DO NOT RENT FROM THE POINTE AT SIU I strongly advise against renting an apartment from The Pointe at SIU. My experience with their management has been extremely disappointing and frustrating. In January 2025, my apartment building had a roof leak that management failed to inform me about. This leak led to mold growth in my closet, resulting in over $5,000 worth of property damage (see pictures and videos for reference). Despite my explicit instructions for management not to enter my room without my presence to avoid cross-contaminating my belongings, they entered without my consent and contaminated my items. Amanda Sopher (Property Manager) and Angie Jackson (Chief Operating Officer) initially agreed to compensate me for my damaged items. They instructed me to discard the mold-damaged property, promising reimbursement. However, they are now refusing to take responsibility and are offering far less than the value of my damaged belongings -- despite the City of Carbondale issuing a violation against them for the roof leak. Fortunately, I had my sister on the phone (with their consent) during my conversations with management because I suspected they might lie -- and they did. Management even tried blaming me for poor ventilation, despite the fact that I keep a fan running, my room is well-ventilated, and I use a dehumidifier specifically for winter. None of my roommates experienced mold issues, which further proves their excuse was baseless. The mold exposure caused me severe health issues, resulting in a hospital visit and an outstanding $10,901 medical bill. When I mentioned this to Angie Jackson, her response was dismissive and unprofessional -- "Aren't you a student? Don't you have insurance?" For the record, I'm not a student, and I don't have insurance. This isn't the only issue I've faced with their management. In July 2024, I informed them in writing that I'm highly allergic to cats. Despite this, they placed a roommate with a cat in my unit while I was away. Upon returning, I experienced a severe allergic reaction that landed me in the hospital (see proof attached). When I questioned Angie about why they would place a cat in my unit despite my known allergy, her shocking response was, "It's probably good because it would toughen up your immune system." This management is negligent, dishonest, and completely unprofessional. For your safety, health, and peace of mind, I strongly recommend taking your business elsewhere. Save yourself the stress and avoid renting from The Pointe at SIU. I can go on and on for days about this management team. They are all a bunch of LIARS. make sure to document every conversation with a follow up email and always take pictures of everything even when you move out because they will lie and it will be your word against theirs. read more

If I could give less then a one I would do so. To future tenants and parents looking for a place for your adult child , look elsewhere . Moving in to the apartment it was filth , hall ways covered in trash and oder. my daughter had soooo many issues such as leaking dishwasher , washer and dryer not working, ROACHES that was never taken care of ! When she finally left , the amount of roaches in the cabinets is disturbing. They complain about cleaning and fees and when you move in the place will be disgusting . But they will slap you with cleaning fees and never clean the apartment themselves. Every work order my child placed in was deleted and never addressed . Good luck to anyone brave enough to rent from these slum lords. The photos paint a pretty picture of a dream apartment but they are trash. read more

I was new to town and needed to find an apartment ASAP! I went to look at the apartments but, was undecided because I didn't want a lengthy lease agreement. After, viewing the apartment 2days later I receive a phone call from "Tristian" in the leasing office stating that after meeting me she carefully considered my situation and found the perfect roommates for me to move in since I was in town for a Travel Work Assignment and Not a student at the local university. Tristian even went as far as speaking with her managers about a more flexible lease due to my shorter period of time that I was going to be in town. Everyone in the leasing office was so nice and accommodating and I was moved into my apartment by the end of that same week! Upon moving in, I was pleasantly surprised with my room and my roommates were very respectable and polite individuals, I'm glad at the choice I mad to move into these apartments! I wish the main office was open on days that they say they're open. I have tried going on weekends and there is never anyone in the office, even when knocking. I just want to get my mail when I would like. If the office isn't open, please send out a courtesy message. Besides that, the place could be worse read more

