    I've lived at the Phoenix a little over five years and this time has been filled with constant drama, unexplained hidden fees, and unnecessary troubles. Every month and when I pay rent I have to double check they didn't try to had some hidden fee it might be some type of trash violation they didn't notify you of incurring or they've tried to charge for renters insurance when my current policy was still in effect. Most recently though I've been noticing a lot of cars have been getting broken into and tires have been stolen with the car on blocks. At least 4 cars like this in the past month. I'm always wondering if my car will be next. Do yourself a favor and live in a place that cares enough about their residents to hire decent security. (Update with another picture as more tires are stolen)

    I've been living at the Phoenix complex since 2018 and it was good in the beginning, but the last two years it's dropped down a lot. Yesterday I informed the front Office regarding sewage in my tub and as well as my neighbors. This was at 3pm, they said they are calling people and they will get it taken care of by the time they close. Yet 5pm rolls around and no response from them or any help was given. Called maintenance and they never where informed of this issue or the ticket I created was pushed through. It took 8 hours for this tub to be drained, 8 hours of us leaving the tan on and praying that we don't get sick from smelling this nasty stuff. Yet they don't seem to care it was a safety hazard and my neighbor has 3 kids and that still didn't matter. Do not move here they don't care about your safety or concerns. Had my washing machine flood my apartment and nothing was taken care of until the next day. So unless you enjoy not having a supported leasing office that doesn't care about your needs then this place is for you.

    I moved in here simply for the fact that I needed a place to move into quickly, and they were more tolerant of large breed dogs where other properties are not (I have a pittie who is my ESA). I wish I had slowed down some and read all the reviews before rushing into this place because it was just one thing after another while living here. First of all - the break-ins here are AWFUL. There is clearly someone making a habit out of breaking into people's cars here and the management is doing nothing about it. My cars were broken into twice in 2 months. When I went to report it at the leasing office, I explained what had happened and I was obviously upset about it. The girl in the office at the time flatly replied with "yeah, that happens." She said there was nothing they could do, and told me to contact the police. BTW, one of these break-in's happened while my car was parked in the "extra" lot that you have to pay an extra $45 a month for a spot in. And this parking lot where you pay $45 a month isn't even monitored or recorded. The cameras on the back of the maintenance office don't reach far enough to cover the lot. So, you're paying $45 to park back there and there's no security patrol or cameras. Might as well park on the street and save your $45. Oh, and don't try to get out of the extra parking spot either, they will tell you it's a part of your lease so you can't just turn it in or cancel the extra $45 a month. It's a scam. Also, fun fact: when I did contact my insurance to file a claim for the stolen and damaged property, they advised me that upon investigating they found out there were at least 39 reported break ins on the property that month alone. Those were just the reported ones. Before you move in, they paint the bath tub. I don't know what with - because literally the first time I cleaned my shower (with regular cleaning supplies) the paint chipped. They prepped my apartment with broken blinds - within a week of moving in at least 3-4 of the vertical blinds in the living room had fallen off - because the top slats were already broken. You could tell they had put up mismatched ones to just fill the slots, and didn't care that some were damaged. My bathroom walls were also 2 different colors. The maintenance staff is the only thing decent about this place - I got to know a few of them and they were good guys. Their management is the problem. There were multiple times that notices would be left on my door for work that was to be done the next day, where they would need to enter my unit. Because I refuse to lock my dog in my bedroom all day, I would stay home with him the days I knew they needed access. A note was put on my door on Monday afternoon saying they'd need access Tuesday morning (way less than 24hr notice btw) so I stayed home Tuesday but they never came. I had been in and out of my unit multiple times during the day - it was not until 4pm they posted a note on my door again saying now they would need access the following day- so I stayed home AGAIN. This went on all week, for a maintenance they needed about 20 minutes of access to address. Here's a question for management: what about the people who can't just work from home whenever they need to? The lack of communication and not honoring a 24 hour advance notice window was disgusting. This happened multiple times - communication is definitely not their strong suit. There are 2 gyms on the property - something is always broken in both of them. Both of the mail rooms experienced break ins during my stay. Nothing is done to police the masses of people who let their dogs poop everywhere and don't clean it up. The move out costs are a joke. Don't bother trying to clean your apartment, they will rob you for anything they can regardless of how nice you leave your unit. I had heard this from others who moved out but now I can tell you for a fact it's true. They charged me for a replacement set of drip pans on the stove - first of all, I replaced these when I moved out. Second, you can get a repl set of 4 for under $20 (go ahead, google it). They charged me $33 for these. Those broken blinds I mentioned earlier? Oh yeah, they charged me for those - $93 for 3 missing blinds. You can buy a 9 pack of these at Home Depot for less than $25. Could have replaced ALL OF THEM for less than $93. Worst part is, they charged me a late fee and then a 3 day notice fee for leaving a notice on my door because I didn't pay rent on the 1st because my lease was ending on the 9th. I did this because Dylan and Nina instructed me to. When I fought the late fee and the notice fee, the account manager Maryann told me because I didn't have anything in writing that she wouldn't honor it. So, basically because I didn't record the conversation I had in person with Dylan or Nina it didn't matter. Long story short - do your homework before you settle here. They dont take care of you and they screw you when you move out.

