Filled in an application, they dinged my credit score, I payed the application fee, and then when I was told to come in because I had been approved, only to find out they raised the price by over 9.4% (over $200) to $2,300. Make sure you check any contracts they try to have you sign before you sign it and know that they might raise the price of the rent on you during the application process and NOT inform you. Update: I found out that an hour after I got off the phone with them they Re listed the price for the same apartment as higher, yet kept the "range" of their apartments as "$1,986 - 2,194." read more

Be aware of this place, they will do a bait and switch with the apartment you're applying for. I was homeless and found a shelter that was willing to pay the deposit and first month rent. I came to PensioneK and was advised the rent and deposit was one thing, only to have the manager Eric send me a lease agreement for $175 more per month with a $400 increase from the original deposit. I sent an email to the rental person. Stacia who decided to call instead of emailing me. She told me I was still within 50% of my income. I got in the apartment and there was no TV as per the contract. Upon asking when would the room get a TV, I was told it was on back order. Three weeks later the maintenance man brought a dusty TV and a sticky remote to the room. I am sure this is when PensioneK received payment from SSHH. I put in a maintenance request that took two weeks to complete. Put in another request for the refrigerator to be fixed, since my food was molding and the freezer not working. Took items to the manager Eric and front desk person to show. The maintenance man took another three weeks to complete. In the month of May, I approached Eric regarding the possibility of a bait and switch. He asked me why haven't I said something prior. I advised him I did by email before I officially moved in. Mail has gone missing, of course the front desk said it never arrived. I don't think DMV make that many mistakes. DMV sent a voters registration card, got it but not my Blue placard. Of course the manager stated DMV did not send. But how do you get one but not the other. I finally asked for a ledger on my account and saw a credit, so did Eric. Yet they are taking the full amount of the rent, thus leaving this credit on account. There was a rent increase within 63 days of my moving in. ​ This is just my story of my experience as I am living this nightmare. Normally I wouldn't review a place I haven't moved into yet but that's what updates are for, right? So far my business with this place has been very pleasant and professional. When I very first called Ashlie at the beginning of September I was very impressed by her professional standard while on the phone. I'm sure she is very busy and gets many phone calls a day but her phone manners and skills are top tier. I've found over the years that most people in her position are not very professional on the phone and can resent their tedious, repetitive job. If that is the case for Ashlie, you would never know. So that really impresses me, she does her job and she does it well. There was another woman I met once as well, she does the evening shift after Ashlie leaves. Dark hair and friendly, she looks after the people who are coming in and out of the building and I really respect that. I'm sorry I don't remember her name but she was very kind and patient with me. She gave me a lot of information and made copies of everything for me. I liked her friendly/motherly/Tia lesson on always getting a receipt from people. It was endearing. She really seems to care about the tenants. When I first saw this place, I thought it was a cool spot. It was a couple years ago when I used to visit my friend who lived here. I think it is a nice spot for single people, as it is single room occupancy only. I'll miss living in Oak Park but since I am living alone and I am not ready to get an attack dog yet, a studio apartment is the right choice for me. One that has a front desk to watch over who is going in (and recieve mail for you!), some security measures, and still is close to work and within walking distance to some cool spots.I look forward to moving in soon! read more

Shitty place to live where they cherry pick the rules. They've raised the rent twice, and have made it clear that they'll continue to raise the rent Every Year by $25. It's now over $600 to live there, not including the mandatory cable bill which they just sprung upon people out of nowhere. It Forces tenants to pay cable whether we want it or not, and if you don't pay, it would be considered an eviction even if you pay rent regularly. The new cable bill policy was typed up with SO many spelling errors it was laughable. It was as if a 5 year-old wrote it. I was told the enforced cable trumps people's lease that they had originally signed when moving in- which is Illegal! They also have office hours where a receptionist is supposed to be present to deliver mail and other packages, but they're NEVER there! Too many times to count I've left to work around 8:40am and there's no one there, even though their office hours are 8am to 5pm. They make it RIDICULOUSLY hard to get your mail. Here's a tip: NEVER order time-sensitive packages to your home. Pretty ironic that this government subsidized housing is now extremely expensive, and intolerant to people's schedules and way of life. I love living downtown!! I live here!! I like living here, but there are some things, like no kitchen or bedroom. We live in studios. They are furnished!! There are a lot of rules!! But they allow service dogs!! The manager is new but has experience & is cool, reasonable. The front office staff (Melodie) rocks, so does the maintenance man (Sako) & janitor (Anna)!! There are a lot of cool people who live here and I've made some