Mrs. Paper is one of…read morethese landlords who believe that when you rent a property from her, you owe her money every month, and she owes you nothing in return. When we moved into our house, it was filthy. We were told that a cleaning service had already been there. We called to complain and were told that Mrs. Paper was aware the service was not very good and that she appreciated our letting her know that the service had been poor so that she could let them know we were displeased. Additional cleaning was never offered. At the time we moved in we also provided Mrs. Paper with a list of 15 items that needed immediate repair, such as a broken window (safety violation) and other items that were at that level of priority. The items were not repaired until December 24th -- the repairmen showed up literally on Christmas eve as we were receiving guests into our home. We had reminded Mrs. Paper along with our rent each month from August through December and that was the earliest she cared to respond. Please also be warned that when you rent with Mrs. Paper, she requires you to sign a lease renewal in February. For instance, with us, we rented in August, and so a new lease ordinarily would need to be signed by July 1st of the following year, with most rental agencies (and according to Illinois Landlord-Tenant Law) since we signed a one-year-lease. However, beginning February 1st, Mrs. Paper will begin showing the rental unit to prospective tenants, without phoning you first to alert you. Just now, I was sound asleep, because I am sick. I was awakened by Mrs. Paper's son, and a prospective tenant, who wanted to see the house. It is an upsetting feeling to have two strangers walking through your house. If you ask why they can't call first to let you know that either they will be showing the house, or else, to let you know that the repair man is on his way, they tell you that they have "Over 100 units" and they don't have the time to call each tenant before they plan to come over. In case you are wondering Illinois Landlord-Tenant Law requires 24 hour notice to tenants before the Landlord is permitted to visit the property, barring absolute emergencies. This place is in disrepair, and when something is in need of repair that does not interest Mrs. Paper remotely. If you have any other options whatsoever, please go with another company. Your right to a safe, well-kept home will be violated, your privacy will be violated, and you will not have a sense of having a landlord who is concerned with your well-being at all.

    I rented a duplex on Springer Street in Carbondale from August 2013 to August 2014 with my three…read moreroommates from a previous house. We were led to believe that this lease would be with a more professional and reasonable landlord than our last, but we were obviously mistaken. When we moved in, the carpet in my room had noticeable stains and strong pet odor. It often took a few days for maintenance to fix the small problems that sprung up during the course of our lease as well. They agreed to accept late rent payments from me when I was short on cash and switching jobs, but then ended up charging me very high fines anyway, which ended up making me late on the next month's rent resulting in even more steep fines. To top it all off my roommate and I were unfairly charged with absurd cleaning expenses at the end of our lease, which cost us our deposit money along with further fines resulting in us having to pay them extra. We shampooed the dirty carpets we inherited, touched up previously dirty/marked walls with paint, and thoroughly cleaned everything on their final deposit checklist. The cleaning company they contracted out to inspect our apartment charged us for cleaning the carpets, general cleaning, and "damages" which were outrageous to say the least. When asked for help settling these issues or even just an explanation on the matter they decided to stop communication. That is until they sent us a notice to pay a "final" fee for $3. I suggest all future tenants seriously reconsider their choice of renting with Alpha, or simply avoiding it altogether to begin with since there are steep penalties for backing out of their contracts. Although their workers seem nice and their apartments might appear to be clean or well-maintained, renting with them unnecessarily cost me close to $600-800 and the smelly room I lived in for 12 months permanently stained most of my clothes with animal dander. To reiterate, the smelly carpets were there when we moved in, we did not have any pets during our stay. Good luck if you already signed a lease with them. I hope you took/take pictures just in case, do not miss a rent payment, and fight to reclaim your initial deposit that they will surely try to keep.

They had a list of all this unrealistic charges and come to find out all of our neighbors had the same experience.... they are crooks beware please!! I should have taken them to court but we were so ready to leave Carbondale behind that it didn't matter. Make sure if you move here to take pictures and record before and after you move in or they will find a way to take your deposit with hidden fees!