    im beyond upset. Me and my mom who has lung cancer spent 5 hours deep cleaning my apartment for the move out inspection. we made sure it was completely spotless for no errors. During a pre inspection all I was told was to paint over chips on the walls which I did. Never once was the carpet mentioned. Mind you I lived here for a year and 3 months. The carpet had normal wear and tear. Maybe some shoe stains. But unfortunately our carpet shampooer was broken upon arrival to the apartment. I called front office and spoke with Nina the property manager and was told it was no use anyways since the carpet has to be professionally cleaned. She told me if their vendors did it the cost would be around $100-$125. Okay fine, me and my mom were burnt out after cleaning and wanted to head home. The final inspection came when a lady from the office arrived and told me that the carpet needed to be replaced. Per the lease the carpet only needs to be replaced when there is damaged and that can be anywhere from $400-1150. I was beyond appalled since the carpet has normal wear and tear! After speaking with Nina in person and asking her to please come look at the apartment carpet in person she declined and said she trusted her employee. All I wanted was a second opinion! The carpet is not damaged and i'm beyond hurt by this apartment complex. I'm beyond sad, this was my first apartment and meant a lot to me. Now I'm being told I have to pay upwards of 1k for carpet that i DID NOT DAMAGE. Response to Nina, the carpet in the bedroom that I have pictures of clearly is not damaged, and if it is I would like to be sent your photos of the damage. I can tag more photos and show clearly I did not cause any damage to the carpet and any person with eyes can clearly see that. What exactly is the damage? Shoe stains from my family members walking around to move my furniture out? Shoe marks from me walking around my own bedroom? When I asked you to please come with me as the property manager you refused. What you guys are doing is illegal and I hope all future tenants tread lightly living here. I will include more photos of the carpet undamaged.