This place has a bad reputation for slow/completely ignored maintenance issues. While I agree that it can sometimes take a few phonecalls to get what you need fixed, the guys are super sweet and friendly. I do wish they would knock at least 2 times and wait a little longer before keying in. Sometimes I'd be in bed/in the bathroom and after one or two knocks they'd already be keying in before I could get to the door. Cymmy is really really sweet, professional, and fair. I like her a lot, and Im so glad I have her as a landlord. I was able to get the $300 pet fee waived when I sent in a letter from my doctor explaining that he is an ESA. Again, Cymmy was very efficient and helpful about the whole situation and I appreciated it so much. The apartments are REALLY nice for the price around here. Pro tip: get a two bedroom on the third floor and ask for wood floors. The third floors have high ceilings and it makes the apartment feel bigger than it is! It's great. I HATE the carpet in the bedrooms but what are ya gonna do I guess. I hate carpet in general. But evolve and other in that psycho $700-$1,000/mo price-range are in my opinion only slightly nicer than the pointe. Furniture is okay, a lot of it is falling apart or damaged, but not terribly, and if you call and pester maintenance enough they'll fix it without charge (if you didnt do it). USUALLY the girls at the front desk are sweet when you go to get a package, and even if you don't recognize THEM they usually recognize you which is cool. If I could give this place a zero, I would but I can't. This place is horrific and just a awful place to live. The management is extremely uncaring of your needs and rude when you complain about maintenance. Kim and Cymmy are so rude and don't care about there residence. Unfortunately I'm stuck for 1 year with them. During the 15 days they "clean" your apartment, they hire people off the street. I have seen them be very awful to international students. If you see even remotely thinking of living here, I would highly highly advise you do don't go through all the trouble I did. Update: Finished my lease and maintenance did improve very slightly. I have since lived at The Reserves and they treated me so well and caringly. Plus if the printer is broken, they will personally print whatever you want from there office unlike the pointe, which just neglected their printers all together. read more

I have lived at The Pointe for two years now. Had me and my roommates not resigned the lease so early, we would have definitely left this place and lived closer to campus. If you were to ask me the first year of living here how I liked it, I would have given a horrible review. Nasty upper management, rude staff, and generally a bad experience. Things have changed this year, however. Club house staff is friendly. Upper management seems to have had a change of heart or a it must have changed in general. I'll give the benefit of the doubt and hope that the way things are here now is how they will continually go. That being said, it's still not the greatest living complex in Carbondale. The apartments are clean and each room has its own bathroom, which is nice. It is pretty overpriced compared to others in the area. It is also very far from campus and the Strip, which has become quite the annoyance to me and my roommates. If location and cost aren't as important to you, The Pointe may be a good fit. I don't recommend it in general, however. read more

The executive director, kimmie, was very rude with a nasty attitude. When my daughter wanted to have her washer and dryer fixed along with the a/c, she told my daughter to get over it and someone will assist her when there's availabilities. I wasn't looking for special treatment but there is a way to talk to people and remain professional in a hospitality setting. In addition, the apartment quality was poor upon move in, but since we already signed the lease, we couldn't back out. The apartment looked like it hadn't been cleaned properly after the previous tenant moved out. 0/10 would not recommend. read more

I thought initially living here was good. Then I realized how poorly managed it was. I was screamed at on the phone today speaking with the property manager. They do not keep the promises of cleaning the apartments or fixing issues unless it is convenient for their schedules. They give no incentives to resign your lease when other places have offers (i.e. Tv, money off, etc.). Overall pick somewhere else to live. The nice clubhouse does not even slightly compare to the awful condition of the hallways of the buildings or how the fobs to get into the buildings break all the time. Which then leaves the door unlocked. Extremely unsafe considering they call this complex "safe." If you want to be screamed at for expressing a question then you picked the right place to live. If you want to have a constant awful odor in the hallway of the nearly $500+ a month apartment then enjoy. read more

The pointe is a very lovely place to stay. I have now signed for my 3rd year here. The pointe has everything it is fully furnished, includes utilities, WiFi, free printing, pool and a hot tub. Each resident get their own bathroom which is really nice. The staff is very friendly and always puts together fun events for the resident to attend. Love the pointe! read more