true friends like Sherry & Heidi, Miss Joanne, Miranda,! There's more but running out of room!! CELL BLOCK K Pensione K is a Single Room Occupancy (SRO) complex designated for LOW INCOME housing. This place is like an EconoLodge, except you must sign a contract and pay for credit check. There is no private access, you must walk through a hotel-like lobby with a front desk. The elevator to the right is galactically slow. Taking the stairs to the left down the far end of the hall is light years faster. These 250-285 square foot studios are more like solitary confinement cells at the state prison than a desirable place to live. All the security cameras only add to the feel of a lock-up facility atmosphere. You may in fact need all these cameras to keep you safe... although I suspect that the security cameras are in place to keep the building safe from the people who live here (if you know what I mean). Utilities are included in the rent, however, I don't like the mini-fridge/freezer as perishables don't keep well for long while everything takes 3x as long to nuke in the mini-microwave. Oh, and the bathroom also has a substandard sized toilet seat making for a most uncomfortable commode. Neighbor's heavy door closing emits a jarring, unit-shaking crash. The thin walls and single pane windows allow for plenty of outside noise and tricks you into believing your window is open after you've already closed it. So, when the auto repair shop next door starts work at 6am you have an outdoor/indoor alarm clock only you can't shut it out/off. All residents share a small community single-stove kitchen. That's right folks, one stove for 100-plus tenants jockeying for position during supper-time. And often times the burners are missing or not heating properly. In addition, the stove is often left filthy by the previous person. Cooking smells circulate throughout the building mixing with other rotten odors that I've been unable to identify. The hallways are dirty too with large black stains from food and other debris. Not just a stain here and there but every 3-4 feet. Hallway walls have marks all over them and the poor ventilation reeks forth a medley of foul odors which seep from tenants' doorways and cigarette smoke on the 1st and 2nd floors where there is not to be any (3rd and 4th floor only). In fact, every hall you turn smells from different horrid smells. I have to run to my unit so I can breathe again. Don't even get me started on the laundry room, where tenants who's garments shed in the washer, leave the mess for the next patron. The complex in general does not have proper ventilation and suffers from 'Sick Building Syndrome.' Case in point: the bathroom has the stench of tobacco smoke which wafts in via the vent giving me headaches and dizzy spells. After two months I figured it out and had to seal it off with strips of packing tape. Indeed I am not the only one to endure this particular assault on my health in my unit, other tenants I consulted are experiencing the same challenge to keep the cigarette smoke from seeping into their unit too. Smokers are always near the entrance. You pass through smoke on the sidewalks every time you enter/exit the building. There are people smoking right in front of the no-smoking signs outside the lobby entrance during the evening when staff are not present. You're allowed 3 overnights a week, where anything past 10pm is regarded as overnight. Guests must sign in and out every time they visit. Tons of RULES, signs everywhere telling you what NOT to do for 'common sense' stuff. The chaotic mood of this apartment complex is largely comprised of those on parole (ex-cons), the severe mentally ill who are not med-compliant to where they compromise their safety and that of other tenants, or others who are just all-around undesirable for decent, respectful neighbors. I have yet to meet another tenant with whom I can conduct any form of intelligible conversation. In fact, I stopped talking to them altogether do to the headache inducing, inane, off-the-wall things they spew forth. I have seen people talking to themselves and others wandering the building aimlessly during the day to yelling and screaming obscenities at all hours of the night. Add to that the random fire evacuations prompted by cerebrally-challenged individuals burning things from microwave cooking or a lit cigarette in bed and one could easily conclude that this is a mental institution. I have nothing but negative complaints about this apartment complex If you want to live in a caged, depressed and institutional environment, then Pensione K is the place for you! read more

I checked out "Pensione k" as a alternative to the group home that one of my friends is currently living in. and in my opinion it is not an ideal amount of room unless you are accustomed to living in a Motel room... the shared kitchen is inadequate, to say the very least. i could go on, but i won't.... i will instead suggest that you look at the HIDDEN (or "Filtered", as Yelp calls them) review by "Cell Block K" (and take it with a grain of salt) for a few other points.. some are exaggerated, but not many. ... Now Apparently Yelp Has decided to make you fill out a "captcha" (very annoying) to View the less flattering Reviews... there is No Reasonable Explanation for this (yes, i did read YELP'S extremely Vague reasoning behind the decision to make you fill out a captcha in order to get a full picture of the establishment being reviewed).... and it is just sad that Yelp thinks so little of its users intelligence, that All of The Sudden we need to be protected from bad reviews. I Find it a bit insulting to be treated as if I cannot Filter good and Bad reviews for myself... I always respected the way Yelp did business until this business of Censorship started... what a sad act. (I erased my other reviews, I don't want to