    I've stayed at 4 apartments in the last 6 years and I can easily say this was the worst one out of all of them. Don't be fooled with their photos and "Fun Lives Here" Slogan. Let's go through a list of why I would not recommend anyone to this complex: 1. The parking situation is the worst I've ever seen at any complex. Doesn't matter if you have 1 person in a one bedroom or 3 people in a three bedroom, you get ONE parking spot. The only other option you have is to pay an additional $30/mo for a space in their overflow parking lot, which depending where you are in the complex it can be a pretty long walk... 2. I've lived there for 2.5yrs and have seen the entrance/exit gate break down at least 15-20 times. From all the money they took from us, you think they would just eventually replace the motor and controller for the gate, but management can care less about the people there.... 3. The complex in general has become extremely ghetto. The new neighbors I had that moved above me were constantly smoking cigs and weed in the apartment which would go through the vents into my spot. Floors and walls are extremely thin so I would always hear them fighting and their baby crying. People just do what they want there and have no consideration for other people. 4. Their "dog park" has holes in the fence that lead straight to a busy road, I've notified them multiple times over the last 2.5yrs and they have done nothing about it. Take your dog there at your own risk....also the gate for the dog park is probably the most retarded setup I've ever seen. You don't need a keycard to enter, but you need one to leave.....you have no idea how many times I went there to see a poor person stuck inside because they were able to get in without a keycard but couldn't get out...something else I notified them about and was never corrected. 5. Probably the biggest item is how money hungry they are. I've never been charged so much for moving out before. For peeled paint in each of the bathtubs they charge $270 to "re-finish" them. So for both bathtubs they charged me $540....FOR PEELED PAINT! I couldn't believe it, I even had one of the maintenance guys tell me that it probably was the old paint they use to use that they had issues with, but they still charged me. Management asked why I didn't report it, for the same reason I don't report every scratch or other tiny items. I WOULD HAVE NOT THOUGHT IN A MILLION YEARS I WOULD GET CHARGED $540 FOR PEELED PAINT! They also stated I never paid for a Pet Deposit, which I did...so that $150 that should have been subtracted but was not.... Do yourself a favor, pay a few extra hundred bucks a month and stay at a better complex with better management and people. If you think you can't afford it, remember you will end up just paying the difference all at once in the end at the Phoenix. FUN DOES NOT LIVE THERE....IF IT DID, IT MOVED OUT A LONG TIME AGO.

    *Update* I emailed Jessica, the manager that responded to my Yelp review, regarding all the extra fees on my November rent, and of course no email back. That was 2 days ago. They don't care about their residents and only care about getting new tenants in and making sure they cover their basis on poor reviews. Pretty sad!

    I've lived here since May 2019 everything was okay up until about February 2020. We saw a few roaches and had them come out to spray mind you we aren't dirty people and our house isn't dirty so we figured they came from neighbors. Their pest people didn't do much and we ended up spending $80 of our own money on traps bombs and other things of that nature. They were gone and we couldn't be happier. Until they came back about 6 months later. We did our same things and they're still here! I'm tired of spraying and picking up roaches it's disgusting. Our neighbors let their dog poop on their patio so don't even think about sitting on the patio because all you will smell is dog urine and pop. Same every time you walk by. After complaining about this several times multiple emails and phone call to the office they cleaned off the patio (just sprayed the urine into the bark) nearly one week later my bike is stolen off my balcony on the second floor. So don't think that anything will be safe. Parking is just pathetic. There is no guest parking unless you want to spend $10 each day for a pass. Otherwise they'll have to park outside the gate but only after 6pm. I do not recommend this place

    yep, and rats too. there is an infestation of rats at the dumpsters, but when out walking my dog I saw rats running between the buildings too.

First time I was told to dispute with Fedex. Second time, I explained that I can tell which mailbox it is based on Fedex's delivery image, so if they can assist with opening it that would be great. Filing a dispute would have taken way too long. I was told they would call me when someone is able to open the mailbox, but no one ever did. I tried to go to the office a couple more times but no one would be there. I even tried calling and left a message but no one got back to me. I understand that it's on Fedex for not coding the package correctly therefore I did not get the correct code to retrieve it, but I feel like it was an easy fix on their side, and they chose to not be helpful. So much for luxury apartment.