To start off... I subleased from a girl for $400 a month. Not a problem at all. So happy I didn't pay full price. The hot tub and pool smell like dead animal all the time. My key fob doesn't even work at one end of my building or for the clubhouse to use the fitness center after hours. I asked to get it fixed and was told it would take a while. Kimmy, the manager, sucks and is extremely selfish. I was planning on bringing my, well-trained and well-behaved, dog, who I have worked very hard to train. She said I couldn't bring him because he was over 40 pounds. Come to find out, she lives on the same floor as I do, in the same building and her black dog is well over 40 pounds.... so I guess it's okay to have a dog over 40 pounds as long as you're an employee. I very well would have paid the pet deposit for my over 40 pound dog. The rooms have nice furniture; however, the condition of the common areas and bedroom are not well maintained at all. One of the roommates dogs, who is under 40 pounds, has completely ripped away and destroyed the carpeting by the door in her bedroom. Guarentee that won't be fixed ‍ good luck... read more

I love living at the pointe. I find it very convenient especially with the personal bus system so you don't have to walk half an hour. It's also very close to nightlife and various stores. I find the furniture in the apartments very comfortable and that the apartments are just the right size. The staff are always happy to help and are very understanding especially when dealing with not so understanding neighbors. I highly recommend living here! read more

The Pointe @ siu is the biggest mistake ive made since coming to carbondale. All the want to do is take your money and not own up and fix their mistakes. I signed a lease with them Feb 2015 for the fall semester with my good friend. They told me to do the guarantor process but my guarantor was denied. They told me i had to pay 3 months in advance to move in which i agreed to do when i get back from london at the end of summer right before i move in. THEY said it was okay. Randomly in london i call them to see what i need to bring and if everything is a go. The rep on the phone said they cant find my name in the system and will call me back in a few when she finds out why im not there. i call back 20 min later and a lady named kim was telling me that they canceled my lease because i didnt pay or answer their phone calls while i was in london. Mind me that my phone obviously doesnt work in london. So i tell her wow really 2 weeks before school starts and now im homeless when you guys agreed it was okay for me to pay when i move in and when i told you guys i was going to be in london. she said she was sorry but they are fully booked. Then couple days later when i come home she calls me and tells me she now has a 2 bedroom sublease if i was interested but i wont be with my roommate (i was in a 3 bedroom previously, 2 bedroom more expensive) i told her well since its about 2 weeks left before school and everywhere is mostly booked i have no choice so i agree. Move in day was august 1 but since i had traveled and needed to take care of other things at home i didnt move in until the 26th of august and paid upon arrival using my debt card that had plenty of refund money in it. I go into my room and it was so dirty and filthy. The fridge and microwave were ridiculous, and my new roommate was a smoker and there were ashes everywhere making me cough and sneeze everyday since i moved in. The people at the pointe oobviously ddnt tell him he was getting a roommate to tidy things up cause he was shocked when i moved in and there wasnt any space other than the closet in my room to put my stuff. Then a couple days later from when i moved in I get a call from another lady name kimmie telling me my card was declined and that now i have to pay a 25 or 35 dollar return fee. I immediately called my bank because like i said before it had plenty of refund money in my account. My bank said they never tried to take money out of my account and that they never sent them a return funds notice. I relay that to kimmie and she gives me excuses and run arounds so ultimately i had to pay that fee anyway even though no money was returned or rejected. I check my the pointe account every other day to make sure they arent ripping me off again and then came a utilities overage charge of 38$ from august. Let me remind you i moved in august 26th and august ends on the 31st. I called kimmie again to state my concern of that 38$ overage when i only lived there for 5 days in august and she told me its all of august until sept 4th. So i still told her well even if it was till the 4th theres no way i could've gone $38 over in electricity in basically what she was saying is 9 days. Kimmie told me the best thing she can do for me is cut it in half and i should talk to my roommate about it...... REALLY? DON'T COME HERE. BIGGEST MISTAKE EVER. WISH I CAN LEAVE.