    Rich Davis should be avoided at all costs. Go to another Century 21 site, don't deal with him. They…read moredo fast repaint jobs on their homes, they even paint over the hinges and on the door knobs just to attempt to make the house look nicer by not spending hardly any money. I was given a 15 minute final walk through because of a time limit they set for closing that day. Then we hand him a check for an upgrade to the home warranty and never sends it out, even after being emailed telling him to send it out. Claims that my email went to his spam folder, yet all my other emails he answered. Then at closing in front of witnesses he tells my wife and I that because they didn't clean up the yard like I asked on the purchase agreement, that all we had to do was to put the stuff to be removed out in the back of the house, then let him know and he would have someone remove all of the junk. But they didn't remove all of it, they left hay they had tried to burn the last time they were there. They said that "we could burn it ourselves." But that wasn't the verbal agreement, they were supposed to remove everything put there, but they didn't. Don't do business with them, go somewhere else. My guess is, he doesn't go to church, otherwise he might treat people with more respect.

I live…read morein Chicago and it was not easy to get down there to tackle all of the problems that arose with the house. Austin and his wife worked as a team and took care of everything for me. At one point he even cleaned the gutters because it was causing water to leak into the basement. He set up a plumber to fix the pipes, he setup the survey, and many other things along the way. I could not be happier with how easy he made the entire process. Trust me if you want your house sold get Austin as your agent and listen to his advise along the way.

This is honestly the worst company I have ever rented from. The landlord is awful and will fix nothing (The City of Carbondale fined them 3 months in a row when I lived there for not fixing necessary things), my apartment was overpriced, and to top it all of I had BLACK MOLD EVERYWHERE! They refused to clean the mold, saying at first "Well if I lived there, I'd just clean it myself". They then said the mold was my fault for keeping my air too low (70 degrees). Finally after we moved out in June, they let us know that the mold was because the dryer was incorrectly hooked up (which somehow they blamed on us) and REFUSED TO GIVE US DOCUMENTATION OF WHAT THEY TOOK OUT OF OUR DEPOSIT AND ANY MONEY BACK FROM OUR DEPOSIT. I called and emailed them repeatedly and finally after 2 months they got back to me and the owner told me and I quote, "The mold was really expensive to clean up, so we're not giving you any money back."     I would not recommend Cherry Hill Realty to ANYONE. My fiancé and I first moved into the Timberline…read moreapartments on Chautauqua (next to Prairie Living). The residents there were rowdy; our apartment constantly smelled of marijuana as a result of the neighboring apartments and we were woken up at least a few times a week by our neighbors yelling in the parking lot or blasting music. On one occasion, someone parked behind my car, blocking me from leaving and caught an attitude when I asked her to move it. Additionally, the apartment lacked the necessary repairs. There were holes in the wall and window sill leading to the outside. Our electric bill was almost $300 during the winter months for a small two bedroom apartment. After complaining of all these issues, the former property manager allowed us to move into an empty townhouse on the other side of Prairie Living. It also was not maintained. We made a list of repairs that needed to be completed before we moved in. The former property manager was cordial and had most of them completely promptly. However, we have similar issues regarding heating in the townhouse. The windows, doors, etc. have a draft. We have also had a few issues in need of maintenance at this residence. The new property manager is not transparent, doesn't answer her phone, and ignores my text messages. It took a week for them to fix the hot water in my upstairs shower. When the maintenance person was in repairing the shower, he told me there were several other issues caused by someone who didn't know what they were doing. In addition to our shower issue, the floor of the cabinets beneath the sinks are falling through, there is a giant whole in our garage wall, exposing the insulation, the doors are warped and falling apart, among numerous other issues. Today, when speaking with the property manager Rae, she caught an attitude and said that townhomes rentals are not their priority. She also stated that I will have to wait until Tuesday if I would like to receive a copy of my lease, something that should have been given to me from the start (I spoke to her Friday around 3pm. She claims she is her own boss and should I have a complaint, I need to tell her. She is a "part time" property manager which doesn't even make sense. All in all, stay away. I won't be back as soon as my lease ends in May.
