, rent here. If you like hearing trash trucks from 1am through 5am, rent here. If you want to pay 2 months rent + parking fees for wanting to leave this place, rent here. If you could deal with the lack of sleep and still able to function the next day, rent here. If you are still into partying and having a great time without the care in the world, rent here. If you want to deal with UDR billing department threatening to send you to collections agency even if they messed up the bill but won't admit to it, rent here. If you want to receive an letter from a lawyer just because you asked Kristin, the building director, to do her job but she believed she already did what is required of her, rent here. I'm not a student and haven't been one for many years. Living in a dorm was never my intention at this point in my life. Domus feels a lot like a dorm to me. I could go on for much longer. Charged for repairs for things we did not damage. When shown photo evidence and the intake form stating the damages were already there when we moved in, they ignored this and charged us anyway. If you choose to move in here just know you wont get your deposit back. read more

Two problems I've experienced. 1) sometimes people play music very loud. Particularly at night and on weekends. There is no way to call downstairs as it's and have them call the music player to quiet down 2) Sometimes residents place their garbage bags right outside their door instead of putting it in the garbage room. I'd give a zero star if that's an option. The entire team is super irresponsible and lack of empathy. Be careful when you sign lease with them because they will never care about you and your money when you are not a resident anymore. They never asked me to provide a valid address to receive my security deposit and sent it to a wrong address. If I didn't contact the office 3-4 months after I realized that I should've received the check months ago, they will never let me know that it's already been mailed out to a wrong address. Ok fine, it's my bad that I didn't follow up on a mail that I didn't even know of, so I contacted the team and want them to resend it to a new address I provided. However, this time I still didn't receive the money, and it's been more than a month since they shipped. I called the billing team at 703-379-5151 but nobody answered the phone (it's robot). So I emailed them and then I noticed that the address they mailed to me was wrong again, with a silly typo!! It is absolutely not acceptable and ridiculous to make the same mistake again and again just to keep me from receiving my money back. I asked for an apology but got response like "you are asked 2 times for your address" (which I am pretty sure not the case) and "I am not sure why it wasn't update with the original stop payment and reissuance of the check", with no sincerity at all. All I need is a sincere apology from the team! I really need this money to pay for my tuition, and it has greatly impacted my study plan. To whomever want to sign the lease with Domus, think twice, otherwise your entire year will be ruined because of their unprofessionalism. read more

My son has stayed there for three years and everything has been perfect. Very high end. Maintenance only needed a handful of times including light bulb changes as the unit was very well made, and immediately and successfully repaired. I thought the leasing manager was so friendly and helpful over the years. She and the payments staff were very understanding in a few of my lapses. The residents seem very well behaved... and talk about convenient! Nice specialized grocer on the ground floor, and steps from restaurants, pharmacies and classes. read more

Pros: close to Penn campus, nice pool and overall the front desk staff, maintenance and most of the people in the leasing office were really nice people. Cons: 1. Noisy apartments. On my floor there was a dog that barked throughout the day. College kids also were quite loud and constantly playing music. It was also annoying that we could always here karaoke night at Bar Americana across the street. Karaoke night is not the fault of Domus, but certainly something to consider when selecting the apartment. 2. Be prepared to be nickel and dimed for every penny. I'm very frustrated because Domus withheld $400 of my deposit claiming they had to do a "unscheduled clean" after I left. I left the apartment with what I consider expected wear and tear. I vacuumed and did a quick wipe down of surfaces but this was not adequate. On move out they subsequently took pictures of EVERYTHING. Crumbs on the ground, soap scum, a few boxes of food inadvertently left in cupboard etc as a means to "prove" their justification that the apartment required a clean and they have the right withhold $400 of the deposit. The other option was to pay in advance for a $300 scheduled clean. Either way they are going to take your money. While we are on the nickel and dime topic: parking is $150/month for the first parking spot and $200/month for a second spot. Meanwhile the garage is not even close to being full. Multiple charges associated with filing an applications, signing/executing, adding people/modifying a lease. If you lose a fob they'll be quick to charge you $100 for a replacement. This is all in addition to high rental fees for their apartments. 3. Gym average at best. They have the essentials but by no means is it particularly luxurious. I guess its convenient that its open 24/7. 4. Pool usage - On ideal days the pool was overrun with college kids and all their friends (I can't blame them). One time I came down and there were glass bottles of alcohol lined up on the side of the pool. I can deal with the people, but glass bottles and no one enforcing the rules is unacceptable. 5. Gas fireplace by the pool looks fun, but for the majority of the year that I lived there the gas fire place didn't work. 6. Fire alarms - Over the course of the year I estimate the fire alarm when off at least 6 times, probably more. One time it was really early in the morning and people were standing outside in the winter in their pajamas. I'm not sure how many or if any of these turned out to be real fires vs malfunctioning of the alarm. At one point the fire alarm when off several times in one day. To my knowledge we were never provided an explanation of why this was occurring. Towards the end of my lease this wasn't as much of a problem, but it sure was annoying in the beginning. If you have the budget to live in a place like Domus, I would look at other luxury apartments in the area. The location near Penn is very convenient, but if I had to do it all over again I would not rent from Domus. I do not recommend living here. read more