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

The new owner (C.G. Falls is one of the shell companies identified as owner) bought the property in November and the nightmare started immediately. The last owner was also a corporate one but they were transparent about how much your rent would be each month because it's in the lease (which is a binding contract of course). This owner includes the monthly rent in the lease, but they also include a shady addendum that vaguely states that utility fees above your monthly flat fee would be billed as "excess utilities fees". They originally charged a flat fee as the base utility fee. Mind you, this is just for water, sewer, and trash. Of course, the company immediately increased the fee from $70 per month to $85. From the very beginning of my lease term, the owner charged these fake "excess utilities fees". I was annoyed, but the first month it was only about $20 so I didn't think too much of it. The next month, they charged me $40 above the $85 fee. Then, in March, that extra fee jumped to $80. This was in addition to the monthly flat fee of $85, so the total fee I paid was $165. Then, April, the company stopped collecting the $80 flat fee (without any notice), so I was charged the supposed full amount of usage, which had magically jumped to nearly $200. When I paid the rent today, I found out I was being charged $300 above my monthly rent. This is an illegal monthly rent increase. And keep in mind these extra charges ONLY increase each month and never decrease. Fluctuations in utility charges do not exclusively increase and County utility fees do not increase every month. The company gets away with this scam by using a system called Ratio Utility Billing System (RUBS). This allows the landlord to rob residents blind because it lacks any accounting of the fees and is deliberately opaque, making it impossible for residents to see how the fees are calculated, so the company charges whatever they want every month. It's basically a side hustle for the company. The reality is that you NEVER know what your rent is-just that it will be higher every month. You do not have any time to question these extra fees. And you will never receive an accounting or a copy of the master utility bill to review. I have requested both and been blown off. Instead, the owner uses "ledgers" to show tenants how their total rent was calculated for that month. They just put any amount they want. The ledger just namee each utility item and your supposed usage charge for each. SCAM! These rent increases (since this what the scam really is) are unlawful. Again, think twice about renting here-at least while this company owns the property. You will be stressed every month- especially if you are on a tight budget. Each month I am frustrated and angry. Dealing with this has become hell. Remember that, because of these fees, rent increases every month and you never know how much you're expected to pay, making it impossible to budget. I've lived here 7 years and was happy until now. I was never charged anything more than my monthly flat fee for utilities. Now, I regret renewing my lease. This company needs to be put out of business. No one should be expected to live with the constant stress of not knowing how high your rent will be because of these fake fees. At this rate, it is likely to double and then some in the very near future. If you are thinking about renting at the Falls at Arden, you need to seriously think about how much rent you can afford. If possible, talk to current tenants about these issues and how they are dealing with paying more every month. At some point, it will become unsustainable and you will have to move. The company uses the housing crunch to squeeze tenants for every penny because there isn't enough available housing. Do you really want to deal with this? I know I don't.

I moved out two weeks early, completed a pre-walkthrough with maintenance, and was told everything looked good. I even paid to have my apartment professionally cleaned. I left the unit in pristine condition -- no children, no pets, and no excessive wear. Then came the nightmare. After days and weeks of calling, leaving voicemails, and trying to speak to an actual human being, I got almost no communication. When I finally received information, I was told I owed nearly $600 beyond my deposit. On top of that, there were confusing and inconsistent lease terms -- I signed what I understood to be a 12-month lease, yet somehow they claim it was 13 months. My move-in was 4/16, I moved out a year later on 4/20, yet I'm being charged through 5/7. That math makes absolutely no sense. To make matters worse, when I went online to pay what I thought was my remaining balance, the system showed I owed over $1,200+ for a single week. The lack of clarity, accountability, and basic communication is beyond frustrating. The staff seems to have zero authority to actually resolve anything. You get passed from one person to another, with no real answers and no follow-through. And perhaps most concerning -- two weeks before moving out, I was verbally threatened and called obscene names by another tenant. I reported it to security and staff, left messages, and never received a response. This complex may look nice on the outside, but appearances are incredibly misleading. Between the lack of safety, nonexistent communication, billing confusion, and complete disregard for residents, I would strongly caution anyone considering moving here. DO NOT MOVE HERE if you can avoid it. You may end up paying far more than expected -- financially and emotionally.