participate in a process that is unfair to business owners or customers like myself. yelp has SUDDENLY decided that "Fair Guidlines" for posting, which are, and have been a "Standard" that we can all easily understand, need to be Replaced with a complicated algorithm that only they understand and I Suspect they can use Generate advertising revenue. there is no excuse for Filtering, because by its very nature, it creates BIAS. but just for giggles, I am testing a higher star rating, to see if it post, but i should probably know better...) I've lived here for around 10 years, so I believe that my opinion is worth its salt. Nonetheless, I will try to be as fair and impartial as possible, so that you may draw your own conclusions from my review. PROS- 1.) It's a roof over my head. 2.) It's in Midtown, so I don't have to go very far to be part of the night life. 3.) I don't have to pay for water or electricity. 4.) There are some great worship facilities nearby. 5.) There are other good things, but for some reason, I can't seem to remember them... CONS- 1.) "Random" apartment inspections. 2.) A "prison style" sign in sheet for guests. It's so ridiculous that one of my friends used to joke that you could look at the sign in sheet to see who's sleeping with who. 3.) Cheap rent... If you want to starve. 4.) The laundry machines only take quarters (and it's REALLY hard for me to get my hands on quarters). 5.) Thin walls that allow sound to travel between rooms freely. 6.) The fire alarm goes off at least once a month. Or, at least, it seems that way. 7.) The fire alarm can be heard 4 blocks away. 8.) Police and firefighters are dispatched to the building so often that they are actually starting to hate us. 9.) The building smells. Bad. 10.) Cable television is only $40 per month. However, I have no say in what channels I receive. 11.) Although I don't watch cable, I'm still forced to have it because my internet connection uses the same line. 12.) The owner of the apartment complex treated me with disrespect. He thinks that just because we are poor, he can treat us however he wants. 13.) The PR stunt they pulled where they told us that they were going to remodel the building (but never did). 14.) SOMEHOW, drug dealers find their way into the building. 15.) They claim that the light in my kitchen is SUPPOSED to blink when I turn it on. Yeah... Right... 16.) A LOT of people die in the building. Their spirits, however, are said to live on... 17.) There have been multiple suicides. In one case, a young woman jumped out the window!!! 17.) I'll probably be evicted for posting this review. 18.) I'll also probably be sued as well, but the joke is on them because I have no money or property. ;) As it turns out, no matter how fair or impartial I try to be, there are so many things wrong with this place that I cannot help, but post something negative about them. My therapist told me that it was because it's hard for me to filter my words or actions, but I think it's because I'm honest. I moved in very recently, and I really like it so far. Due to a sudden and unexpected break up, I found myself couch surfing between two generous homes and started looking for a cheap place to live asap. They have a waiting list, and originally they didn't expect to have a vacancy for another two-three months. I also couldn't see any of the rooms because there were literally NO empty apartments to show. But the location was good, and the price was better than other places with immediate vacancies. So I went ahead and put myself on the waiting list. I also didn't have any furniture of my own anymore, so I was drawn also because it had the perk of being fully furnished. But luck came my way, and an apartment opened up much sooner than they thought, and I was able to move in during the middle of the month (probably because I had explained my circumstance, and I greatly appreciate their willingness to help me out!) about a week or so later. The lady at the desk, I believe her name is Ashlie, is such a sweetheart. She explains everything really clearly and kindly. They have security at night too, and they make a point to know their residents and where they live. It feels pretty nice. The other occupants I have met are friendly too. I left my keys in the door one day, and I had not one but TWO neighbors tell the desk about it because they were concerned. The rooms are small. I definitely am living in a studio, with only enough room for the bed, a small kitchenette, and the bathroom. It comes with a mini-fridge, a microwave, and a sink with a disposal. Basically all I really need anyway. There is a community kitchen for bigger cooking ambitions though, I just don't have the time to use it right now. If you're looking at the apartments, there are a few strict policies. Nothing outrageous in my opinion though. They can tell you all about it at the desk or on the phone. The only not so good thing is that the parking is fairly limited. But there isn't much the complex can do about that, so I won't take a star off for something they have little control over. I think it's a great place to get your feet on the ground. We all want wide open spaces and big houses to call our own, but until you can reach that dream I think this is a nice complex to call your home :) Move out update: I have moved out for reasons completely unrelated to the apartment, and I really couldn't have asked for more. You CAN'T beat the location, it's near everything. It was nice to say a friendly hello to my fellow neighbors everyday in the hall or the elevator. It was really the perfect sized room for all I needed. I wish more apartments were like this! P.s. The staff is great. I've had many a great conversation with the graveyard shift about philosophy, technology, film and other such things. P.s.s. Thanks Ashlie for always being friendly. You're a gem.