Domus is an expensive building, but worth the safety, efficiency and professionalism that we experienced. I would not look anywhere else if I was to move back to Philadelphia. The apartment we occupied had several problems because of (a previous tenant's) kitchen fire. The building maintenance did what they could to maintain the kitchen as well as the appliances. They were always responsive in a timely manner. It would have been better if they'd gutted out the walls and repaired all the problems before renting it out. It was the only apartment available for move in on our required date. Our previous apartment was amazing had no problems. read more

Was VERY disappointed with how Domus handled the leasing process. I was initially planning to sign a lease with Domus, but my father was diagnosed with stage 4 liver and kidney failure so I needed to put off moving due to the financial strain of his illness. Domus was utterly unsympathetic, insisting we either sign the lease or lose all $1500 of our deposit. In the application, it said the application fee was nonrefundable and that the deposit may or may not be refundable for "liquidated damages." We assumed that given the circumstances it would be refunded to us, but we were wrong. Throughout the entire process, Domus seemed more concerned with making money off of us then being accomodating in an already difficult situation. We would have loved to move to Domus (though perhaps later than we originally thought) but after this experience we will definitely be looking elsewhere. read more

I have been a resident at Domus for 3 years now, and I have no plans on moving for a while. It has the best location for college students regardless of the university, it is right in the middle between Penn and Drexel. The staff is friendly and helpfull with any issues or concerns. The facilities such as the gym, pool, and study rooms are always working and in with good maintenance. The maintenance team is also available to do any work in your apartment and fix anything giving trouble, lights, fridge, etc. I live with my dog and he loves it here, he jas a couple of dog neighbors and all the staff in the building loves to see him around to pet him and feed him treats! I would recommend domus to anyone who needs a nice place in university city. I am foreign and living here makes me feel the closest to home. read more

The true gem of this apartment complex is the wonderful staff, especially Kyle and concierge ladies. They'll work with you to find a unit that best suits you and are extremely patient without ever being pushy. Yes, these are wonderful apartments and you certainly feel the luxury aspect- as with most things in life, you get what you pay for, and you will pay a premium here too. For some people the additional convenience of being centrally located in UCity and a block away from the subway stop is worth it. The only caveat is being in the heart of a college campus, so it's not a surprise hearing about loud college kids and parties as mentioned in some other reviews. If that's a deal breaker, then consider looking into nearby apartments that don't rent to undergrads. That being said, the concierge is very responsive to noise complaints and I think the people living here in general understand they're part of a community filled with different working professionals and try to be courteous most of the time. This apartment is not dog friendly at all. 2 of the front girls are nice and love dogs, they always give treats to my dog, so every time when we passing by the front desk, my dog is very happy and excited to the spot where they keep the treats. 1 day, my dog thought it was the same girl on duty, and get so excited to the spot, one woman said the exactly fucking words: keep you damn dog out here! Even report to the management group said our dog is too crazy. FYI, my dog is the sweetest in the building, a lot people know him and pet him, even those people don't know us at all, but they know our dog. The same woman also always rolling her eyes to us. I asked a lot of my friends who by the way are Asians, they all said this woman always has her bitch face on, but nice to western faces. That is raciest! If you are asian, don't live here, we have been lived here for almost 3 years, still get the same attitude. FYI: Tiny Gym! Only 2 running machines are running! Bad sound isolation! (I can hear my neighbor talking and watching TV in the middle of the night! When we moved here, this is the only apartment that is dog friendly in University city area, but now, more than 3 huge buildings are built up, all are dog friendly, if you want to pay the highest rent and get the worst attitude, then go for it, but I don't recommend. read more

I lived at Domus while I was a grad student at Penn. The location is ideal! Also, the LUCY bus picks up right outside of Domus. All of the staff at Domus, including the leasing office and the maintenance staff, front desk staff, are wonderful and very helpful. I had to break my lease early and they were flexible. The actual apartments are gorgeous and good quality, very spacious. The amenities are amazing, and if you use all of them, it is worth the high cost....but still Domus is too expensive! If you live in an apartment facing the courtyard, it can be a bit noisy, but the windows are very thick and I never had an issue with noise. Overall it was a great experience at Domus and I would definitely lease there again! read more

Please be careful with the fake review below. Here's a honest review of UDR's Domus Apartment after living here for 1 year. The "luxury" apartment does have clean facilities and a great gym and amenities. The development company did a great job with this project. However, all these great things are killed by a not so professional management team that has caused me to terminate my lease early and had to pay an early termination fee. Here's a list of things the management team can improve on to take this from a 1 star experience to a 5 star experience: 1. (EXTRA HIDDEN FEES) The management team will routinely charge garbage fee to your bill for some strange reason. 2. (UNREASONABLE LATE FEES) In addition, they will charge late fees to your rent even when you're on Auto Pay if their system is not working. 3. (PREJUDICE) Their team will choose who can visit your apartment and who can not. When you live there, you might feel like a second class citizen if the management team doesn't like you. On multiple occasions, they wouldn't let my non-caucasian and non-asian friends up in the building for "security" reasons. 4. (UNFAIR EARLY TERMINATION FEE) The management team will charge early termination fee after providing a below sub-par experience so all students have to pay this amount to get out of the lease early. Too many of my friends had to pay extra 1.5 months of early termination even though it's their fault for providing such a terrible management service. My roommate and I are still trying to get back the early termination fee as we were unfairly threatened by their large scale legal team to evict us as they don't like us as tenants. 5. (CLEANING FEE) After moving out of the location, their billing manager & management team sends a bill with cleaning fee of $400 for doing some basic cleaning of the premise like removing a few shampoo bottles. This is a prime example of how the management team will bill you unfairly. 6. (SHADY BILLING TEAM) Their billing manager then won't tell you her name and calls from unknown IDs to make you make a payment on the phone. They will pressure you to pay on the spot or they will take out any deals they make. The ended up removing the late fee and cleaning fees as they pressured us to pay the early termination fee. They force you to sign documents to ensure we don't go to court. Students and their families don't have time to deal with this type of experience. I highly recommend looking at a few different locations before choosing this "luxury" experience. read more

The rent may be high, but they have refined the miserable living experience to perfection. If you are over the age of 21, rent somewhere else. Domus was a wonderful home for me for three years. Not only is Domus a beautiful building with great amenities (gym, pool, study rooms, and theatre rooms) it is staffed by truly wonderful people. The management was responsive if I had any questions, the front desk always greeted me with a smile, and the maintenance team was truly fantastic and prompt. So many people took time to get to know me personally- which really made Domus feel like a community. The apartments are lovely with wonderful finishes. Based on past reviews - on yelp or other - it seems the consensus is that while the building is great, the staff is unhelpful/unfriendly. I cannot speak for all/past staff, but maybe they accounted for that feedback because the person who took care of us, Jasmine, was the friendliest leasing agent we ended up meeting in city. She went out of her way to accommodate our tight time/budget constraints (completely relocating from Canada) and was professional, nice and flexible all along.
